I hope your holidays were filled with family, friends and lots of enjoyment. The Club at Comanche Trace offers so many opportunities for members to socialize and enjoy the company of friends during the holidays.

For golf aficionados, our events begin again with The Big Cup on Saturday, March 5, and Couples’ Twilight golf ramps back up beginning Friday, March 18. The bunker remodel of the Hills and Valleys golf courses has progressed smoothly. Scott Parker has done an excellent job managing the contractors for this reinvestment back into our club and course. You likely will notice a few other changes with the new trees that were planted throughout the golf course and common areas. It was quite exciting watching those10inch caliper, 30-foot tall giants going into the ground. They will be a stunning addition to our course. Enjoy the views!

December kicked off the 10-year anniversary for Comanche Trace.

Developer-owned lots are discounted 10%, and offers in the golf shop will be frequent and noteworthy.

Like the single-family and estate neighborhoods, Tuscan Village and Rock Barn neighborhoods are seeing more growth with the addition of 1 new speculative house and 1 custom home in Rock Barn and 2 new custom homes in Tuscan Village. There are an additional fourteen custom homes in various stages of construction in other neighborhoods, as well. Watch for details on new product designs in some of our neighborhoods, coming out early this year.

The Texas Hill Country Tour of Homes will once again take place in June and July, and will feature 8 outstanding custom homes in Comanche Trace. A new Tour of Homes webpage highlights the participants and will continue to provide you with updated details. It takes many months of planning, and our Sales team looks forward to showing off the community. The Comanche Trace Book Club was assembled in August of 2006

by Paula Perich. After starting a book club in her previous neighborhood in northern Nevada, she decided to start one here at Comanche Trace with the aim of getting to know more people. “You learn a great deal about a person by discussing ideas,” Paula said.

Men and women are invited to join the club. For those men anxious about reading chick lit books—fear not! The book club was developed with the impetus of reading a wide variety of subject matter. Members nominate books from the genre of fiction; biographies, including military and political; philosophy; history; current events; and other subjects of interest.

“The general consensus was that reading alone, we tend to select from a fairly narrow range of materials, whereas expanding our repertoire by including areas of interest to others would

be of benefit. There was also agreement that discussing a book we’ve just read can be helpful to understanding it on various levels, particularly if differences of opinion are freely offered,” Paula said.

Books are selected by nomination at the annual Christmas Party. A club member voluntarily nominates a book and then presents a reason why it is a worthwhile book to read. After the nomination process is over, members vote and the 11 books with the most votes are selected for the reading list for the next year.

The person that nominates the books facilitates the discussion about the books. Personalities and facilitation styles range widely.

“Some do really significant research and send out discussion topics in advance, others fly by the seat of their pants; it’s all individual,” Paula said. “There are four English majors and a Spanish major but we also have engineers and dentists

and people of a variety of different backgrounds.”

The book club has sprung from Paula’s personal passion for reading. “Ever since undergrad I can’t think of anything I enjoyed more than reading something I valued and discussing it with other people,” Paula said. “It makes you a better reader, you learn about things you didn’t discover through your own reading. I think it’s a lovely communion of different tastes and different histories. I think it’s wonderful when there’s disagreement. People are lively and engaged.”

KEEP YOUR HEART HEALTHY!

Happy Valentine’s Day! Heart shapes seem to abound in the month of February in the form of cards, gifts and of course candy! We think a little more about the ones we love and how we can show our affection.

While we’re focusing on hearts, why don’t we look a little more closely at our own – heart, that is? I’m not talking about the state of your love life – or lack of one – but rather the state of your physical heart. Are you treating it as well as you should be? Is keeping it healthy a priority for you? Do you have any idea how to do that?

Let’s face it. Keeping your heart healthy is the kindest thing you can do for the ones you love. We can do very little for others if we’re not healthy ourselves. It’s easy to take our health for granted, and for many of us, we probably only think of our health when we become ill or injured. After recovery, it is right back to our normal ways. But as we age, those days of guaranteed health lessen. All of a sudden we become faced with conditions such as high blood pressure, high cholesterol, aching joints, etc. that make us realize we’re not invincible after all.

We may want to start paying attention!

A healthy heart is probably the most important goal we should have, as heart disease is the leading cause of death for both men and women. Ask anyone who has suffered a heart attack or stroke if their life and lifestyle were not irreparably changed, and then think about what that same thing might do to you. Do you want those consequences, or do you want to be proactive and do all you can to prevent them?

The Mayo Clinic has published five strategies to help you do just that. Let’s look at each one and see how you can incorporate those strategies into your life.

