It has not become more difficult, however, because it is harder to find women to honor. Rather, it is because each year there is an increasing number of women who qualify.

Yet, the real estate industry remains male-dominated, so the need to honor women is becoming increasingly important, for two reasons. Secondly, and even more importantly, we need to show other women, particularly those new to the industry, what they are capable of achieving as well.

Under Sax’s leadership, Elad’s portfolio of iconic properties has earned numerous awards. Specifically at 250 West Street, The Real Deal named the property as one of New York City’s bestselling new residential developments in 2013. Elite Traveler Magazine also named 250 West Street among the Top 30 Worldwide Residential Real Estate Development in its prestigious 2014 ‘Best Of ’ issue.

services. “Imagine having to attend a charity event, and finding new gowns from Bergdorf Goodman waiting for you in your closet, or even having your favorite china delivered right to your home for your dinner party,” said Sax. “I like to think of 22 Central Park South as our little jewel.” In addition, Sax initiated a partnership with the esteemed French luxury lifestyle brand Lalique, which accessorized the building’s 2,943-square-foot duplex penthouse with nearly 100 Lalique crystal objects d’art and furniture valued at close to $1 million. This was the first partnership of its kind for Lalique. Elite Traveler Magazine also named 22 Central Park South as one of the Top Worldwide Residential Real Estate Developments in its prestigious 2014 ‘Best Of ’ issue. And under Sax’s leadership, the property also won the Nationals 2015 Silver Award for best brochure for a hi-rise community presented by the National Association of Home Builders (NAHB) National Sales & Marketing Council.

One West End, the preeminent residential tower rising at the corner of 59th Street and West End Avenue, is a joint development by Elad Group and Silverstein Properties. Also, at One West End, the development team is working with Lalique, Christofle and Michael C. Fina – three luxury brands that accessorized the sales gallery. “Eventually, like with the Bergdorf Goodman partnership, we expect that our buyers will accessorize their new homes with our participating brands,” said Sax.

The West Coast provides a very different market than New York. At The Carlyle in L.A., Sax introduced curated model residences by luxury brands, such as Fendi Casa, Cantoni and Minotti – top brands that are impactful with their target audience in that marketplace. “The L.A. market was very responsive to our designer residences, said Sax. “We saw an increase in traffic that led to a surge in the sales of the remaining homes. This momentum proves just how much buyers appreciate seeing an apartment come to life – fully furnished and accessorized,” said Sax. Residents of The Carlyle also enjoy plentiful amenities, such as 24 hour white-glove concierge services, private keyless elevator, swimming pool, fitness center, club room furnished by Fendi Casa, wine cellar, dining room, and valet parking. IN CLOSING… According to Sax, a passion for real estate, hotel development and interior design runs in her family and was developed at a young age. “My grandfather owned a kitchen design and manufacturing company,” said Sax. “As a little girl I would play with the stone and cabinet samples and design my favorite kitchen. My mother was an interior decorator who taught me about clean design and quality finishes and my father, a successful hotel and real estate developer, taught me about the industry from the kitchen table, so to speak.” This, and years of experience working for some of the world’s top developers, has shaped Sax into a leading woman in the real estate industry today.

edication to customer service has been the key to Jodi Berman’s success in the realm of Manhattan real estate. Beginning with her ten-year career in the hospitality industry, Jodi, now the Director of Residential Leasing at Stonehenge, has always worked diligently to connect with both clients and colleagues. “If the goal is to always provide excellent service, from customers to colleagues to direct reports, the rest falls into place.” Jodi has worked on numerous lease-ups and sales projects, including several in her role with Stonehenge — most recently 101 West 15th Street and 1080 Amsterdam Avenue. She is always involved: from the beginning of the process doing market analysis, rent roll projections and floor plan design to developing websites and collateral, staging model apartments, to the opening and staffing of the offices. Then the actual leasing process begins, which encompasses marketing, training, pricing, as well as inventory and quality control. These are just some of the puzzle pieces that Jodi puts together when launching new projects. Working for industry stand-outs such as The Marketing Directors, Rockrose, Rose Associates and now Stonehenge, Jodi has had the benefit of remarkable training programs, high-end product, and most importantly, brilliant mentors. In turn, she values the opportunity to mentor her 20+ direct reports at Stonehenge. “If I can be a strong leader for my team and encourage them to take ownership of their work, then it benefits not only each individual, but also the company as a whole. Newhouse School of Public Communications at Syracuse University. She spends most of her free time with her husband Tim and their young daughter, Cameron, who often draws pictures of the “big buildings where Mommy works.”

