New windows and doors can then be installed – bifold glass doors are a great way to fill the void left by the old garage door – and wiring and plumbing fixed. Q What else should I consider? See if anything in the garage has to be accommodated, such as a boiler or electricity meter – these can usually be boxed in. Check the wiring, too – if the new room is being rewired for lights and sockets, you may need a separate consumer unit to prevent overloading your mains.

Q How much will it cost? The best conversions are the ones that look and feel like part of your home rather than a hasty addition, so it’s worth investing in matching brickwork (to fill in the garage door) and good insulation. ‘A lean-to garage is just a thin-walled shed, and little better made than one,’ says Jude Tugman, MD at Architect Your Home. ‘Converting means upgrading the walls, roof and floor, which costs around £1,700sq m. It’s easier if the garage is built into the house and has internal walls and a functioning ceiling, but there’s still lighting, windows, plastering and decoration, costing around £1,200sq m.’ If it’s a lean-to and in poor repair, you may find it more cost effective to demolish and rebuild rather than upgrade.

Q Is it worth converting? The size, shape and style of your garage will dictate what you can do with it. Most are long and narrow, so if this limits its use, you could knock through to extend an existing room. You’ll also need to work out where the access will be from within your home.

Q Should I use an architect? While using an architect for your conversion can mean a more creative result and is ideal if you’re thinking of building on top, an architectural designer, structural engineer or specialist conversion company are also good options, depending on your project’s size. A builder should be able to carry out the conversion but you can do some of it yourself if you’re confident your work will meet building regulations.

Q Will I need to get planning permission? Garage conversions rarely require planning permission if the footprint and elevations are staying the same, and are considered Permitted Development. However, if you make significant changes to the exterior or the conversion increases the size of your home beyond what’s allowed by Permitted Development, then you may need to submit an application. If you’re not sure, apply for a Lawful Development Certificate from your council.

The conversion will be subject to Building Regulations as it’s a ‘change of use’, which means that the walls, windows, floor and roof need to be energy efficient, the building will be structurally sound and electrics and plumbing compliant. A building control inspector will oversee these at various stages. The Party Wall Act may apply if your project affects a structure shared with another property.

Q Do I need permission? Converting a loft rarely requires planning permission* unless you’re raising the roofline or changing its structure, but it will need building regulations approval. This ensures that the structural strength of the new floor will be sufficient, and that the room and roof will be stable with safely designed stairs etc. A building control surveyor will visit to make sure that the work meets regulations and issue a completion certificate. Plus, the conversion could increase the value of your property by up to 20 per cent.

Q Who should I hire for the job? Complex projects may require the expertise of an architect, but a chartered surveyor or building engineer could be a better fit. Most building engineers can produce plans for a conversion as well as structural calculations needed for the timber and steel components of the roof space. Ask friends for recommendations or look online for a specialist conversion company that can handle the whole project.

Q Is my loft suitable? Ideally your loft should be 2.2m or higher at the mid-point. If yours is lower, you might want to reassess. There’s no minimum room height dictated by building regulations, but there is for staircases and access. A workaround is lowering the ceiling in the room below – you’ll have to fit a new floor in the loft as part of the conversion, so this isn’t as drastic a project as it sounds. Next, look at any obstacles – is there a water tank or a chimney stack that might need to be moved? Finally, check your roof – does it have a steep pitch that limits height around the room and may require a dormer or roof redesign? The roof should also be weatherproof and insulated.

Lofts don’t get a lot of love. Often stuffed with just-in-case junk and things that haven’t seen the light of day for 20-plus years, it’s an area that’s ripe for renovation. Clear yours of clutter and you can turn it into a multi-use, beautiful space.

WHAT MAKES A DINING ROOM EXTRA SPECIAL? ‘Personality,’ says interior designer Emilie Fournet. ‘Somewhere that feels very much like a destination – like a beautiful restaurant.’ Stylist Sophie Martell agrees: ‘A separate dining room is a brilliant excuse to experiment, but you still need to get the basics right – how the space works, how it’s lit, etcetera.’

TALKING OF COLOURS, WHAT SHOULD I GO FOR? ‘You can afford to choose something dark and moody if you’re lucky to have that separate space,’ says Sophie. ‘For openplan, I’d stick to more neutral colours that co-ordinate well with your kitchen.’

LET’S TALK TABLE SHAPES ‘A rectangular table takes up more space than an oval or round one, where cut-off corners save space and can be better for dinner-party conversation,’ says Sophie. ‘There’s nothing worse than an overbearing table in a dining room that makes you feel you can’t move your chair around – it just screams board meeting!’ adds Emilie. ‘I’m a big fan of round or oval tables, and love pedestals, like the classic Tulip table – no one gets a table leg.’