DON’T SMOKE OR USE TOBACCO PRODUCTS According to Sharonne Hayes, M.D. – a cardiologist at the Mayo Clinic in Rochester, MN – “quitting smoking is the most powerful, preventable risk factor for heart disease.” Nicotine in cigarette smoke constricts blood vessels and increases heart rate and blood pressure.

The heart has to work harder to supply enough oxygen to your blood.

When you quit smoking, no matter how long you’ve smoked, your risk of heart disease drops dramatically within just the first year. It’s worth the effort.

GET SOME EXERCISE Again – no new news here. But you might be surprised at how beneficial regular physical activity can be.

Physical activity increases blood flow to your heart and strengthens your heart’s contractions so that your heart works more efficiently with less effort.

And adding exercise to your day helps with weight control, which will reduce your chances of getting conditions which can strain your heart, such as high blood pressure, high cholesterol and diabetes.

Stress, also, is reduced by regular physical activity.

So how much do you need?

The American Heart Association recommendation is at least 30 minutes a day of aerobic exercise to maintain your current weight and up to 60 minutes a day to lose weight, almost every day.

Not quite up to that? Just start slowly and work up to that level. Does it have to be all at one time? No! Little bouts of activity throughout the day can be just as effective. Take the stairs, walk the dog, mow your own lawn, walk 18 holes for a change. Your body will thank you!

In addition, a recent study by the Journal of Strength and Conditioning

Research, Oct. 2010, reported that strength training, too, is beneficial for the heart. They found that lifting weights has a unique effect on blood pressure and blood flow to the limbs. It lowers blood pressure for up to 40 minutes after exercise and increases blood flow to the active muscles in the limbs. So, in addition to aerobic exercise, strive for two days a week of strength training. And the older you are, the more important this becomes!

EAT A HEART-HEALTHY DIET As I’ve pointed out in previous articles, a diet based heavily on fruits, vegetables, whole grains, low fat dairy products and fish will help protect your heart. Limit your consumption of red meats and higher fat items such as cheese.

Proponents of the Mediterranean Diet say alcohol in moderation may also help reduce heart disease risk. Moderation, however, means no more than 1 glass of wine or other alcohol for women and no more than 2 for men. So, make it a habit to have a glass of water right next to your wine – it makes moderation much easier to follow!

MAINTAIN A HEALTHY WEIGHT Unfortunately, most of the weight gained in adulthood is fatty tissue, which can lead to conditions that increase your chances of heart disease. And if you tend to carry your extra weight around your middle rather than in your hips, this visceral fat affects the workings of your internal organs, mainly your heart. So, it’s not only unattractive, it’s dangerous.

Eating for many of us has become an obsession. We eat when we’re happy, sad, celebrating, depressed – any excuse! Obese individuals tend to greatly underestimate how much they eat. One way to really come to grips with what and

how much you’re eating is to keep a food journal. If you’re truly honest and actually write everything down, you might be surprised at what is entering your mouth on a daily basis!

Choose the right foods and be aware of your portions.

GET REGULAR HEALTH SCREENINGS Two of the most common “secret killers” are high blood pressure and high cholesterol because there are often no symptoms. Have your doctor check them on a regular basis. Many times they can be lowered and controlled by proper diet and exercise. However, if you need to add medication, the side affects are minimal and the benefits substantial.

A heart-healthy lifestyle doesn’t have to be complicated. Make small changes to your routine, and watch your health and life improve!

CERTIFIED JUNIOR GOLF PROGRAM Starting January 2011, The Club at Comanche Trace will introduce the “Certified Junior Program.” This program is designed by your very own golf professionals, with a focus on short-term goal setting that will help young golfers develop as players.

The goal of this program is to give opportunities for juniors to develop solid fundamentals. Ultimately, once your child has gone through this program we want him or her to be confident enough to register for an individual stroke play golf tournament.

There is no requirement as to how each junior must move through the program, except to complete each goal before moving on to the next. After registering, each junior will be given a list of twenty-five goals to complete for the bronze level before moving on to the silver level.

They will also have the opportunity to participate in two one-hour golf clinics on the second and fourth Saturday of each month throughout the year.

Assistant golf professional Jacob Davis says “We have a responsibility to give opportunities for juniors to learn about the game of golf and we are going to do that through this program.

With the parents help I think each junior will be successful if they join our junior program.”

2011 SCHEDULE OF EVENTS

March 5th THE BIG CUP Have you ever thought what you might score if the cup was a little bit larger?

Well here is your chance. The Big Cup classic will be just that, with a cup a little bit larger and a member-member best ball that will be flighted by handicap index. There will also be a ladies’ flight.

