A Recipe for Happiness in 2012 Thanks to Joe Baker of Lodge 89, Rosebud for sharing this recipe for happiness:
Take 12 whole months. Clean them thoroughly of all bitterness, hate, and jealousy. Make them just as fresh and clean as possible. Now, cut each month into 28, 30, or 31 different parts, but don’t make the whole batch at once. Prepare it one day at a time out of these ingredients. Mix well into each day one part of faith, one part of patience, one part of courage, one part of work. Add to each day of hope, faithfulness, generosity, and meditation, and one good deed. Season the whole with a dash of good spirits, a sprinkle of fun, a pinch of play, and a cupful of good humor. Pour all of this into a vessel of love. Cook thoroughly over radiant joy, garnish with a smile, and serve with quietness, unselfishness, and cheerfulness. You’re bound to have a happy new year! —SPJST—

Member expresses banquet thanks
Dear Readers, The Home Office sponsored a fabulous awards banquet at the Frank W. Mayborn Center in Temple on Saturday, January 28. Thank you to everyone who gave of your time to make this event possible. The decorations, food, and fellowship were wonderful. I would like to congratulate all the fraternalist nominees. You are all winners! SPJST is fortunate to have such a dedicated group of volunteers. I am honored to be listed among you. I would also like to congratulate Lloyd House from Lodge 202, Jourdanton for being this year’s State Fraternalist of the Year and wish him luck in the national competition. I am proud to be part of this great organization. Fraternally submitted, Lisa Blum Lodge 17, New Tabor —SPJST—
Member enjoys receiving Vestnik
My name is George Ligocky, and I want to thank Melanie Zavodny for getting me the Věstník magazine. My father Bedrich (Fred) Ligocky got me and my brother Charlie a small life insurance policy, but the Věstník stopped coming—why I don’t know. My father died in 1960 so we had a paid-up policy. My brother died in 1993; they paid his life insurance policy off. Why I stopped getting the Věstník magazine, I don’t know. I do thank Melanie for getting Věstník again for me. My wife, Carolyn, on her mother’s side were Janecka. They came from Europe to Galveston when they immigrated to the United States from Czechoslovakia. They settled SPJST Farm/ Commercial Property Rates
Reader appreciates Vestnik
Dear Melanie, I can’t put into words how much I enjoy reading the Vestnik. Thanks to this paper, I have learned to read Czech somewhat. Favorites are stories and customs in the Czech Republic as well as the Czech educational articles. Thanks again for a great publication. Tom Marek —SPJST—
Historic preservationist seeks antique structure
I am a private historic preservationist. I am looking for any antique structures anyone might not want anymore. Some examples are lodge halls, dance halls, barns, churches, log cabins, old saloons, old stores, any log structures, etc. I am specifically looking for an old dance hall to move on my place and restore. Please contact me. Pat Crawford (979) 324-4646 pfromtexas@yahoo.com —SPJST—

Honesty Really Is The Best Policy It was just before Christmas and the small deli owner had a very good day. He sold all his chickens but one. As he was closing, a customer came into the store and asked if he had any chickens left. He showed him the one in the case. The gentleman looked at it and told the owner it was a little small and wanted to know if he had any more. The owner told him he thought he had one more in the back. He carried the chicken to the back. Once he got in the back he ran the chicken under cold water and threw it in the freezer. After about five minutes, he brought it to the front and told the customer he was in luck—he had one more in the freezer. The customer looked at the chicken and told the owner he thought this was a little small also. He said to the owner “I’ll tell you what, it is a little small, but I’ll go ahead and take both chickens.” . . . Oops!
As a member, we will call an agent and tell him/her what we want. The agent may come back and offer different policy options. When the agent offers other options, he is not doing it to up sell you or make more commission. He is looking at your situation and letting you know what else is available. I tell my agents to always give you more than one option so you understand that you have more to choose from. If an agent doesn’t give you options, don’t be afraid to ask if there is something better for you. If you buy the wrong policy, it may be 10 years before you realize it is wrong, then it really will cost you. We depend on the honesty of our agents to take care of you because it’s your life, and we care. Call an agent today and ask him/her to review your life insurance policy, then thank them for being honest with you. Honesty really is the best policy. —SPJST—

