Attic insulation, air sealing, and vermiculite removal By Matt Kranich

In addition to adding more insulation to attics, Racine Home Insulators LLC specializes in removing old attic insulation, including hazardous materials such as vermiculite. RHI often removes older, low performing attic insulation such as fiberglass batting and loose blown fiberglass, before they do what is called “attic air sealing.” Air sealing is the process where all holes that are created in the attic floor by electrical wires, light fixtures, plumbing, chimneys, etc. are sealed with expanding foam. Air sealing has been a coderequired practice in new home construction for over a decade, but it was rarely done prior. While it is certainly possible to air seal an attic without removing the existing insulation, it is more difficult and the results are understandably not as good. “There is nothing that our crew likes to see more than a clean attic,” said co-owner Rob Chumbley who is always on site working with his crew. According to Focus on Energy the large discounts offered to homeowners for reinsulating their attic are contingent on the
homeowner first having the attic air sealed. Steve Pipson, one of Focus on Energy’s regional manager, says air sealing the attic is one of the improvements with the greatest return on investment. Many existing homes in Racine County have a type of insulation in their attic called vermiculite. Vermiculite is a mineral found in sedimentary rocks that expands when heated. Once expanded vermiculite is light and acts as an insulator. Unfortunately, over 80 percent of the vermiculite used in the Midwest came from the vermiculite mine in Libby Montana, which was later found to be contaminated with a similar mineral, called asbestos. This vermiculite was commonly sold under the brand name “Zonolite.” Googling the phrase “Libby Vermiculite Mine” makes for some interesting, but sad reading about a community suffering from asbestos related diseases. Those diseases were also found to be present in trades workers, such as electricians and HVAC contractors that used asbestos containing products on a regular basis. Today, the Wisconsin Department of Health Services requires all contractors working in attics containing vermiculite to have special asbestos training.
Recently, $140 million dollars was set aside to help homeowners remove vermiculite that is found in their attics and walls. The vermiculite is tested to determine if it was the type of vermiculite that came from the Libby, Montana vermiculite mine, the company ordered to pay the $140 million. More than 80 percent of the samples RHI has sent in on behalf of homeowners in SE Wisconsin have tested consistent as coming from the Libby mine, and sold as Zonolite. This means the owners are eligible to receive a 55 percent reimbursement for not only the cost to remove the vermiculite, but also a 55 percent reimbursement for the cost to air seal and re-insulate their attic after the vermiculite was removed. Homeowners can rest assure that if they do not disturb the vermiculite and do not perform any renovations that they are likely safe living in the home. Unfortunately, that does not change the fact they will have a hard time selling their house with the vermiculite present. With the 55 percent reimbursement, now is the time to remove the vermiculite and make your home more energy efficient.