Each flight will be paid out by Gross and Net Scores. There will also be a breakfast prior to the start on Saturday.

Entry Fee is $80.00 per team and is open to all men and women members of Comanche Trace.

June 4th & 5th THE BRUTE The Brute is a fun format involving five nine hole matches against five other teams in your flight. This classic member-member match play event is flighted by handicap index. There will also be a ladies’ flight. On Saturday we will play three nine hole matches along with a lunch break after the second match. On Sunday we will play the remaining two matches. 50% of the field will be paid out in each flight. Entry Fee is $100.00 per team and is open to all men and women members of Comanche Trace.

July 30th & 31st MEN’S CLUB CHAMPIONSHIP This is a 36 hole stroke play event and is open to all male and senior members. The Championship Flight will play 54 holes starting on Friday. The Championship flight is open for any member who wishes to compete as our

Club Champion. Flights will compete for net and gross honors, except for the Men’s and Senior’s Championship flight, which will be competing for gross honors only. The Entry Fee is $75.00 and includes dinner and beer on Sunday.

August 20th & 21st COUPLE’S CLUB CHAMPIONSHIP This two day fun event is open to all couples of Comanche Trace. On Saturday we will play a combination format of scramble & alternate shot and then on Sunday we will play a one best ball of the Couple. Colin worked for 6 years with Dallas based Club Corp at San Francisco Tennis Club (San Francisco), Silicon Valley Capital Club (San Jose) and The Columbia Tower Club (Seattle). He served as Food and Beverage Director for 6 years at the Lake Naomi Club, a member owned golf and recreation club with 1500 members, in Northeastern Pennsylvania.

Within the last 15 years of his career, Colin was the Executive Chef and Owner of Mountaintop Lodge, an 18 room Country Inn in Pennsylvania. He has also consulted for openings of numerous high-end restaurants and hotels, including a 20-room luxury country house hotel in the Highlands of Scotland, as well as two upscale, fine dining Indian restaurants in Connecticut.

Colin’s experience has led him to seek a club with a diverse, vibrant membership, and he was intrigued by the Hill Country elegance of Comanche Trace. He is responsible for overall service areas, including wait staff, kitchen staff, housekeeping and swimming pool service.

Colin is married to Lorrie, and they have a nearly 3-year old daughter, Isabella.

HEART HEALTHY QUINOA – What is it? And how do I prepare it?

By Colin MacKay One of my favorite and most versatile heart healthy foods is the ancient Incan grain-like seed called Quinoa [keen-wah].

This delicate, slightly nutty tasting seed is a rare complete protein in the vegetable family. Its versatility makes it a fantastic addition to any meal as an entrée, side or dessert.

Quinoa was considered a sacred food in the Incan culture and was named Chisaya Mama meaning “mother of all grains.” Along with its high protein content Quinoa is also a great source of iron, phosphorus and magnesium. Quinoa is gluten free and a good source of fiber making it an excellent substitute in many recipes that call for grain.

Most recently I have enjoyed Quinoa as a breakfast cereal.

I find that other cereals like oatmeal or cream of wheat will not sustain me until lunch. However a steaming bowl of Quinoa will easily stoke my appetite well into the afternoon.

I prepare Quinoa much the same way I prepare rice. I bring 1 cup of Quinoa to a boil in 2 cups of water. As soon as it boils I reduce the heat to the lowest possible simmer and cover for 15 minutes or until the water is gone. Let the Quinoa sit for a minute or two after you turn it off and then fluff with a fork.

For an excellent breakfast cereal I will add ½ cup of organic golden raisins to the Quinoa along with ¼ cup of heavy cream. When the cereal is portioned into the bowl I top it with 2 tablespoons of Greek Strained Yogurt (Fage is my favorite), a sprinkle of cinnamon, and a generous drizzle of local honey. For those of you who suffer from seasonal allergies caused by pollen, the local honey, if harvested within a radius of 30 miles, is supposed to help build your immunities to local pollens. (*Note: We have found the red Quinoa does not make a good breakfast cereal because of its slightly bitter taste.)

It is important to note in the above recipe that my family eats a mostly vegetarian diet. Vegetarians may need the additional fat from the heavy cream and the whole milk yogurt since they get very little from animal protein. I do not need the fat since I tend to succumb to the call of a big greasy burger from time to time! Therefore, to stay heart healthy, I will often substitute rice milk for the heavy cream and non-fat yogurt for the whole milk variety. The hot Quinoa makes for a great base meal to add a variety of fresh seasonal fruits to and increase your fiber and vitamin intake.

As I mentioned, Quinoa is not just for breakfast!

