DUNHAM
Cyndi specializes in luxury homes and custom lot sales in Firerock Country Club, Crestview, Eagle’s Nest and all of the Fountain Hills’ premier communities.
With over 30 years of real estate sales experience, she is one of the foremost experts in the Fountain Hills real estate market. In 1999, Cyndi was hired as one of four listing agents to begin marketing the Firerock Country Club project for the developer of Fountain Hills, MCO Properties. This opportunity has given her the knowledge and experience to be considered the premier agent for the community today.
Cyndi is a Michigan native, but after attending Michigan State University, she left the Great Lakes State to experience mountain living in Vail, Colorado. Her real estate career began shortly after as a broker associate with Vail Associates/Slifer Smith and Frampton Real Estate, a large development real estate company in the Vail Valley.
In 1998, her husband Rich was transferred to Arizona and they made the move to Fountain Hills with their 2 children, and one on the way. Both have enjoyed every minute of raising their family here, taking advantage of everything this wonderful town has to offer.
Whether you are selling a castle or a cottage, she will give you the excellent service you expect.

STAGING
WHY YOU SHOULD STAGE YOUR HOME ...
Preparing your home for viewing is known as staging and is similar to “detailing” a car for sale. Homes typically sell for 7% more and 50% faster if properly staged because your home looks its very best. Whether you work exclusively with your RE/MAX Sun Properties agent or with a professional stager recommended by your broker, staging your home is a must to get top dollar in today’s marketplace.
STAGING
... AND HOW TO DO IT
Staging can involve simply rearranging furniture and decluttering, to fresh paint and floor coverings.
Your RE/MAX Sun Properties agent can provide guidance on which projects will help result in a faster and more profitable sale.
In addition to staging a consultation, your broker will provide you with our exclusive publication, “20 Steps to Help You Sell Your Home.”
20 STEPS TO HELP YOU SELL YOUR HOME
20 STEPS TO HELP YOU SELL YOUR HOME
As a homeowner, you can play an important part in the timely sale of your property. When you take the following steps, you’ll help your RE/MAX Sales Associate sell your home faster, at the best possible price.
12/20
FIRST IMPRESSIONS
The fewer obstacles between prospects and the true appeal of your home, the better.
1
Make the Most of that First Impression
A well-manicured yard, neatly trimmed shrubs and clutter-free patio welcome prospects. So does a freshly painted front door. Work with your landscaper to blow away all leaves and needles, and be sure to freshen up paint on yard walls. The fewer obstacles between prospects and the true appeal of your home, the better.
2
Invest a Few Hours for Future Dividends
Here’s your chance to clean up in real estate. Clean up in the living room, the bathroom, the kitchen. If your woodwork is scuffed or the paint is fading, consider some minor redecoration. A paint refresh adds charm and value to your property. Prospects would rather see how great your home really looks than hear how great it could look, “with a little work.”
3
Check Faucets and Bulbs
Dripping water rattles the nerves, discolors sinks and suggests faulty or worn-out plumbing. Burned out bulbs leave prospects in the dark. Don’t let little problems detract from what’s right with your home.
4 Don’t Shut Out a Sale
If cabinets or closet doors stick in your home, you can be sure they will also stick in a prospect’s mind. Don’t try to explain away sticky situations when you can easily plane them away. A little effort on your part can smooth the way toward a closing.
5 Think Safety
Homeowners learn to live with all kinds of self-set booby traps; rollerskates on the stairs, festooned extension cords, slippery throw rugs and low hanging overhead lights. Make your residence as non-perilous as possible for uninitiated visitors.
6 Make Room for Space
Remember, potential buyers are looking for more than just comfortable living space. They’re looking for storage space, too. Make sure your attic and basement are clean and free of unnecessary items.
7
Consider Your Closets
The better organized a closet, the larger it appears. Now’s the time to box up those unwanted clothes and donate them to charity.
8
Make Your Bathrooms Sparkle
Bathrooms sell homes, so let them shine. Check and repair damaged or unsightly caulking in the tubs and showers. For added allure, display your best towels, mats and shower curtains.
9
Create Dream Bedrooms
Wake up prospects to the cozy comforts of your bedrooms. For a spacious look, get rid of excess furniture. Colorful bedspreads and fresh curtains are a must.
10 Open up in the Daytime
Open all blinds and make sure windows are clean so you can show off the views and yard spaces.
