LIVING

T

There’s a common theme resonating around Cordillera Ranch these days: the #1. In recent years the golf course has been honored with accolades such as the #1 New Golf Course in Texas and hole 16 has been named the Best Hole in Texas by Dallas Morning News. A recent addition to the list of #1’s for Cordillera Ranch was being award as National Golf Course Owners Association’s “Golf Course of the Year,” a prestigious honor that you’ll read more about in this issue. Sticking with the #1 theme at Cordillera Ranch, no golfer on the planet has been hotter in recent months than Cordillera’s resident PGA Tour professional, Jimmy Walker. After wrapping up his best season on Tour in 2013, Jimmy wasted no time getting his first career PGA Tour win at the season-opening Frys.com Open, firing weekend rounds of 62, 66. Jimmy wasted no time racking up wins number two and three of the season over the next few months and vaulting himself into the #1 spot on the FedEx Cup standings and amongst some impressive company. With the early season win flurry, Jimmy joined Tiger Woods, Phil Mickelson and David Duval as one of only four players to have won three times in the first eight starts to a season in the last twenty years- not too shabby of a fraternity. What’s exciting is to see what the rest of the year holds for Jimmy, who currently holds the course record of 63 at Cordillera Ranch. Jimmy’s worked hard for many years for this success so it’s well-deserved, and what’s been fun has been how the great members at Cordillera Ranch have rallied around him in support and how graciously he’s handled it all. This brings us to our last #1: Clubs of Cordillera Ranch members. You won’t find a better group of members at any private club anywhere around the country. It’s an honor not only for Cordillera Ranch to be honored by outsiders in awe of the amenities, but the real satisfaction comes from the pride that so many of our great members have in the Club!! Thank you for all of your support. Now let’s just hope that our list of #1’s goes on to be as lengthy of a list as local country legend and Cordillera Ranch member George Strait’s list of 60 #1 Hits -which is, of course, the most #1’s of all-time! Regards,

Charlie Hill Vice President Cordillera Ranch

THE CLUBS

THE Clubs’ 2014 manager’s update By Monty Becton, General Manager

I’m proud to announce that the Clubs of Cordillera Ranch was awarded Golf Course of The Year by the NGCOA (National Golf Course Owners Association) which represents over 5,000 golf courses nationally. The award was based on Quality of the Golf Course, Quality of Ownership and Management, Contributions to the Community, and Contributions to the

conference on Wednesday, February 5th. Jack Nicklaus was also presented with the Award of Merit that evening, which is a nice coincidence since he designed our golf course. We certainly aren’t resting on our achievements. Let me share a few additional initiatives that make Cordillera Ranch the place to be!

Game. I can’t emphasize enough how special this prestigious recognition is because it goes beyond golf, to include other essential elements that make a club special, like giving back. This accomplishment would not have been possible without the support and contributions of our Staff, Owners, and you the Members. The awards presentation took place in Orlando, Florida during the annual NGCOA

Our food and beverage team has been hard at work updating our menus with delicious new items. We’ve also developed a relationship with Ronald Beeman who is the Chairman of Texas-based, HeartBrand beef. Their ranch specializes in raising Akaushi beef and is the only one of its kind in the United States. Akaushi beef is known for its outstanding flavor as well as its health benefits. We’ll be hosting a special dinner on Thursday, March 27th to introduce our Members to this product and further explain its benefits. We’ll also feature Akaushi beef exclusively on our signature dinner menu beginning in April. To learn more about HeartBrand beef visit www.heartbrandbeef.com. If you feel the urge to dance at the practice park, it may mean you hear music. We’ve enhanced your experience with the addition of music on the east end of the park. This spring you’ll notice improvements taking place on the golf course. We’re in the process of hiring a contractor who will be responsible for improving several areas of the course that have deteriorated over time or never

24 | MARCH/APRIL 2014

matured as originally designed. This work is intended to improve both the aesthetics and playability of the course. We anticipate the improvements will begin in March and should be complete by the end of May, weather permitting. We’re also in the process of developing a new web site for The Clubs. Our goal is to add a more visually appealing, robust site with improved email communication. You’ll see a new look in our email templates, a more user-friendly tool to view your statements online as well as enhancements to the reservation system and bill payment. We initiated the project

last week and anticipate rolling it out in April, so please be on the lookout for updates relating to this new resource. I realize that many of our Members are frequent travelers and if you are like me, it can be challenging to find a parking spot at the airport. We’ve developed a relationship with a group at the San Antonio Airport that specializes in valet parking. Valet Couture will ride with you from their facility next to the airport cell phone lot and conveniently drop you and your luggage off at the terminal. When you return they will deliver your vehicle

to you curbside at baggage claim. I’ve used this service on two occasions and they have done an outstanding job. The best part, we’ve arranged special pricing for our Members! Call (210-587-7258) and simply identify yourself as a Cordillera Ranch Member and your rate will be $16.00 for 3 days or less and $14.50 for 4 days or more. In June I’ll be hosting a group of our Members on a very special trip (Signature Vacation) to Dallas for our Member George Strait’s final performance of The Cowboy Rides Away tour. I’ve been a fan of George Strait since I was in college back in the early 80s; I remember fondly driving from Lubbock to South Padre Island for spring break listening to his music in a car full of my friends. I would expand on those memories, but for some reason once we got to South Padre my memory is a blur! On August 3rd – 8th our Food & Beverage Director Manny Ortiz along with Debbie Pepper our Director of Membership will be hosting our 3rd annual trip to the wine country for a Signature Vacation California style. This trip is always a sell out and similar to my trip to South Padre, can become blurry for the Members participating. Most of you recognize the tag line “This is living pure and simple”; the Members who participated in this adventure last year created a customized version of our tag line - “This is living, not so pure and not so simple”! It’s going to be a very fun and exciting year around The Club, I look forward to seeing all of you while you’re enjoying our beautiful amenities or sending you off on one of our Signature Vacations. See you at The Club!