The following recipe is my new favorite soup and I would be remiss by not crediting its creation to my wife Lorrie, who adapted it from one of her favorite mothering magazines!

Quinoa, pinto bean and sweet potato soup 1½ cups of organic canned pinto beans, rinsed well (watch your labels for sodium and fat when choosing beans!)

1 cup Quinoa 8 cups of vegetable stock ( this may be substituted for chicken stock but it is important to choose a low sodium stock without MSG! Our favorite is “Better Than Bullion” they claim to be 1/3 the sodium and also have a complete organic line) 1 tablespoon virgin olive oil 2 medium yellow onions, diced 5 large cloves of garlic, diced 1 canned chipotle, seeds removed and diced ( this amount will make your soup mildly spicy, be sure and add more to suit your taste!)

1 tablespoon fresh ground cumin 1 teaspoon dried oregano 1 12oz can of organic or high quality diced canned tomatoes and juice from the can.

1 small head of broccoli cut into small florets, peel the remaining large stalk of its chewy outer layer and slice the stalk into coin size pieces 1 large orange sweet potato peeled and diced into ½ inch pieces 2 limes cut in half 1 avocado halved and sliced 6oz of high quality goat cheese Place Quinoa in a pot and cover with 2 cups of stock.

Bring to a boil then turn down to a very low simmer.

Cover and simmer for 15 minutes or until the water is evaporated. Set aside and keep warm.

Heat olive oil in a 4 – 6 quart pot over medium heat being careful not to smoke the oil. Add onions, garlic, and chipotle and cook until translucent around the edges. Add the spices, tomato and remaining stock and bring to a low simmer. When the liquid begins to simmer add sweet potatoes and broccoli then simmer for 20 minutes or until the sweet potatoes are al-dente.

Rinse the pinto beans well and add them to the soup in the last five minutes of cooking.

Spoon the Quinoa into the bottom of 4 bowls and the hot soup on top of the Quinoa. Fan ¼ of the avocado on top of each bowl of soup. Crumble the goat cheese on top of each bowl of soup. Squeeze half a lime on top and serve.

THE CAVERNS OF SONORA

The Caverns of Sonora are recognized as one of the most beautiful show caves in the world. The Caverns are located on Interstate 10, half-way between Big Bend National Park and San Antonio.

There are guided tours that leave from the visitors’ center in groups of 12 or less throughout the day. The tour covers just under 2 miles of trail and takes approximately 1 hour and 45 minutes.

The cave is 71 degrees with a 98% humidity level which makes it feel about 85 degrees.

The tour begins at the site of the natural entrance and quickly progresses into the active, living area of the cave that is covered in formations. The caverns are considered some of the most active in the world as over 95% of its formations are still “growing”. Upon seeing the cavern for the first time, notable expert, National Speleological Society co-founder, Bill Stephenson commented, “Its beauty cannot be exaggerated, even by Texans.”

cover the walls. In one chamber there is a famous formation called the butterfly, in another, a series of formations called the Christmas Trees. Around every turn, there is another chamber, each looking completely different. The cave is located on a ranch owned by the Mayfield family, and was originally called the Mayfield cave. The cave was discovered sometime in the early 1920’s when the Mayfield’s dog chased a racoon into its 20 inch opening. It was opened to the public in 1960, and in 1966 was designated as a National Natural Landmark by the United States Department of the Interior.

Along with guided tours; there are other activities to enjoy such as gemstone panning, nature trails, and tent or RV camping.

On site there is a charming visitors center and gift shop that features sterling silver and gemstone jewelry, handcrafted stoneware, and unique rocks, minerals, and fossil specimens from around the world. They also sell fresh cream and butter fudge made daily on the premises.

They ventured to all corners of the country and found the perfect spot right here in Kerrville.

Dennis Emerson and his wife Terri jumped into an RV upon retirement from the television and movie industry and set out to find the ultimate place to retire.

They ventured to all corners of the country and found the perfect spot right here in Kerrville. And while they have found utopia at Comanche Trace, the journey that ultimately brought them here was one for the movies.

Dennis begins, “I was born in Denver, CO. I was born as an orphan, and I guess you could say I was owned by the State of Colorado. My mother was Miss Denver and my father was a broadcaster for the AAA baseball team there, and they adopted me. My father knew he was going to be getting a job in San Francisco with RKO Pictures. He was going to be the distributor of their movies to the theatres, and so we moved to Milbrae, CA. We lived there briefly, but my childhood was mainly in San Mateo, CA. My dad traveled extensively, and was gone Monday to Thursday.”

