top interior design trends to try in 2016

E

ach January, people make vows to eat right and save money. But what goals are set for their homes? “The New Year brings fresh perspective and is the perfect time to experiment with décor,” says Taniya Nayak, interior designer and DIY television personality. Here are six home décor trends Nayak predicts will be filling your Pinterest feed in 2016.

Presswork Palette Generate conversation and set the tone for your space by incorporating text into your décor -- think monograms, family names or inspirational quotes. “Use various fonts and sizes to create different moods,” says Nayak. “Letters can be sharp and defined to create a contemporary and stylish aesthetic, or soft and casual for an elegant and timeless feel.”

Nature’s Patterns For clean interior spaces with lots of detail, try simple designs inspired by nature, such as honeycombs, florals and leaves. “Pair these with neutral colors for a soothing atmosphere, or blow them up and paint them in a bright color for a bold statement,” says Nayak. You can also integrate natural patterns through accent pieces, such as light fixtures that have reflective metals to mimic sparkling water, or a textured jute rug.

Digitally Defined “Geometric shapes and angles have become associated with technology; evoking creativity and innovative design,” says Nayak. Incorporate this trend with geometric floor tiles in different colors. Or use pixilation for a modern, clean look. Pixelated artwork made up of monochromatic

HAPPY 2016!

from all of us at Queen Anne & Magnoia News

erhaps you’re considering a residential real estate transition in the New Year. Is there a move-up to a larger home in your future? Perhaps you would like to down-size? Maybe this is the year you have resolved to finally step on the property ladder? Understanding the current trends in the residential market, and knowing the proper time to make your move are critical to maximizing your investment. For example, as of January 1, 2016, there were only 41 single-family residences for sale in Queen Anne and Magnolia. In 2008 after a real estate bubble burst, that number was over 400…approximately 10 times the amount of inventory today. So, if you are currently wearing your seller’s cap, you would be correct to think, “Wow, now is an historically fabulous time to sell real estate in Seattle!” Low inventory and continued demand have created a robust seller’s market. Traditionally, the first 2 quarters of the year have been most advantageous to sellers, with the lowest inventory levels and highest buyer demand. What if both a sale and purchase are in your future? Is it still a good time to transition from one home to another? The answer is yes. The lynchpin is finding the next property to buy. Some sellers elect to sell first, have money in the bank, be willing to rent for the short-term if necessary, and then make their

Dawn Bourdo & Corey Hays mrmagnolia.com move when the perfect next home pops on the market. Other sellers prefer to lead by securing the next property first, knowing they can likely sell their current property quickly in a low-inventory market. If you have resolved to buy a home in 2016, you might be thinking, “With such low inventory,

wouldn’t it be better to put off purchasing?” The answer is “it depends”. How long do you plan to own? If you plan to own the property for more than just a few years, you will likely see overall appreciation gains. What if the market continues to appreciate and outgains your purchasing power? Most economic prognosticators see the Seattle economic engine continuing to powerfully move down the tracks in the short term. The planned relocation of companies such as Expedia (to the vacated Amgen campus), and Amazon’s ongoing growth pushes house prices higher as employees seek real estate within close proximity to campus (can you say Magnolia and Queen Anne). ➧ Resolutions, Page 3

Helpful hints to make your money resolutions stick

I

f your 2016 resolution is to spend less and save more, you’re not alone. A quarter of US consumers are making money-saving resolutions, according to Nielsen surveys. While everyone sets out with the best of intentions, the truth is that only eight percent of us are successful at achieving our New Year’s goals, according to research published in the University of Scranton Journal of Clinical Psychology. With a little preparation you can be the exception to the rule. • Prioritize goals: While you may think that saving money, getting promoted at work and earning a significant pay increase sound like great aspirations, you may be biting off more than you can chew. Instead of making a long list of possible resolutions, determine one or two top priorities so you can fully devote yourself to those goals.

• Make Measurable, Attainable Resolutions: Once you’ve set your money-saving goals, determine how you’ll measure success. For example, if you are saving for your dream vacation, determine how much to set aside for the trip and how much to save each month to reach that goal. Then, set short- and long-term milestones to help you stay motivated. • Save for a rainy day: Putting away a small amount every week for emergencies can add up to big savings in the long run. • Replace household items: Even though your refrigerator or fixtures may be working fine, they may be using more energy or water than they should. To save on water bills choose a quality faucet with a lower flow rate. For example, the new Kaden high-arc pulldown kitchen faucet from Moen offers a low flow rate with a sleek design that’s easy on the wallet. It’s long-lasting, too, which also saves money in the long run, as it’s offered in Moen’s exclusive Spot Resist Stainless finish, which helps resist fingerprints and water spots to maintain the brilliance of the fixture. • Repurpose your stuff: One way to save is by repurposing what you already own. Use the New Year as a time to clean out closets, empty storage units and breathe new life into items by refinishing furniture or updating existing pieces of clothing. You can even sell clothes you don’t wear as often through your own shop on websites like eBay or Poshmark. • Heat up your savings: If you rely on oil to heat your home, contact your energy provider to determine whether you can pre-pay to lock into lower rates. This way, you won’t have to worry about rising prices when the temperatures go down. Setting achievable goals and planning ahead can help you stick with your resolution to save money. (Statepoint)

2016 design trends ➧ homes, from Page 1 cubes can be simplistic and versatile. Fresh and Fab Multiple bright colors mixed together elevate the mood in any space. Paint a bold accent wall for an eye-catching statement. Or brightly paint a piece of antique furniture for an unexpected combination of modern and traditional. “When it comes to painting an accent wall or furniture, one of the most important tools you need is a premium painter’s tape, like FrogTape brand painter’s tape,” advises Nayak. Treated with PaintBlock Technology, FrogTape brand MultiSurface and Delicate Surface tapes can be used on a variety of surfaces and help deliver sharp lines, so your handiwork looks professional. Textured Terrain From transformed wood pallets to worn leather or tin ceilings, aged raw materials offer texture and help give a space dimension. “Incorporate it into an application where you wouldn’t typically think to use the material,” suggests Nayak. “For example, use concrete on a wall instead of the floor.” Home décor items can easily be made to look aged by adding paint and other finishes for a distressed look.