Lodge 15 Buckholts member celebrates 96th birthday
I am proud to announce that on February 6, 2012, I will be 96 years old. That weekend, I will celebrate in the presence of my family. I am happy to say that I still live myself on the farm. That’s made possible by the tender, loving care of my two daughters and their families. The only fly in the ointment is that I no longer drive. Fearing for my safety, they took my car away from me. Now, I am homebound which makes me feel like a prisoner. The only thing that makes it bearable besides my family, are my many, many friends. I am also proud to say that I am a

member of SPJST Lodge 15, Buckholts under the direction of President Douglas Williams. Lodge 15 has existed under some very hard times when it was ruled by an incompetent bunch. Neither the secretary or treasurer, when there was one, gave a monthly report. The lodge had no bank account and the lodge money was kept in a shoe box under his or her bed. Since all this money was handled so loosely, thousands of dollars were thus squandered. When this bunch was banished, the situation worsened, for

one person only took over completely. I tried to make a motion that no one person could hold all offices; my motion was ignored. It was in such a hostile atmosphere that finally the lodge was completely broke, and it became talk that maybe the hall should be sold. That was when I took out so I don’t really know how Douglas Williams came into the picture. I just know that he firmly took control. First thing he did was open a bank account. Then, the members elected a secretary and treasurer to give monthly reports. From then on, with his firm and wise counsel, Lodge 15 is on a roll. This is a reminder that our meeting is on the second Monday of each month at 5 p.m. I am fortunate that my friend Sandy Fischer stops by for me to go to the meeting with her. Birthday Club Sisters of Lodge 88, Houston
President Nell Stautberg opened the meeting at 11:10 a.m., and Willie Mae Pechacek led us in reciting the Pledge of Allegiance. This was followed by a prayer said by Helen Hegwood. The roll of membership was called, and we had 12 members present. The minutes were read and approved as read. President Stautberg asked for cakes for our February meeting, and Louise Jacob and Willie Mae Pechacek volunteered to bring cakes. We will have
soup in February, and Vernell Foyt and Nell Stautberg will bring the soup. Our treasurer Vernell Foyt gave her report. Then, our Sunshine Chairlady Delores Pavlicek gave her report stating that she mailed out three Christmas cards to our honorary members. She also mailed a sympathy card to the family of Georgie Buchannan. We now have a new member — Esther Heinsohn. Esther, I welcome you to our Birthday Club Sisters. A motion was made by Helen Hegwood and seconded by Louise Jacob that we donate $15 to the Scholarship Fund in memory of Estelle Kelly who was a longtime member of our group. We then had a discussion about the lodge’s Anniversary Day that is coming up on February 12. It was decided that we will purchase 25 dozen kolaches for our pastry booth. Nell Stautberg and Vernell Foyt will make the arrangements to get the kolaches. Calcutta was won by Louise Jacob, Almeida Bravenec, Vernell Foyt, and Willie Mae Pechacek. We sang “Happy Birthday” to Vernell Foyt who had a wonderful birthday party at the lodge on January 8. A good time was had by everyone. Helen Hegwood said a closing prayer, and the meeting was adjourned. We had a lunch of turkey and our wonderful covered dishes. Fraternally yours. Bette Hurta, Secretary —SPJST—

Ladies Circle of Lodge 92 Fort Worth
The Ladies Circle of Lodge 92, Fort Worth met on January 10, 2012. The day was cold, dark, kind of wet, and windy. As we were making our way to the hall, we wondered if anyone would be there since it was such a blustery day. To our surprise, the ladies came and we had a rather good turnout of around 40 members and one guest in spite of the weather. There was a feeling in the room that was clearly joyous, as everyone seemed to enjoy gathering once again after the holidays. There appeared to be lot to catch up on. The meeting opened with the Pledge of Allegiance and the inspirational message of the day, “A-Z of Friendship.” Lucille Kret brought our only guest, Carolyn O’Brien, whom we welcomed and invited to come back in the future. Minutes were read and approved. And, the financial report was given. Pauline Morbitzer sent a card to Mary Ann Kozel on the loss of her sister and announced that dues could be paid today. They are $4 for the year and that is quite the bargain. Under unfinished business, the purchase of a new popcorn machine for the hall was revisited. After discussion, Lisa Juran made the motion to purchase the machine, and Mary Ann Gibson seconded the motion. The vote carried and Evelyn Scaff will handle the purchase. Also, at the time of the meeting, we were still looking for
9
someone to fill the vice president’s chair. A little bird informed us that Theretta Praslicka might consider the job. She was approached later and consented to accept the position. Yeah, we now have a full slate of officers and yea for Theretta. Other business included asking for a couple more hostesses for later on in the year, and our president made a suggestion to plan a trip to Oklahoma to do “you know what!” There was a very loud “oh, yes!” from the group so plans will be presented at next month’s meeting. Hostesses for the day were recognized. They were Lucy Martinez, Theretta Praslicka, Evelyn Scaff, and Willie Mae Becan. The food was great and as always we appreciate those willing to work in the kitchen. Darlene Tompkins, Lois Smith, Monalee Hattendorf, Kitty Rippen, Lorinda Manasco, and Bessie Ellsworth had big birthdays and were sung to. And, to Betty Landsfeld, Catherine Davis, and Theresa Clay, who were absent—we send our best wishes and hope you all had wonderful days. Joyce Tesar announced the dance schedule for most Friday nights in January. Dancing is a great way to reduce that middle area and have a fun time as well. We encourage all to come twinkle your toes and enjoy the evening with friends and loved ones.

