Spacesmith has provided architecture, planning, and interior design services to our globally engaged clients since 1998. With offices in New York City and the Albany Capital Region, our work spans many sectors including corporate, institutional, government, academic, non-profit, retail, and residential. Spacesmith is a Women-owned Business Enterprise registered with New York City and State.


Our thirty-person firm is made up of a tight-knit group of architecture, interior design, project management, programming, master planning, sustainability, and wellness professionals. We thrive on the diversity of our team and our practice that allows for cross-fertilization and knowledge sharing in a constantly evolving world.

Collaboration is integral to our design process. Through an open, ongoing dialogue, we draw from the expertise of our team members, encouraging innovative thinking and exploration of design possibilities. 10 Halletts Point Amenity Spaces Queens, NY

Halletts Point is a new, high-rise, mixed-use residential development on the waterfront in Astoria, Queens; the Durst Organization’s first major development located outside of Manhattan. The building is comprised of a pair of towers (one 22 stories, the other 17) that rise from a residential and retail podium maximizing views of the East River, with a large scale roof top and amenity space for residents. 20% of the apartments are slated for affordable housing. Spacesmith worked closely with The Durst Organization and Dattner Architects on the design of the amenity spaces that include a fitness center, children’s recreational area, as well as the lobbies, corridors, mail areas, model apartments, and a leasing office.

Our concept of well-being and comfort dove-tailed beautifully with the Durst’s directive to create public spaces that feel homey, like extensions of tenants’ apartments. Muted colors, textures, and warm color palettes are used as a theme throughout. The Durst Organization has an impressive track record of building, operating, and managing properties to high sustainability standards. Spacesmith is proud to share this vision with the Durst’s and researched, explored, and implemented new approaches to building and furnishing spaces in sustainable ways. Indoor environmental air quality was of utmost importance, therefore rigorous emissions testing and third party verifications were requested and vetted for all building materials and furnishings. This project is LEED Gold certified.





10 Halletts Point Model Apartments Queens, NY

Halletts Point is a new, high-rise, mixed-use residential development on the waterfront in Astoria, Queens; the Durst Organization’s first major development located outside of Manhattan. Spacesmith worked closely with the Durst Organization to design and style six model apartments as part of their new mixed-use residential development, 10 Halletts Point. Using a plan outlined by the core and shell building architect, Dattner Architects, our team designed spaces that emphasize sustainability and wellness.

Fabrics and furniture were sourced from companies with green manufacturing processes and those who use sustainable, healthy materials. Each model unit offers a different theme to help potential residents imagine the full range of possibilities for their future home. A spectrum of styles is depicted, ranging from classic to modern. Each apartment works within one thematic color, appearing as accents in rugs, fabrics, and accessories in an otherwise neutral finish selection.





Middle Road Residence Hudson, NY

Located in the natural beauty of the Hudson Valley, this private residence is simple and contextual, nestled on some of the most beautiful land the valley has to offer. The nearly 5,000 sf home rests on an 8 acre half meadow, half forested site with a creek running along its western most edge. The all black garage and studio, located closer to the road at the beginning of the winding gravel driveway, juxtaposes and compliments the all white house. Both buildings are rectangular in plan with gabled ceilings and roofs. The design closely follows the characteristics of traditional American Colonial architecture with its symmetry, central entry way, and rooms branching off of the main hall. Modernity is introduced with expansive full height windows and an open plan that allows the combined living and dining areas to

embrace the outdoors with four 12’ wide sliding glass doors made possible by reinforcing the gable wall with steel posts from the lower level to the roof. The bedrooms, living room, and dining room are all double height spaces while a loft sits above the first floor bathrooms, closets, and other service spaces. The unfussy nature of the house is evident in the finishes throughout. The floors are wide white oak planks, the exterior and fireplace walls are white stucco, the exterior steps and interior tile is bluestone, and the millwork , fixtures, trims, and accessories are brushed nickel. The walls are white with a recessed base and are precisely lit to display a collection of art. The house is a harmonious blending of minimalism and traditionalism which allows it to fit in with its neighbors while being completely unique.







Hudson House New York, NY

This private home and carriage house are situated on a compact parcel, 25 feet wide by 100 feet deep. The owner envisioned an urban compound—a series of intimate indoor and outdoor spaces for retreat and rejuvenation. Our team was asked to retain the historic façade and front porch of the main house with its clapboard siding, symmetrical proportions, deep cornices, and prominent corbels, and reinterpret the interior and back of the house.

The side porch at the rear of the house was rebuilt and enclosed with a series of awning windows that continue across to the kitchen and upstairs to the study, flooding the interior with the desired light and bringing the outside in with natural ventilation and vistas, even in a rainstorm. The pure, transparent design recalls images of a beach house and serves as a transition between the formal front façade and the solid mass of the carriage house in back.

