Successful Realtor’s already know, rather than seeing it as the “off-season,” winter is a great time for sellers. Consumers are easily misled by data from sources such as The National Association of Realtors
who note that fewer homes sell in winter than in spring. In fact, sales slide about 8-percent in November and even more in January at 27 percent. It makes sense though. Fewer homes are on the market in winter, therefore fewer homes sell.
The truth however, is that homes are more likely to sell in winter than any other time of the year. Furthermore, they tend to sell quicker and for more money. Real Estate website Redfin analysts found that homes listed CONTINUED ON PAGE 2

in winter have a nine-percentage point greater likelihood of selling, sell a week faster, and sell for 1.2 percentage points more relative to list price than homes listed in any other season. As a matter of fact, according to Redfin, anytime between December and May is ideal, and February is best. Their analysis of nationwide listings from 2014 show that 74 percent of homes listed in February sold within 90 days, and 13 percent of those sold for more than list price.
Homeowners often feel that holding out until spring will give them a better chance at a good sale, it is after-all “selling season.” But that also signifies more competition as well as more lookie-loos. Some sellers will even take their home off the market for the winter to re-list it in the spring. Frankly, many home buyers will stop looking during the winter for a number of reasons; slick roads, less options to choose from, the school calendar, and
others. As a result, those who are out actively home shopping in the winter are the most serious, which can also give the seller an advantage. Job transfers are high on the list of reasons for home buyers to be shopping in winter, and if your home isn’t on the market, they are not going to see it. Those buyers are moving because they have to, not because they choose to and are ready to make a deal quickly. Moreover, while a buyer may have 30
homes to choose from in the spring, there is a good chance they will only have 10 or so to choose from in the winter, which results in less negotiating potential. During the winter months sellers are wise to create a warm and inviting environment. During the holidays sellers have an opportunity to show their home at its very best. Making sure walkways are cleared and leaves are raked, along with twinkling lights and decorations, show pride of ownership.
Agents warn, however, don’t overdo the holiday decorations, and don’t leave them up too long — a house that’s stuck in the holidays beyond the normal stretch, will turn off would-be buyers. Other hints include pulling up blinds and allowing the sunlight to brighten, keep the temperature warm and cozy while also taking care of any drafts that may be felt, and tossing a throw blanket or two on the sofa will also help make the right impression.
Mortgage rates defy experts to close year below 4 percent, Freddie Mac says BY E. SCOTT RECKARD LOS ANGELES TIMES
Closing out a year of surprisingly low mortgage interest rates, the average rate for a conventional 30-year home loan was 3.87 percent this week, Freddie Mac said, up slightly from 3.83 percent a week ago. The home-financing giant reported that the 30-year rate averaged 4.17 percent for all of 2014, following two years of even lower rates fostered by the Federal Reserve’s easy-money policies aimed at spurring the economic recovery. The average for a 15-year fixed-rate mortgage early this week was 3.15 percent, down from 3.55 percent a year ago. The start rates for variable home loans were slightly lower as well, Freddie Mac said. The only sub-4 percent years for the 30-year loan in the Freddie Mac survey were the previous two years — 3.66 percent average in 2012 and 3.98 percent in 2013. The company has polled lenders each week since 1971 about the terms they are offering borrowers. The annual peak was 16.63 percent in 1981 when then-Federal Reserve Chairman Paul Volcker forced rates skyhigh to rein in rampant inflation. The rate back then would have been even higher had not borrowers been paying an average of about 2 percent of the loan amount upfront to lower their rates. In 2014, by contrast, borrowers averaged paying 0.6 percent of the loan amount in upfront lender fees and discount points, Freddie Mac said. When the year began, the 30-year rate was at 4.5 percent, and nearly all economists believed it would rise to 5 percent or higher by this time, mainly because the Fed was ending one of its key stimulus measures: the massive
purchases of Treasury securities and mortgage bonds backed with government support by Freddie Mac, Fannie Mae and Ginnie Mae. The Fed phased out the stimulus over the course of the year, announcing its
end in late October. Interest rates fell nonetheless, driven by complex factors including dormant inflation in the United States and weakening economies and rising political tensions abroad.
Having been so far off the mark last year, economists have sounded tentative in their prognostications for 2015. “If you told me fixed mortgage rates were near 4.5 percent at year-end 2015 I wouldn’t be surprised,” said Mark
Zandi, the chief economist for Moody’s Analytics. But he acknowledged being “wrong about fixed mortgage rates all year.” “Instead of rates rising,” Zandi said, “they fell.”

