Communities to enjoy From woolly rhinoceros to business innovation Nestling beside the River Welland, on the southern borders of South Kesteven, sits the town of Market Deeping and the villages of Deeping St James and West Deeping. Mammoth elephants and woolly rhinoceros once roamed the low-lying land which is collectively known as The Deepings – a Saxon name meaning deep places.

But now the area is home to fine 17th century stone houses and companies who do business across the world. Market Deeping, with a population of about 14,000, has definitely left behind its pre-historic roots offering a unique combination of the traditional and the forward thinking. Nearby is Packhorse Bridge which dates back to 1651.


Now considered one of best district’s to live in, according to the to a 2013 Halifax Quality of Life survey, the area has developed significantly over the years, attracting major and new businesses while still acting as a service centre.

Market Deeping is home to Park Air Systems – an internationally recognised supplier of aviation communication systems which employs 160 people in a purpose built facility designed and built in partnership with South Kesteven District Council. 3


Great connections First class connection The Deepings are found along the main A16 and A15 routes close to Peterborough, a 15 minute drive away, which allows easy access to major arterial roads across the country. There are around 90 direct trains to London from Peterborough each day and nine in just one hour between 7-8am. Situated in a growing and thriving economy the Deepings offers competitive rates for land prices, making it an ideal location for business. The infrastructure of the area has provided the perfect setting to move forward, with the creation of a full bypass, selective investment at district level in local industrial facilities, and the building of a new health centre.

Keeping communities - and business connected is a priority for the council. That’s why the council has invested over half a million pounds to support a project to deliver superfast broadband across the district - up to 25Mb - to 90 per cent of the district by 2015, with a guarantee of at least standard broadband for the remaining 10 per cent. The Lincolnshire project will see £57m of private and public sector money invested in improving the county’s broadband infrastructure, including £10m from the county council, £4m from all the district authorities and £300,000 from the European Regional Development Fund.

Growing business The Deepings may be made up of relatively small communities but when it comes to business there’s a lot going on from those well established companies to entrepreneurs starting out. Already home to the Northrop Grumman Corporations Company Park Air Systems Ltd, Market Deeping ‘s Northfield business park covers an area of about 12 acres and houses a number of new high tech industrial units. It houses a thriving community of engineering manufacturing companies, a

leading provider of energy management systems, and a stunning business innovation centre offering 36 managed workspaces. Aviation Communications Park Air Systems have been established since 1966; starting as a small workshop above a greengrocer in Stamford the company is now an internationally recognised name and supplier of aviation communication systems. Now employing over 160 people, the company is based in a purpose built facility in Market Deeping which was

designed and built in partnership with South Kesteven District Council to help Park Air grow its technical and manufacturing capabilities. The building houses skilled, technical and commercial staff who cover every aspect of business; from design to delivery and support. Equipment is despatched from the Lincolnshire headquarters to on average 80 countries per year. Staff from both the local area and internationally make up the excellent team that support the Park Air Systems Business.

Not just blue chip – but fish and chips as well Award winning businesses come in all shapes and sizes. In Market Deeping fish and chip shops have cornered the market in industry accolades. The town is home to not one, but two, of the country’s best fish and chip shops who have scooped many winning titles over recent years. Voted Fish and Chip Shop of the Year by The Seafish Industry, Linford’s was in the top five in East Anglia for the Fish and Chip Shop of the Year 2013 and in the top 10 in the marketing and innovation award. The Boundary and River Restaurant is area winner for the Best Fish and Chip Shop 2014 and was voted one of the top 14 restaurants in the Fish and Chip Shop of the Year 2014 awards. Quality of life Market Deeping and Deeping St James are picturesque settlements with all the trappings of modern day life. As well as a good range of shops and cafes, a hotel and several notable inns, there are two supermarkets, dentists and three hospitals in the immediate vicinity. There are also four primary schools and a secondary school serving the area. As well as a health centre, the area has an abundance of sports clubs, whether you are interested in football, rugby, tennis, cricket, hockey or swimming. Beyond the world of sport there are more activities on offer. For teenagers there is a BMX track and a thriving youth club. For the greenfingered there is Waterside Garden Centre and

Swines Meadow offers a range of unusual plants. There is an antiques and craft centre which is open to the public seven days a week, with antique furniture, books, pictures and lots more. When it comes to nightlife, discover the variety of quaint pubs available with several award winning restaurants. The area has lots of groups and activities for all ages and the rose and sweet pea show at Deeping St James dates back for more than a century. The Annual Deepings Raft Race has now become one of the largest events of its kind in Great Britain - a testament to all of the hard work and commitment of the organising committee and those other much needed supporters.

a great place to buy a home The district of South Kesteven, which includes The Deepings, was named one of the best 50 places to live in the UK, in the 2013 Halifax Quality of Life survey. It was one of only six districts outside the south and was judged across a range of factors including residents’ health, life expectancy, earnings, employment, crime rate, weather, traffic flow and broadband internet access. Last year most property sales in Market Deeping involved detached properties which sold for £227,893 on average. Semi-detached properties

sold for an average price of £144,604 whilst terraced properties fetched £134,236. Market Deeping, with an overall average price of £184,843 was more expensive than nearby Deeping St Nicholas (£161,819) but was cheaper than Thurlby (£235,107) and Barnack (£348,624). During the last year, sold prices in Market Deeping were 10% up on the previous year and similar to 2008 when the average price was £184,537.