GOLF

March marks the beginning of the busy Spring golf season here in South Texas. Not only is it a great time to come out and play with some friends or clients when the golf course is in fantastic shape, but we also have a number of events that highlight the tournament calendar. We have some important staff news to announce that will be effective March 1st. Longtime Assistant Golf Professional Gevin Allen will be our new Director of Instruction. Gevin has an outstanding teaching background and will be developing a year-round instructional program for our members. He will be creating opportunities for golfers of all skill levels, including men, ladies, juniors and seniors. He has a wonderful passion for teaching and I know he is excited to help everyone improve their game. David Murrah will assume the title of Head Golf Professional and has done a great job since joining our team last May. If you have not yet met Sarah Mason, she is our new Golf Shop Manager and will be handling our merchandising responsibilities. The 8th Annual Cordillera Cup will take place Saturday and Sunday March 22nd-23rd. This Ryder Cup style team competition is the most popular tournament we have amongst our members and thus continues to grow in numbers every year. Last year, the Northington team continued their victory string in one of the closest competitions in the tournament’s history. Despite the event’s one-sidedness, the format is always fun and part of being a team is what makes this event so special. The Cordillera Ranch Golf Professional staff will once again be hosting an Adult Short Game Clinic Tuesday-Thursday March 25th-27th from 5:00pm – 7:00pm at the Practice Park. This always seems to be a well-attended event and space is limited to the first 24 participants. Focus will once again be on Chipping and Pitching, Bunker play and Putting. March means the return of the Valero Texas Open here in San Antonio. Golf San Antonio has done a terrific job with this event in their efforts to make this one of the best events on the PGA Tour. Valero continues to sponsor the event and help make it the leading tournament on the PGA tour with over $9 million going to charity last year. I am sure our very own Jimmy Walker will be playing this year so I hope you will consider supporting him and head over and watch the best players in the world compete at the TPC San Antonio course. The Blockbuster Demo Day is set for Saturday April 12th from 9:00am -3:00pm. We have added a few things this year to make the event even more entertaining, including music, beer and a few apparel vendors that will help create a very festive atmosphere. We once again will have a fantastic group of manufacturers lined up to showcase the latest technology in golf clubs. We will have special discounts on products purchased or ordered that day only so I hope you have the chance to take advantage of this unique opportunity. Complimentary sodas and hot dogs will be available so come and enjoy the day with us. The El Compadre Member-Member will take place April 26th-27th. The format will once again be a Two-Man Quota and Net Best Ball Quota and we will continue the popular Saturday Casino night that has become a big part of the event. Put this date on your calendar and come join us for a great time with good friends. We also will be hosting our Major’s series of One Day Member-Guests’ this year and our Master’s One Day Member-Guest will kick us off. The tournament is scheduled for Friday, April 11 and is a great way to bring up to three guests and showcase all of the beautiful Cordillera Ranch facilities and incredible Jack Nicklaus Signature Course. Check with the Golf Shop at 830-336-4653 for format and details. As you can see, we have some great events to participate in so come out and play some golf! See you on the course, Marc DeWall, PGA Director of Golf, The Clubs of Cordillera Ranch mdewall@cordilleraranch.com | 830.336.4653

26 | MARCH/APRIL 2014

The Clubs of Cordillera Ranch had its soft opening in the summer of 2006. Junior golf programs at Cordillera Ranch began one month later. We have had a variety of junior golfers with different playing abilities over the years, some with significant playing achievements. Nick Thornton, Taylor Coleman and Luke Hendry are just a few who have won AJGA events, Club championships or even qualified for an LPGA Tour event. We have a number of different junior golf programs here at the Club and offer something for everyone. Weekly after school clinics are held during the school year and summer camps are offered June through August. Juniors are also tested in their ability to compete. Junior champions are determined each year and special awards are given. Our PGA Professional staff has over 50 years of experience teaching junior golfers. Here are a few key components of our junior golf program and the different ways you can get your child involved: Fundamentals of the golf game, including basic swing techniques, grip and short game instruction Integration of the core values of the golf game, from proper etiquette to good sportsmanship—values which are important on and off the course. Instruction on and around the golf course to familiarize juniors with “real world” playing conditions A small group environment to provide hands-on instruction and attention to each junior participant A link between fitness and golf to better educate the juniors’ specific movements needed for the golf swing. Club fitting for the junior golfers to determine the correct specifications of every age and height Cordillera Ranch After School Clinic The Cordillera Ranch After-School Clinic features golf instruction programs on a consistent basis throughout the year. The weekly clinic is offered in a fun, supportive, and safe learning environment. The after school clinic follows the school year calendar and provides flexibility. Students are welcome to participate for the entire year, for a season, or on a weekly basis. The clinic is every Wednesday from 4:30pm to 5:30pm during the school year. Cordillera Cubs Junior Golf Camp The Cordillera Junior Golf Camps are held during the summer and are a great way to introduce youngsters to the game

as well as intermediate level juniors. The four-day camps teach each junior golfer at his/her own level of experience. The format introduces all parts of the game, including rules and etiquette. Kids are introduced to the beginning TPI fitness program which can help juniors develop certain necessary skills to swing the golf club. Junior golfers leave the camp with a better understanding of the golf swing and the game. The Cordillera Cubs Golf Camp is also held during Spring Break week.

Cordillera Ranch Junior Golf Tournaments and Annual Awards Program Every year Cordillera Ranch has two annual events for the juniors: the Junior Club Championship and the ParentChild Championship. We also recognize the outstanding juniors for their year round performance. The Junior Club Championship determines the best junior golfers at Cordillera Ranch. The tournament is separated into different age divisions from 7 to 17. The younger divisions play limited holes while the oldest division plays 18 holes. The winner from the oldest division is crowned as the Junior Club Champion. As golf professionals, we take an active role in the day walking with and assisting the groups, especially the younger divisions. It is a great opportunity to gauge their progress as well as teach etiquette and the rules of the game. The Parent Child Championship is a great way for juniors to spend time with their parents and play. The scramble 9-hole format is forgiving and allows parents to introduce the younger juniors to the game of golf. Modified tees are created for the younger juniors while the older juniors play from the standard tees. The Summer Awards Party follows the Parent-Child Championship. Along with food and fun, three junior golfers are awarded into three separate categories: Player of the Year, Most Improved and Sportsmanship. TPI Junior Golf Fitness TPI Junior golf program focuses on the development of a junior golfer through fitness. Our goal for the junior golfer is to first develop fundamental movement skills and establishing functional movement patterns to teach golf-specific skills. The strength and flexibility of the juniors is also tested and improved to prevent injury. Exercises and movements skills for the junior golfers can be masked as games or “challenge stations.” Some examples