On Fridays, Dennis’ father began to instill in him a profound appreciation for the great game of golf; a passion that Dennis carries to this day. “My dad gave me a great opportunity because he was a member of the country club, and I learned how to play golf via Dutch Harrison (former PGA player) who also taught Johnny Miller. My mom would drive me up there and I would just hit shag balls for hours. It was a 20 mile drive to take me, but she knew it was important to me and she knew it was a great babysitter for me!”

And while Dennis was exposed to various opportunities, he was admittedly not very forwardthinking at the time. “My aspirations were very limited at that time. My dad gave me an XKE Jaguar as a senior in high school. That is insane. The fact is that my dad spoiled me and he made sure that things were good. He was really something. He was a pain in the butt, but it was really good for me.”

Upon graduation from high school, Dennis quickly enrolled at San Diego State University and majored in Business. He met his wife-to-be Terri and they married.

Two years later, Terri was pregnant. “I met Terri and I had a year of school left. So I was working at the golf shop at the Cottonwood Golf Course in El Cajon, CA just to make ends meet. I was the assistant golf pro. I was working in the shop, playing golf, and I’m in Southern California. I did that all day, every day and I loved it. I was around golf and it was great.”

And then, just as in the movies, a most pivotal moment occurred. One that would transform the young Emerson family and change the direction of their lives.

salesman’s dream. It was the show that changed the landscape of TV, and we had the product that would change the station. Our first sales cycle with that show was $1billion. It was amazing. It established a new criterion for us. It was a salesman’s dream. You weren’t calling on a potential client in the hopes of selling them; we had the potential client trying to tell us why we should sell them the show.”

In 1994, VIACOM bought Paramount Studios, which brought another change for the Emersons. “Now I’m the executive at VIACOM going over to Paramount. They knew I was pretty good, so I was moved to the Senior Vice President Off-Network Feature Film Sales Manager for Paramount’s movie division. It was a very dynamic inventory of product.”

And by dynamic, he means “ridiculously successful”.

Dennis explains, “Forrest Gump happened. Then Braveheart happened. And then Titanic brought in billions from around the world for Paramount. It catapulted Paramount. When I left in ’05 and hung up my spurs, I was 54 and our division was a $1billion per year sales division. But, I had to admit to myself that it just wasn’t fun anymore. And with that, I retired.”

And for the first time in their lives, the Emersons didn’t really know which direction to head next.

However, they found the positive in this and simply struck out for parts unknown. “We bought a motorhome when we retired. We decided we would simply go on a journey to find the best place to retire. We had appointments with realtors along I-10 all the way to Florida. We went to Vegas, Arizona, Tucson, Las Cruses, Kerrville, Boerne, and we had appointments in Florida for months. And we looked at all sorts of places, and we didn’t even know Comanche Trace existed. But we parked our motorhome at Buckhorn RV right here in Kerrville. We just used the RV park as our home base, but we started meeting people here in Kerrville and we had our eyes opened to all that Kerrville had to offer.”

Being a life-long golfer, Dennis also began to look for a great course locally that he could play while they were temporarily in Kerrville. “I wanted to play some golf, and I came over here to play. I played with the membership director here, and I just loved the course. My most important criteria of a golf course are its conditions. The greens here are some of the best putting surfaces I’ve ever played in my entire life; and I have played courses all over the world. The greens are so crucial to me, and Comanche Trace’s are the absolute best. Every day at Comanche Trace I have the opportunity to play great golf on a great course and to have it reliably.”

Once moved in at Comanche Trace, the Emersons truly began to enjoy all that life had to offer. Terri is active in the Quilting Club at Comanche Trace, and Dennis played golf daily and started the Men’s Golf Association. As they became more and more connected with the community, Dennis even ran for City Council in 2008. While he was unsuccessful in his bid, Dennis enjoyed every minute of it. “I’m retired and playing golf four or five days a week.

I’m 55. I still got a lot going. So I decided to run for Council, but I’ve lived here for a couple years and I’m from California! It was tough! I came real close to winning but the best thing I learned from it is about how really great this city is. And I met so many people. I know so many people now and that is just so great. It feels great to be a part of this community and Comanche Trace.”

Not one to sit still for very long, Dennis quickly found a new opportunity that suits him both professionally and personally. “Frank Dunlap was an executive at Wells Fargo Bank. In June of this last year I came on board with him at the Kroc Center. So I’ve applied my work ethic to the Kroc Center as the Business Director. I’ve gone from corporate to community. The Salvation Army here is so strong and the social services are just amazing. But they also just received a gigantic gift of the community center and it’s simply incredible. It’s 48,000 square feet! The joy I get out of it is that I know every day when I go and all of my energy is put toward helping the people in the city. It’s a joy to see my work help others. And it’s really fulfilled my life. I’ve gone from this guy who spent 30 years selling TV shows dealing with the toughest people in the world, and been type-a workaholic to a guy that has absolutely fallen in love with Jesus Christ and knows that it’s just not about all of that. It’s about taking care of other people and I just feel great about it every day.

