Local realtors said buying a lakefront property requires a plan and this area offers a wide array of options in the sizes of homes and lakes as well as the price range the buyer has tabbed for a purchase.

When it comes to lake property, Rauland recommends making the very best offer that you can when seeking a home. “Sometimes people try to make a low offer, much lower than they are willing to pay and much lower than the property is worth, only to have the offer rejected and the seller is no longer willing to negotiate with them. The best chance of having an offer accepted is on the first try.” There was a time when lakefront properties generally were passed down from one generation to another. Today people often sell their lake houses to move up to a bigger property or to downsize once they are empty nesters, only to upsize again when the grandchildren arrive. Sometimes family homes are sold because there is a divided opinion among siblings on whether to hold onto the home once they inherit it. In other cases the children may live too far away to be able to enjoy the property on a regular basis. And then of course there are taxes. With taxes ranging from $40,000 to $85,000 or –more, depending on the size of the property – often the heirs are unable to afford the home.

What’s available?

The reasons why lake homes come up for sale are as many as the people who own them. Rauland tells the story of a home in Linn on the Geneva Lake shore that is known as Royal Oaks Estates – a custom-built Chateau style home with seven bedrooms, nine full baths and a kitchen that measures 44 feet by 22 feet. The main house is 18,000 square feet and there is a three-bedroom guesthouse on the property of 2,343 square feet. The property was originally three separate parcels that were combined into one estate.

The design was researched for several years and the house was completed in three years. Now, after 25 years, the family is ready to sell the home with a listing price of more than $11 million. Families looking for a lake home in a more moderate price range can find properties in the $400,000 to $2.5 million on some of the other lakes and may even find homes less than $300,000 just off the lake. Chris Horgan mentioned a lake view property in Twin Lakes, which was not on the lakefront but across the street, and had a sale price less than $300,000. Nearby homes on the lakefront were listed at $800,000 and $1 million, respectively. So even though the price of the lake view property was low and probably needs some updating, the neighborhood is good. While many choose one of the smaller lakes for the price, others who could afford the higher priced property prefer the quieter atmosphere of the country as opposed to the busier Lake Geneva. So if you are ready to begin your search for that dream second home on the lake or perhaps to move permanently to the lakes area, there is no better time than now to begin your search. The market is returning to its value prior to the recession and prices are stabilizing. Here are a few tips gleaned from the local professionals: • Consider the type of property you are seeking whether condominium or singlefamily home, or grand estate. • Set your budget. If you have an idea of what you want and can afford your Realtor is better able to steer you in the right direction. • Don’t forget to consider upkeep costs and taxes. • Be patient. At any given time there are about 30 to 40 properties for sale on Lake Geneva out of about 1,000 properties.

Anglers, boaters play key role in preventing the spread of aquatic invasive species

Anglers and boaters play an important role in preventing the spread of aquatic invasive species and proper handling and disposal of live bait is more important than ever following the discovery of the fish egg-eating, invasive round goby in Little Lake Butte des Morts last year. Bob Wakeman, aquatic invasive species coordinator for the Wisconsin Department of Natural Resources, said anglers should never use aquatic invasive species as bait or dump unused live bait into the water. Wisconsin’s bait laws are designed to prevent the spread of both obvious hitchhikers and other, less visible invaders capable of harming waterways and healthy aquatic communities. “You may take leftover minnows purchased from a Wisconsin bait dealer away from any state water and use them again on that same water,” he said. “You may use leftover minnows on other waters only if no lake or river water, or other fish were added to the container.” When deciding to use minnows, anglers must remember minnow harvest is prohibited on all viral hemorrhagic septicemia known and suspect waters. VHS is a deadly fish virus threatening Wisconsin fish such as muskies, walleye, lake whitefish, yellow perch and more. The prohibited area includes Lake Michigan,

Round gobies can survive even in poor quality water, spawn multiple times per season and displace native fish by eating their eggs and young, taking over optimal habitat. Gobies have become common in some areas of the state such as Lake Michigan and Green Bay. Gobies are on the Chapter NR 40 list as a restricted invasive species and it is illegal to possess, transport, transfer or introduce live gobies, including using

National Safe Boating Week was the last week in May and many boaters made an extra effort to improve their on-water safety. But will they stay vigilant and continue those efforts all summer long? “Making boating safety easy to embrace means more boaters will continue to make the effort,” says BoatUS Foundation for Boating Safety and Clean Water President Chris Edmonston. With that goal in mind, the BoatUS Foundation has three simple tips for boaters that will improve their boating safety game all summer long: Select a life jacket that you will actually wear Consistently wearing a life jacket may be a challenge for some boaters, but it doesn’t have to be. Inflatable life jackets can be as unobtrusive as a small, lightweight beltpack worn around the waist or suspenders style inflatable worn over the shoulders. They don’t trap body heat, and give full mobility needed to cast a line or trim a mainsheet. “The best life jacket is the one you’ll actually wear,” says Edmonston, “And inflatables make it easy to wear because they’re so comfortable that you forget you have it on.” For more, go to BoatUS.orginflatables. Take a boating safety education course Learning the rules of the road can be difficult for some boaters as they don’t always

File an uncomplicated float plan What kind of float plan do you need? Simpler may be better. For most boaters who boat on familiar home waters, a float plan can be as easy as a text message to a friend or relative telling them where you are going, who is aboard, and what time you expect to return. And don’t forget to close it out with a text message after you’ve returned. If you’re at a boat ramp, leaving the details of your trip on a piece of paper or on a float plan form and putting it in view on the dashboard of your tow vehicle is another simple way to do it. More detailed float plans such as the one offered by the U.S. Coast Guard Auxiliary are also great if you have a need for more detail and coordination, such as for longer offshore passages. Four myths about boat fire extinguishers Every spring, the BoatUS Foundation for Boating Safety and Clean Water receives questions from boaters about fire extinguishers. To help set the record straight here are four fire extinguisher myths debunked: Myth 1: Tapping or striking the extinguisher keeps the contents “fresh.” Reality: Leave the mallet at home. Unlike days of old, today’s modern fire extinguishers don’t use chemicals that cake, get hard, or need to be broken up.

Whacking it with a mallet or hammer could compromise the extinguisher’s ability to put out a fire. Myth 2: All extinguishers must be mounted with a bracket. Reality: Mounting a fire extinguisher on a bracket keeps the unit in a handy place and may protect it from being banged around the boat, but it is not a legal requirement. You do, however, need to ensure the extinguisher is readily accessible, so leaving it at the bottom of locker or compartment is a big

no-no. Myth 3: Fire extinguishers get old and go “bad” every year. Reality: Unlike flares, fire extinguishers have no expiration date. To meet US Coast Guard carriage requirements however, the extinguisher must be Coast Guard approved and in “good and serviceable” condition. The charge indicator needs to be in the green zone, the nozzle free of obstruction and the cylinder not rusted. Myth 4: The law says you only need to

carry one extinguisher. Reality: U.S. Coast Guard minimum equipment requirements dictate that larger vessels require more than one fire extinguisher. While a full list of all minimum safety gear requirements for all boat sizes can be found at BoatUS.org/equipment, don’t let that stop you from adding additional extinguishers.
