Just an update
Monday 24th June
This week's headlines:
Co-op Legal Services go live 1st July!
As previewed in last week’s Just an Update, we are now delighted to confirm that Just Mortgages are partnering with Co-op Legal Services (CLS), one of the UK’s most experienced, regulated providers of wills and estate planning services.
From 1st July 2024, you can refer your clients to CLS for their free legal review service*. The free legal review service takes a holistic approach to addressing the needs of our clients to ensure they have the right legal solutions in place to protect their future and that of their loved ones.
*The free legal review service is only available in England or Wales, clients in Scotland and Northern Ireland will be referred to CLS relevant partners in those countries.
Why have we partnered with Co-op Legal Services?
We’ve chosen to partner with Co-op Legal Services for several reasons:
· They’re part of the Co-op Group and hold the same values of openness, honesty, social responsibility and caring for others at the forefront of the services they provide.
· They’re authorised and regulated by the Solicitors Regulation Authority (SRA), meaning your clients are afforded additional protection (which doesn’t come with the services of unregulated providers).
· Customers consistently rate their services as ‘excellent’ they have a 4.7/5 rating on Trustpilot.
What’s covered during the free legal review meeting?
During the meeting the estate planning specialist will:
· Work to understand your client’s circumstances and what’s important to them
· Review any existing estate planning and consider how effectively it meets their needs
· Discuss which type of will is right for your client and help them understand the benefits
· Explain how to make a will that’s Inheritance Tax-efficient (if relevant)
· Discuss how a trust will might provide greater protection for your client’s home and savings
· Explain how your client can retain control of their healthcare and finances, and protect their loved ones, in the event of accident or illness, by appointing attorneys
· If your clients decides to purchase a recommend service, they will be provided with a fixed fee quote.
The
Referrals will be made via Co-op Legal Services’ hub. You will be provided the link to this hub after the first training session has completed (see below dates).
You’ll need to provide just a few details about your client and then via the live calendar tool, you have the option to book an appointment at a time and date that’s convenient for your client.
CLS will provide transparent, fixed fee pricing, and all quotes are provided on a no obligation basis.
Benefits for you:
· Referring your clients for a free legal review will support you in meeting your Customer Duty obligations.
· Competitive commission rates (details to follow)
· Peace of mind that your client will receive excellent service from a well-known and trusted provider.

Skipton’s product switch window has reduced from 6 to 3 months
Skipton made the decision in September 2022 to extend its product switch window, to allow customers to secure their next rate six months ahead of their deal ending, rather than three. Skipton did this due to the rising mortgage rates, increased inflation and surge in energy prices, and closely followed this action by signing up to the Mortgage Charter, where Skipton committed to support borrowers potentially facing into financial difficulties.
With the environment now stabilising and rates seemingly on a longer-term downward trajectory, securing a mortgage rate 6 months ahead of maturity is now less compelling for customers than before. So, from Wednesday 19 June, Skipton is reverting its product switch window back to 3 months. Skipton will continue to honour the 6 month switch window for customers who have already been contacted by them.
If you have any questions, please speak to your dedicated Skipton BDM or our Broker Support Team.