Lodge 187, Round Rock Family Learns About Year of the Dragon
Greg, Andrew, Luke, and I went to see a cultural event on January 29, 2012 - Year of the Dragon Celebration at Austin’s Chinatown Center on Lamar and Kramer. It was an exciting fun time, and tons of fireworks were heard to ward off anything evil. Some cultural learning that we learned about the Year of the Dragon: The Chinese dragon was not seen as a threatening evil being as we do in the west - rather a symbol of power, superiority, and rule. Still today, the dragon is a revered symbol. You can see many sculptures and carvings of the dragon. Even today, the Chinese associate the dragon with power and wisdom. In Chinese astrology, a dragon person is special. Born in the Chinese Year of the Dragon, they usually stand out as befits a dragon. They are powerful and wise. In a group of people, “the Chinese Year of the Dragon person” stands out. There is a certain aura about them. They certainly are not shy – they demand attention and respect. The dragon is a symbol of power. Therefore in Chinese astrology, the dragon person born under this Chinese Zodiac sign tends to be a “doer” – they do things and achieve power by getting things done. A dragon can breathe out fire so the person born in the Chinese Year of the Dragon can be a hothead. Watch out if you make them angry! However, the dragon has a soft underbelly and so in Chinese astrology, the dragon person born in this Chinese Zo-
diac year has a “soft spot” to them. They may get angry at someone who annoys them, but they also show great compassion to people in need. A dragon has a long tongue which is often seen. So in Chinese astrology, the dragon person born in this Chinese Zodiac year has a sharp tongue. They will say things that can be quite sarcastic and biting. The person born in the Chinese Year of the Dragon can be quite a confronting person, but if you can reach their “soft heart” they are worthwhile allies. 2012 is the Chinese Year of the Dragon. So what does 2012 hold for a person born in the Chinese Year of the Dragon? Such people double their efforts in whatever they do - work, education, and other projects. Their natural talent and abilities should stand out with great results. However, watch out for that temper! Keep it in check and do not spoil your good work. Blessings to all, Jennifer McCarthy, Reporter/Youth Leader

Lodge 25, Ennis youth enjoys travel trailer
Hi, Extremely Awesome Person who is Reading This. I’ve been doing really gewd lately because we got a travel trailer! It’s really awesome—it has two queen-size beds and a twin! Talk about big. I get to sleep on the queen, and my sister gets to sleep on the twin. Our family couldn’t wait to sleep in it, so we spent the night in it. It was really kewl. The only not-so-kewl part was that every time we had to use the bathroom, we had to get out and go use the shed’s bathroom. Our travel trailer has a bathroom, but my parents didn’t like the idea of using the bathroom in there when there was a bathroom about 20 or so feet away. Okay . . . let’s change the subject completely around! At my skewl, we have UIL. Well, the one I’m taking is ready writing. We had too many people to go to the competition so we had to have a pre-competition. I did the

competition and . . . I get to go to the real one! Yay! Also, my best friend Hayley Slovak is coming, too! So wish us both gewd luck. Peace out! Your buddy who likes camping and writing, April Dvorak, age 11 —SPJST—
Lodge 25, Ennis youth celebrates birthday
Dear Vestnik Readers, We have a travel trailer that mom and dad bought. We tried it out. We spent the night in it. I liked it. I have my own bed. Here are some pictures from last year. First picture is April and I at Sokol Christmas on Santa’s lap!
I also got braces on my teeth. My first color for my rubber bands on my braces were pink. My birthday party in September last year was at Snipits. I had a Hollywood party, and we dressed up. The third picture is me getting makeup on. The fourth picture is me as a Hollywood princess. Next picture is Madison, my BFF, and me at the party. The last picture is all my friends who came to the party. It was a lot of fun!
Thanks for reading. Love, Misty Dvorak, age 8 —SPJST—

