Smartr365 – Upcoming Enhancements
Many of you will still be getting to grips with all of the many great features of Smartr365, including Smartr Connect (direct channel to lenders), Smartr Retain, Client Portal, Introducer Portal to name just four.
Just Mortgages have an ambitious and long term strategic partnership with Smartr365 and as such we wanted to let you know of upcoming enhancements to the platform.
Document API – document link to send all documents from Smartr365 to Concert Hub
Paymentshield integration – no more visiting a separate website
Experian – integration to provide both you and the customer a real time credit report and completing the credit commitment fields automatically
Metlife – integration to provide you a fully completed proposal with no need to visit Metlife
eConveyancer - Quote and instruct eConveyancer without leaving the Smartr365 platform. Form integration to minimise duplication will also feature!

with Bank of Ireland “First Start”
Here's how First Start works
Bank of Ireland offer a Joint Borrower Sole Proprietor (First Start) mortgage as one of their first time buyer propositions. It allows your first time buyers and movers to combine their income with a sponsor. So together they can borrow more, responsibly.
Here's how it works:
Borrowing power for a single applicant
An applicant earning £25,000, could potentially borrow £112,250. But with a sponsor, income of £50,000, they could triple their borrowing power, up to £336,750.
Borrowing power increases by £224,500.
Borrowing power for joint applicants
If applicant 1 was earning £32,000 and applicant 2 earning £28,000, as joint applicants they could potentially borrow £269, 400. But with a sponsor income of £80,000 they could borrow up to £500,000.
Borrowing power increases by £230,600.
Criteria at a glance:
Borrow up to £500,000;
The sponsor is a close relative, normally a parent or step parent of the applicant, who is added as a co-borrower but is not required to go on the title deeds. (This removes the enhanced 3% Stamp Duty Land Tax payable on second propertiesindependent legal advice is required);
The sponsor needs to be a maximum age 60 at application and maximum age 80 at end of term and must be a residential home owner;
Applicant minimum income £20,000 and sponsor £30,000;
They use income from the highest earning applicant and the sponsor;
Together, they can borrow up to 95% of the value of the property;
The deposit can be gifted;

5) For issues/questions whilst using Smartr365
In the first instance raise a question via the help bubble (bottom right as pictured below
This chat AI function has been answering around 60% of queries. If the query cannot be resolved a ticket can then be raised via the same function. This has a 1 hour SLA. If the issue cannot be resolved in this time you will be told.
If your query remains outstanding after 24hrs, you may then escalate via your Area Director. We will then escalate internally with Smartr365.
6) For issues/questions whilst using Concert
For issues or questions relating to Concert Hub only, please direct these to FIRST on 01793 567890.
