haart is quick off the mark with Help to Buy The haart estate agency has been inundated by house purchasers keen to take advantage of the Government’s newly extended Help to Buy scheme. Five times as many people as usual contacted haart, part of the UK’s largest independent estate agency, and twice as many actually registered to buy after David Cameron brought forward the start date of the latest phase of the scheme. Purchasers now only need a minimum deposit of 5% whether the property is old or new, which means the required deposit for an average mortgage will reduce from £33,948 to £7,218 nationally, and from over £60,000 in London to £12,800, according to Spicerhaart and CML data. As a result, more people than ever can now obtain a mortgage. Paul Smith, haart Chief Executive, said: “We’re one of the first agencies to respond to the Government’s change in legislation by having Help to Buy advisers in all our branches. “As such, we’ve seen incredible interest from people wanting to get on or move up the ladder, making this our busiest October for nine years. This means there has never been a better time to sell, as second steppers – ie those already in their first owned homes – recognise there’s a lot of pent up demand from first time buyers.”
haart.co.uk
Until now, Help to Buy was only available to buyers of new-build properties up to £600,000 where the Government provided an equity loan of up to 20%, interest free for five years. The new scheme now includes all properties, old and new, with the Government underwriting the lender’s risk by being a guarantor for up to 15% of the loan. In both cases, the purchaser will need a minimum deposit of 5% of the purchase price and funds are also required to cover stamp duty, legal fees and moving costs. Borrowers will also have to meet the scheme’s various requirements. Properties bought for investment purposes are excluded. Mr Smith added: “We predict that property transactions will rise by 11% over next 12 months, which will moderate the current excess demand in the market, taking the pressure off house prices. We see house prices rising only moderately in the coming months.” haart will be providing regular advice videos and information via its website, www.haart.co.uk. People can also call their local branch between 8am and 10pm everyday.

“We had dealt with your team at haart of Torquay and knew they were a good team, hence we thought we would ask you to try and sell our property. From the outset we were impressed by the way you emailed confirmation and even rang prior to your visit to ensure it was still convenient to call. Your appearance was very smart both in dress and attitude to all our requests, nothing was too much trouble and your positive approach was refreshing compared to other agents. All the milestones were completed on time e.g. photographs, sales particulars and sale boards etc. With the help of Steph and the team, we had accepted the asking price within 24 hours - which was an astounding result. We would be very happy to endorse your team to anyone wanting to put their house on the market, you guys put the others ‘in the shade’, keep up the good work and many thanks.” Michael and Janet Peacock, Torquay

A Magic Moment for Quicklight They’re simply magic! The team at Berkshire-based Quicklight have handed over another bumper cheque to the Magic Moments children’s charity. The charity, run by haart and its parent company Spicerhaart, organises magic moments for children with life limiting illnesses and will be taking a group of 200 youngsters, siblings and parents to Disneyland Paris later this year. Magic Moments Trustee Jonathan Martin said: “We are extremely grateful to Quicklight for their generosity. They have supported us now for three years by giving us a donation to the charity which is based on Spicerhaart’s spend with them.” Quicklight, which provides lighting maintenance and electrical testing services to around 130 haart and sister estate agency branches across the UK, presented a

cheque for £2,272, bringing its total contribution to date to over £10,000. Quicklight Commercial Director Richard McCabe said: “We’re delighted to support this very important charity. Our company ethos is very similar to that of Spicerhaart’s and by giving a regular donation, we are making a significant contribution to a very worthwhile charity.” Magic Moments was established by Spicerhaart in 1998 and to date has raised more than £700,000 to support hospices across the country.