of these stations that teach golf-specific skills are: Jumping (the jumping contests test and train the junior golfer’s explosive power needed for the golf swing) Side-throwing (side throwing can be a fun activity that teaches rotation power) One leg activities (performing the jumping and side-throwing with one leg improves the junior’s balance) The older and more advance junior golfers experience a program that will be more detailed, due to the fact that their golf swing has already been ingrained. They receive a personalized assessment that includes a 12-point fitness screen designed to determine the junior’s physical limitations. Limitations can lead to swing flaws. These limitations can be corrected with prescribed exercises. Club Fitting Club fitting for the juniors can present many challenges. Juniors are often forced into cutoff golf clubs that are too heavy and the grips are typically too big. This can lead to poor swing mechanics and sometimes can lead to injury. US Kids golf equipment was started in 1997. They have developed specialty golf clubs for juniors and an accurate fitting system. The golf clubs are lighter, shorter and user friendly. The fitting system determines set make-up as well as correct sizing specifications for each junior. We look forward to having your child participate this year. Whether they are looking to have fun, meet some new friends or really want to improve their game we are here to help. Please call the Golf Shop for more details and to get them started.

NGCOA Awards

Cordillera Ranch “Course of the Year” Cordillera Ranch – the Hill Country’s premier luxury community – has claimed “Course of the Year” honors for its Jack Nicklaus Signature design by the National Golf Course Owners Association. Vice President Charlie Hill and General Manager Monty Becton accepted the award for the property at the organization’s annual gala in Orlando last evening. The NGCOA’s highest prize recognizes one member course that demonstrates excellence in quality, ownership and management, contributing to both its community and the game. “We’re humbled to receive this honor among three other deserving national finalists and we’ll represent it with great respect,” says Hill. “Our 620-plus club members who are the ambassadors of Cordillera Ranch were proud to be named a finalist and are certainly going to share in the excitement of this prestigious accolade.” Making the moment more memorable for Cordillera Ranch, the recognition was presented on the same night that its acclaimed architect, Jack Nicklaus, was given the NGCOA’s Award of Merit.

28 | MARCH/APRIL 2014

The tribute celebrated Nicklaus’ part in golf’s global expansion through his philanthropic endeavors and renowned design business. “Congratulations to the Hill’s and Cordillera Ranch,” Nicklaus noted in his acceptance speech. “It was a nice project and was a lot of fun to work on - and that, to me, is what it’s all been about. It’s been fun.” Opened in 2007, the course has consistently been ranked among the best in Texas, most recently placing fifth on the Dallas Morning News’ annual poll. Its par-3 16th has claimed the No. 1 spot as “Most Beautiful Hole” by the same publication for the past five years. The layout meanders through the rugged Hill County landscape, skirting native grasses, limestone ravines and bucolic prairieland. Zeon Zoysia covers its tee boxes and fairways, the same advanced grass strain to be employed on the 2016 Olympic field in Brazil, noted for its drought resistance and stellar teed-up lies. Among many member events, the heralded tract hosts the Cordillera Ranch

Shindig, raising nearly $1 million for local charities to date. It also helped organize a celebrity golf gathering to support wounded soldiers with mortgage-free homes through the Military Warriors Support Foundation. Hill recalled the early days in the links’ conception in his brief ceremonial speech. “When my dad was invited to Mr. Nicklaus’ home prior to starting the course’s development, the resonating image that assured him we were partnered with the right person was the centerpiece of his personal trophy case: a father-son golf trophy,” says Hill. “It instantly illustrated that his priority of family was in line with ours, and made for a great experience in the design and development of Cordillera Ranch.” The course is one of seven member amenities of the Clubs of Cordillera Ranch, which also features an expansive 45,000 square-foot clubhouse, equestrian center, social and spa and athletic/fitness facilities, as well as Tennis/Swim, Rod and Gun, and River Clubs.

In late 2011, a dedicated group of local residents banded together to promote a new avenue for talent, and thus Boerne’s first and only professional performing arts organization was born…Boerne Performing Arts!!! In the midst of their third season, this young organization has to date successfully presented The Ten Tenors, The StepCrew, Vienna Boys Choir, TAO: The Art of the Drum, Bowfire, Drumline Live, Celtic Nights. They are presently promoting their two upcoming events for 2014: Time for Three (March 25) and VocaPeople (October 23). With the opening of the Boerne Independent School District’s second high school campus in 2007, emphasis was placed on the development of an

extensive performing arts facility. Champion High School boasts a state-of-the-art auditorium seating approximately 985 that provides a clear line of vision from every seat in the house and has received accolades for its acoustics as well as its aesthetic qualities. Surrounding the auditorium are rehearsal facilities for band,

an additional 2,000 students by the end of 2014. This program, totally funded through donations and sponsorships, is provided at no cost to the local youth. The myriad of offerings to local students include special one-hour student performances presented by the visiting artist, master classes for the high school performing arts students that are taught by the visiting artists, and Pre-Concert Preludes and Art Galleries that highlight the local fine arts students. These educational opportunities introduce local youth to the arts and provide an experience that will hopefully nurture the artists and audiences of the future. To maintain the educational outreach opportunities and enhance the number and notoriety of performances, the Boerne Performing Arts committee is embarking on a fundraising campaign for the first time in its short history. Their goal is to strengthen the organization, make it viable into the future, col-

laborate with the school district to supplement the quality and quantity of technical equipment at the auditorium, hire staff to support the volunteer base, and continue to create a first-class performing arts organization that is recognized throughout the State of Texas. According to Carol Schultz, Chairperson of Boerne Performing Arts, locals once had to look solely to San Antonio to receive the cultural enrichment provided by these types of performances. “But, Boerne Performing Arts is in full bloom now and that is no longer the case,” she says. “Having six totally sold out performances in our first two seasons speaks to the craving our residents have for quality performing arts. The community has demonstrated a desire to reach beyond their Texas and U.S. borders to learn about different cultures.” Tickets are available for the two remaining concerts in 2014! LIFE’S AN ADVENTURE by Ben Schooley :: Photography by West Vita