GET A THOROUGH PREAPPROVAL Not only do sellers often prefer buyers who come preapproved by a lender, making their offers more attractive, but a preapproved mortgage also can help you avoid any hiccups down the line. With a real preapproval, a mortgage broker or bank loan officer will pull your credit report and submit supporting documentation to their automated underwriting system. This allows the bank to give you more accurate terms based on your actual credit score, debt obligations and income, instead of relying on your estimates. It also puts you ahead of the process when you finally go into contract and could help you close faster. MAINTAIN YOUR CREDIT PROFILE In the months leading to your home purchase, avoid changing your credit obligations, especially between a preapproval and the closing of your mortgage. The reason? It could hurt your credit score in a way that would raise the rate and fees related to your loan or, at worst, keep you from qualifying altogether. GET ORGANIZED Gather and keep every piece of financial paper in the two months leading up to buying a house. That means pay stubs, bank statements for savings, checking and investment accounts, W-2s, tax returns for the previous two years, canceled rent checks and any mortgage or property tax statements for other property you own. DON’T MOVE MONEY AROUND In the months leading up to your home purchase,

The rules require documentation of income that includes two years’ worth of tax returns, a typically unreliable record of a self-employed person’s take-home pay. To get around it, self-employed borrowers should plan to take fewer deductions the years before buying a house to boost their overall income. If they can’t, they may consider a co-signer on the loan whose income is documented by W-2 statements. Otherwise, they may need to search out an unconventional loan that can qualify them based on bank statements alone. KNOW YOUR REFI MAGIC NUMBER If you’re thinking about refinancing your home loan, figure out what mortgage rate you need. It’s not an easy number to calculate because you need to look at a host of factors regarding your loan, including what you want to get out of the refinance. GET CREATIVE WITH A REVERSE MORTGAGE Older homebuyers, especially those with fixed incomes, may want to consider a reverse mortgage to buy a home instead of draining retirement funds. A reverse mortgage lender contributes up to 52 percent of the sales price of a new home, while the senior, who must be at least 62 years old, comes up with the rest. The house is titled in the borrower’s name, but the lender retains a security interest in it. There are no monthly payments, and when the home is sold or no longer the borrower’s primary residence, the reverse mortgage must be repaid. PAY LESS MORTGAGE INSURANCE Many homebuyers don’t have enough cash on hand to make a 20 percent down payment, which means that they generally are required to pay for mortgage insurance as part of their monthly mortgage payment. This insurance protects lenders when a borrower defaults on the loan. Until late 2014, Fannie Mae and Freddie Mac required down payments of at least 10 percent. The requirement pushed many homebuyers into Federal Housing Administration-insured loans, which have a minimum down payment of 3.5 percent. The problem is that FHA premiums are costlier than private mortgage insurance. But in 2015, qualified borrowers will be able to get Fannie- and Freddie-backed mortgages with down payments as little as 3 percent. Mortgage insurance premiums vary according to credit score and size of down payment, but private mortgage insurance premiums generally are more affordable than FHA premiums.

Contractor considerations: Give yourself plenty of time to identify the best AC contractor for your installation. New features: Learn about the latest technology and features available for HVAC systems, as a lot has changed in the past 20 years. Consider systems with features
ranging from superior humidity reduction to noise reduction to remote control systems and energy-efficient programmable thermostats. “Dual fuel” heat pumps that can use either electricity or natural gas for heating are another recent innovation to consider. Zombie heat pump: So-called “zombie” heat pumps appear to be alive and running, but in reality are not performing optimally or at all. If your air conditioner doubles as a heat pump, have your system checked out for the heating season. It’s also a good time to have a conventional furnace checked out
by a contractor. If it’s older like the AC unit, you might be better off having them both replaced at once. Recalculations: Have your contractor run new calculations on your home. Changes since that old AC system was installed can affect your needs. For example, if you added insulation, upgraded to more efficient windows, knocked out walls or added a room, you might need a different system size than before — and the wrong system can be problematic. A system that’s too small won’t keep up on the hottest days. A system that’s too large will cycle too much, causing wide swings
in temperature — and won’t necessarily remove all the humidity from your home. Further, if you plan to close the AC vents in seldom-used rooms, look for a system with at least two steps of capacity modulation. Closing room vents and doors effectively makes your house appear smaller to your HVAC system, which could significantly damage the system or cause it to fail prematurely. Regulations: Know the latest government regulations and rebates before you buy. These regulations might affect the minimum efficiency standard in your region.

