Buying or Selling “2012 got off to a flying start for Felicity J Lord. We sold in excess of £100m worth of property alone across the capital in the first three months. Although it’s impossible to predict with any degree of accuracy, I forecast that London (and the South East as a whole) will display an equally robust performance against an economic background that can best be described as ‘challenging’. This wasn’t lost on the Royal Institution of Chartered Surveyors who noted that the number of potential buyers rose to the highest level in two years, evidence of the appetite to move across London. The ending of the Stamp Duty holiday for first time buyers under £250,000 in late March appeared to have boosted home sales early this year as buyers strove to beat the deadline, and has probably contributed to the volatility in house prices we have seen in the last few months. When the market begins to settle back into its seat after this early hiatus I would expect prices in prime central London to slip 2%. If interest rates remain low, then house prices will be flat or slightly down in nominal terms, and

more significantly, down in real terms as they move back to the long term trends, If interest rates rise to 'normal' levels (say 2% above inflation) I would expect house prices to fall materially. Given that very fact, I expect the Government to continue with their very low interest rate policy. Aside of all this is the availability of mortgage finance in 2012. The number of products on the market has increased as has the appetite to lend among lenders but factors such as the Eurozone crisis will continue to cast a shadow over the housing market, both for first time buyers and upsizers, as the banks watch events in mainland Europe ever closer, despite continued low interest rates. Property remains a good, long term investment in London and inspite of various challenges, I firmly believe that it will continue to prove its worth for many years to come.”

Letting or Renting “Like our colleagues in sales, all of our lettings branches have performed strongly during the first months of 2012, compared with the same time last year, evidence of the continued good health of the London rental market overall. Over the course of the last year, London’s rents have risen faster than any other part of the country. However, the monthly rate of increase started to slow down in November 2011 and is likely to continue this way for the remainder of this year. Despite the slower rate of increase, the cost of renting is still rising annually at nearly twice the speed of the average salary and many tenants will need to dedicate a growing portion of their disposable income to the cost of accommodation. Key to the success of the London rental sector is an increase the number of landlords in the market. All the indications are that landlords, and in particular buy to let landlords, remain fully behind the market. Recent research indicated that nearly half (46.3%) of all landlords are considering purchasing additional property assets within London over the next 12 months (compared with just 13.3% who are considering buying property outside London). What’s more, 38.2% intend to keep their property for the next 20 years or more.

Their longevity is also reflected in the fact that long-term tenancies are now becoming commonplace. This is proving highly appealing to landlords, offering security of tenure to minimise expensive void periods. Whilst London will always have a very active rental market, we are seeing a real change among tenants and landlords alike in 2012, as they look to work with their letting agent to forge a lasting relationship that provides security and sustainability on both sides.” 41% of landlords thought ongoing tenant demand for private rental properties had improved in the past six months and overall landlords appear to be confident of a healthy and stable rental market at present with 66% of landlords rate their buy-to-let investment portfolio as a stable. This latest iteration shows the vast majority of landlords remaining optimistic about the buy-to-let market’s prospects for the second half of 2012 and beyond, and still regarding the private rental sector as a safe place for their investment, meaning the buy-to-let market is likely to remain in good health for the foreseeable future.

London’s Olympic Park isn’t the only venue that will be used during the 2012 Olympic and Paralympic Games. Entertainment arenas like the O2, exhibition halls like Earls Court and even open spaces such as Hyde Park will be used to stage events. Here’s our guide to where the action will be happening this summer.

Wembley Stadium

Let’s start with the Olympic Park in East London which is made up of nine Olympic venues plus the Olympic village. You’ve got the Aquatics Centre, Basketball Arena, Hockey Centre, Velodrome and Water Polo Arena plus of course the Stadium for all the track and field events.

Unlike most of the other venues, Wembley Stadium will be used specifically for that which is was designed for, namely football. Can Stuart Pearce and Team GB deliver the goods? We’ll just have to wait and see.

Earls Court Earls Court is being used as the venue for the volleyball with 18,000 spectators expected to follow the action in West London.

ExCeL ExCeL is likely to be one of the busiest venues over the summer with the boxing, fencing, judo, table tennis, taekwondo, weight-lifting and wrestling all scheduled to take place in its huge arenas.

Greenwich Park London’s oldest Royal Park is set for a transformation when the World Heritage Site becomes the location for the equestrian events – dressage, eventing and jumping.

Horse Guards Parade Best known for hosting Trooping the Colour, Horse Guards Parade is going to the venue for something completely different this summer – namely beach volleyball.

Hyde Park Hyde Park is set to be used for a variety of purposes. Not only will it be the setting for the triathlon but house music, theatre, film and cultural events throughout the summer.

Lord’s The home of cricket since 1814 it may be but during London 2012 archery will take centre stage at this legendary venue with 6,500 people expected to watch.

The O2 The usual venue for the world’s biggest music acts, the 16,500-seater 02 will instead be hosting the artistic gymnastics, gymnastics, trampoline and later on the basketball finals during the Olympic Games.

Wembley Arena Instead of Britain’s Got Talent this summer it will be badminton and rhythmic gymnastics at the Wembley Arena.

Wimbledon Like Wembley Stadium, Wimbledon, the home of the All England Lawn Tennis Club, will be the venue for the www.visitlondon.com/events/detail/9356508-london2012-olympic-games-tennis" tennis competition for London 2012 and play host to upwards of 30,000 people.

Olympics for free If you didn't get tickets for the London 2012 Games – don’t worry, you can still see some of the world's top athletes in action this summer with a number of free events. Sure to be popular are the marathons. The women's marathon takes place on August 5 between 11:00am and 2:00pm whilst the men’s marathon takes place a week later on August 11 between 11:00am and 1:40pm. The race will begin and end at The Mall, taking in sights such as St James’ Park, St Paul’s Cathedral, Tower of London and Houses of Commons. Also likely to be equally popular are the race walks. There will ample opportunities to watch the athletes speed walk in the men's 20 km on August 4 between 5:00pm and 6:30pm; the men's 50 km race on August 11 between 9am and 1.20pm and the women's 20 km race (also on August 11) between 5:00pm and 6:45pm. All of the walks finish on The Mall. Possibly the most attended of the free events will be the cycling and the chance to see the likes of BBC Sports Personality of the Year Mark Cavendish in action. The men's road race takes place on July 28 between 10:00am and 4:15pm whilst the women's road race takes place a day later on July 29 between 12:00pm and 4:15pm. The road race events begin and end at The Mall, taking in a number of famous locations along the way, including Richmond Park, Hampton Court Palace and the centre of Kingston upon Thames. The women's individual time trial takes place on August 1 between 10:00am and 11:30am whilst the men's individual time trial takes place between 1:00pm and 4:15pm on the same day. The time trial events will take place in South West London, beginning and ending at Hampton Court Palace and taking in Bushy Park. Finally, the most unusual of all the free events has to be the men's and women's triathlons in Hyde Park, which happen on August 4 and 7 respectively. Whilst some parts are ticketed lots of it isn’t and there will be ample opportunity to see them swim 1,500m in the Serpentine, cycle 40k and run 10k in their attempt to win gold.