Adam Clements loves the hunting grounds in some of the world’s most distant locations. After all, he was born there. Growing up in East Africa, Adam developed a distinct appreciation for this area, and knew very early on that he would turn his passion into a business. Adam Clements Safari Trackers was born, and allows him to continue his adventure. Adam begins, “I was born in Tanzania. My parents were missionaries for 42 years. My mom was a doctor, and my dad built hospitals and churches. Mom would train up the nurses and handle their pediatrics. Dad would go hunting every week to feed the hospital staff, so we would go hunting in an effort to support them. Hunting was a huge part of my life growing up.” As Adam grew up, so did his appreciation for the area. “I absolutely loved growing up in Africa. I was in boarding school as a kid, and it was absolutely in the boonies. I didn’t see another white person until I was 10. I grew up barefoot and in my underwear, which was totally normal. I’m lucky to have grown up that way.” Nearing graduation, Adam began to lay the foundation for his plans. “My plan was to stay over in Africa and be a professional hunter. We had visited the U.S. a few times, but I had no plans on coming back to the States at all. My dad told me I had to go to college, get my degree, and then I could do anything I wanted.” And with that, Adam was off to the University of Tennessee. “I hated college. I just couldn’t wait to graduate. I enjoyed my job, though. My parents were still in Africa, so I had no support here. To put myself through college, I became a cop and worked narcotics. It was just like hunting! I worked with the DEA, and that’s all I did at night; buy drugs, sell drugs, and arrest people. It was a blast.” Upon graduation in 1994, Adam immediately returned to Africa and Adam Clements Safari Trackers was born. In Africa, running a business like Adam’s requires the right connections in order to get access to the best hunting grounds. Luckily for Adam, as a lifelong resident, he knew all the right people and was able to get a good start. “Growing up there, I had connections all over the place. I had the connections, but I started off simple. I would get access to one little area, and we would take the clients hunting. From there, we’ve grown, and it has made

Safari Trackers like an umbrella. Tanzania is my main country, but we have 9 other countries we work in now.” While some of the areas that Adam works in are not known for violence, some are. “For the most part, the areas we venture into are very, very safe. Some of the areas nearby are rough, but they’re isolated. It’s a very tribal area. When one leader moves in, and the next tribal group doesn’t like them, they have conflict. It’s been that way for thousands of years, and always will be. Tanzania, our main area, is a very safe area. Clients fly in, and they go to the bush. WWIII could start, and nobody would know. You’re completely isolated, and that’s part of the draw.” Quickly expanding, Adam Clements Safari Trackers exclusive environment is also part of the draw. “We take one client at a time and focus on them. It’s now 70% repeats and referrals. We’re bigger, but we’re all about quality. They’re exclusive trips – when you book three weeks at our camp, then it’s all yours, and we’ve grown to where we’re now doing about 100 hunts a year.” The growth of the company has also freed Adam up to oversee his operations from essentially anywhere. This freedom is what ultimately led him to Texas. “I do a lot of traveling now to scout out new places and ensure that things are going smooth, and one of my clients from San Antonio suggested I put an office here because hunting is big in this area and I had a lot of clients in Mexico, so I brought myself here in ’01. I actually lived here for a year in Cordillera Ranch with a friend. I’ve learned that there are certain parts of my business that I can’t delegate. Professional hunters are professional hunters. It’s all they want to do. It’s hard to find a hunter that can do the hunting and the marketing and the sales. Only I could do that. So it was finally enough to get me up here.” Working long hours and with substantial travel, Adam certainly wasn’t focused on his love life. And then he met Sarah. A pharmacist also focused on her career, she explains their chance meeting. “I met him at the gym. We had mutual friends that were going to set us up, but we met first. I thought he was very interesting. He took me to Africa 3 months later, and I just fell in love with it.” And, as

you can imagine, this was a key qualifier for Adam. “It was absolutely love at first sight. I wanted to make sure she liked Africa and what I did, so once that was good, then the deal was sealed.” She continues, “We got married in Tanzania in the Serengeti. My folks were skeptical at first, but they warmed up pretty quick. Getting married in Africa was one of the only ways I could get them over there. But I got them there, and they loved it and are ready to come back.” With their new baby, Fairyn, Adam and Sarah continue to focus on the growth and stability of their business. While they both share an appreciation for hunting in exotic lands, they recognize that some do not. Adam says, “Hunting isn’t going over there and shooting stuff. It’s an adventure. It’s like anything else; the journey to getting to the moment of pulling the trigger is the fun. If there’s no value on an animal or anything else, it won’t be there. All hunting areas have villages surrounding them. The biggest threat to wildlife down there is overpopulation. You’ve got National Parks, surrounded by Preserves. We hunt the preserves. We do our own anti-poaching measures, especially on elephants. You have to educate the people that are in those villages that wildlife is a value; it’s a value because of the hunters. They get free meat from us, and they get money from the hunters. For example, in

the old days, a lion would kill a villager’s cow. He would then poison the cow, the entire pride would then eat the cow, and they would all die. We have educated them to understand that we will pay them for a new cow, and they then leave the lions alone. They understand now that the lion has a value, and they see how it benefits them.” On the other hand, overpopulation can cause problems as well, and hunters like Adam help control this issue as well. “If the population of animals isn’t controlled, it can be disastrous. Most people don’t realize that elephants are actually overpopulated. If left uncontrolled, the elephants knock over trees to get to the leaves, and they will eventually starve to death. Smart population control is vital.” With their new marriage and growing family, the Clements began to seek a home that would work well for their lives. Naturally, they looked first to Cordillera Ranch. Adam explains, “We decided we wanted to look for a house with a little bit of land. I also wanted an area for me to build my trophy room. We knew we wouldn’t find a specific home with a trophy room that would work for me, so we knew we would have to build it separately, and we’re about to break ground on that now.” Sarah continues, “We just love it here. I grew up on a farm, and so for me, the land is just gorgeous, and I’m so

