TRUTH: It is critically important which agent you select to market and sell your home. It’s important to have an agent with the education, experience, and know -how to anticipate problems, avoid them, and be able to handle them quickly and in a professional manner should they occur.

MYTH #2: The Sold By Simmons Team sells a lot of real estate. Perhaps they’re too busy to pay attention to my listing.

MYTH #3: You should select the real estate agent that suggests the highest price.

MYTH #4:

Brokers who “discount” commissions can do an adequate job of selling your home.

MYTH #5:

I need to redo my kitchen and bathroom before selling.

TRUTH: Our team is very busy doing all of things that will get the best results for you and we have assembled a top notch staff to assist us with the routine (but critically important!) details in order to free up our time to devote attention you require to sell your home successfully.

TRUTH: This is the oldest trick in real estate sales! Some agents will agree to list the house at an unrealistically high price just to satisfy the seller and get the listing, but after a few weeks start telling the seller that a price reduction is needed. Always select an agent based on his/her credentials. Market value is a separate issue.

TRUTH: Watch out, you get what you pay for! Ask yourself, does the discount broker have a staff to personally attend to your specific needs or will you be subjected to working with a part timer in a call center? Will your home receive less attention and fewer showings from Buyer’s agents due to the discount broker’s reputation? Does he/she have the expertise to guide you through problems that may develop during the sales process? Are there “hidden” fees to look out for?

TRUTH: While kitchens and bathrooms can increase the value of a home, you may not get a large return on investment. Minor renovations, may be the way to go. New counter tops, fresh neutral paint or new appliances may be just the kind of bait you need to reel in a buyer.
