ach January, people make vows to eat right and save money. But what goals are set for their homes? “The New Year brings fresh perspective and is the perfect time to experiment with décor,” says Taniya Nayak, interior designer and DIY television personality. Here are six home décor trends Nayak predicts will be filling your Pinterest feed in 2016.
Presswork Palette Generate conversation and set the tone for your space by incorporating text into your décor -- think monograms, family names or inspirational quotes. “Use various fonts and sizes to create different moods,” says Nayak. “Letters can be sharp and defined to create a contemporary and stylish aesthetic, or soft and casual for an elegant and timeless feel.”
Nature’s Patterns For clean interior spaces with lots of detail, try simple designs inspired by nature, such as honeycombs, florals and leaves. “Pair these with neutral colors for a soothing atmosphere, or blow them up and paint them in a bright color for a bold statement,” says Nayak. You can also integrate natural patterns through accent pieces, such as light fixtures that have reflective metals to mimic sparkling water, or a textured jute rug.
Digitally Defined “Geometric shapes and angles have become associated with technology; evoking creativity and innovative design,” says Nayak. Incorporate this trend with geometric floor tiles in different colors. Or use pixilation for a modern, clean look. Pixelated artwork made up of monochromatic

erhaps you’re considering a residential real estate transition in the New Year. Is there a move-up to a larger home in your future? Perhaps you would like to down-size? For example, as of January 1, 2016, there were only 41 single-family residences for sale in Queen Anne and Magnolia. In 2008 after a real estate bubble burst, that number was over 400…approximately 10 times the amount of inventory today. So, if you are currently wearing your seller’s cap, you would be correct to think, “Wow, now is an historically fabulous time to sell real estate in Seattle!” Low inventory and continued demand have created a robust seller’s market. Traditionally, the first 2 quarters of the year have been most advantageous to sellers, with the lowest inventory levels and highest buyer demand. What if both a sale and purchase are in your future? Is it still a good time to transition from one home to another? The answer is yes. The lynchpin is finding the next property to buy. Some sellers elect to sell first, have money in the bank, be willing to rent for the short-term if necessary, and then make their

Other sellers prefer to lead by securing the next property first, knowing they can likely sell their current property quickly in a low-inventory market. If you have resolved to buy a home in 2016, you might be thinking, “With such low inventory,
wouldn’t it be better to put off purchasing?” The answer is “it depends”. How long do you plan to own? If you plan to own the property for more than just a few years, you will likely see overall appreciation gains. What if the market continues to appreciate and outgains your purchasing power? Most economic prognosticators see the Seattle economic engine continuing to powerfully move down the tracks in the short term. The planned relocation of companies such as Expedia (to the vacated Amgen campus), and Amazon’s ongoing growth pushes house prices higher as employees seek real estate within close proximity to campus (can you say Magnolia and Queen Anne). ➧ Resolutions, Page 3