Decorating resolutions for 2015 BY MARY CAROL GARRITY TRIBUNE NEWS SERVICE
What decorating projects and plans do you have in store for the new year? Are you renovating a key space like your kitchen or bath? Redecorating a well-used room, like your bedroom or family room? Hoping to add a bit more personality to an area that feels blah or unfinished? I like to make decoratingrelated New Year’s resolutions every year to spark my creativity as I make my spaces lovelier. Want to join me? A few Nell Hill’s designers and I share resolutions for making your home more beautiful in 2015. RESOLUTION #1 FROM MARY CAROL: STOP HOARDING After many years living in our beloved old home in Atchison, Kan., Dan and I have officially moved to a bungalow near Kansas City. I loved my majestic fixer-upper and will always treasure the fabulous memories we made there, but I was more than ready to downsize, to have less home to take care of. As we got ready to move, I was blown away by how hard it was to go through all our stuff, deciding which things would go with us to our cottage and which would have to find a new home. I had no idea I was such a hoarder! Not to the point where someone was going to do a TV documentary on me, but still! As I stood in my basement and looked at the tubs and tubs of accents
I had saved through the years, I wished I had undertaken this task earlier and purged on a regular basis. But when I was done emptying out my closets and garage and basement, I felt fabulous and free. You don’t have to move to begin to sift through your belongings and simplify. During 2015, I’d encourage you to set aside some time to review the items in your home. If something is no longer of use to you, or no longer brings you joy, give it to someone who needs it. Then, when and if you ever move, you’ll be so thankful this big job is done. RESOLUTION #2 FROM MARYCHRISTINE: FIND AND EMBRACE YOUR OWN STYLE As an interior designer, Mary-Christine has seen lots of trends come and go. While it’s fun to incorporate new looks you love into your décor, her advice is to always be true to yourself and embrace a style that suits you. In 2015, she encourages you to discover your signature style. It sounds really hard to do, but she says it’s actually super simple to pinpoint your decorating passion. First, she says, figure out what you need from your home. For example, since she works with so much color and pattern every day as a designer, she needs her own home to be very simple and serene. You may be just
the opposite. Next, fill your home with things you really love. You want to look forward to walking through your door every day and drinking in the furnishings and accents you’ve used to feather your nest. What do you gravitate toward? What colors or patterns or styles capture your eye over and again? It’s that simple to find your style. RESOLUTION #3 FROM SCOTT: WHEN DECORATING, DON’T JUST STOP WITH THE FURNITURE Scott says he’s noticed that when people redo spaces in their homes or move to a new home, they usually start the decorating process by selecting the upholstered pieces they want to include in the room. The style and fabric they choose does a great job of setting the tone for the space. But that’s only the first step, Scott explains. Too often, he sees people stop with their redesign once the new sofa is in place. Then, they aren’t quite satisfied with the results, and aren’t sure why. There’s an easy explanation, he says. The room isn’t done. A well-designed space includes much more than great furniture. All the other elements in the room, like the artwork, accessories, rugs and lighting, are essential for completing the design. They work together to give the room its individuality and dramatic flair, to ensure the space is a reflection of
you. If you’re redecorating a space this year, Scott advises, “Make sure to see the vision through to the end!” RESOLUTION #4 FROM NICOLE: ADD A BIT OF LUXURY TO YOUR HOME Everyone loves indulging in a little luxury now and then. And Nicole says 2015 is the year to explore ways you can add some glitz to your everyday life through your home décor. Even if you like things casual and simple, a dot or two of glam will give your spaces a spark of new energy. Nicole suggests picking one little space, maybe a corner of a room or one piece of furniture, and adding a touch of luxury there. Perhaps it’s tossing a pillow corded in a yummy velvet onto your bed, sofa or favorite chair. Gold accents are super hot right now, so you will find lots of options for adding sparkle to your home. How about replacing a tired old lamp with one that features a gold base or a gold-line shade? Place a cluster of gold pottery on your mantel or weave gold picture frames into the display on a side table. You will be surprised by how much a dash of gold warms up your spaces and makes you feel pampered. RESOLUTION #5 FROM KRISTEN: EXPLORE THE POWER OF STRIPES Stripes are Kristen’s new decorating
crush. She loves big, bold stripes. She loves little tiny stripes. She loves them turned vertically, horizontally and everywhere in between. She loves them on bedding, furniture and accents. And in 2015, she invites to play around with the power of stripes in your home, too. When she’s designing gorgeous custom beds, Kristen blends a variety of fabrics and patterns to add dimension to the grouping and give it visual interest. Stripes are always a part of the mix. Want to freshen up your bedding this winter? Bring in a stripe, she advises, whether it’s a large, bold stripe duvet or just an accent pillow that features a ticking ruffle. Stripes belong all over the house, Kristen maintains. Drapes done in a striped fabric add height to a room. Want the window to look larger? Include a striped fabric going horizontally at the base of the drape. It will bring added weight to the space. Have you avoided using a bold stripe on a larger piece of furniture, like a sofa or chair, because you’re afraid it will be too much pattern? Don’t be, she says. It will add lots of drama to the room, and, when accessorized correctly, will recede into the background. Still not convinced? Then cover a piece of furniture in ticking, like I did for my new lake house!

