Este projecto define-se por um por edifício composto por um volume de 7 pisos, com um piso em cave e em semi-cave. No piso 0 existe um parqueamento para 60 bicicletas. A proposta contempla um logradouro para todos os residentes dos 69 apartamentos (63 T0 e 6 T1). Tendo em conta da proximidade com a Praça do Areeiro, esta proposta visa requalificar um vazio urbano contribuindo para a valorização arquitectónica e urbanística do quarteirão. This project is defined by a building composed by a volume of 7 floors, with a basement and semi-basement floor. On the ground floor there is parking for 60 bicycles. The proposal includes a patio for all the residents of the 69 flats (63 studios and 6 one-bedroom flats). Taking into account the proximity to the Praça do Areeiro, this proposal aims to requalify an urban void, contributing to the architectural and urbanistic valorisation of the block.

PRIOR DO CRATO, 35

Localizado na cidade de Lisboa, trata-se de um edifício construído no início do século XIX considerado um exemplo da Arquitectura Industrial portuguesa. Foi projectado para ser um armazém a “Casa do Povo d’Alcântara”, mais tarde o piso térreo foi ocupado por uma agência bancária e uma escola de artes nos restantes três pisos até aos dias de hoje. O projecto é uma reconversão para um edifício residencial com 15 Estúdios e 3 T1, nos pisos 1 e 2 os apartamentos serão lofts tirando assim partido do pé-direito existente, 4,00m. A agência bancaria irá manter-se no piso térreo. A fachada principal será mantida, apenas serão substituídos os vãos, mantendo o desenho original, por vãos em ferro. Located in the city of Lisbon, it is a building built at the beginning of the 19th century considered an example of Portuguese industrial architecture. The “Casa do Povo d’Alcântara” was designed to be a warehouse, later on the ground floor was occupied by a bank branch and an art school on the other 3 floors to this day. The project is a conversion to a residential building with 15 studios and 3 one-bed apartments, on the 1st and 2nd floors the apartments will be lofts taking advantage of the existing ceiling height, 4,00m. The bank branch will remain on the ground floor. The main façade will be kept only the windows will be substituted, keeping the original layout, for steel windows.

Localizado na cidade de Lisboa, no bairro histórico de Alcântara este projecto é um conjunto de três edifícios de habitação com 3 tipologias T1 e 36 tipologias T2. E dois pisos em cave com 45 lugares de estacionamento. A ocupação atual corresponde a várias construções com diversos tipos de uso (Habitação, Comércio, Armazém e Oficinas), a nossa proposta pretende manter o uso habitacional e converter os restantes usos em habitação. Este projecto tem um pátio interior que será convertido em jardim privado para uso dos residentes. Located in the city of Lisbon, in the historic neighborhood of Alcântara, this project it’s a set of three residential buildings with 3 on-bed apartments and 36 two-bed apartments. And also, there are two basement floors with 45 parking spaces. The current occupation corresponds to several buildings with different types of use (Housing, Commerce, Warehouses and Workshops), our proposal aims to maintain housing and convert the remaining uses into housing. This project has a backyard that will be converted into a private garden exclusive for residents.

O projecto desenvolve-se num edifício existente composto por 3 Caves e oito pisos destinados a habitação, destinadas a estacionamento, áreas técnicas e arrecadações, oito pisos. As obras a realizar pretendem converter o edifício atualmente adaptado a escritórios para habitação, alterando toda a compartimentação atual, substituindo as todas as infra-estruturas, loiças sanitárias, caixilharias e revestimentos da fachada. Genericamente a intervenção não interfere com os elementos estruturais, propondo-se a demolição das divisórias em alvenaria, para desenvolver um conjunto de 19 apartamentos, 5 T1, 11 T2, 1 T2 Duplex, 1 T3, 1 T4 Duplex e uma loja no piso térreo. As caves terão capacidade para 42 lugares de estacionamento. The project is developed in an existing building consisting of 3 basements for parking, MEP areas and storage rooms, then eight for residential floors. The works to be carried out intend to convert the existing building from offices for housing, by changing all the current interior partitions, replacing all infrastructures, plumbing fixtures, kitchen equipment, window frames and facade coverings. In general, the intervention does not interfere with the structural elements, we propose demolition of the interior partitions, to develop a set of 19 apartments, 5 one-bed apartments, 11 two-bed apartments, 1 two-bed apartment Duplex, 1 three-bed apartments, 1 four-bed apartments Duplex and a store on the ground floor. The basements floor will have capacity for 42 parking spaces.