happy to be here. I know that Adam has loved meeting so many people out here and it’s just been a wonderful adventure for our small family.” However, for a young family, the time spent apart can be a challenge. Sarah explains, “It’s not the easiest thing with his travels. I’m getting used to it. We don’t go for more than 6 weeks without him being gone any more. Four to six weeks is the longest. When we first met, he had already planned his hunts for a summer, and so he left for like 3 months. That was really hard. “ Adam adds, “With Sarah and the baby, my priorities are different now. I make my trips shorter, and we talk on the satellite phone a lot, but even that is hard because it is wildly expensive.” Adam and Sarah are continuing to expand their business, and seek new areas for growth. They are in talks with production companies for a TV deal that will document some of their hunts, and are partnering with more outfitters to handle the demand. Adam finishes, “As long as things keep going the same direction then I’m happy. I love what I do. From the desert to the rain forest to the Sahara, no two hunts are the same. I love to show clients where I grew up, and to watch them grow the same appreciation for it that I have.”

Exotics have reached Texas from every corner of the earth. Ranchers and conservationists have been importing exotic game species to Texas since the early 1930s. The first documented transplantation took place at the King Ranch when they introduced Nilgai antelope between 1930 and 1941. Since then exotics have exploded onto the landscape around Texas and beyond. WHAT IS AN EXOTIC? Ex·ot·ic (ig-zot-ik), adj. “…medium to large sized non-indigenous or non-native mammals (and birds) that landowners have introduced onto Texas ranches and properties in either a confined or freeranging status. Most of the common species of exotic mammals currently found on Texas ranches fall under one of the following three major scientific families: Cervidae (deer), Bovidae (cattle and antelope) and Equidae (horses and zebras).” Although exotics are not distributed statewide, several species have become prominent in certain regions. The most popular are species of deer, antelope, and sheep. Most of the successful freeranging exotic species in Texas come from the Asian continent. Axis deer, nilgai antelope, and blackbuck antelope were originally from India; the sika deer was imported from Southeast Asia. The mouflon sheep was from Sardinia and Corsica, the fallow deer from Asia Minor and southern Europe, and the European wild swine from Europe. The aoudad sheep was brought to Texas from North Africa.

Texans have acquired exotics to observe for pleasure, to substitute for extirpated native big game, to increase the variety of game for hunting and to increase production and income from rangelands. Exotics are not protected by the regulations that cover native game animals, and they are hunted at the prerogative of the landowner. Exceptions are the axis deer in Bexar and Kendall counties and aoudad sheep in counties contiguous to Palo Duro Canyon, where they are under state game regulations. Perhaps the earliest releases of exotics were of nilgai antelope acquired by the King Ranch between 1930 and 1941 from the San Diego Zoo and stocked on the ranch’s South Texas rangelands. During the same decade blackbuck antelope and axis (also called chital and spotted) deer, sika deer, and sambar deer were released. From the late 1930s through the 1950s mouflon sheep, eland antelope, red deer, swamp deer (barasingha), and other species were released. Today, more species and greater numbers of exotic big game are in Texas than anywhere else in North America. The first statewide census of exotics by the Texas Parks and Wildlife Department in 1963 found thirteen species and 13,000 animals. The 1984 survey revealed about seventy-five species and 120,000 animals. Some species, such as the nilgai, are probably more numerous in Texas than they now are in their native habitats. Exotics are found in about half of the 254 Texas counties; 55 percent are

concentrated in the Edwards Plateau. South Texas has 18 percent, and most of the remaining animals are localized in areas of North, central East, and far West Texas. About 70 percent are confined on pastures by game-proof fences. The remaining 30 percent range free. The most numerous species have developed substantial free-ranging populations. Generally, though Texas exotics have fared well and ecological complications have been few, even successful free-ranging populations have occasionally had difficulty with their Texas habitat. A major need is proper control of their numbers where prolific free-ranging populations exist. Favorable economic methods of control are to harvest them by sport hunting and for meat. Exotic meat for human food is gaining attention in Texas, and exotic game dishes are becoming popular in restaurants. In Texas large numbers of exotics are firmly established, the concern now is understanding their ecological roles and practicing sound management. The numbers of many species brought to the U.S. have actually grown and surpassed the populations now found on their native home ranges. Much of this can be contributed to climate, habitat, and available space. A temperate or semi-arid, almost year ’round climate in Texas, creates an atmosphere much like that of Africa or India. Exotics seem to have found their niche and don’t look to be going anywhere anytime soon.

Di Lusso Villas

DEVELOPER

FABULOUS FINISHES By Barry Denton

We’ve chronicled the philosophy, foundation and framing. Now that the structure is erected, the delivery systems installed in the walls, and the thermal/ moisture barriers complete, it’s time to start the finishes. Throughout Di Lusso, details matter, and must live up to the reputation. As the Hughes Villa nears completion, take note of the fabulous finishes described herein. CREATING THE CANVAS Drywall seems simple but is often overlooked in its importance. While sheetrock itself provides a canvas that fixtures and accessories adhere to, its function is equally important and provides the additional benefits of increased fire rating and sound proofing. When it comes to sheetrock, common practice is to install ½” on the walls and 5/8” fire rated on the ceilings only. The difference in cost is minimal, so in keeping with the Di Lusso luxury brand, 5/8” fire rated is used everywhere. The 5/8” sheetrock also provides more mass, which is paramount when it comes to sound dampening. Pasadera takes the entire wall assembly into consideration. 2x6 framing, 5/8” sheetrock and installation of sound batts (insulation) in wall and floor systems are many factors that help minimize sound transfer through walls and floors. They also complement and enhance the very sophisticated sound control systems that go into each villa. MILLWORK AND MATERIALS With the intricate details of wiring, plumbing and sound proofing enclosed with sheetrock, support fixtures and other functional materials like cabinets are ready for installation. The style and construction of the cabinet should be consistent with the quality found in the rest of the home. Pasadera selects stain grade cherry, but choosing a luxury spe-

