hen clients decided to invest in some home improvement projects recently, they gave me a call: What’s going to give us the greatest return on investment when we sell? What sort of budget should we set for ourselves? The new Remodeling Cost vs Value 2016 report takes some of the guesswork out of Kim Wesselman the decision. Windermere The report, produced annually Real Estate by Remodeling Magazine, looked at the cost of 27 popular remodeling projects and the retained value of those projects when homes are sold. Data (e.g. local construction costs, home sale values) is gathered from 100 markets across the country and Seattle specifically. It will be no surprise to you that our hot real estate market makes Seattle one of the best cities in the U.S. when it comes to return on remodeling investment.

Biggest Bang for the Buck? According to the report’s Seattle data, 10 of the 27 projects study would recoup more than 100 percent of costs. Somewhat surprisingly, the very best return on investment (ROI) project was attic insulation. This relatively low cost project (averaging under $1,300) would see a 150 percent ➧ REMODELING, Page 3

What to Keep in Mind When Updating Home Flooring Updating your home flooring? From durability to style to color, there are many things to consider -- and you’ll want to be sure these elements match your family’s lifestyle.

The study found a modest kitchen remodel (in the range of $22,000) will pay for itself, but a spendy kitchen remodel ($125,000) will recoup about 82 percent of cost.

What about additions? Adding a family room or a second story would recoup 88 and 85 percent,

respectively. A new wood deck wood deck would see a 104 percent ROI while the more expensive composite decking yields 89 percent. Resale value, of course, is just one factor to consider when choosing a remodeling project. If you plan to live in the house for any length of time, you’ll want to choose projects based on the features most important to you. I know, for example, my own recent bathroom remodel may return only 85 percent of cost, but the pleasure of stepping into the walk-in shower every morning – priceless.