A proposta assenta na reabilitação de uma moradia no centro da vila de Constância, como tal, propõe-se manter as fachadas e todos os vãos, platibandas e demais elementos da fachada principal e redefinição dos vãos virados ao interior do pátio com abertura de um vão na parede limite da propriedade para permitir a criação de um estacionamento descoberto no pátio. A ocupação proposta prevê a recuperação de uma moradia de três pisos e um quintal a tardoz. Será feita uma escavação de um pátio até ao nível do piso 0, cuja função será de introdução de iluminação natural nos espaços do piso 0 e 1 no alçado tardoz. The proposal is based on the rehabilitation of a detached house in the centre of the village of Constância, it is proposed to maintain the facades and other elements of the main facade and redefine the windows facing the interior of the courtyard with opening of a gap on the boundary wall of the property to allow the creation of an outdoor parking space in the courtyard. The proposed occupation foresees the recovery of a three-storey house and a backyard. An excavation of a patio will be made up to the ground floor the function will be to introduce natural lighting in the spaces on the ground floor and on the first floor in the rear elevation.

Localizado no bairro de Stroke Newington, no norte de Londres. Este projecto é uma reabilitação e ampliação de uma moradia com 3 pisos, constituídos por um espaço comercial no piso térreo, um apartamento T1 no piso 1 e um apartamento T2 duplex no piso 2. A ideia principal era manter as fachadas principal e tardoz, bem como a compartimentação interior, apenas substituindo a caixilharia e os equipamentos da cozinha e das instalações sanitárias.

Located in the council of Stroke Newington on the North of London. This project is a refurbishment and an extension of three stories detached house, composed by a retail space on the ground floor, one-bed apartment on the 1st floor and a two-bed apartment on the 2nd floor. The main idea was to keep the design of the front and rear façades and also the interior walls, and substitute the windows and all plumbing fixtures and kitchen appliances.

HABITAÇÃO

SANTA LUZIA

Este projecto trata-se de uma moradia privada, localizada no Funchal, na ilha da Madeira, com 2 pisos e vista para o mar. A minha responsabilidade neste projecto foi de acompanhar a fase de obra e definir os acabamentos. Para controlo de custos e medições do mesmo, eu desenhei o projecto em Revit. A utilização deste software não só ajudou o cliente a tomar decisões como me ajudou a manter o projecto dentro do orçamento estipulado. This detached house was own by a private client and it was located in Funchal, Madeira island. It is a two storey with beautiful view for the sea and yard in the background. My responsibilities in this project were follow the construction phase and to choose all finishes. To help me with the quantities and cost control, I decided to develop a 3D Model in Revit. With that I could helped the client to make decisions and keep the project under the costs estimated.

O hotel Exe Saldanha é um hotel de categoria 3 estrelas no centro de Lisboa, num edifcio datado do inicio do século XX. São 7 pisos com 130 alojamentos distribuidos por 2 suites, 122 quartos duplos e 6 quartos simples, existe ainda 12 lugares de estacionamento em cave e no piso terreo um bar e um restaurante. The Exe Saldanha hotel is a 3 star hotel in the center of Lisbon, in a building dating from the beginning of the 20th century. There are 7 floors with 130 rooms spread over 2 suites, 122 double rooms and 6 single rooms, there are also 12 parking spaces in the basement and on the ground floor a bar and a restaurant.

