DISS Jackamans Solicitors The Tenancy Waltz Jackamans recently participated in an event run by Barclays Premier in Diss. The event – for the bank’s Premier and Business customers – concentrated on property matters and included guest speakers from local professional firms in the area. The speakers were Mike Clark (Branch Manager of the Diss branch), Paul Woods of Haines Watts (Accountants), Mike Sarson from TW Gaze (Property Management), Pete Robinson (Barclays Real Estate Manager), Allison Warr and Kevin Snelling from Woolwich mortgage advisors and James Laband and Paul Stevens from Jackamans Solicitors. Local Premier Managers Henry Armes and Tom Hall were also in attendance. Jackamans’ Senior Partner James Laband spoke on property law issues and Dispute Resolution partner Paul Stevens
spoke on the litigation aspects of Buy to Let: I tried to summarise some of the key “steps” in this dance. For a start the main act applying to Assured Shorthold tenancies is the Housing Act 1988. This relates to residential tenants, occupying the premises as their main dwelling, and with a rent of under £100,000 per year. The form of the lease can be a standard one but it is a good idea to seek legal advice to ensure it contains all the essential elements. For example how long the tenancy is. It is usually a fixed term of say 6 months, but it is important for a landlord to keep this diarised in the event they wish to terminate the tenancy and seek possession. A landlord should seek references for a prospective tenant for obvious reasons, and also consider if they require a guarantor for the
rent and other tenant obligations if there is any concern that the tenant may be at risk of becoming unable to pay. Another key consideration is for a landlord to ensure that if the property is mortgaged his lender gives its consent to the granting of the tenancy. There are many responsibilities resting on the landlord including keeping the property in good habitable order. The gas fittings must be checked by an engineer at least every 12 months, and the electrical equipment should be safe. You must provide an Energy Performance certificate to the tenant. You must provide smoke alarms and ensure any furniture provided meets fire resistant standards. The requirement for any deposit paid by the tenant to be protected in an approved scheme began with legislation 2007. The tenant must be notified that this has taken place and in default a landlord may not be able to obtain possession through the Accelerated Procedure and may
be ordered to pay compensation. If the landlord wishes to bring the ”tenancy waltz “ to an end smoothly it is necessary to do so by serving a Section 21 Notice Housing Act 1988 stating when possession is required. This must give no less than two months’ notice to the tenant expiring after the end of a fixed term or at the end of a period of the tenancy thereafter. It is advisable to seek legal advice on the form, content and service of the notice as if it is defective the courts will dismiss a claim for possession thus causing delay and wasted costs. If all the formalities are correctly followed then the court must award possession under the Accelerated Procedure. One day in 2008 I had been looking at a catalogue and thinking that I would like to have a bendy mannequin for the museum. I had some female figures that I bought when a dress shop closed down; but something malleable and male would give me more scope. When I got home there was a letter saying that some insurance money had matured spectacularly. So I shot back to the office and ordered a mannequin Even at special offer it cost me the equivalent of six weeks’ wages; but I knew he would be useful. Even the box will come in handy one day as a coffin, I am quite sure. Since then the figure has featured as: Thomas Paine, Dr. Crippen, Thomas Manning, an American WW2 airman and a British WW1 soldier.
This season he is Mr. Micawber, from Dickens’ David Copperfield. This was one of the characters depicted by the costumed skaters on Diss Mere in the ice carnival of 1891. Skating often took place on the Mere during the severe Victorian winters, giving the inspiration for a museum display. My friend Clive Davies made a model of the surface of the Mere. We have old skates and many pictures.There are also things people might not know – the depth of water and mud, the loss of life in those dark fathoms and the deadly secrets they contain. On a lighter note, the display also features some of Mike Webb’s beloved Mere Quacks characters. The museum is open Wednesday & Thursday afternoons, all day Friday and Saturday, plus Sunday afternoons from May.

