when renovating a vacation home Vacation homes may seem like a luxury only the very wealthy can afford, but many people purchase vacation homes as investments. Vacation homes give families a place to escape to where they can spend time together each summer or winter, but such homes also help homeowners generate income, and some homeowners even find the height of vacation season generates enough rental income to pay for the second home year-round. Personal style goes a long way toward determining how to renovate a primary residence. But men and women who own vacation homes they hope to rent out should not allow their own personal styles to dictate a vacation home renovation project. The following are some additional things homeowners should consider before renovating their vacation homes.
CURB APPEAL

When renovating a vacation property,
relatively minor updates can dramatically improve curb appeal, which may bear more weight with prospective renters than it would prospective buyers. Potential buyers are making a substantial financial commitment when they buy a home, so they will go over a home with a fine tooth comb. But vacation renters are making a much smaller financial commitment, so curb appeal can go a long way toward encouraging vacationers to rent your property. Repaint a home in a more vibrant color or replace old siding with newer material. Hire a local landscaping service to tend to the property throughout vacation season, and be sure to include updated photos of your property with online listings.
CONNECTIVITY
While vacation was once a respite from all aspects of our everyday lives, nowadays vacationers want to maintain
at least some connection to the outside world. If your vacation home is not up-todate with its wireless technology, upgrade to a faster network that offers high speed Internet. Such connectivity can and likely will prove attractive to prospective renters who have grown accustomed to relying on the Internet, even when they are on vacation.
APPLIANCES
A vacation rental may not need the latest and greatest appliances, but homeowners may find it easier to attract renters (and charge more in rent) if the home is not filled with outdated appliances reminiscent of a long forgotten era. Upgrade especially outdated appliances, but make sure any upgrades fit with the theme of your rental. For example, stainless steel appliances may look great in your primary residence, but such appliances are costly and may not
be what renters hoping to find a beachside bungalow are looking for.
ACCESSIBILITY
Some people want a vacation home far off the beaten path, but that does not mean the home has to be inaccessible. If your vacation home is in a wooded area far off the road, consider paving the access road prospective renters will use to get to and from the property. This relatively small touch may appeal to potential renters who want some seclusion, but don’t want to put their vehicles through the ringer every time they leave the property. ANGLERS doing their part in fight against aquatic
INVASIVE SPECIES
Recent monitoring data suggests that boaters and anglers are doing their part to prevent the spread of aquatic invasive species. Monitoring results from 2014 discovered fewer than 10 new lakes with either zebra mussels or spiny water fleas, both of which are problematic invasive species. “Even with the increased effort of DNR invasive species monitoring specialists, we are only finding a handful of new lakes with invasive species,” said Tim Campbell, an aquatic invasive species contractor with the Wisconsin Department of Natural Resources. “This suggests that many water users are doing their part in limiting the transport of plant material, water and debris between lakes and rivers.” To continue preventing or limiting the spread of aquatic invasive species, boaters, paddlers and anglers must: Inspect boats, trailers and equipment. Remove any attached aquatic plants or animals (before launching, after loading and before transporting on a public highway). Drain all water from boats, motors and all equipment. Never move live fish away from a water body. Dispose of unwanted bait in the trash. Buy minnows from a Wisconsin bait dealer. Fishermen may take leftover minnows away from any state water and use them again on that same water. Leftover minnows may also be used on other waters only if no lake or river water or other fish were added to their container. Boaters and anglers who would like to help support research into better aquatic invasive species prevention and control may donate $2 through the aquatic invasive species research check-off when they register their boat with the DNR. Fishing licenses and information just a click away The general Wisconsin fishing season runs from May 2, to March 6, 2016, however a variety of local and species specific rules may apply. To learn more about statewide fishing regulations, search the DNR website, dnr.wi.gov, for “fishing regulations.” For a complete calendar, search “fishing season dates.” Anglers can find fish species information, boat access sites, shore fishing areas, lake information and regulations by downloading the free Wisconsin Fish & Wildlife mobile app, which includes a full array of fishing information. Wisconsin residents and nonresidents 16 years old or older need a fishing license to fish in any waters of the state. Residents born before Jan. 1, 1927, do not need a license and resident members of the U.S. Armed Forces on active duty are entitled to obtain a free fishing license when on furlough or leave. Anglers can buy a one-day fishing license that allows them to take someone out to try fishing, and if they like it, the purchase price of that oneday license will be credited toward purchase of an annual license. The one-day license is $8 for residents and $10 for nonresidents. Buying a license is easy and convenient over the Internet through the Online Licensing Center on the DNR website, at all authorized license agents, at DNR Service Centers (Hours for service centers vary; check the DNR website for service center days and hours of operation; DNR Service Centers are not open on Saturdays), or by calling toll-free 1-877-LICENSE (945-4236).