Localizado na segunda maior cidade da Arábia Saudita, Al Jeedah pretende afirmar-se como capital de negócios do Médio Oriente. O Loteamento de ALJ City foi a nossa resposta a esse impulso. O lote localiza-se próximo de uma autoestrada, e por essa razão nós decidimos criar um quarteirão privado composto por habitação, hotelaria, comércio e escritórios. O objetivo principal é trazer escala humana e urbana à envolvente e oferecer uma destinta experiência comercial e de negócios para todos os residentes e visitantes de ALJ City. O hotel ALJ está localizado na entrada do loteamento, trata-se de um hotel de 4 estrelas destinado a negócios. Devido à sua localização a fachada do hotel assume um papel muito importante no desenho do loteamento. O hotel desenvolve-se em 15 pisos, 2 caves com 420 lugares de estacionamento, 3 restaurantes no piso térreo, um salão, 4 salas de reunião e um business center no piso mezanino. Os quartos localizam-se entre os pisos 1 a 14, e estão distribuídos da seguinte forma: 258 quartos Standard, 24 quartos Executivos; 12 Suites e 54 apartamentos T1. Para além dos serviços no piso térreo, os hospedes podem usufruir de um rooftop bar no último piso. Located in the second largest city in Saudi Arabia, Al Jeedah wants to become the capital of the economics and business of the Middle East. ALJ City masterplan is our proposal for this new impulse. The plot is next to a highway, for that reason we decide to create a private block composed by residential, hospitality, retail and office buildings. The main goal is to provide a human-scale urban environment offering a distinguished business and commercial experience to ALJ guests and residents. The ALJ Hotel is located near the plot entrance, it’s a 4-star business hotel. Due to the location the façade of the hotel assumes an important reference for the whole masterplan. The hotel has 15 floors, 2 basements for 420 parking spaces. On the ground floor there are three luxury restaurants, one ballroom and four meeting rooms on the mezzanine level. The guestrooms are located between the 1st and the 14th floor, and the distribution is: 258 Standard rooms; 12 Suites and 54 one-bed apartments. Beside the services in the ground floor the guests have access to a rooftop bar on the 15th floor.

O aeroporto Internacional de Fortaleza – Pinto Martins propiedade de empresa Fraport, decidiu investir na remodelação da área comercial da zona de partidas voss interncional e domésticos. Começamos por uma analise da oferta existente e do mercado comercial brasileiro, por forma a propor uma reorganização mais lucrativa e mais atractiva. A nossa proposta foi de envolver a área comercial seja ela de restauração ou comércio, com as áreas de estar com vista para a pista de aviação. The Fortaleza International Airport - Pinto Martins owned by Fraport Company, decided to invest in the remodeling of the commercial area of the international and domestic departures area. We begin with an analysis of the existing offer and the Brazilian commercial market, in order to propose more profitable and more attractive reorganization. Our proposal was to involve the entire commercial offer, F&B and shopping, with the sitting areas with a view towards the apron.

O hotel é um hotel de 5estrelas com 80 quartos distribuídos em 10 pisos sendo que 3 deles são destinados a espaços públicos, tais como ginásio, spa, 2 restaurantes e salas de reunião. Os restantes 7 pisos estão destinados aos alojamentos, 9 quartos duplos e 1 suite por piso, todos eles com um terraço com vista para o mar. No piso da cave localiza-se toda a área técnica e administrativa do hotel. Os 88 apartamentos de luxo estão distribuídos por 14 pisos, todos eles com um terraço com vista para o mar. No piso térreo existem 2 T1, 4 T2, todos com um jardim privado. Nos pisos 1 a 7 encontram-se 6 T2 e nos pisos 8 a 13, 4 T2; 1 T1; 1 T3 por piso. No último piso, 14º piso, encontram-se 4 T3 Penthouse Located in the South-West of England, Plymouth is a city in development. 1620 – Plymouth Seafront is an ambitious project on top of a cliff with a fantastic view towards the sea. The project is a five-star hotel and a luxury apartment tower, that in the north side of the two buildings is an outdoor car parking and on the south side is a public garden to visitor’s and Plymouth locals. The hotel is a five-star hotel, with 80 guestrooms distributed in 10 floors, with 3 floors for public services such as gym, spa, two restaurants and meeting rooms. The other 7 floors are for guestrooms, 9 double rooms; one suite per floor, all with a terrace towards the sea. On the basement are the BOH and the administrative area. The 88 luxury apartments are distributed for the 14 floors; all apartments have a terrace towards the sea. On the ground floor there are 1 one-bed apartment and 4 two-bed apartments, all with a private garden. On the 1st to 7th floor there are 6 two-bed apartments per floor, and on the 8th floor to 13th floor there are 4 two-bed apartments. The top floor, 14th floor, there are 4 three-bed penthouses.

