Going Beyond Green While turning buildings ‘green’ continues to be a priority for many building owners, there has been a lot of debate about the costs of doing so. But expense need not be a barrier, according to the management of 650 Fifth. The greening of this building’s operations has been accomplished by implementing several ‘soft’ initiatives that have proven quite strong in making it a greener place to work, as described within the pages of this issue. But it’s more than just about a building. Creating a ‘greener’ place to work expands outside a building’s walls to the people, community and planet. This is also illustrated in this issue’s feature story on CassidyTurley, a company whose approach to sustainability not only makes it a good company, but also a good citizen, to do business with. Magnifying the Mojo Mojo Stumer-designed Penthouse at 211 E. 51st Street Unveiled After nearly a year of high-buzz, broadcast teases and enthusiastic anticipation in luxury residential circles, the 3,175-squarefoot penthouse at 211 East 51st Street, designed by award-wining architecture firm Mojo Stumer, has been completed. Armed with a spectacular open layout on two floors, wow-factor finishes and two wrap-around terraces spanning more than 1,641 square feet, the penthouse is officially being introduced to the market vis-à-vis HGTV and exclusive agency, Core Group Marketing. “This is a dramatic home with glamorous details and grand space,” opines developer Henry Justin, President of HJ Development. “What is most striking about the Mojo Stumer gestalt is the way it combines cutting-edge design, with comfort-driven features.” Two of the three en-suite bedrooms

RESIDENTIAL BROKERS ARE CONFIDENT AMIDST A SLOW 4TH QUARTER 60% of brokers report optimism for 2012 The Real Estate Board of New York (REBNY) has released the results of its Residential Brokers Survey for the fourth quarter 2011. The results reflected a seas onably weak fourth quarter. As REBNY’s Fourth Quarter 2011 Residential Sales Report found, New York City average home prices and sales citywide declined compared to the same time last year. However, 60 percent of the brokers surveyed are optimistic for 2012 and expect next quarter’s residential market to be slightly better or much better than this quarter, a 23 percent increase compared to third quarter 2011 results. Despite a slow fourth quarter, the brokers did report some bright spots within the residential market. Compared to the fourth quarter of 2010, 4 • www.sokolmediaonline.com
there was a seven percent increase in brokers reporting executing contracts of sale at the $3 million and above price range. There was a six percent increase in brokers reporting closing rental transactions in the above $4,000 price range. “The residential broker survey brings out information that may not necessarily be picked up through market reports,” said REBNY President Steven Spinola. “It provides an interesting insight in what specific amenities buyers are looking for and what factors are driving the market.” Similar to last quarter’s results, brokers reported that their clients’ top four building features/amenities this quarter were: 1) doorman building, 2) laundry in unit, 3) private
storage space, and 4) on-site fitness center. While buyers most valued these amenities, one percent of buyers (or fewer) are concerned with living in a New York City Landmark designated building, living in a building designed by a noted architect, or living in a building not located in an official FEMA flood zone. Also, a notable 74 percent of the brokers reported that their buyers were looking for a primary residence. The brokers reported that their most popular areas this quarter were the East Side with 27 percent of all closed sales, Downtown with 22 percent of all closed sales, the West Side with 19 percent and Brooklyn with 16 percent. The survey was sent to REBNY’s Residential Broker Members.

As an existing building, it has a significant environmental impact, since 50-70% of Green House Gas (GHG) emissions in urban areas come from building energy use. Further, existing buildings like 250 Park use an average of 25% more energy than new buildings. The challenges to upgrading 250 Park Avenue are consistent with the challenges of many existing buildings requiring sustainable upgrades, they include:

On the resale/capital market side, due to the limited inventory of LEED-EB certified buildings, there is a limited amount of empirical data to quantify the value of obtaining certification. Over the past few years, this inventory has increased dramatically and whether the challenge is to lease up a building or position for sale, Cassidy Turley found that having a certification provides an advantageous marketing edge. According to Dana Dinolfo, Assistant Property Manager, the tenants were very enthusiastic, throughout the certification process. Cassidy Turley applauded the engineers union in training its members in sustainable and green practices.

The Green Building Certification Institute review process can be tedious and long with credits that require detailed explanation. The USGBC guidebook was a great resource, but still limited in certain areas. Thanks to the incredible assistance of service providers, such as Loffredo Brooks Architects, Cassidy Turley was able to overcome the hurdles they faced in certifying 250 Park Avenue.

Today, its 36 floors house a number of major office tenants including J.A. Apparel, Sterling National Bank, and Starwood Hotels & Resorts, as well as luxurious retail tenants including Devon & Blakely, Godiva Chocolatier, and Juicy Couture. The ‘green’ appeal of being housed here is of no surprise to the building’s management, however. The management team at 650 Fifth Avenue has long realized the impact that day to day operations have on the environment. As such, they have taken great strides in the past few years to mitigate that impact and ensure that daily operations run in conjunction with environmental concerns. To this effect, the building began instituting policies and procedures that have greatly reduced the building’s impact on the environment. Some of these include a building-wide Sustainability Management program, part of which is a Sustainable Purchasing Policy, ensuring that both on-going consumables (i.e. paper, printer cartridges, and paper towels) as well as durable goods (i.e. desks, chairs, lighting, amongst others) are purchased with their environmental impact in mind.

SOFT UPGRADES Recycling 650 Fifth Avenue has a recycling diversion ratio of 88%. That means 90% of all waste coming from the building is recycled.
Installation of Waterless Urinals The urinals on each floor no longer use water to flush. These urinals can save up to 40,000 gallons of water a year.
How do waterless urinals work? Urine flows through a sealing liquid, a specially designed oil-based fluid, and collects in the waste pipe below. The different densities of urine and oil mean that the urine sinks through the sealing liquid and the oil floats on top of the layer of urine below. Any air bubbles rise to the top and escape leaving the urine in a relatively low oxygen environment. Odor is therefore trapped below the oil layer, leaving no odor.
Energy Savings All base building lighting is currently being upgraded to energy efficient bulbs and ballasts. It is projected that this will save over $1200 per month in energy costs, as well as the following annual savings: • 57.9 tons of carbon dioxide • 0.42 tons of sulfur dioxide • 0.2 tons of nitrogen oxide

Making any property more sustainable is definitely a team effort. It takes a real commitment from everyone involved. In light of all of these green initiatives, it is not surprising that 650 Fifth Avenue received an award for Excellence in Community and Environmental Stewardship from Energy Curtailment Specialists, Inc. for its participation in the voluntary power reduction program called PowerPay! By signing up for this demand response program, 650 commits to a reduction in power, in effect giving power back to the electric grid, when the demand for power is exceptionally high (generally in the summer). It is clear that the ‘greening’ of 650 Fifth Avenue is an ongoing process that cannot be successful without tenant participation. Therefore, the management team continues to work diligently to increase the awareness of its sustainable initiatives and to integrate its tenants into that process, resulting in a group effort from which all can benefit.