uzanne Carlson is a principal of interior design at NBBJ, a global architecture firm renowned for its ability to deliver organizational transformation through the built environment. She is skilled at understanding the psychology of space, at creating the most responsive environment to address the human and business drivers behind an organization. Known for her spirited sense of creativity and innovative design, she aims to create a culture of collaboration and empowerment, both for her clients and within her own team. Suzanne’s career as an interior designer began while still in high school, when she went to work for her father in Swanke Hayden Connell’s slide library. The experience was an inspirational encounter with projects that pioneered the profession of interior architecture and design, and it led to Suzanne’s belief that the built environment can support and elevate the human experience. There she was immersed in the firm’s projects, such as the American Express Headquarters at the World Financial Center, the Statue of Liberty restoration, and many Fortune 500 corporations in New York. She officially joined Swanke as an interior designer in 1997, where she built and cultivated client relationships until becoming a firm principal 11 years later in 2008. A principal at NBBJ since 2012, her experience with high-quality, complex design projects has yielded extensive knowledge and understanding of the needs faced by clients in a range of industries. She focuses on understanding her clients: their culture, goals, and the people who will use the completed facility. Aligning high-level business strategies with space design is what she believes ultimately results in successful environments. In the three years since Suzanne joined NBBJ, the firm has twice been named one of the World’s Top 10 Most Innovative Companies in Architecture by Fast Company. Director at Skidmore, Owings & Merrill LLP, New York office (SOM), Nicole Dosso joined the firm in 1998. Nicole is a recognized expert in the technical challenges and solutions associated with the design of tall buildings in complex urban contexts. She has extensive project experience that includes work on SOM’s key projects at the World Trade Center site: 7 World Trade Center and One World Trade center. Nicole’s other high-rise work in New York includes the Baccarat Hotel and Residences developed by Starwood Capital Group; 250 West 55th Street commercial office building for Boston Properties; 383 Madison Avenue, former Bear Stearns headquarters; and the exterior renovation of 2 Broadway, a 1.2 million sf office tower in the financial district which houses the Metropolitan Transit Authority. Nicole is currently involved in the Manhattan West development for Brookfield Office Properties. This 5.4 million sf project incorporates a new commercial and cultural center, a residential hub and a green space, linking the Midtown business district and Moynihan Station to the future park system of the Hudson Yards development. The project is located above a 2.6 acre site of active Amtrak, LIRR and NJ transit railroad tracks. Post tension, segmental, precast girders were used to construct 16 spans that stretch over the railroad tracks. The Platform, Phase 1 of the project was completed in 2014. ENR New York recognized the platform as the innovation project of the year. Other current projects include, a 1.0 million sf, 70 story mixed use building consisting of retail, health club, office, hotel and residential for the Related Company at the Hudson Yards site in New York. She is also involved in a 2.1 million sf, Four Seasons brand mixed use building in Jeddah, Saudi Arabia and a variety of other commercial, residential and hospitality projects throughout the Middle East. Ms. Dosso is a member of AIA and a LEED Accredited Professional with specialty in BD + C. She is a graduate of the School of Architecture at Syracuse University.

aura Ettelman, AIA, is a Managing Partner at Skidmore, Owings & Merrill. With 30 years of experience, Laura is an expert at leading large multidisciplinary teams, providing full architectural and engineering services from planning and design through construction administration. Her management approach is to maximize the integration of the architectural design and technical development with the engineering requirements of the project to meet the client’s goals. Laura’s unique ability to manage large, technically complex projects with critical construction, phasing, and operational requirements while fostering a high level of teamwork coupled with effective communications skills are ideal for many institutional, as well as international, projects. Laura has experience taking projects from planning and design through construction for various facility types including aviation, healthcare, and education projects. She has worked on numerous high profile projects, including the LaGuardia Airport Central Terminal Building Modernization, the Toronto Pearson International Airport Terminal 1, and the Chhatrapati Shivaji International Airport Terminal 2 in Mumbai, India. These three major civic projects, totaling more than 9 million square feet, provide a glimpse into the depth of Laura’s work in transportation design around the world. Some of Laura’s new projects include the Bangalore International Airport in India and the Seattle-Tacoma International Airport, as well as new residential projects in Mumbai. Laura’s technical and construction experience, working in every aspect of overall project delivery including cost and schedule management, enables her to work with the client and design team to achieve the project’s goals and vision. As a managing partner, Laura uses her diverse knowledge and experience to guide the architectural, engineering, and client teams to work together to deliver highly successful projects.