DISS Shop ‘til we drop – Lands End to Diss 2015 Charity ride from Lands End to Diss Just over a year ago our best friend, David Bloomfield was diagnosed with a malignant brain tumour. Dave was immediately admitted to Addenbrookes hospital to undergo major brain surgery. The operation successfully removed the bulk of the tumour, but due to the size of the tumour and the severity of the operation, Dave is now deprived of many of the faculties we take for granted. Amongst numerous other things, Dave is unable to walk unaided, talk coherently or see without pain, basically he is unable to live life as he had done before; Dave is now heavily dependent on his

incredible wife Toni. A matter of weeks after having the operation, Toni gave birth to their second beautiful daughter, Kiki. What is usually a glorious time with a newborn to protect and saviour, Dave was enduring a strict and intense course of chemotherapy and the violent side effects that come with it. Over the past year, with an amazing degree of courage and the support of his amazing family, he has slowly taught himself how to do the fundamental things that he was stripped of, gradually, Dave is coming back. However, this is just the beginning. Dave has already defied what the
medical experts predicted for him and the strength that he and his wife have shown has been an inspiration to us all. There is still a long road ahead for Dave and his family but there are treatments available to aid in his recovery. Dave has been told that he may never be able to work again, so the funding of such treatments is yet another obstacle in what has been a very testing year. With that in mind, eight of us – of average fitness at best, most of whom haven’t been on a bike since their paper round – have decided that it would be a good idea to cycle from Lands End to Diss in six days. On ladies shopper bikes!!! The journey is almost 500 miles, so we will be doing the best part of 100 miles per day. We will (hopefully) be
arriving in Diss on Good Friday to kick start the annual King Of The Cup Event on April 3rd 2015. We would really appreciate anything you can offer to help us out with this amazing cause. There is now some light at the end of the tunnel for Dave and his family. With your support and the strength he shows day to day, we can help to make a real difference to a family who really deserve it. ATTLEBOROUGH East Anglia’s Children’s Hospices (EACH) Ride for Life launched to support nook appeal and Quidenham hospice East Anglia’s Children’s Hospices (EACH) largest and longestrunning fundraising event ‘Ride For Life’ returns for the 22nd time this summer. This year it’ll be in a new location, with new routes and is taking place in aid of both the nook appeal and the charity’s existing hospice in Quidenham. Cyclists and walkers are being encouraged to dust off their saddles and clean up their walking boots for the event which takes place on Sunday 14th June. Mayday in Thetford Forest is the new venue, having been previously hosted in Santon Downham, and participants can

take part in 3, 6 or 12 mile forest walks, 5,10 or 25 mile off-road cycle rides and 16 or 38 mile onroad cycle rides. The 5 mile off-road cycle ride and the 12 mile walk will raise funds for the nook appeal, while funds raised from the other events will support the charity’s Quidenham hospice and current services in Norfolk. There will be stalls, activities, live music and well-earned refreshments available; making it a great day out for all. Green Ventures Bikes in Brunel Way, Thetford, which is a social enterprise run by Keystone Development Trust, will be at the event to offer cycle repairs and adjustments and will be asking
for donations to EACH. They will also be selling bike accessories and parts.