Dear Vestnik Readers, I am in second grade, and I go to Sunday school. I am going to receive Holy Communion and Confession this year. My teacher is Marie Novy. She is my cousin. A friend and distant cousin of mine, Florence, died recently. She was 99 years old. She could drive a car, and she still lived at home. We sat with her at church. We found out that she was the first married couple at St. John’s in Ennis. We went bowling with the SPJST Youth Club. We all wore all our red Ennis SPJST Youth Club tee-shirts. When you meet someone who is older or whom you do not know closely, then the greeting of dobr? den would come to your lips, while a close friend or contemporary you would greet with nazdar. Love and Marriage, Czech-Style
Some of you may be in love with a Czech or some of you may want to marry a Czech. So in this ABC of Czech, we bring you the Czech words that you need to bridge the gap between love and marriage.
You may like to start with a date rande - with the person you are interested in. If this meeting is successful, then this person will become your boyfriend - kluk - or girlfriend - dívka or holka - and you will be dating or going out with them - chodit s ním - if they are a man; or chodit s ní - if they are a woman.
Unlike the English language, which uses the verb “to love” to express anything from liking something a lot to being in love with someone, Czech is more specific in expressing degrees of love. You may want to start by telling your boyfriend or girlfriend that you like them - mám tě rád - if you are male; mám tě ráda - if you are female. Then when you are really in love, you can say “I love you” - miluju tě. When you have reached this stage of love, you may start thinking about marriage. To ask for one’s hand in marriage is poadat o ruku which has the same literal meaning as its English equivalent. And if you get the answer yes - ano - then you are an engaged couple, snoubenci.

Quilt Crawl at Czech Heritage Museum — a bobbinʼ success
The Great Bell County Quilt Crawl spotlighted the Czech Heritage Museum and Genealogy Center, located on the corner of French Avenue and Third Street in Temple, Texas, on Saturday, January 28, 2012. The whimsical quilt crawl featured 19th and 20th century quilts and needlework made by the immigrants and their descendants of the Czech lands. The Austin Lacemakers Guild made a huge hit. They were all so delightful as well as talented. Their lace making abilities were incredible, and everyone stood in amazement as they hand weaved with their bobbins and thread to make intricate designs of lace. Along with their lace making abilities, they also demonstrated the techniques of spinning cotton into thread. It was great to get a first hand look as to how cotton and other fibers can be twisted and spun into thread and yarn. Along with their hands-on demonstrations, they also displayed many of
their finished pieces of lace. Clothing items such as collars, pockets, and sleeves were embellished with their hand made lace. Finished examples of their artistic talents were under glass and framed as fine art pieces. The “crazy quilt” demonstration brought a lot of onlookers. This abstract art of making quilts was a unique way of quilting “outside the box.” Handouts were given to those who wanted to try their skills at making this type of quilt. The demonstration was done in the style of a “crazy quilt pouch” (a small purse) to show how to start making these types of quilts. The Museum had one of its best visitation days since the opening of the new museum two years ago. Almost 150 visitors viewed the quilt show and toured the permanent collection. The Teddy Bear Bakery, next door, had a special opening for visitors to enjoy kolaches and lunch. Some folks came as far away as San Antonio and Houston. The museum will leave the exhibit up until the end of February. Submitted by, Don Mears Artistic Director Czech Heritage Museum —SPJST—

Famed architect Hubáček dies
Wednesday, February 8, 2012
Posted December 7, 2011 By Filip Šenk The Prague Post
Prominent Czech architect Karel Hubáček died November 23, 2011, at the age of 87, leaving a legacy as one of the most important designers during the country’s final two decades under the communist regime. Hubáček is perhaps best known for Ještěd, the mountaintop hotel and television transmitter near Liberec. Considered a symbol of the north Bohemia region, Ještěd, constructed between 1966 and 1973, gained international recognition as his biggest success and won the Auguste Perret Prize from the International Union of Architects in 1969. The building was noted for its elegant shape of a rotating hyperboloid and practical use of modern technology. The building also won the title of most successful Czech architectural project of the 20th century in 2000. But his influence and designs were farther-reaching than Ještěd, according to architecture historian Zdeněk
gill, Patricia Tittizer, and Sarah Tittizer. RIGHT PHOTO: Karen Hickman, a member of the Austin Lacemakers Guild, demonstrates bobbin lace techniques.