Less is better with lubrication BY KEN MOON SPECIAL TO SPRINGSHOUSES.COM
Dear Ken: I want to lubricate my garage door for the winter. What’s the best method and material to use? – Donny As with all Ken Moon lubrication, less is better. I don’t use grease or oil on the garage door. Yes, they will work — theoretically — but these substances attract far too much dust and dirt for my taste. If the tracks of your garage door are gooey and grimy, first use a rag soaked with mineral spirits to clean them. While you’re at it, wipe down the rollers and lifting chain. Then sparingly spritz all of those components with a Teflon or silicone based spray. Pay particular attention to that top curve in the door track, as this
is the area of maximum friction. By the way, I never spray lubricant directly on the chain. If you do, it may dribble on the cars. Instead, soak a small pad or shop rag with liquid and rub the chain with it. It’s also a good idea to get a “tune-up” for your faithful garage door friend once in a while. For less than $100 or so, a technician will do this same lubrication, balance the lifting springs if they need to, tighten all the nuts and bolts on the face of the door, and check the reversing sensors and the other safety features of your opener and the door itself. Dear Ken: I have a loud squeal in my plumbing when the toilets or washing machine fill. Is this easy to track down and fix? – Ryan Yes and no. This is both a micro and macro problem. The toilets are pretty easy to take care of. The little fill valve
inside the tank may have a bad or torn rubber washer. Install a new Fluid Master Valve in each. These are very homeowner friendly — and cheap, too. The washing machine squeak is a little more problematic. For now, turn each valve all the way off, then back on (left rotation) until it stops and finally rotate it back about a quarter turn. That may free up sediment or other contamination in the valves. Now the macro. Plumbing noises like this one are challenging to pinpoint because they appear to be coming from everywhere at once. The hard copper pipes transmit the noise without attenuation into the entire plumbing system. A “stethoscope” can be helpful. Use a large screwdriver—blunt end pressed against your ear—and touch its tip to various parts of the system, starting at the incoming water line. You may be able to isolate the noise to a defective shutoff valve, the pressure
regulator or even the water meter itself. Finally, it’s always a good idea to know what the water pressure is inside the house. Sometimes excessive pressure can contribute to pesky plumbing noises-plus, you risk a blowout and flood. Use a small pressure gauge screwed to the cold water faucet at the washing machine; it should read about 50 to 60 pounds per square inch. Adjust the pressure regulator as needed so it comes down. Dear Ken: Our present water heater is 65 gallons, but it just doesn’t seem to keep up with enough hot water for the five of us. Should I switch to a 75 gallon or two 40s – Greg I like the idea of two water heaters. If you plumb them correctly—one tank in front of the other—this setup will provide you with endless amounts of hot water. The best configuration is a hookup in
series. That is, the first tank takes in the coldest water from the city line, preheats it to about 90 degrees, and then passes it on to the second tank for the final temperature rise. This configuration is also quite flexible and can be arranged to save you energy dollars. For instance, as the kids leave home and your family size shrinks, you may find that the first water heater can be shut off entirely. Cold water then will simply flow through it and into the second tank. But when the kids come back for vacation or company comes, it’s a piece of cake to light up the second heater for a few days.