One of the bigger changes that many people are talking about is Workplace Pensions and Auto Enrolment - this is going to be a big change for employers as the staging dates are looming ever closer. If you have employees or simply have a limited company and pay you and your family via PAYE then you need to consider the new automatic enrolment legal duties. The first step on the road is to understand if workplace pensions affect you – if you employ someone in your business and pay them using PAYE – then the short answer is yes! Hopefully by now you should have received a letter from the Pensions Regulator advising you of your staging date and inviting you to register a contact. With real time penalties kicking in for all employers, end of year submissions and auto enrolment just round the corner, now is a good time to hand over the reins of your payroll – we offer payroll services for weekly, two weekly, four weekly and monthly paid employees and the price starts from as little as £6.25 plus VAT per pay run. Whatever you decide– it is possible that income generated may need to be declared on a tax return. Remember to take advice – as it is far better to contact HMRC and tell them you need to complete a tax return, than wait for them to ask you instead! HMRC are cracking down this year – rental income is big business with house prices still rising - if you have decided to invest in a rental property – don’t get caught out! Even if you are not making a profit yet, you still need to declare the income and remember it is only the mortgage interest that is allowable against tax not the full amount of the repayment. Over the past few years HMRC have been offering more and more services online which is great news for people like us here at KBA. No long hours of waiting on the phone – especially with the start of the new tax year and new tax codes – if you are not sure that your tax code is correct, then we can check this on your behalf and make any changes needed (authorisation procedure required). This is especially useful if you have a benefit in kind or more than one job – we all want to make sure that we pay the right amount of tax but none of us want to pay too much. Attleborough Civil Service Retirement Fellowship The C.S.R.F started the year with a presentation by Mike Milligan of PCT Care Services at the January meeting. The AGM held in February 2015 saw all the officers, Rod Furness, Doreen Parker, Joan Daniels,& Kath willing to continue for another year with the exception of Pat Hunter who has left the area. Brian Lawrence agreed, with members approval, to take over the role of Press Officer. 14 members attended and thoroughly enjoyed the annual post Christmas lunch at Sherbourne House, Attleborough. The next meeting will be on Thursday 19th March 2015 when there will be a talk on Tax, Cars & Toy Boys presented by Legal Solutions. What’s the difference between wood and timber? None really; we usually refer to a standing, growing tree as ‘wood’, when it is felled and sawn as ‘timber’ and when we make things with it as ‘wood’. If you look round your home you will see many things made of wood. Obvious things like wood panelling, furniture, door and window frames; but the less obvious include paper, photographs and toothpaste. Toothpaste contains carboxymethal cellulose which is basically pulped up wood. In Africa, sticks of Diospyros are used for cleaning the teeth as it contains antifungal bacteria, which combat gum disease and tooth decay. From the very earliest times, man has used wood for tools and weapons, buildings, furniture or fuel for his fires. Archaeologists often date primitive cultures by the material men used for the cutting and shaping of timber – stone, bronze and iron axe heads. The axe head may have altered but the shaft has been the same for thousands of years – tough and supple ash. Mahogany Mahogany was first brought to Europe by the Spanish from Central and South America in the C16 and is the collective name from several species. It has a
distinctive red-brown colour with dark figuring. As well as being beautiful it is impervious to rot and woodworm and therefore prized in cabinet making. Walnut The heart wood is warm greyish brown timber with a hint of chocolate and pinkish hue and incredibly stable and durable. It is prized as a veneer and for making gun stocks and wood sculptures Teak Originally from India, Burma and Indonesia, it now is widely planted in Central America. It has golden brown heartwood and is extremely strong and durable. Teak is used in all manner of things including furniture, boats, staircases and sea defences, as it is resistant to fungal decay and even to termites and marine borers Ebony There are two main types of ebony; African which comes from West Africa and Madagascar and East Indian Ebony which comes from Sri Lanka and southern India. It is used in furniture and sculpture but probably best known for making the black piano keys, castanets and chess men. Oak There are more than 450 species of oak. The most popular are known as the ‘white oaks’ and
come from Britain, America and Japan. It has creamy sapwood, yellow brown heart wood with silver grey veining and is one of the world’s most popular timbers. Because of its strength and straight grain, it is used in construction – most of the tithe barns, churches and cathedrals have oak beams. Once, oak was the mainstay of boat building resulting in huge areas of oak woods being felled Beech Beech wood is hard strong and heavy but lacks toughness and is therefore rarely used outdoors. It is excellent for mass produced goods as it is easy to work in any direction. It is versatile wood for furniture, short tool handle and flooring. Is easy bent after steam treatment and suitable for laminating – when rotary peeled it yields large sheets of attractive veneer.

Spruce This is a group of 20 evergreen conifers from the northern hemisphere. The 2 most popular are Norway spruce from northern Europe and Sitka spruce from North America. Both are used widely for interior building work and pallets. Sitka is favoured for pulp for newspapers. Pine Pinus sylvestris occurs right across Eurasia and is one of the heaviest softwoods. It is often used in the manufacture of economy furniture and for general building work. In Britain it is the main timber used for railway sleepers and telegraph poles. Elm Elm occurs right across northern temperate regions. The heartwood is dull brown with reddish tinge and irregular growth rings. It is water resistant and the Romans used elm for water conduits. The Rialto Bridge in Venice stands on Elm piles. Sadly because of Dutch Elm disease the timber is now in short supply. Willow The light weight, long fibres and straight grain of the willow is put to good use in making cricket bats. The ‘cricket bat’ willow, Salix alba, is grown mainly in Norfolk, Suffolk and Sussex. The basket willow, osier or withy is grown mainly in Somerset and is coppiced every year to make long straight lengths for basket weaving. Hazel is sometimes woven in to give extra strength. Hold a fish and chip supper on Friday 15th May 2015 whilst raising awareness of spinal cord injury and supporting SIA’s vital services. You can hold a fish and chip supper in your own home, at work or hold a larger supper at your local community centre. SIA will provide a fundraising pack containing hints and tips, recipes, invitations and donation envelopes. By inviting 8 friends and asking them to donate an additional £5.00 means you will