42 | MARCH/APRIL 2014

cies does not preclude quality. The box should be sturdy, so backs are included to all millwork on the job. The drawer box construction should be as nice looking as the face of the cabinets. The detail of the cabinet doors is accentuated because of the reveals. The reveal refers to the space between the edge of the door or drawer and the adjacent next door or drawer. While a solid stock frame should match the finish of the doors and drawers, the frame isn’t what provides the beauty of the cabinets, so it gets covered up. 1/8” reveals or spaces are used between all the adjacent doors and drawers. The full overlay look with virtually no frame showing behind the cabinet creates a unique canvas of millwork that looks like furniture. Inset door and drawer construction places the face of the door and the drawers in the same plane as the solid stock face frames, and creates the same beautiful canvas, but only if the reveals are tight. These close calibrations also

positively affect the soft closing guides for the drawers. All of these details in appearance and functionality make the difference between a nice kitchen or bath, and a great one. The millwork is topped with stone slab counters quarried from around the globe. These stone selections range from mineral black soapstone to Rouge Gris limestone to Lagos Azul. All are unique in their character and appearance in adding to the finer appointed interior finishes. The details of the cabinet drawers and doors are carried over to the interior doors and base trim. Generous ceiling heights throughout the villa beckon for standard door heights that are eight foot tall. This height standard creates a properly scaled opening element to each room and wall condition. The doors are solid wood, 1-3/4” thick. With doors, this detail matters more than any other because given the heights of the doors and the nature of wood itself, the structural

capacity is increased by the extra mass of the wood. Doors built to thinner standards have more “movement” (twisting of flexing of the entire door). By constructing the interior doors to 1-3/4” thick, the movement in the wood is minimized. The added mass also provides a feel of quality and security that thinner doors cannot provide. Thicker doors also allow for more detailing of the panel design because there is more wood to shape with profile knives, while still maintaining the structural integrity of the door. The end result is that the depth of the reveals in the door panel is more pronounced and noticeable. Far too often doors are overlooked as part of the architectural canvas. In the Di Lusso Villas, the doors are an integral component of the interior elegance. The same concept applies to the interior trim details. Thicker wood base trim produces a more appealing finished product by starting with a full ¾” base board that is 8” tall and adding another trim detail on top of that base piece. The height is critical because Pasadera places the electrical wall receptacles horizontally in the plane of the base board itself. This detail gets rave reviews because the usual clutter of electrical outlets is removed, providing a much cleaner look to the walls. FROM FLOORING TO FIREPLACE Abutting the millwork are natural stone tiles and tongue and groove wood flooring. Selected from around the world, the stone tiles are laid in a mud-set installation process that minimizes the use of grout. A mud-set substrate is finished as true to level as can be achieved as opposed to laying tile directly to the foundation surface which might appear level to the naked eye, but is not. When tile flooring is laid on a level surface, tighter grout joints are possible without fear of reading the unevenness of the floor through the tile edges. With stone tiles practically abutting each other, the tile itself becomes a canvas versus the pattern of the grouted joints. Throughout the house solid plank wood flooring is installed giving the main

living areas a look and feel of elegance. In the Di Lusso villas wood flooring is installed using a screed process which preserves the soft walking surface as well as the “knock” you expect to hear when walking across the natural surface. Even with the advances of engineered wood flooring, none of them are a soft walking surface. Wood screeds are installed first which elevate the wood planks above the foundation surface. That elevation from the foundation allows the wood walking surface to give under pressure, thus the soft feel underneath your feet and the characteristic “knock”. After the installation is complete each job is then sanded, stained and finished on-site. The colors are custom mixed to get the perfect look with the rest of the décor. When you combine this method of wood flooring installation, the custom built millwork and the mud-set tile installation, the canvas is close to completion. Fire is an element of design as well as heat. The pumice stone fireplace units used have large openings that match the scale of the rooms they warm. These wood burning fireplaces allow for the stone surrounds to be sized to the opening and not just the interior wall space. Allowances are also made for the area above that mantle for displaying prized art and revealing the beauty of both with accenting lighting, which is the next subject of focus.

other. Di Lusso lighting is selected for the amount of light, the type of light, ability to direct the light, and the method in which it is installed. Lighting is part of the design process. The only fixtures that should be noticed are the decorative fixtures themselves, the actual light from the fixture should be secondary. Interest should be in the beauty of the fixtures, not the lamps within. Pasadera achieves this by dimming levels that are appropriate for the room. The functional lighting comes from low voltage recess cans with apertures that only provide light to the intended areas, at the desired levels. The placement and amount of recess fixtures is carefully designed. The color and warmth of the light from a low voltage fixture cannot be achieved by other lamps and perfectly dresses the canvas. With a low voltage fixture the ceiling does not become an-

SHEDDING LIGHT The goal of lighting is not to fill a room with an abundance of light, but to dress the finishes so they look their best in concert with each

other source of attention because the fixtures themselves are discreet. Note: Low voltage lamps use less energy and last considerably longer than traditional lamps. External light is as important, so windows that complement the interior and provide the best view to nature are selected. The architecture at Di Lusso drives the overall look of each villa. That holds especially true for the exterior doors and windows. What does this mean? This discipline requires use of real wood exterior doors and windows that are architecturally appropriate to the design. No contemporary single pane doors or windows are used. One lite doors and windows are beautiful and functional, but don’t complement our Tuscan architecture. The placement and sizing of each opening is carefully planned to maximize flow, view and more importantly, interior light. Each villa has windows placed in architecturally correct locations. By no coincidence, these openings provide the best placed light to the living space. The wood windows and doors not only look great, but provide unsurpassed energy efficiency. The thermal properties of these units deliver the best protection against the elements throughout the year. EXTENDED LIVING TO THE OUTDOORS Outdoor living has been a priority for Di Lusso villa living since its inception. Multiple outdoor living areas on different elevations allow residents to take in the

beautiful natural surroundings no matter what time of day or season of the year. In addition, stunning exterior materials and applications bring out the unique qualities of traditional Old World construction. Hand dyed stucco mottles over time into unique and beautiful colors. Ashlar cut cave stone from Texas quarries balance each edifice and produce varied color and texture through the many methods of stacking. Stone columns support classic tile roofs crafted from Italian-made clay tiles that shelter all from the elements. The entrance to this gated enclave provides a true sense of arrival… creating great expectation for what is about to be encountered. Serpentine cave stone walls capped with creamy limestone, multicolored pavers offset by native landscaping, and adorned gates distinguish Di Lusso from other neighborhoods. The streetscape continues in a variety of plantings bursting with color and texture. As you round the bend, you’re greeted with an infinity edge waterfall that flanks the stone entry path along the front façade. The waterfall encased pool provides the perfect finishing touch to the outdoor living. At one end is the attached spa and at the other a fire pit - both framing long, panoramic views of the Hill Country beyond. Between the pool and the villa is a flagstone courtyard leading to an outdoor kitchen and dining area shaded by a rough cedar pergola. All of these elements together create the perfect gathering area for many or simply a place of solitude.

