A new service for families funding care costs A new service dedicated to helping families facing the prospect of funding and moving a loved one into long term care has been launched this month. Spicerhaart Property Management, a sister company to haart and both part of the UK’s largest independent estate agency group, is offering seven clear options to people who need to manage, sell or release cash from a property in order to fund the cost of care. Neil Knight, Business Development Director, said: “Life events such as seeing an elderly parent move into care are usually very stressful for everyone. If care is needed at short notice, before anyone has had time to think about what to do with a property, it can be even more difficult. “Our aim is to minimise the stress and help clients get the best value from their property. Our friendly team will talk everything through, of course without any obligation, and we have no vested interest in promoting one option over another.” For those who want to sell their property, sale by agent is the most familiar route and should generate the highest price. On behalf of clients, the company will select and manage the best agent for the job. Another option for selling is quick sale as clients receive a no obligation cash offer within seven days of a valuation. Offers are below open market value so this route will not suit everyone. Sale by auction is another quick method (a maximum

haart.co.uk

of 30 days from a successful bid) as legal work is completed in advance. Sellers agree a guide price and a reserve or minimum price. Auction prices are usually below open market values so this option is also not suitable for everyone. If there’s no wish or need to sell, the company’s property rental management services can take the stress out of renting and dealing with tenants. Care fees plans guarantee to cover the cost of care for life, in exchange for a lump sum, usually from the sale of a property. Another option is bridging finance, essentially a short term loan secured against a property that is intended to be sold to fund long term care. Loans must be repaid within 12 months. Should a loved one need to move into care at short notice, the care and maintenance option delivers a range of maintenance and security services designed to protect a vacant property. This may be ideal if there is no hurry to sell. For more information call 08454 810 722, visit www.spicerhaartpm.co.uk or email cs.propertymanagement@spicerhaart.co.uk.

Customer Testimonials

“T hroughout the vice process the ser with was very good, from regular contact f.” the branch staf

“I recently downsized and sold my property through haart. Throughout the process the service was very good, with regular contact from the branch staff. I never once had to ring them to find out what was going on, they kept me informed all the way. I had been with another agent who had only produced about half a dozen viewings in the whole nine months, but haart promised two a week and kept to their word. I can’t fault haart and would recommend them to anyone.” Janet Bazzoni, Norfolk

We did it! Pair climb Kilimanjaro for haart children’s charity We did it! Colchester friends Katie Wheatcroft and Ellie Padbury completed a literally breathtaking trek to the summit of Mount Kilimanjaro - all 19,341 feet of it – and raised over £6,000 for children’s charity Magic Moments. The charity, run by haart estate agents and its parent company Spicerhaart, organises magic moments such as trips to Disneyland Paris for children with life limiting illnesses. It has raised more than £700,000 to support hospices across the country since it started in 1998. Katie and Ellie’s six-day trek to the top of Africa’s tallest mountain – via the shortest but steepest route – saw them walking through forest, desert and rocks. It brought sun, rain, snow and temperatures of minus 15 degrees Celsius. At the summit, the fog lifted to reveal stunning views across Tanzania and beyond. Katie, 22, from Hythe Hill, is a client services agent with haart in Colchester. Ellie, also 22, from Layer Breton, a former colleague, now works at the Peldon Rose inn and restaurant. Said Katie: “We must thank generous colleagues, friends, family and local businesses for their support. We raised money through raffles, cake sales as well as the foot slogging itself. “Neither of us had done anything like this before. I did some training in the

haart.co.uk

gym but it wasn’t enough to prepare me.” Katie and Ellie joined four other UK trekkers who were aided by porters, guides and a cook - a necessity up a mountain while battling the terrain, elements and, worst of all, altitude sickness caused by low levels of oxygen in the air the higher you climb. Every year, around 15,000 people try for the summit and about 40 per cent make it.

“My breathing was affected from day one,” said Katie. “I had headaches, was sick, exhausted and running on low energy despite having a healthy appetite. At one point I even fell when I sat down but the rock I thought I was about to rest on wasn’t there – I was hallucinating!” But she says it was all worth it. “I cried when we reached the top. It was amazing.”

haart opens homes to higher offers More sellers in are opening their homes for a day or weekend to boost their chances of quickly achieving the highest price, according to haart. Paul Smith, Chief Executive of parent company Spicerhaart, said: “Put simply, the more competition, the more offers, the higher the price that can be achieved. “And with the Government’s Help to Buy scheme more people can now afford a mortgage, so there are many more new buyers right now.”

One recent open house event run by haart in South London saw 80 potential buyers for a three-bedroom semidetached house and yielded 30 offers by the time the weekend was over. “It’s like having an open day at your home. We market the property widely on the web, in print and email our extensive database of buyers. We also put flags or signs outside the property,” said Paul. Open house is applicable as a marketing tool to most if not all properties.