Lukeš. “Even if we leave out Ještěd, all of his buildings in the 1960s and 1970s were exceptional,” Lukeš said. “They were finished by paying attention to the very last detail, even regarding technology.” While born and raised in Prague even studying architecture in the city it was in north Bohemia that he left his mark. It was there, in the city of Liberec during the communist regime, that he flourished and started his own architecture studio, the Liberec Association of Engineers and Architects (SIAL). What made his studio so special, according to Rostislav Švácha, professor of architecture history at the Academy of Fine Arts in Prague, was the close cooperation of architects and structural engineers. “The studio program was based on a close working relationship between architects and engineers,” he said. “They didn’t compete; they inspired each other and motivated each other to perform better.” SIAL only saw three years of independence, from 1968 to 1971, before the communist authorities ordered it to join the state architecture organization, Stavoprojekt. Even then, Hubáček was able to pick the right people for his studio. He visited architecture schools and picked the most gifted students for his own working team. “He was able to create ideal conditions for young architects,” Lukeš said. “They even got a chance to compete in international competitions, which was absolutely rare.” Hubáček also established, along with architect Miroslav Masák, the SIAL kindergarten, in an effort to raise a strong architecture generation. After the revolution, Hubáček became professor of architecture at the Technical University of Liberec and remained active in SIAL. Hubáček has been said to be the most significant personality of Czech architecture during the 20th century.

Stříbrňanka Brass Band to perform Feb. 28 in Caldwell
Texas Czech Genealogical Society (TCGS) is pleased to announce that on February 28, 2012, it will host a live concert, featuring the Stříbrňanka Brass Band from Southern Moravia, Czech Republic. The concert will be held at the Caldwell Civic Center in Caldwell, Texas, where doors will open at 6:30 p.m. and the performance will begin at 7 p.m. Admission is $5 per person, payable at the door. Children under the age of 14 will be admitted free of charge. This group of nine musicians is on a tour of Texas, thanks to a partnership between the Czech Educational Foundation of Texas (CEFT) and the College of Music at the University of North Texas, along with the hard work of Dr. Thomas Sovik. The band has been in existence for a number of years, and it is well known all over Moravia, playing for folk festivals and various other events. Hearing the old polkas and waltzes of our ancestors will bring memories of times when our parents played and sang these same tunes, and it will be a great time to introduce this happy, toe-taping music to our children and grandchildren. Stříbrňanka has recorded 31 CDs and DVDs, and some of them will be available for purchase at the event. We urge you to not miss this wonderful opportunity to hear a fantastic performance by a renowned band from the land of our ancestors, and we urge everyone to encourage friends, family and neighbors to come to the concert as well. “I am Czexan” project seeks subjects, funding
Dear Vestnik Readers, My wife, Martina, is Czech. Together, we lived in the Czech Republic for two years before we were married and make occasional trips there to visit family and friends. This winter/spring, I am engaging in a photo art project about Czech immigrants who settled in central Texas. I’m looking for people who emigrated from Czech in the years leading up to and including 1968, when the Russians invaded Czechoslovakia. Those who qualify will have the chance to have their portrait taken and have their part of their native hometown professionally photographed. (The town does not have to still exist to be eligible.) I will meet the individuals for an interview and portrait session and then travel to their Czech home towns in April/May. If you or someone you know meets the above description, please contact me to discuss the project in depth. Ideally, I would like to start making appointments very soon to speak with them. Specific criteria about the individuals: • Czech-born native • Central Texas resident • Left Czechoslovakia by 1968* *Alternate criteria: Escaped Russian-occupied Czechoslovakia from 1968 to 1989.
Wednesday, February 8, 2012
About the Project “I am Czexan” is a visual diary of Czechs living in Texas who left Czechoslovakia before the Velvet Revolution in 1989. Using photography, I will reconnect Czech immigrants with their former homes in the Czech Republic which were often left under duress. The photo art project begins here in central Texas where I will interview these individuals and take their portraits. Then in mid-April, I fly to the Czech Republic with my wife, Martina, to locate and photograph the places they left behind. Details Central Texas is home to many people who claim Czech heritage. A quick look into any local donut shop and you’ll find traditional Czech kolače pastries. Summer and autumn here are filled with festivals celebrating Czech culture. I’ll be interviewing several local residents who were born in the former Czechoslovakia to uncover the details of their emigration and the reason for settling in Texas. Each interview will be displayed in a written brief alongside the final photo art pieces. The Czech-Texan or Czexan will sit for a Polaroid portrait session in which they will be captured in a mosaic style using up to nine prints to make one complete portrait. I have been enjoying the rediscovery of these classic Polaroid cameras. I also love the nostalgia and the domestic role they played in the 1970s and 1980s. This medium is an effective way of conveying familiarity and intimacy. In mid-April, Martina and I will travel to the Czech Republic to search out the homes and towns that have meaning in the hearts of each of these Czexans. These images will be captured in the best light and time of day available using a digital camera to ensure quality and detail when they are printed at 20-inch by 30-inch.
Assembling the Art Pieces The prints from the Czech Republic will be on metallic paper, mounted and framed without glass. Then, the mosaic Polaroid portraits will be assembled over part of the print on 1/4-inch spacers raising them off of the surface. The final pieces will show the Czexan and their home town from the Czech Republic together as a single art piece. The interviews will be displayed alongside the series of photo art pieces. The final step will involve finding spaces, like Texas Czech cul-
41