Club Members at Comanche Trace exhibited the essence of that old saying that “It’s better to give than to receive”.

For the past several years, Comanche Trace members and staff have developed a relationship with Medina Children’s Home 40 LIFESTYLE FEBRUARY/MARCH 2011

to provide gifts, food and clothing for the kid’s Christmas. This year, after a conversation with Carla Parker, Assistant Director for Medina Children’s Home we developed a new plan of attack. After discussing the needs of the kids, Carla indicated to me that each child had a short list of Christmas presents they especially wanted. She had 105 names of kids with lists. After further discussion, I got carried away and I guaranteed Carla that we would have a Comanche Trace member sponsor for every child to help fulfill their Christmas present dreams.

After I hung up, I began to realize the daunting task before me. How in the world is this going to be accomplished in less than 10 days? However, I had an ace up my sleeve--- the incredible generosity and love of the Comanche Trace members!

Carla met me the next day with a photo and wish list of all 105 Medina Children. Next, my assistant Rita Frey and I developed a marketing plan consisting of e-mails, postcards, and presentations to every member and every group (Ladies’ Golf Association, Mens’ Golf Association, Mahjongg group, etc.). This was all done

in three days.

Now, how great and how fast would the response be? The members’ response exceeded our wildest expectations. Within four days, every child had their wishes fulfilled. However, Comanche Trace members were just getting started. We had more sponsors than the original 105 kids. A quick call to Carla indicated that the Home anticipated receiving another 13 children by the end of the year. No problem, we would have them covered too!

Those additional children were provided for within another 24 hours. However, that is still not the end! Wal-Mart gift cards in excess of $1,000 continued adding to the donations. I thought, we must be through now.

Wrong again! Comanche Trace members Don & Kathy Neuenschwander broke the bank. They donated $2,000 in Payless Shoe gift cards so that every child could have a new pair of shoes. Another $100 to Payless Shoes was also received the same day. I was overwhelmed.

Most days of the year are filled with concerns, frustrations, and happiness for most of us. I can guarantee you that Christmas Day was a very special and happy day for kids at Medina Children’s Home--thanks to the most wonderful group of Santas in the Hill Country - the members at Comanche Trace, who stepped up to fulfill the dreams of some very special kids!

...CONTINUED CLUB UPDATE The immensely popular Candlelight Dinner was held in the Vista Room at Comanche Trace December 8th. This semi-formal event was highlighted by beautiful holiday decor. Guests enjoyed a 5 course meal with a perfect wine pairing with the main course.

Never was the creativity and innovation of Comanche Trace members better displayed than at our second annual Comanche Trace Christmas Golf Cart Parade. Thirty golf carts were decorated by members with incredible, unique designs including Santa Claus flying his own plane, three golf carts all decorated as the Polar Express Train, and many, many more. The entire parade was led by Santa and Mrs. Claus in their swanky convertible provided by Todd & Marian Ezell. The parade wound around the neighborhood stopping at several homes for refreshments and Christmas caroling. The parade ended at the Club House where a chili supper was enjoyed by all 78 members. Well deserved recognition and appreciation was given to committee members Don & Judy Coombs, Joe & Cindy Gosmano, Paul & Lori Hallberg, Bill & Peggy Hipple, Paul & Ellen Schoenfeld, Dale & Bonnie Durr, Charles & Neva Cramer after the dinner. It is anticipated that next year will witness an even bigger event.

Santa met the members in the Vista Room of Comanche Trace at the Annual Family Holiday event on Tuesday, December 14th. Kids of all ages enjoyed decorating the gingerbread houses provided by the club. Decorating cookies, decorating ornaments, sampling snacks and visiting Santa provided a great evening for all.

SENTIMENTAL JOURNEY

The Hallberg’s house is warm, friendly and filled with antiques, each piece with its own story to tell. Most have been passed down from generation to generation.

It’s a home suited to their unique personalities with many custom details - some thought up along the way.

The end result, according to homeowner Lori is “What you see is what we like.” And after 38 years together as a couple they know what they like...

For Paul and Lori Hallberg, the journey to Comanche Trace began on the back of a motorcycle. With the wind in their hair and the beautiful Hill Country surroundings, their chosen route that fateful day led them to the gates of Comanche Trace and their future home on LaCumbre Drive.