GENERAL The Government is URGING you to switch your Energy provider Dual-fuel customers of the big energy firms have missed big savings by not switching suppliers, early evidence from a competition inquiry suggests. The Competition and Markets Authority (CMA) has been investigating the energy market since last summer. It says that from 2012 to 2014, more than 95% of dual-fuel customers of the big firms would have saved money by switching tariffs or suppliers. The savings they missed ranged from £158 to £234 a year per customer. Richard Lloyd of consumers’ association Which? said the energy industry had failed its customers and the regulator would have to be much tougher. “Politicians and regulators have put too much faith in competition driving keener prices for

consumers - this simply hasn’t worked,” he said. The investigation by the CMA was formally launched last July in response to an earlier referral from the energy regulator Ofgem. Ofgem had been concerned because of widespread disquiet at the dominance of the industry by just six big operators. Currently the “big six” energy firms - SSE, Scottish Power, Centrica, Npower, E.On and EDF Energy - together account for about 92% of the UK’s energy supply market. Consumer groups and politicians have frequently accused the firms of using their
position to raise customers’ prices swiftly when wholesale energy prices go up, but being slow to cut them when their costs have come down. Poor customer service by the big six firms is highlighted by the CMA. It says the number of complaints recorded against them rose fivefold between 2007 to 2013. Many of us don’t realise that our mattress has become uncomfortable over the years. I find the best questions to ask yourself are: Do you wake up feeling un-refreshed and aching? Have you slept better in another bed recently? Do you disturb your partner when changing sleep positions? Do you roll together? If you answer ‘yes’ to one or more of these questions, then I would certainly think about a new mattress or bed. How often should you change your bed? Generally, it is said you need to change your bed every 7 years. If you have a good solid top divan base or slats, usually you can just change the mattress. If your base is sprung, you would need to think about changing the whole bed. What is the best kind of mattress to sleep on? This is a very difficult question to answer. Mattresses are very personal. Before you buy a mattress, its best to speak to one of our mattress specialists who can help guide you. Pocket sprung mattresses are the more supportive mattresses, but these are available with different types of fillings which alter the comfort and support. What makes you a mattress specialist? GENERAL Managing Savings: Cash Investments This month Almary Green’s Alison Rudd looks at how cash investments fit into your investment portfolio. Having a broad range of savings and investments – a balanced portfolio – is often the best way to juggle the potential for growth against the risk of losses. There are a group of investment vehicles, known as “cash investments” which can play an important role in maintaining that balance. These will take the form of Cash ISAs or deposit accounts with a financial institution such as a bank or building society or products from the Government-backed savings vehicle, NS&I. Returns on the investment are delivered via interest on the amount invested. These returns have suffered recently because of the poor interest rates on offer. Even if you
are prepared to lock your cash away for a couple of years, the highest rate you might currently find is about 2% per annum. This means that with inflation currently running at around 1.8% per year, once you have paid tax on the interest, it is quite likely that your cash’s purchasing power may be falling over time. For many people, it is the relative security of their investment that attracts them to cash investments. Equity investments, although having the potential for higher returns while markets are performing well, do entail a greater degree of risk. Cash Investments can also be useful for planning purposes, particularly if you know that you
need funds at a specific point in time: their value at that point can be more precisely predicted and not subject to the vagaries of the market. However, we do find that clients are concerned about the possibility of a bank or building society failing, and ask us what would happen to their savings if that should occur. Deposit accounts in UK financial institutions are covered by the Financial Services Compensation Scheme. This means that you are protected for up to £85,000 per person per UK banking licence if the bank or building society collapses. Any investment held in joint accounts is shared between the account holders, so only half of the money in joint accounts will count towards the individual’s £85,000 cover. It’s important to remember that some banks and building societies are in fact part of the same overall banking institution – Santander is in the same ownership as Abbey, Alliance & Leicester and Bradford & Bingley, for example – so are covered under the same licence. If you have savings in deposit accounts or Cash ISAs that amount to more than the protected sum, it is advisable to check that they are not held under a single UK banking licence.