SPJST Financial University
The Long and Short of It By James L. Lee, III, CPA
Consider Fred and Wilma. They are anxious to become the owners of a prestigious house. Naturally, they are both positively bubbling over with excitement. Wilma, in particular, can barely restrain her enthusiasm for the home of her dreams. However, she has the financial brain of the couple and wants to make the best possible choice for mortgage financing. She must James L. Lee, III choose between a 15-year mortgage at 5 percent and a 30-year mortgage at 5.5 percent. In either case, they will borrow $100,000, pay the same in closing costs and neither mortgage note has a prepayment penalty. A quick analysis of their situation reveals that their monthly payment on the 15-year mortgage (principal and interest only) will be $791. Over the course of the mortgage, they will pay $42,343 in interest. Of course, that interest is deductible. Let’s assume that Fred and Wilma will be in the 25 percent tax bracket for the next 30 years. That means, after-tax, the interest costs them $31,757. Their total after tax payments will be $131,756. Interest on debt sure adds up over time doesn’t it? The 30-year mortgage results in monthly payments of $568. Total interest payments will be a whopping $104,404. But, thanks to the deduction Uncle Sam gives them, the after taxcost of the interest is “only” $78,303 making their total after tax payments equal to $178,303. The 30-year mortgage gives them payments that are lower by $223 but it costs them $46,547 more, after tax. One answer would be to take the sure thing, borrow for 15 years and run. But, consider the flexibility of the 30-year mortgage. If they were to invest the $223 per month in common stocks that returned 6 percent, after tax, for 15 years they would have over $65,177. The balance due on their 30 year mortgage after 15 years is about $69,490. Within the next 8 months, they will actually have more saved than their balance due on their mortgage. The key to this strategy is Fred and Wilma must actually save the $223 each and every month. If they don’t, they may have been better off with the
“forced savings” imposed by the 15year mortgage. Investing involves risk and you may incur a profit or a loss. The examples provided are hypothetical and do not suggest or guarantee particular rates of return for any investment. The examples do not include transaction costs and tax considerations that would reduce an investor’s return. How about these three alternative strategies that take advantage of the inherent flexibility of a 30-year mortgage with no prepayment penalty. If Fred and Wilma make 13 payments every year, starting in the first year, the extra $567.79 will reduce their after-tax interest cost to $63,478 and pay off the mortgage about five years ahead of schedule. As an alternative, they might pay the next month’s principal along with each payment. For example, with their first payment, they would also pay the $110 in principal that would otherwise have been due on their second payment. Every month they would pay a little more in extra principal. This strategy results in after-tax interest costs of $44,529 and a pay-off in year 18, a little over 13 years ahead of schedule. A simpler alternative would be to send a flat amount along with each month’s mortgage payment. Sending $100 per month would reduce their after-tax interest cost to $51,990 and pay off the mortgage about eight years early. Each of these alternatives requires discipline. If one does not have the discipline to actually send the mortgage lender the additional funds then the forced savings of the 15-year mortgage might be the best bet. Of course, this brief article is no substitute for a careful consideration of all of the advantages and disadvantages of this matter in light of your unique personal circumstances. Before implementing any significant tax or financial planning strategy, contact your financial planner, attorney or tax advisor as appropriate.