“We spent 15 years trying to find the perfect place to retire,” Lori said. “I had always liked Texas, but first we gave other places a try. We stumbled upon Kerrville because my parents had retired in San Antonio. We had been visiting them for 25 years and motorcycling the entire time.

We saw Comanche Trace and thought it was the perfect place.”

The Hallberg’s quest to find a place to retire ended that day. “We actually bought this lot the day we came to Comanche Trace,” Paul laughed. “We drove in here, met the realtor and asked to see what they had. We went to see the lot on the signature hole and had to have it.”

After securing their piece of prime real estate, it would be another five years before the Hallbergs decided on a builder,

but judging by the camaraderie between the Hallbergs and Jim and Maureen Muncie of Muncie Construction, it was worth the wait. Sitting down with the Hallbergs and the Muncies proved to be an entertaining morning.

“Here’s what I did,” Paul said, with a Cheshire grin. “I picked all the builders I wanted to have build my house and I went out and played golf with all of them.

I played a round of golf with Jim and he wasn’t much of a golfer but he was a hoot.

You can tell the integrity of how they live their life by the way they play golf and how they act on the golf course.” This statement met with a hearty protest from Jim who swore up and down by his golf skills.

“I knew right then and there that I would get along with him,” Paul continued. “One of the most important things to consider is how well you get along with your builder. You have to be able to have a good relationship with them so you can ebb and flow with things that go right or wrong in the build process.”

With that, the Hallbergs and Jim set out to design a home suited for their lot.

“I wanted a wow factor when you walked in the front door and you could see the view of the Signature Hole out the back windows,” Paul said.

The process of building the Hallbergs’ home was suited to their personalities.

Paul is not one to sit by the sidelines.

“I’m one of those guys who hates to let someone else do what I can do better.

I wanted to do some things myself,” Paul said. “We designed the house on napkins, just Lori and I sitting down with Jim and sketching it out. We’re the 50 LIFESTYLE FEBRUARY/MARCH 2011

architects actually.”

The result conceived by Jim and the Hallbergs is a unique home, set halfway down the slope overlooking the Signature Hole. The common theme tying the property together: rock. After years working in the landscaping business and some summers spending 13 hours a week mowing grass, Lori said enough. The front yard is xeriscaped, eliminating the need for any mowing. Gravel and cacti make up the majority of the xeriscaping along with boulders that line the driveway built by Paul.

“We didn’t have a plan, we just winged it,” Jim said gregariously. “It’s a strong suit of mine.” The napkin drawings were later taken to an architect to be drawn up professionally for the architectural design committee.

Jim has been in the construction business for more years than he’d like to count. “ In 1969 I put up my first shingle, and since then, I’ve built everything you can build on a house,” Jim said.

Jim’s business structure and passion for building coupled with these years of experience make him an asset to anyone looking to build a home.

Jim runs his business with minimal subcontracting, meaning fewer markups for his clients. “We can incorporate everything from being an architect to a designer to a builder to put the package together,” Jim said. “We now have generations of employees who have worked with me.

My lead guy, Miguel, has been with me for 21 years. We keep the same nucleus of guys who have worked with me.”

Jim continued, “I’m a dinosaur in this town. No one else does it this way anymore. Just because my numbers

are less doesn’t mean my quality is less it just means that I don’t have as much overhead.”

The Hallbergs appreciated Jim’s unique operation. “It was important to us that he had been doing it himself the whole time and that he had his own subcontractors. He wasn’t a middle man or pencil pusher. He’s very creative. I would say I want to do this and he would come up with ideas,” Paul said.

Jim also keeps a close eye on his homes under construction. “We lived at the villas and came down everyday LIFESTYLE LIFESTYLE AUGUST/SEPTEMBER FEBRUARY/MARCH 20102011 51 51

to check out the construction site and Jim was right there with us checking out the progress,” Lori said. And Jim is more than happy to do it—passionate even.

“I wake up every morning happy to go to work. I’ve never had a day where I dreaded it,” he said.

According to Jim, the key to his success is his wife and business partner, Maureen. “It is remarkable what she does,” Jim said. “We have two million dollars on the ground and she knows everything. She enables me to do what I want to do, which is build the house, interact with the customer and create something gorgeous. I don’t have to worry about where the money is going or the cost because she has it handled.

From the first nail driven in a house to a doorknocker on a door, she controls those numbers and makes sure they’re in play. She can tell you the price of a twoby-four or the cost of labor to put up a fence. And she analyzes all of this and this is why she’s my pura vida.”

This dynamic between Jim and Maureen was another reason why the Hallbergs chose Muncie Construction.