While safety comes first when on the water, keeping the area waterways clean should also be a priority for every boater. Keep trash in the boat until docking and, use pump out stations to empty ballast tanks and don’t let unwanted hitchhikers remain on the boat’s surface.
On the water Protect the environment with safe boating
Recreational boating reaches its peak when the weather warms up and people take to waterways in droves. Spending a day on the water enjoying the scenery or trying your luck at fishing are popular pastimes. Following proper boating practices and etiquette can protect everyone onboard. Although ensuring passenger safety should be a priority, safeguarding against environmental impacts while boating also should be a concern. Marinas and various marine areas can become contaminated with pollutants generated from boating activities. Boat cleaning, fueling and marine head discharge are just a few of the pollutants that can find their ways into the water. A past study in the marine reserve of Cape Creus in the Mediterranean Sea found that boat anchoring also is a considerable threat to marine habitats, as vulnerable ecologies can be damaged by anchors. Although there are regulations in place to protect marine life and ecosystems, these rules aren’t always adhered to. Recreational boaters can do their part to keep oceans, bays, rivers, and lakes pristine by adhering to some sound advice. Reduce engine exhaust Whenever possible, row, paddle or use sails to decrease engine use and subsequent exhaust. When engines must be used, do not idle unnecessarily. Always steer clear of the aft of the boat, where fuel fumes and carbon monoxide can cause serious health implications. Keep trash on the vessel Do not discard any items over the side of the boat. Even seemingly harmless items can impact the environment. Store garbage in a bag and dispose of it properly when you
return to the marina or dock. Secure items onboard so they will not blow off and end up in the water. Avoid antifouling paints Antifouling paints are special paints applied to the underside of vessels to prevent or slow down the growth of barnacles and other organisms. Maritime New Zealand notes that these paints can harm other sea life and prove dangerous when scraped off and not discarded properly. Keep boats in proper working order Poorly maintained boats may harm the environment. Inefficiently working engines can produce more exhaust and contaminate the air and water. Oil and other mechanical fluids can leak into the water and affect the marine environment. Proper maintenance helps keep boats safe and minimizes their impact on the environment. Use pump-out stations Pump out stations at marinas enable boaters to safely dispose of the contents from sanitary systems without waste ending up in the water. Commercial ships, such as tankers and bulk cargo carriers, have the added threat of ballast water. Ballast water keeps vessels buoyant. However, when this water is discharged at the next port of call, it can transfer biological materials, like bacteria and plants, from foreign waters. These materials can compromise the integrity of ecological systems. Respect marine ecosystems Boaters who plan to enter the water and explore should tread delicately. Coastal areas often play home to birds and other wildlife. Use caution around reefs and habitats.

Tackle home maintenance projects to SAVE MONEY
Much like the upkeep on your car, tackling home maintenance on a regular basis will prevent problems from developing and save you from larger repair costs down the road. Some projects should be left to the professionals, but there are plenty of weekend jobs that any homeowner can easily handle, like these: Inspect your roof and make minor repairs Winter can be especially hard on a roof. Look for ice, hail or water damage. Replace any cracked or missing shingles and clear any debris. Clean your gutters It’s not glamorous work, but your home’s gutters play an essential role in moving water away from your home and preventing damage. Consider installing gutter guards to ensure your gutters remain functional and free from debris. Inspect windows and doors and re-caulk where necessary Because a proper seal is essential in both heating and cooling seasons, this job should be performed twice a year to protect against drafts and moisture, and to keep insects out. Worn weather stripping should also be replaced. Check your insulation Attics should be insulated to R50, which can usually be achieved with an insulation depth of at least 16-inches. Top up with an insulation product that is water repellant and fire resistant, like ROXUL COMFORTBATT. Don’t forget to ensure that your basement headers are insulated properly to prevent overworking your furnace and air conditioner. Other simple jobs include fixing leaky faucets, repairing and resealing decks, inspecting the foundation and scheduling a check-up for your HVAC system. Food and wine pairing tips for your Memorial Day party
Memorial Day heralds the start of grilling season. Perfect your fireside techniques and enhance outdoor dining by learning how to pair wine with grilled dishes. “The right wine makes every meal better, especially with meals cooked on the grill,” says Michael Trujillo, president and director of Winemaking at Sequoia Grove Winery. To help you find the perfect pairing, Trujillo is sharing a few basic tips: • Pair the right varietal to the right dish, Chardonnay with grilled vegetables or fruit, and Cabernet Sauvignon for grill-roasted larger cuts. • Select wines from trusted producers made in a balanced style. Wines that are too ripe, sweet, tannic or alcoholic will usually clash with grilled foods. At Sequoia Grove Winery, Michael Trujillo’s winemaking style emphasizes varietal expression, finesse and balance. • Use the right seasoning. When making rubs for steak, be liberal with salt and cut out the sugar, which doesn’t pair well with hearty reds. • This Memorial Day and beyond, make every grilled meal special with the perfect food and wine pairings. For a great pairing with Cabernet Sauvignon, follow this steak recipe with a rouge beurre sauce. Made from a Cabernet Sauvignon reduction, the rouge beurre sauce is high in acidity and low in sugar, making it the perfect accompaniment for a glass of Cabernet Sauvignon. Ingredients • 2 ribeye steaks (21 days dry age prime) • 15-20 garlic cloves • Peanut oil • 8 ounces of dry red wine (Sequoia Grove Cabernet Sauvignon) • 3 tablespoons shallots, finely minced • 5 tablespoons, cold butter • Salt and pepper Seasoning • Prep steaks two days before cooking. Season with salt and very coarse black pepper. Crush garlic cloves and cover both sides. Place steaks in a shallow straight-sided container and coat all sides with peanut oil, cover and refrigerate. • Remove steaks and rest at room temperature, at least 45 minutes. Discard all garlic (burnt garlic will result in a bitter sauce.) Re-season with salt and pepper. Cooking • Use a heavy-duty stainless fry pan. The pan should be very hot; the goal is a dark brown crust, not black or burnt. Cooking time can vary, depending on thickness, but general timing is fourminutes on each side for rare, five-minutes for medium-rare and six-minutes for medium. • When cooked to your liking, remove from heat and let meat rest on a plate to retain natural juices. Beurre rouge sauce • Use the same pan to prepare the sauce. Pour off all but 1 tablespoon of rendered fat. Turn heat to low and add the shallots, stirring until translucent and tender. With the heat on high, deglaze the pan with 8 ounces of Sequoia Grove Cabernet Sauvignon. Continue stirring until liquid is reduced to 1 tablespoon, shaking the pan back and forth. • Reduce the heat to low and add very cold butter, one tablespoon at a time until all the butter is incorporated. Shake the pan back and forth to melt the butter into the reduced wine and shallot mixture. It’s critical the sauce does not boil. • Turn the heat off, and keep sauce warm. Taste and adjust seasoning if necessary. • Serve quickly after sauce is prepared. Spoon sauce over steak and serve with Sequoia Grove Cabernet Sauvignon. (STATEPOINT)