54 | MARCH/APRIL 2014

When setting out to develop all of the details for the new B&C Model Home on the 17th fairway of the Cordillera Ranch golf course, Sherry and Damon Christofilis found themselves pouring over all of the possibilities. The one thing they kept coming back to was the fact that “we wanted this home to exemplify all of the opportunities of designing and building a custom home on a one-acre golf course lot that demonstrates and embraces the Cordillera Ranch lifestyle. This home is the right one for where we are in the evolution of both our company and our lives.” Since setting up shop in Cordillera Ranch in 2000, Burdick & Christofilis has had four different homes which have served as model homes. They have lived in the last three since moving to Cordillera in 2003. The ability to showcase different styles of homes has enabled Burdick & Christofilis to keep their product current and show people the vast array of their trades’ talents and workmanship. Having a show ready model home that you actually live in may sound like a burden to some but Sherry does not feel that way. “To be able to show prospects, and our future

CordilleraRanchLiving.com | 55

neighbors, the possibilities and potential outcomes of the finished product is both a blessing and a gift that we enjoy sharing” says Sherry. To that end, the new model home has immediately done just that and at the same time has been garnering rave reviews. Upon arrival, guests are greeted by a lush courtyard set off by rock walls and hand-crafted wrought iron gates. The space achieves privacy for the occupants, invitation for the guests as well as screening from our “deer friends.” A carved, limestone fountain is also found here and it provides the soothing sound of running water to set a relaxing tone as you enter the home. Once inside the Italian farmhousestyled home, visitors are greeted by an abundance of rich, walnut-stained wood found in the knotty alder cabinets and doors as well as the pine moulding and windows. The amber tone of the Brazilian “Café Tuaca” flooring pairs nicely with the golden walls. The kitchen and great room, with their soaring 16-foot tall ceilings and massive Douglas fir timbers is a space that can accommodate a large gathering and in fact has done so several times in the home’s brief history. The large space is home to 10-foot tall sliding, pocket doors that disappear easily into the flanking walls leading out to an expansive patio where indoor and outdoor living converge. From both the home and the patio, at least six different golf course holes can be seen. “We bought this lot well before the course was even built, but I had a pretty good idea of what we could achieve in relation to maximizing the golf views” Damon notes.

Marisol Luncheon Recap

Kay Johnson, Cindy Arledge, Carla Northington and Barbara Wynn

Jewelry display by

Every other year, the Cordillera Ranch Shindig Corporation (CRS) brings the women of Cordillera Ranch together by hosting the Marisol Luncheon in support of the Kendall County Women’s Shelter (KCWS). This year the luncheon was held on Saturday, February 1 at the Clubs of Cordillera Ranch. 150 women attended it was a full house. In preparation for the San Antonio Rodeo, beautiful western clothing from Ranch at the Rim was modeled and sold. Raffle prizes from Neiman Marcus, Clint Orms, Bejewel, Julian Gold and Green Bull, to name a few, were won, all to raise support for the KCWS. Carla Northington, CRS Board President, explains, “The Marisol Luncheon is put on by the board of the CRS to benefit the Kendall County Women’s Shelter. (Barbara Wynn, Kay Johnson and Barbara Hill board members) This is our third year to do so. The women in Cordillera Ranch have had a real heart for the shelter from its inception in 2005. Several women in

58 | MARCH/APRIL 2014

Cordillera volunteer at the shelter and many donate items to the Fabulous Finds Thrift Store of the KCWS. The Marisol Luncheon continues to broadcast the desperate needs of women and children and even their pets that are so tragically effected by domestic violence. Our goal is to not only raise money for the shelter but to also educate women about domestic violence, where ‘shame, sin and secrets’ are prevalent. We know the odds are that we all know someone who has or is experiencing this violence; it may even be someone who attends the luncheon. The luncheon provides opportunities to open eyes to the needs but also provides hope and help for those entrapped in dangerous relationships.“ And the group is certainly making an impact. On February 20, the Board presented the Shelter with a check for $20,000 from the event. However, it takes a lot of hard work and support to get there.

BeJewel

This year, HEB underwrote the entire luncheon as well as provided all of the table floral arrangements. Carla explains, “HEB has joined hands with us to be involved with helping to meet the needs of the women and children taking refuge in the shelter. Some weeks before the luncheon the CRS board and the HEB Public Affairs Director, Lacey Kotzer, met at the shelter for a tour so as to gain a deeper understanding of the needs. One of those much needed ‘needs’, or should I say necessities, is paper products. That seems like a small thing but with women, children and pets being cared for with an average stay in the shelter of 80 days, you can imagine the necessity of a continual supply. After our tour Cindy Arledge, the Executive Director of the KCWS, was joyfully surprised when an HEB truck pulled up to the office delivering 150 rolls of toilet paper! HEB, KCWS and CRS Corp. have made a nice connection!”

Thank you to all of our supporters and to those local businesses that helped make this year’s Marisol Luncheon a tremendous success!

I just went to see Dr. Hawkins yesterday for an exam and cleaning. I was promptly seen, the procedures were done painlessly and in a timely manner with the latest equipment. My necessary dental work was explained fully to me. Everyone in the office greeted me warmly and made me feel special. - Elaine Kieschnick

As a Master in the Academy of General Dentistry, Dr. Chet Hawkins posses the highest level of education recognized for a dentist. As a graduate of the Pankey Institute, he’s had the finest postdoctoral training in the world. “I want to establish a master plan and then develop a blueprint for my patients’ long-term care,” he explains. “We want to solve the causes of the problems before we do anything else to their teeth. Then we can rebuild or repair with confidence that the fix will last as long as possible. We also educate our patients about other health issues related to oral disease. There is a connection between periodontal disease and heart disease that people need to know about.” Dr. Hawkins and his wife, Deby, have been residents of Boerne for 7 years and are excited to be joining the practice in Boerne.