“Paul and I ran a business for 30 years and it was a similar mom-and-pop operation landscaping business up in Minnesota. Paul would go plant a tree and I would do what Maureen did,” Lori said. “When I saw that they did that together that was important to us in our decision to choose them as our builders.”

Jim and Muncie Construction currently have two houses under construction in Comanche Trace and another about to start. “We’re in a depressed economy and we’re busy,” Jim said. “And I don’t take any of it for granted.”

With their builder chosen and team assembled it was time to begin construction. Paul was the first person to break ground on June 15th, 2009, when he rented a piece of heavy 52 LIFESTYLE FEBRUARY/MARCH 2011

equipment to clear the lot. “Paul worked in the landscape and heavy equipment business. Most of the rock you see is what Paul dug up from the property,” Jim said.

Many of the details of the home were thought up along the way—like the stunning Lampasas fieldstone featured prominently on the interior and exterior of the home. “As we went along and started working, we started talking about other elements of the home and different additions,” Jim said. One of which is the inset kitchen stove element which makes for a truly custom kitchen.

Another is the custom kitchen cabinets.

“We came in here and drew on the walls where we wanted our cabinets to go.

The cabinet maker set up shop here on the site and made cabinets to fit what we marked on the walls,” Paul said.

Much of the home design displays the Hallberg’s unique flair as well. “The layout

is actually a figure eight through the house to create a unique flow between the areas we use the most,” Lori said.

“We focused mainly on the areas we use the most, like the kitchen, living room and our master suite.”

The build process took place quickly.

“We moved in Christmas Day of 2009,” Paul said. “Jim said he could have it done in 6 months and he did. He was here every day. There was someone working here everyday from the day it started until the day it finished.”

After being together since the age of 15 and running a successful business together, the Hallbergs know what’s right for them. “We knew what we wanted.

We’ve been together 38 years and built other homes so we knew what features were right for us. What you see is what we like,” Lori said. And what can be seen is a warm home with furnishings that couldn’t have been bought in a

store. Every piece has meaning to the Hallbergs as most have been passed down from generation to generation in their family. “I’m a very sentimental, attached person so everything in here pretty much was either my grandmother’s or my mother’s,” Lori recounted. “We have a lot of antiques that have been in our family for generations. The chandelier in the dining room came out of my great grandmother’s house. Everything has a story.”

The Hallbergs are happy to continue their journey and make more stories at Comanche Trace. “The people here are kind, the countryside is beautiful, Kerrville is the right size and the golf course is wonderful,” Lori said. “Nothing is perfect but it’s what you make it.”

In case you haven’t noticed, Comanche Trace is experiencing a building spurt. We are excited that many of the homes currently under construction will be participating in the 2011 Tour of Homes. Dates for the Tour will be June 24-25 and July 1-4. Several different neighborhoods here will be represented in the Tour. As you can see from the pictures, homes of all shapes and sizes from 2,400 square feet to 3,900 square feet will be presented. This will be the first tour we have held at Comanche Trace that will consist of all custom homes. Since none of these homes are for sale, it will be the only opportunity to view these beautiful homes and to check out builders and their skills. Comanche Trace has been participating in a Tour of Homes since 2004, and began managing our own tour in 2006. We are proud of the homes that have been opened to the public and also for the funds we have raised for various Hill Country charities.

The Tour in 2011 will feature 8 custom homes and patrons should be able to easily see all of them in one day. All homes will be beautifully decorated for the occasion. As always, buses will be provided to take visitors to each home. A portion of the proceeds from the Tour ticket sales will be donated to another Hill Country charity to be selected soon.

NAMES: Sophie and Tucker Named after Sophie Tucker, a Ukrainian/Russian vaudeville performer.

AGE: 8 years old BIRTHPLACE: Ireland BREED: West Highland Terriers aka Westies BREED INFO: Westies are robust, friendly and spirited canines.

Westies just love companionship. Despite their size, they make a very good watchdog. They were originally bred as varmint hunters but now make excellent family pets.

PERSONALITIES: They have very different personalities. Sophie is a little more skittish and protective, whereas, Tucker loves people.

FAVORITE PASTIMES: Sophie and Tucker enjoy playing with the dogs in the adjacent yards in the Indian Wells neighborhood.

Like any brother and sister, they have a little sibling rivalry but at the end of the day they can put their differences aside and curl up on the sofa. Tucker loves to go on lizard and squirrel patrols in the back yard. Sophie likes to lounge on the sofa and eat people food. Both pups were more wild in their younger days, but since then they have calmed down in their middle age.

FAVORITE TOYS: Sophie likes squeaky toys and Tucker likes soft stuffed animals.