Simple tips to get growing at home
There may be few things more satisfying than growing colorful flowers or eating vegetables picked fresh from the garden. That might seem ambitious if you haven’t gardened before, but getting started this year need not be difficult. Just follow these simple gardening tips to enjoy the benefits of fresh air, gentle exercise and healthy produce: Pick your spot with care Plants need sun and water to survive. Vegetables and most flowers need full sun –at least six hours of sunlight every day during the growing season. Plant close to an outdoor water source to make hot weather watering easier. Enjoy summer FUN IN THE POOL – without the harsh effects of chlorine

This summer your kids will be spending every day in the backyard, having a grand old time splashing around in the pool. You’ll probably spend some quality hours in your pool as well, cooling off when the weather gets hot and enjoying the beautiful summer days. The only concern you have is about the chlorine, which can cause a burning sensation that affects the eyes and skin. Chlorine can even turn light-colored hair green. You don’t want your summer fun to be interrupted by eye drops, calming lotion or green hair! Fortunately, there is an alternative, and it’s called a saltwater pool. Saltwater pools work by converting salt to chlorine by using an electrolytic converter. This produces the same type of bacteria-killing chlorine found in a traditional pool, but in a radically different fashion. Since the salt generator is adding chlorine to the water at a constant rate, it is capable of displacing the bad smell and burning irritation you normally associate with chlorine and maintaining the right amount at all times. As the water exits the converter and enters the pool, the sanitizing chlorine eventually reverts back to salt, and the process repeats itself, conserving salt and keeping sanitizer levels balanced. New salt needs to be added occasionally, however, as salt levels can drop due to splash-out, rain and filter back-washing. Pool owners should test weekly for pH and chlorine, like they normally do, as well as monthly for other water-balance factors. Saltwater pools require far less maintenance than traditional pools and are much less expensive to
maintain, as pool salt is far cheaper than traditional chlorine. This is a big reason why so many hotels and water parks in the United State have already made the switch. Plus, when it comes to initial construction and installation, the additional cost of an electrolytic converter is very small and easily made up in maintenance savings. The cost of converting an existing chlorine pool to saltwater can be paid off quickly, too. Even the salt itself isn’t that damaging to equipment. That’s because the actual amount of salt used is less than 1 percent of what you’d find in seawater. You may be able to taste the salt in the pool, but much less so than you can taste and feel the chlorine in a standard pool. When pools are properly constructed and normal maintenance is followed, salt water has no effect on pool finishes, equipment and decks. Since the Evergreen Commons senior center in Holland, Michigan, converted its 65,000-gallon pool to salt water, members have been pleased with the results. “The minute you walk into the pool area you notice a big difference,” says Jodi Owczarski, the center’s community relations director. “There is no longer that chemical smell. People also tell us that the water is much softer. In the old pool, people said they sometimes had to wash twice to get all those chemicals off, but in this pool, they only have to wash once.
