The pristine white sanitaryware in the bathroom and en suite creates a perfect calming and contemporary environment in which to have a long soak or a quick shower. The baths have a clear bath screen and a feature strip of tiles to the centre of the wall. All taps and fittings are aerated to save on waste water, whilst the toilet has a dual flush facility to conserve water, as well as a smart concealed cistern. Heating and Hot Water Each home is heated by a highly efficient gas fired condensing boiler with thermostatically controlled radiators, individually adjustable by valves so that you can keep the main rooms hot when you need them and tone down the heat in lesser used rooms to save on energy. There is also an immersion heater for emergency backup if you have guests to stay. The low maintenance aspect of a new boiler cannot be underestimated.

Electrical There are power sockets fitted at convenient points, as well as TV/FM and Sky+ points to the living room and master bedroom (subject to subscription to Sky product). The BT points are fitted to the hall, living room and master bedroom and for peace of mind, there are mains operated, interconnected smoke/heat and carbon monoxide detectors with battery back up. The homes come complete with a multi-vent extractor system to extract moisture and condensation from bathrooms and en suite and these rooms also benefit from a convenient shaver socket.

All internal lighting is energy efficient with low energy under cupboard lights to the kitchen, whilst the bathroom, en suite, cloakroom, kitchen and the loft have batten sets and all other rooms have pendant sets. There is also a low energy external light with PIR detector to the front door, whilst power and lighting are provided to the garage when within the actual plot curtilage.

Internal Finishes Internal doors have an oak veneer with chrome ironmongery, whilst the front door also has chrome accessories. There is also a sliding wardrobe to the master bedroom in the four bedroom homes with white glass and oriental bar finishes. Ceilings are pure brilliant white and internal walls are to be painted in Dulux emulsion for a blank canvas from which to inspire. There will be a white gloss finish to internal door frames, skirtings and architraves, as well as white painted balustrades with an oak handrail and newel cap to the staircase.

External Finishes The windows and French doors are of white PVCu for easy maintenance, whilst these and the steel front door all have multi-point locking. The rear garden is top soiled and rotovated and includes a water butt and access to an outside tap. What’s more, power and light will be provided to garages where they are within the curtliage of the plot.

Warranty and After Care Each home comes complete with a 10 year NHBC warranty against structural defects, you will receive the support from our customer care team for the first two years and a 6 month maintenance check is carried out by our own After Sales Team. Each property is thoroughly inspected before being handed over to its owner and advice is provided on the best way to look after the property in the future.

From the A40 southbound, as you approach Monmouth, turn left onto the A466 and cross the river towards Wyesham. At the first corner, bear left onto Staunton Road (A4136) and take the first right turning into Wyesham Road. Follow this road left around the bend and you will find Old School Rise on your left hand side before you reach Justin’s Hill.