11 Lighten up at Night
Turn on the excitement by turning on all your lights – both inside and outside –when showing your home any time of the day or night. Lights add color and warmth, and make prospects feel welcome.
12
Avoid Crowd Scenes
Potential buyers often feel like intruders when they enter a home filled with people. Rather than giving your house the attention it deserves, they’re likely to hurry through. Keep the company present to a minimum.
13
Watch Your Pets
Dogs and cats are great companions, but not when you’re showing your home. Pets have a talent for getting underfoot. So do everybody a favor; keep Kitty and Spot outside, or at least out of the way.
14 Think Volume
The better organized a closet, the larger it appears. Now’s the time to box up those unwanted clothes and donate them to charity.
15 Relax
Be friendly, but don’t try to force conversation. Prospects want to view your home with a minimum of distraction.
16
Don’t Apologize
No matter how humble your abode, never apologize for its shortcomings. If a prospect volunteers a derogatory comment about your home’s appearance, let your experienced RE/MAX Associate handle the situation.
17
Time to Go for a Drive
When it’s time for a Realtor Showing, it’s best to clear out and let the Agent work with their Buyers directly. They know their Buyer’s wants and needs, and you may say something that absolutely turns off the Buyer without even knowing it! This also gives the Buyer the opportunity to express objections the Agent can handle, which they may not feel free to do with you in earshot!
18
Don’t Turn Your Home into a Second-Hand Store
When prospects come to view your home, don’t distract them with offers to sell those furnishings you no longer need. You may lose the biggest sale of all.
19
Defer to Experience
When it’s time to talk price and terms, allow the professionals to speak for you. If your agent feels it’s appropriate to include you, be brief ... Seller’s can frequently offer too much information and overwhelm a prospect.
20
Help Your Agent
Your RE/MAX Associate will have an easier time selling your home if showings are scheduled through this office. You’ll appreciate the results!
LIGHTEN UP AT NIGHT
Lights add color and warmth, and make prospects feel welcome.
PRICING
COMPARATIVE MARKET ANALYSIS
Your broker will provide you with a careful analysis of the right price for your particular home, showing properties with similar amenities that are currently on the market as well as those that have actually sold.
INITIAL PRICING MATTERS
A brand new listing is shown more and generally sells for a higher price than older listings. Fair or not, prospective buyers begin to wonder why it hasn’t sold.
Another important consideration is financing. In today’s market, homes must be priced accurately to qualify for a loan.
Local Market Statistics: Sold Price to List Price
Mid-Year 2019-2020
PRICING
WHAT DOES NOT AFFECT SALE PRICE
It’s important to note that the following do NOT predict the price at which your home will actually sell:
✔ The profit you wish to make from the sale
✔ The money you have invested in improvements
✔ The amount your friends or others have told you the home is worth
✔ What you originally paid for the home
✔ Past appraisals
✔ The Tax Assessor’s evaluation
PRICING
THE PROBLEMS WITH OVERPRICING
Make no mistake. We want you to get the highest possible price for your property. However, when a home is priced too high for the market ...
• It attracts lookers, not buyers, drawn to viewing more expensive properties.
• It scares away buyers who would be willing to pay the fair market value.
• It may be used by other agents to make their properties look like better values.
Percentage of Prospective Buyers who will actually view the property.
SELLING YOUR HOME NEGOTIATING THE SALE
ASSESSING THE OFFER
When you receive an offer on your home, your RE/MAX Sun Properties agent is with you every step of the way, evaluating the positives and negatives of each offer. Only after you’re comfortable with all the terms – including price, repair limits and possession – will your broker recommend you accept an offer.
DETAILS, DETAILS
Your broker will take care of all the usual paperwork, including sale agreements, addendums, counter offers, etc., but also the government mandated compliance documentation.
NEGOTIATING THE SALE
COMPLETING THE TRANSACTION
Once you have an accepted offer, your RE/MAX Sun Properties agent gets to work behind the scenes to tend to every detail ...
• Your broker will monitor the buyer’s earnest money deposit, the title search and the ever-detailed loan process.
• During the home’s inspection period, your RE/MAX Sun Properties agent will be by your side reviewing repair requests and negotiating on your behalf to net you as much as possible from the sale.
• Prior to closing the transaction, your broker will review your final closing statement to ensure that it was prepared correctly and provide you with the expected bottom line.
SELLING YOUR HOME
YOU’RE IN CONTROL
Selecting the right broker – who can provide professional guidance – is key to selling your home.
