Households with mold problems have been making headlines more frequently in the last few years, and clearly finding mold in your home is distressing. Unfortunately, those devious little spores can be tricky to detect. Not only shower stalls and damp basements are vulnerable, mold can be hidden in a variety of spaces in your home. Even more so If you’ve had any plumbing problems or leaks. Mold can grow and release spores from behind drywall, under carpet or carpet padding, or in wood, to name a few. The fact is, molds are part of the natural environment, and can be found everywhere indoors and outdoors. Tips and pointers for new construction KEN MOON

How do you choose a builder? You could check out various rating sites, like Angie’s List or the BBB. But the best idea is to drive slowly through the neighborhood on a weekend afternoon during good weather. The existing owners will be glad to discuss their experiences with you vis-à-vis the builder you have in mind. Keep in mind, though, that new home construction is complicated — involving literally hundreds of mechanics, suppliers and trades people — and that there will always be bumps along the way in any real estate transaction. So the big point here is not that a given homeowner had a few problems, but that the builder’s response was timely and professional. Most builders have a model home

staffed by on-site agents. But if you’re a first time buyer and want a new home, it’s probably a good idea to enlist a full service real estate agent. Why? They can help you sort through the pros and cons of various new home neighborhoods. Maybe the schools are a big deal to you. Or proximity to trails and open space. Are you concerned about radon? Or the characteristics of the underlying soil? What about special tax districts or neighborhood fees? Most experienced agents will know the attributes of any subdivision you’re interested in. Plus they have their favorite lenders, title company and insurance agents who they know will get the job done with the fewest glitches. Speaking of loans, it may be tempting to go for one of the online mortgage deals that are heavily advertised. Some of them are very competitive price-wise, while others simply load extras fees into the transaction to get you a low rate. But a mortgage is

about more than just price. For example, out-of-state loan underwriters can really gum up the closing at the last minute with previously undisclosed requirements. Again, your real estate agent or the on-site builder’s rep only deal with local lenders who get the job done with the least hassles. If you are an experienced home buyer, on the other hand, the builder’s on-site representative in the model home may be all you’ll need. They have access to incentives and discounts they can pass through to you. For instance, the builder may be anxious to unload an existing spec (unsold) finished house and will deal more competitively with you than they would on a to-be-built home. Should you engage a home inspector in your new home transaction? The builder will probably discourage it, but, again, if you’re a first-timer it may a good idea to have this extra layer of comfort. Ask you real estate agent for their recommendation.

There are two options here. The inspector could come to your site three times: while the foundation is underway, just before sheet rock is applied and a day or two before closing, when the house is complete. How much? Usually around $125 per trip. Or you could opt for what most buyers choose — just a single inspection when the house is done, usually on the same day as the builder’s final walkthrough. This fee will probably be in the $300 range. One of the big appeals of a new home purchase is the warranty. All builders will provide you with a one year “bumper-tobumper” warranty plan, and some even add structural coverage beyond that. LEARN ABOUT PAPER AND FRAMING

“You can buy inexpensive frames, but make sure that the mats touching the actual artwork are acid-free.” Paper works are often much less expensive than, say, oil on canvas, but keep in mind that many paper works are not sold in frames. If you want to save money on framing, Pawlak suggests checking the acidity in the mats first and foremost. “Acidic mats found in budget ready-made frames can quickly deteriorate or discolor artwork,” she says, so invest in a mat that’s acid-free. 8. Native plants typically require considerably less water than exotic plants that do not naturally grow in particular areas. In addition, the U.S. Environmental Protection Agency notes that native plants have adapted to local soil conditions, making them less likely to need fertilizer and more resistant to pests and diseases than nonnative plants. • DESIGN SMART. When designing your landscape, group plants according to how much or how little water they need. This prevents overwatering plants that do not need much water, which can harm the plant and lead to unnecessary water waste, and ensures

plants that do need substantial amounts of water have those needs met. CONSIDER THE ELEMENTS. When planting, consider how much natural sunlight each area of the yard gets before planting. Plants planted in areas that are especially exposed to the sun may require extra watering, as the hot summer sun can cause water to evaporate, depriving plants of the water they need to thrive.