The moment you enter the office you are greeted by Kim’s warm smile and friendly personality. The hygienists are professional and make you feel very at ease. Dr. Hawkins is very calm and soft spoken with a gentle touch. The office runs very smoothly and on time for appointments. - Charlotte Sabatier Pleasant, friendly staff. No wait. Title/Role with the BVFD: Firefighter/First Responder

Title/Role with the BVFD: Lieutenant

Years with BVFD: David has been a volunteer for BVFD for 2 years.

Years with BVFD: Suzie has been a volunteer for BVFD for 3 years.

Years with BVFD: I have been a volunteer for BVFD for 1 year.

Years with BVFD: 6 years

“Day Job” David is a principal mechanical engineer at Southwest Research Institute. He works in the Engine Research and Development Department. David has worked at SwRI for 23 years.

“Day Job” I’m a Registered Nurse and work in the surgical recovery unit at Children’s Hospital of San Antonio

Favorite part about working with the BVFD? I like being able to give to the community. I like it when you can see the gratitude in the eyes of a constituent in need. Many times they don’t even have to say thank you because you can see it in their face and at that point in time you can say to yourself, “I just made a difference in someone’s life.” Why did you choose to volunteer with the BVFD? Two years ago I was the only person in my family that was not a member of the BVFD. My wife and kids didn’t think my Tuesday nights in front of the TV were fulfilling enough for me and convinced me to join the department with them. The Meyers family has 5 volunteers (4 of which are active). I am very proud of my family for what they do and for what they give. I now view being a BVFD volunteer as a way of helping people in their time of need and that is a very self-rewarding feeling. Least favorite part of your role with the BVFD? The thing I like least about being a BVFD volunteer is seeing the anguish of the patrons that we serve during an incident. When we are called to a scene, it is never a good thing – by definition someone is having a “bad” day whenever we are paged. What’s one thing that people don’t know about being a volunteer Fire Fighter? It’s not like in the movies. The equipment that you wear is heavy and hot (even when the outside temps are not). You don’t just whip pressurized fire hose around like you see on TV – it’s heavy and doesn’t bend.

Favorite part about working with the BVFD? My favorite part about working with the BVFD is the sense of belonging I get when helping however or whenever I can. We live in a small community. Meeting and/or helping the people of this community is very humbling. Why did you choose to volunteer with the BVFD? When my son, Kevin, joined the fire department, he would come home and tell me all about the runs he went on. Once I realized that most of the runs were medical, I decided I might be able to apply my nursing skills. Least favorite part of your role with the BVFD? My least favorite part of being with the BVFD is when the fire department is paged out while most of us are at work or unavailable to respond. I am afraid that our constituents may have to wait a long time for help to come. What’s one thing that people don’t know about being a volunteer Fire Fighter? One thing that people don’t know about being a fire fighter is that ANYONE can be a volunteer. There are many shoes (or boots) to be filled at the fire department. You don’t have to be in prime condition, have professional fire training, or professional medical training. Our volunteers are teenagers, college students, young people starting their careers, more mature people retiring from their careers, people starting their families, and empty-nesters.

“Day Job” I am a full-time college student and a part time sandwich artist at the Subway in Boerne. I am attending school to be a Child Life Specialist. Favorite part about working with the BVFD? My favorite part about working with the BVFD would have to be the fact that I am able to help people. My other favorite part is being close to the other members of the BVFD. It feels like a second family at the BVFD. Why did you choose to volunteer with the BVFD? It started when my older brother Kevin joined the fire department and would talk about it whenever he got home. My mom and dad followed suit, joining the fire department. After a little while I decided that it would be fun to join the fire department. I thought that I could try and help out as much as I can, just like my family. Least favorite part of your role with the BVFD? My least favorite part of being with the BVFD would have to be when I am not able to make it to a call when someone might need my help. I don’t like the thought of someone in need of my help and they cannot receive it. What’s one thing that people don’t know about being a volunteer Fire Fighter? One thing that some people might not know about being a volunteer fire fighter is that they are not expected to be Superman and do anything and everything. You do what you are most comfortable with doing. If you are not comfortable with a certain thing, you do not have to do that. We are all human. We all train in order to be the best that we can be. If you need help in a certain area we will help you so that you are more comfortable in that area.

“Day Job” I work at Coldchain Technology Services, a medical shipping and receiving warehouse. But I have recently graduated from the University of Texas Health and Science Center at San Antonio Nursing School, and am hoping to go into the Air Force as a Nurse. Favorite part about working with the BVFD The other members come from all walks of life, people that you would really never meet in your everyday life, but they quickly become your family. You look after each other, joke with one another and hang out. And you trust one another with your life. Why did you choose to volunteer with the BVFD? In all honesty, I was in my senior year of high school and was in between football and track season. So I was getting bored not doing anything. But right by my parents house, I could see the (at the time) empty plot of land that was getting developed into the fire department, with a sign asking for volunteers. So I called and a couple weeks later I started my training at the Boerne Fire Department. The rest is history. Least favorite part of your role with the BVFD? Not being able to help. I mean that in many ways. Being at work and not being able to respond, and just hoping that someone will be able to respond. Or not making the first truck out and simply listening to the radio and hoping that everything will be okay. Then the worst is when responding on a medical call, and unfortunately there is just nothing more that you can do. What’s one thing that people don’t know about being a volunteer Fire Fighter? I think some people greatly underestimate the amount of work and personal time that goes into being a firefighter. Being an officer makes it that much harder. There are times that I’ll spend a majority of my evening trying to get some work done.

If this house could talk it would boast the fiber optic technology running through it and mock others that “stop at the curb.” It would go on about its neck-breaking speeds and more-real-than-real clarity. It would tell you it’s one of thousands of fiber optic homes in the Hill Country —all powered by GVTC. So, what would your house say?