She is on the Board of Governors of the Harvard Business School Real Estate Alumni Association. hen Alison Novak joined The Hudson Companies nearly a decade ago, she was looking for a small residential development firm where she could get her hands dirty in every aspect of the development process. Hudson’s long standing reputation as an affordable housing and market-rate developer fit her outlook almost exactly. The one area where Hudson lacked experience? Green building. As a self-proclaimed tree hugger, Alison recognized that Hudson’s entrepreneurial spirit would rise to the challenge if the business case was properly presented. She started with a brown bag lunch talk about energy efficiency and a 4-page memo. Today, Hudson’s green building reputation is well established, from solar power to cogen, LEED to NYSERDA, garden plots to daylighting. Alison’s success is not limited to green building alone. As a principal of the firm, she oversees market and mixed income developments as well as directs Hudson’s equity investment fund. The latter focuses on workforce housing in the outer boroughs. Hudson has completed over 5,000 units of housing and has over 4,000 in its pipeline. Alison has been an integral part to the growth of Hudson’s portfolio and its staff. Not only a savvy businesswoman, Alison has a passion for neighborhoods. Average rent across Manhattan increased by 0.29% since last month, from $3,963 in July 2015 to $3,975 in August 2015. Listing inventory decreased by 2.91% from 8,663 rental units in July 2015 to 8,411 rental units in August 2015. The ratio on Non-Doorman units to Doorman units in all of Manhattan changed from 43.1% (NDM) and 56.9% (DM) to 42.4% (NDM) and 57.6% (DM). TriBeCa and Chelsea saw the largest shifts in inventory, with TriBeCa inventory falling by 19.8%, and Chelsea increasing by 7.4%. The largest percentage price increases were seen in Studio Non Doorman units in Financial District, One Bedroom Non Doorman Units in Greenwich Village and Two Bedroom Non Doorman units in Soho, at 11.7%, 7.4% and 9.6% respectively. These fluctuations were largely attributed to relatively low sample sizes and lower priced rental units exiting the market. The largest percentage decreases were seen in SoHo in Studio Doorman (-16.8%) and Non Doorman Units (-9.5%) and One Bedroom Doorman (-9.3%) and Non Doorman Units (-13.8%). It is important to note that Soho also had the lowest level of inventory in the sample at 179 units (after BPC which had 149 units). Neighborhoods with a low sample size tend to react more than those with higher sample sizes when lower/higher priced units enter/leave the market. The largest annual shifts were seen in Harlem and Midtown East. The average rent in Harlem grew by 20.0% from $2,356 in August 2014 to $2,828 in August 2015. This is largely the result of the movement toward new construction residential buildings in the area. Midtown East experienced a decline of 11.6%, from $3,954 in August 2014 to $3,497 in August 2015.

PACIFIC PARK, BROOKLYN At Pacific Park Brooklyn, formerly Atlantic Yards, Yu says that “Bruce Ratner was intent on building high-quality affordable housing without being at the mercy of the market.” Turning his dream into reality, Yu worked with Ratner to create a master plan for this property. In 2014, Forest City Ratner and Greenland USA closed on a joint venture agreement to develop all phases of the project. The joint venture, Greenland Forest City Partners, is developing the $4.9 billion Pacific Park Brooklyn project which will include the redevelopment of 22 acres in downtown Brooklyn comprised of approximately six million square feet of residential space (6,430 units of affordable and market-rate housing), a state of the art sports and entertainment arena, Barclays Center, 247,000 square feet of retail use, approximately 336,000 square feet of office space and eight acres of publicly accessible open space. The project further includes major transportation improvements, including a new storage and maintenance facility for the LIRR and a new subway entrance to the Atlantic Terminal Transit Hub, the third largest transit hub in the City. “After working with Bruce Ratner on the Master Plan, we presented it to Mayor Bloomberg in 2004. Bruce felt there was a strong need to provide affordable housing in the City, and

having a major basketball arena as an anchor next to the transportation hub was a dream he had at the time,” Yu continues. Thus far, the firm has broken ground on over 780 units of affordable housing including: ››

461 Dean Street - Construction of the first residential building at Pacific Park Brooklyn, which will contain 363 rental units, 50% of which will be affordable, commenced in December 2012. The building is anticipated to open in late 2016, and is being built using modular construction. Once completed, it will be the tallest modular building in the world. This building is being developed solely by Forest City Ratner.