Bringing light into the main house was a top priority. By gutting the interior and tearing down the exterior rear wall, our team had an empty canvas to begin the rebuilding process: tiny rooms became fewer bigger rooms; ceilings were raised; and windows were added and repositioned to maximize light. A two-sided fireplace, visible from the living room, dining room, and kitchen, is now the warm heart center for winter nights and cozy weekend mornings.

The carriage house restoration was to simply strip clean the interior to return it to the essence of the elegant structure: sheet rock was removed from the walls to expose the brick; the windows and sliding barn door were restored; the pine floors were left untouched; and a simple pine ceiling was added. The only other additions were vintage ceiling lights purchased locally and bookshelves made from reclaimed wood from an old Hudson factory, as well as the stairway and hatch to the roof deck.





Private Residence New York, NY

This apartment renovation exemplifies modern detailing, quality execution, and integrated design with an expanding art collection. The three bedroom, three bathroom apartment covers approximately 2,500 sf and enjoys breathtaking views of Central Park. The new layout creates two distinct living areas: the living spaces and the sleeping spaces. A sliding wood panel that discretely slides into the wall defines the transition between spaces. The layout takes full advantage of the building’s diagonal floor plan.


Private Residence Paris, France

This 3,300 sf duplex residence is perched on the top floors of a 1920s Haussman Style apartment complex. The client’s highly expressive art collection set the tone for the rich modern design. At one end of the living room, blackened steel plates encase the open fire place and french balconies overlook the Avenue Montaigne.

On the second level in an entertainment studio, daylight streams through new skylights that were carved through the original roof. Wood beams were left exposed and refinished.


Henley on the Hudson Weehawken, New Jersey

Located on the New Jersey bank of the Hudson River side, this large urban development faces Midtown Manhattan and enjoys stunning views of the Manhattan skyline. The development includes 100 condominium units in four-and five-story buildings, plus 68 four-story townhouses located in four clusters. Project wide interior design services were provided in collaboration with the owner’s representatives, marketing team, and the architects, engineers, and landscape designers. Areas of work included: • Sales Center: Gut renovation of an existing 3,000 sf single story structure.

• Marketing Concept: Worked closely with the client and their sales and marketing team to initiate and develop the concept for the character and lifestyle of the interiors of the project. • Common Areas: Full design of all entrance lobbies, hallways, and elevators, including finishes, furnishings and fixtures. • Model Apartments: Complete furnishings and finishes for two duplex condominium units and two four-story townhouse units. • Amenity Center: 5000 sf social center including club-rooms, bars, a screening room, exercise rooms, children’s playroom, and a concierge office. Richardson Rubi Residence New York, NY

This Chelsea renovation maintains the concept of an open loft, combining the living room, home-office work area, and dining room into one large space. The architecture establishes a succession of ‘L’ spaces, articulated with similarly ‘L-shaped’ design elements. Aluminum soffits run parallel to the length of the space and frame entrance door, living room cabinetry, bedroom entrance wall, custom cabinetry, and kitchen.

The custom dining room table is attached to the central island counter, which in turn wraps around the existing structural column. Adjoining the open kitchen, a staircase leads to the upper level studio and an outdoor roof terrace. A metal screen creates a subtle divider between the spaces.

Sustainability Statement

Our team understands that “green” design and construction is not merely about an end-result — it is also about the process. As long-standing members of the US Green Building Council, we subscribe to their Leadership in Energy and Environmental Design (LEED) program to guide us through that process. While LEED’s rating system varies by building type, level of construction, and market sector, its objectives remain constant: • Reduce carbon emissions. • Reduce waste sent to landfills. • Conserve energy and recycle/ conserve water. • Support human health. Techniques used to meet these objectives include: • Specification of materials with low-VOC finishes. • Use of occupancy sensors to reduce energy requirements. • Increased distribution of natural light. • Specification of efficient lighting systems. • Specification of window treatments that decrease solar heat gain. • Specification of mechanical controls that decrease energy consumption. • Specification of non-toxic materials. Spacesmith’s professionals also follow and are accredited in the International WELL Building Institute’s WELL Building Standard, the first to focus solely on occupant wellness.

Based on research documenting the effects of interior spaces on inhabitants, the WELL Standard advocates for designers to: • Consider a building’s air and water quality. • Set guidelines for illumination that minimizes disruption to the body’s circadian system. • Promote the integration of physical activity. • Establish distraction free, productive, and ergonomic indoor environments. • Limit exterior noise intrusion and olfactory annoyances while being thermally comfortable. • Design technology and treatment strategies that optimize cognitive and emotional health. • Employ the use of biophilia. In addition to staying current on all LEED and WELL guidelines, our team meets with furniture and fixture manufacturers to understand the latest in “green” materials. We carefully consider the products we select and seek third-party testing to determine a product’s impact on the environment and occupant health. Our team goes beyond common practices to evaluate all materials and components, including subcomponents.