BUT HOW CAN I GET THE CHAIRMISMATCHEDTHINGRIGHT?

‘Always bring your dining room lighting down over the table, otherwise it’s such a wasted opportunity to add drama,’ says Emilie Partners. ‘The daily rituals of mealtimes are being interspersed with the need for a desk, plus a place for friends and family to gather. Extendable tables offer the greatest flexibility – our best-selling design is an extendable oak and ironwork table.’

‘I love timber and the irregularity of beautiful graining,’ says Philippa. ‘For me, natural oak is beautiful and modest, fitting into most schemes, while walnut and dark woods have depth of colour and create a striking silhouette, allowing the table form to really sing.’

Philippa suggests looking at softer rectangles and lozenge shapes. ‘They still give that banquet dining experience,’ she says.

‘A feature wall doesn’t have to be expensive,’ says Sophie. ‘Try using that fabulous wallpaper you adore on just a couple of framed panels, rather than the whole wall’

HOW CAN I MAKE A VINTAGE TABLE WORK WITH NEWER PIECES? ‘I love the juxtaposition of old with new in dining,’ says Sophie. ‘Sleek, modern chairs look fab against a vintage table.’ Emilie agrees: ‘If you love something then chances are it will go with your style.’

I NEED NEW STORAGE FURNITURE IN MY DINING ROOM… WHAT’S POPULAR? ‘A sideboard gives you space to store as well as a top to display and serve food from,’ says Sophie. ‘It won’t overpower a room like a tall cabinet would either,’ says Emilie. Philippa recommends thinking about the particular type of storage that will be most useful to you. ‘Rather than going for big empty cupboards, add storage that helps you organise and catalogue rather than hide away.’ Emilie agrees: ‘I love it when clients ask for a bar corner or trolley – they make such a lovely addition.’

says Sophie. ‘Choose a matching pair to go at either end of the table – these can be large and elaborate. Then pick two classic designs in a couple of colours.’ Emilie suggests sticking to just two types of chair. ‘I think the more chair styles you have, the harder it is to pull off. Try mixing textures though,’ she says. ‘How about cane with leather or acrylic with Victorian? Just check they are all the same seat height.’

The rug has to be bigger than the table and ideally, all chairs should remain on it when pulled out.’ But Sophie thinks slightly differently: ‘Unless your dining room is grown-ups only, I’d steer clear of a rug – not only can it get trapped under chairs, it can be tricky to treat spills.’

MY DINING AREA IS PART OF MY KITCHEN/LIVING ROOM – HOW DO I MAKE IT WORK STYLISHLY? ‘Clever lighting is a must,’ says Sophie, ‘whether it’s a row of pendants, a show-stopping chandelier or some funky wall lights.’ The answer lies in lighting for Emilie, too. ‘It can really help zone the room. Also, try not to just shove your table in the corner of the room; if it feels like its own space, it will work in your favour,’ she says. Philippa suggests creating a visual flow through the shell of the room with continuous flooring, wall treatments and lighting. ‘Then layer up each zone to reflect its function,’ she says. ‘Hang a striking and dimmable pendant over the dining table to create focus and atmosphere at mealtimes, bring cosiness around the sofa for lounging and ensure there’s great storage in the kitchen to keep clutter at bay.’

WHAT’S TRENDING IN TABLEWARE RIGHT NOW? ‘I just love silverware picked up from flea markets. It has such a feeling of quality about it,’ says Emilie. ‘While linen always works and doesn’t look too busy with food.’ Sophie and Philippa are very much on board: ‘Oooh yes! Team with artisan-style plates – they’re everywhere at the moment,’ says Sophie. ‘You can’t beat beautiful ceramic glazes – those pieces that you know you’ll love for years to come,’ adds Philippa. HOW ABIGAIL DID IT

‘When we bought the house 20 years ago, we put in basic units and stainless steel worktops. The kitchen served us well, but was at the end of its life. The black units and functional surfaces seemed sterile and disconnected from the rest of the space. Our kitchen is part of an open-plan space where we eat, entertain and relax as well as cook, so I wanted it to feel warmer and more like part of the room. This year I entered into a new collaboration, Abigail Ahern x Herringbone Kitchens. We designed a simple, beautiful kitchen that feels bespoke but without the big price tag. The worktops have a subtle texture, and the top quality cabinets, walls and ceiling are a fabulous toffee-ish colour, which makes everything much more cosy. The installation took about two weeks and cost £3,500. Not only does the kitchen look amazing, it feels so inviting, too.’