Hamala é uma pequena vila na zona norte do Bahraim. O lote localiza-se entre uma avenida principal e uma escola, a zona envolvente tem um défice de áreas de comércio e espaços públicos. Como tal, a nossa proposta assenta sobre a criação de 5 edifícios de habitação com áreas comerciais no piso térreo, dando lhe um cenário de souk. O edifício apresentado é o lote 5 com 33 apartamentos distribuídos em 4 pisos, 26 T2 e 7 T3. Hamala is village in the north of the Kingdom of Bahrain. The plot sits between a main avenue and a school, the zone has a lack of retail and public spaces. For that reason, we created 5 blocks of apartments with retail spaces on the ground floor, giving a souk environment. The building shown is the Block 5, with 33 apartments distributed in 4 floors, 26 two-bed apartments and 7 three-bed apartments.

Al Khiran é uma pequena vila localizada a Sul do Kuwait, junto ao mar e da fronteira com a Arábia Saudita. Al Khiran Pearl pretende ser considerado um porto de referência para o turismo e a maior marina do Kuwait. A proposta trata-se de um loteamento com 2 edifícios residências, um edifício com apartamentos de luxo, um hotel de 5estrelas e um centro comercial. Todos os edifícios são circunscritos por um extenso parque de estacionamento e marina para 900 barcos. Al Khiran is a small village located in the south of Kuwait, approximately 100km from Kuwait City. Close to the sea and to Saudi Arabia, Al Khiran Pearl is intended as a reference point for tourism and will be the largest marina in Kuwait. The proposal will be a luxury mix-used complex, composed by two residential towers, one furnished apartment’s tower, one 5-star hotel and one shopping mall. All buildings are surrounded by a massive landscape with long promenades, outdoor car parking and a marina for 900 boats.

Plot 1: Premium Residential Tower O Premium Residential Tower é edifício de apartamentos de luxo de 25 andares, todos com vista para o mar e para a marina. São 60 apartamentos T3 e 2 Penthouses em duplex nos últimos pisos.

The Premium Residential Tower its 25 floors of luxury apartments, all of them with view to sea and to the marina. There will be 60 three-bed apartments and two duplex Penthouses on the last floors.

Plot 2&3: Residential Tower São dois edifícios de habitação de 18 pisos com acesso privado a uma pequena praia exclusiva para residentes. São 57 apartamentos T3 e 2 Penthouses nos últimos pisos. Composed by two towers with 18 floors each, with private access to a small beach exclusive for residents. There are 57 three-bed apartments and 2 Penthouses on the last floors.

Plot 4: Hotel O hotel de 5estrelas contem um ginásio, spa, restaurantes, salão de baile e 181 alojamentos de luxo, de diversas tipologias. Este hotel pretende ser, essencialmente para negócios e eventos. Com 900m2 de salões, este hotel pretende ser uma referência para eventos de luxo no Kuwait. The Khiran Hotel is 5-star hotel provided with a gym, spa, restaurants, ballroom and deluxe guest rooms on the last floor with a sky lounge. The hotel target is the business class and also the tourism, with a 900sqm ballroom the Al Khiran Hotel wants to be an important spot for luxury venues in Kuwait.

Plot 5: Shopping Center Al Khiran Mall é um centro comercial com 75.000m2 de lojas de luxo, e terá a mais luxosa área de restauração da região. A nossa ideia foi criar um centro comercial sustentável incorporado nos princípios da arquitetura árabe. Al Khiran Mall is a shopping mall with 75.000sq of luxury shops, and it will have the most luxury F&B area of the region. Our idea was to create a shopping mall sustainable incorporated in the traditional Arabic architecture.
