Student Accommodation The UK’s leading asset class
Student accommodation may not be your first thought when it comes to property investment. Traditional residential buy-to-let properties are certainly the more popular go-to. With a modest expected 5.3% yield, according to research by LSL Property Services (One of the UK’s largest property companies), it may seem like a good option. But to settle would be a gross underestimation of the potential of the buy-tolet market. LSL estimated that an investor in student accommodation can expect, on average, over 7% as a rental yield. And this figure shows no signs in decreasing anytime soon. In fact, according to Knight Frank “2014 will see increased rental growth, sharpening yields and improved investment performance for existing funds.” A positive quotation, backed up by facts. The longevity of student accommodation has already been proven by its success during the economic downturn. Where other sectors failed, it produced positive rental growth. And with UCAS applications and acceptances increasing every year, more students are leaving for university but not having anywhere to live.
The fact is student accommodation is an undersupplied market. Students want sophistication. They want new developments in city centres, with modern features and a range of amenities. Despite this, in some more regional locations the shortage of available accommodation means that students are not even guaranteed a bed.
With reliable occupation rates of 99% or higher, the student accommodation market is driven on. Investors are capitalising on this demand and are consequently generating higher returns than anywhere else on the property market.

Sheffield, England A student’s dream
Sheffield – a bustling city environment mixed with the friendliness of a small town. The fifth largest city in the UK is nestled right in the centre of the country, only fifty minutes from Manchester and two hours from London by train. There are also links to the local towns of Barnsley, Chesterfield, Doncaster and Huddersfield by bus, making it an ideal location for students from each corner of the UK.
Yet Sheffield also caters for an impressive amount of foreign students. Out of a grand total of 63,000 the University of Sheffield and Sheffield Hallam educate over 11,000 international students, which according to the University of Sheffield are worth £120m per year to the local economy.
As a city Sheffield has moved on from only being famous as the steel capital of the world. It is now known for its friendly atmosphere and low crime statistics, its strong economy and high employment rates. Having gone through an extensive redevelopment over the past decade and a half, its GVA increased by over 60% from 1997 to 2007 to £9.2billion and is still on the rise.
Students are the key to Sheffield’s success making up over 11% of Sheffield’s population. Councillor Harry Harpham acknowledges saying: “We know how important the student community is to Sheffield and to our economy. It is vital that we cater for new and existing student populations and that Sheffield has the right services to support them.” In an era when students feel ignored by politicians, this dedication is sure to encourage future generations to choose Sheffield over other university cities.

The University of Sheffield is rated

The University of Sheffield’s reputation truly does precede itself. Being one of the original red brick universities and now a member of the prestigious Russell Group, its high entry standard has consequently produced a number of notable alumni, including five Nobel Prize winners.
However perhaps more important for the modern day student, its high levels of student satisfaction the fact that its Student’s Union has been rated as the best in the country for the past five years, has really set it out from the crowd as the perfect university for that perfect student experience.
The University is located just to the west of Sheffield’s city centre. And although not officially a campus university, the buildings are mostly located within a mile of each other, in an area populated university buildings.

Sheffield Higher Education Sheffield Hallam University
The third largest university in the whole of Britain, Sheffield Hallam is home to more than 37,000 students, 4000 being international. They also offer almost 750 courses, allowing anyone to find something that interests them. And with a slightly lower amount of UCAS points needed to gain admission than its rival- The University of Sheffield, Sheffield Hallam really is a university that welcomes everyone. Sheffield Hallam’s city campus has a highly desirable location right in the city centre, close to Sheffield Railway Station, with its second campus - Collegiate Crescent Campus only two miles away. The great transport links throughout Sheffield make getting around the university campuses very easy. And with plans to build a new £30 million, seven story building in the heart of city centre, the university is clearly keen to stay up-to-date and remain a popular choice for prospective students.