Furthermore, you can withdraw money whenever you wish. Cash investments are certainly a valuable investment vehicle and, as independent financial advisers, we will frequently recommend a mix of both equity and cash investments in a diverse portfolio, to help to balance risk against reward. Where you live, what you do, the money you earn, the job you have, the people you associate with, are all your choice and your doing. There are some things that are learned behaviours that perhaps we don’t like, but you have a choice to change that; Who called it a monthly income when it lasts just 2/3 weeks for most people? How about earning more than you can spend? Who said weekends had to be restricted to two days? Why can’t they be 3, 4 or 5 days?

Who said you can only have two weeks holiday a year? Why can’t you have two weeks every month? If you’re happy existing, that’s great. If you’re not, you have to change something before it’s too late, but firstly you have to choose to make that change. What I find fascinating is just how many people do choose…. to do nothing! They just accept that that’s the way it is, what’s my lot, these are the cards I have been dealt, I just have to accept this is the best it’s going to be.
But why? Why don’t you choose to be better, earn more, spend more time with your family and friends, or whatever it is that makes you happy. Time is only a one time experience when it’s gone it’s gone forever. Be very careful how you either live or waste each day. If something is not quite right change it, even if it’s only a small thing. The first sign of insanity is to do the same things everyday and expect a different result. • If you choose to want more time freedom, you can have it. • If you choose to want to earn more money this year than last, you can have it. • If you choose to want to better your life, you can do it. • If you choose to want to make a difference, you can do it. You just have to choose to do it first, then you’re halfway there. So if you have made a choice
that you want things to be different / better, what next? Well, I am looking to expand my already successful network by working with a just a few key people who are looking for change. Whilst no promises are made, because in the end your success depends on you, if you are in the market for an extra income, and you’re a person who wants personal development, wants to grow and wants a better life, then contact me. Ask Yourself This: If you have no time now how is that going to improve? If you do not have enough money now how will that change? Here is the answer. Create a Financial safety net for you and your family. Choose to Beat the Bills or become Extremely Wealthy - The choice is yours. So don’t delay. We also advise the Government on any matters concerning dog ownership. Worldwide, we assist overseas animal charities by training their staff in best practice and offering advice where we can. In Ireland we have established a charity that runs a rehoming centre in Dublin.

Elderly Angelica Place Angelica Place offers networking and support group for carers and those living with dementia Angelica Place is extending an invitation to carers and friends of local people living with dementia in the Griston, Watton and Thetford, Brandon, Ashill and Carbrooke areas, to come along to its new social group, the ‘Friendship Café’. From 13th April 2015, the ‘Friendship Café’ will be held from 10.30am to 12.30pm every Monday at Angelica Place day care centre in Manor Road, Griston. Following a relaunch last year, Angelica Place provides a supportive environment for people living with dementia. Specialist facilities include a 1950’s styled kitchen, a sensory room and garden, an Audrey Hepburn ladies’ beauty salon and
a barber shop. All toilet facilities are fully accessible and there is free parking on site. Designed for anyone who cares for a family member, friend or neighbour, the open minded support group offers a place where local people can talk to others who are also caring for a loved one living with dementia and share their experiences. Lyn Foulds, the ‘Dementia Champion’ who has been based at Angelica Place since it opened, will be available at the Friendship Café to provide advice, information and support to carers and to ensure that they have access to the right resources to assist them.
“Angelica Place is the ‘go-to place’ for advice, support and community-based services for local people who are living with dementia and those who are caring for them,” explains Lyn Foulds. “We are opening the café to all local people and would warmly welcome anyone who wishes to volunteer to help this to become a real hub for the community.” Each month’s activities will be published on the Manorcourt Homecare website and on the notice board at Angelica Place.
