Editor’s Comments June hails the start of the Hurricane Season. It’s supposed to be an active one so … be prepared. The BPN August September edition with have features on how best to do so but you should start to think about it now. Remember in 2021 Hurricane Elsa came along in early July and took us by surprise! Traditionally the season really starts to get going in August/September and down into October. It really doesn’t hurt to start trimming those overhanging branches and tidying up around your property! Who needs a mad panic when the alarms sound? The news on the Real Estate side is looking good. After speaking to many agents, it appears Pamela Hiles, Editor the market is quite active. The Journey to Home Ownership

Almost daily we hear about the financial reasons for homeownership. Reasons such as increased assets, equity and wealth, tax benefits and manageable monthly payments. However, what we need to hear more of is often not discussed nor is it readily shared. That is, how to prepare for homeownership. Though it may be considered cliché, it is reasonable to say that for a vast majority of people, investing in a home may be the most important investment decision they will ever have to make. Home ownership in a sense can be seen as a fulfilled dream. Long before we reach the age to own property, many of us dream of a house with spacious rooms, a huge pale blue pool and lush vegetation with the perfectly manicured lawn. The good news is that this can all be achieved with proper financial planning! In order to plan properly it is important to know what is involved. The important things to consider financially are the start-up costs which include the deposit, cost of a property valuation (if purchasing) or a quantity surveyor’s report (if constructing), bank fees, legal fees and property and life insurance costs. With this knowledge, it becomes easier to decide on an amount to save monthly towards covering some or all of the start-up and closing costs. It would be prudent to open a separate savings account apart from your regular savings and salary account in which to save towards this venture. Other than the financial costs, considerations should also be given to the location of your property, the design and structure. Another dimension to home ownership is the prospect of using the property as an investment, that is, as a partial or full rental space. There are endless possibilities as we embark on the journey to home ownership. Leasing the property provides a second

revenue stream and will act as support income for repayment of the mortgage. During the mortgage process it is important to partner with a knowledgeable lending team, legal team, builders and stakeholders who are well equipped to provide the necessary guidance to ensure that the transition to home ownership is as smooth as possible. PROCEDURE FOR PURCHASING PROPERTY In the event that you will be borrowing money for your purchase, meet with your banker/mortgage broker or Credit Union to ascertain your potential borrowing power/purchase budget, likely repayment terms, interest rate etc. Then research available properties (a reliable agent can make this easier) and once you have located a suitable property and agreed offer/acceptance price with the vendor or their agent, request written confirmation of the acceptance of your offer. 1) Appoint a local attorney to act on your behalf.

2) The Vendor’s attorney will prepare a Sale Agreement which sets out the terms and conditions of sale and describes the property. (This usually takes approx. 2 weeks). 3) Your attorney will review the Sale Agreement to ensure that your interests are taken care of and once approved you will be required to sign the Agreement and pay 10% of the purchase price. N.B. Your option to purchase is not secure The deposit is non-refundable unless the vendor withdraws from the sale or is unable to complete the sale as agreed. Also, liability for property insurance passes to the purchaser at this point – typically the existing policy is left in place and premiums apportioned at closing but is important to clarify this to ensure continuance of cover. 4) At this stage the Vendor or their Attorney, will arrange for the line/boundary marks of the land to be pointed out to you or your representative. (Not applicable in the case of condominiums or multi-storey apartments). 5) The Conveyance Document is prepared by the Vendor’s Attorney (in approx. 3-4 months) which is similarly perused by your Attorney. Once this is to your Attorney’s satisfaction, you will be required to pay the balance of the purchase price and sign the conveyance to complete the sale/purchase. If a mortgage is involved it may take 6-10 months to reach conveyancing. Purchaser’s costs are - approx. 1.5% (of the agreed sale/purchase price) legal fees + 17.5% VAT * - Portion of Land Tax and Property Insurance at closing/completion - Legal and valuation fees for a mortgage (if applicable)* If funds for the purchase are brought in from overseas you should instruct your attorney or Banker to register these with Exchange Control Div. of the Central Bank to facilitate repatriation of these monies if desired at a later date. *Please confirm these costs with your Attorney and your Lender/Bank/Credit Union.