In total, 2,250 of the 6,430 residential units at Pacific Park will be affordable to low moderate and middle income households. “We couldn’t be happier with the progress we are making to achieve our commitment to affordable housing as an integral part of Pacific Park Brooklyn,” said MaryAnne Gilmartin, president and chief executive officer of Forest City Ratner Companies. “We all know that the need for this housing is critical and we are very proud to be working with the State and the City to bring this housing to market.” In addition to these buildings, Greenland Forest City Partners broke ground on 550 Vanderbilt Avenue in December of 2014. This building will be a 17-story

luxury condominium with 278 residences in a wide range of layouts and sizes, from studio through four-bedroom homes and including a limited collection of maisonettes and penthouses. Providing true ease of transportation, Pacific Park is not only situated next to the City’s third major mass transportation hub with 11 subway lines, and 11 bus lines, but the project also includes an expansion and upgrade to MTA/LIRR Vanderbilt Yard, providing new transit connections to the existing Atlantic Avenue transportation hub. EIGHT SPRUCE STREET, LOWER MANHATTAN “Eight Spruce Street was the first piece of dirt we ever bought,” Yu says. And what a valuable piece of dirt it was. Formerly a parking lot on the verge of bankruptcy, the master plan included building 899 apartments. “But these apartments had to be built in a very efficient way, and since Bruce was always a big fan of Frank Gehry,” Yu continues, “the project became a Gehry-designed building.” The first residential skyscraper designed by Gehry has redefined the skyline of Lower Manhattan. “My goal was to create an elegant residential tower, one that speaks to the surrounding towers but also creates its own architectural identity,” Frank Gehry says. “This is a building that could only be built in New York.” The 76-story high-rise offers 899 dramatic living spaces, ranging from studios to three-bedrooms, as well as three unique penthouses, world-class amenities and panoramic views. Comprised of a 1.1-million-square-foot structure sheathed in Gehry’s distinctive glass and stainless steel cladding atop a 100-foot, six-story masonry podium, it also houses a four-story, 100,000-square-foot New York by Gehry at Eight Spruce Street, East Elevation – David Sundberg/Esto

Spruce Street School (PS 397), the first New York City public school built on private land. “We achieved rents nobody thought was possible,” Yu says. The building also includes a 21,000-square-foot ambulatory care center and doctors’ offices affiliated with New York Downtown Hospital; 26,000 square feet of below-grade parking for 175 cars for hospital use, and 1,300 square feet of ground-floor retail space soon to become the first Downtown outpost of NYC’s popular Birch Coffee. Two beautifully landscaped public plazas totaling 15,000 square further creates pleasing open space on either side of the building. “The proudest thing for me, though, is that when my two daughters see the building every morning when they are going to school on the R train they shout while pointing, ‘That’s mom’s building!’ I began working on this building when I was pregnant with my first,” Yu says, “so to see my girls so inspired, and to know that their mom is changing the skyline of the City, is absolutely fabulous!”

IIDA NY is a professional organization that unites A&D professionals in the New York area, providing them with networking opportunities, educational events and charitable initiatives. MichaelBattaglia is succeeding Rebecca Dorris Steiger, Certified Interior Designer and LEED Accredited Professional with more than 20 years experience in corporate interiors and space planning experience. “Being chapter president requires you to represent a diverse community,” said Dorris Steiger. “Katie’s unique background working with so many different designers makes her a perfect fit because she understands all the varying points of view.” MichaelBattaglia has been a member of the New York Chapter since 2002, serving as the vice president of membership from 2008 2009, and has worked with the Leaders Breakfast committee since 2011. A graduate of the University of Cincinnati, where she received a Bachelor of Science in Interior Design, MichaelBattaglia always knew that she wanted to pursue a design career. As an undergrad, she completed various competitive internship programs, and was hired by Californiabased RMW Architecture &

Interiors right out of school, working as a junior designer. MichaelBattaglia has a strong background in commercial, educational, and cultural projects with experience working in cities around the world including New

York, San Francisco, Washington, D.C., and London. Always wanting to give back and foster the development of young designers, MichaelBattaglia has lent her expertise teaching interior design courses at the Parsons School of Design and California College of

the Arts. Currently, MichaelBattaglia is the design director at Nemo Tile Company, where her work focuses on showroom and layout design as well as decisionmaking and research relating to new products. As design director, she works closely with designers and manufacturers offering personalized client services and ensuring that all products are being communicated effectively. “I’m excited to begin my tenure as IIDA NY’s president,” said MichaelBattaglia. “This organization has been a necessary tool for me to connect with so many talented people in the community, elevating my designs and skills, and I look forward to furthering its initiatives.” During her yearlong tenure as chapter president, MichaelBattaglia will provide inspiration to New York’s design community. SHAW INDUSTRIES, the world’s largest carpet manufacturer, has signed a long-term lease to occupy 7,963 square feet at 853 Broadway in Union Square, announced The Feil Organization, the building’s owner and manager. The Berkshire Hathaway division will take occupancy of the entire third floor at the end of this year to use as a showroom. The third level is the first of three floors that recently were renovated with a glass curtain wall. “The striking visibility, combined with an exceptional view of Union Square as well as the building’s easy access to public transportation, made it the perfect location for Shaw,” commented Robert Fisher, Director of Commercial Leasing at Feil. “This is the first of what we know will be many leases at the building since the renovation.
