Tips on scoring the best rate on a home loan BY ALEX VEIGA AP BUSINESS WRITER
Mortgage interest rates have hovered near historic lows in recent years, but change may be on the horizon. The Federal Reserve is considering increasing the short-term interest rate it controls as early as June. That could send mortgage rates moving higher again. For now, rates remain homebuyer-friendly. The national average rate for a 30-year, fixed mortgage fell to 3.75 percent last week. It was 4.28 percent a year ago. That’s good news for homebuyers, who despite signs that the economy is recovering, are always looking for ways to save. Still, landing the most affordable mortgage depends on more than getting the lowest rate. The rate borrowers qualify for hinges on several factors, including their finances, credit score and the size of the down payment they’re prepared to make. And the type of loan and the fees that come with it also determine the overall cost of a mortgage. “As rates go up it will affect affordability,” said Greg McBride, chief financial analyst at Bankrate.com. “But rate is not going to be your only loan consideration. You don’t buy a house because of low interest rates any more than you get married because of a sale at the bridal shop.” Here are some tips on how to get the best deal on a mortgage: 1. SIZE UP YOUR CREDIT Mortgage lenders consider three key fac-
tors to determine what rate they can offer a borrower: Good credit, proof of income and size of the down payment. Strength in one category can offset a deficiency in another, but having a FICO score of 740 or better out of 850 will generally qualify borrowers for the lowest mortgage rate. You can qualify for a home loan with a lower credit score, but you’ll pay a higher interest rate. If your FICO is below 740, review copies of your credit files for errors that may be weighing down your score. Consumers are entitled to a free credit report every 12 months from the three major credit-reporting firms -- Equifax, TransUnion and Experian. Go to Annualcreditreport.com. The credit firms are required to respond to error disputes within 30 days, so it pays to do this well in advance of when you intend to buy a home. Think at least six to eight weeks. The ratio between available credit and how much debt you’re carrying is another key element of the FICO score. A good rule of thumb is to keep debt at less than half of your available credit. Reducing that ratio alone can often bump up your score. 2. SHOP AROUND Before you begin your home search, ask a lender to assess how much you can borrow. The lender will conduct a thorough credit and income review and issue you a pre-approval letter, which will give a seller
solid indication of what you can spend. But don’t necessarily go with the loan terms the lender is offering. This is a good time to do some comparison shopping for more favorable mortgage deals. Websites like Bankrate.com, LendingTree. com and Zillow.com offer a quick way to get a flavor for the kind of offers that may be available. Also check whether your current bank or credit union offers a better deal because you have an account there. Make sure you’re comparing the same loan types, too. How much you pay in interest and over how long a period will differ significantly between a typical 30-year, fixed-rate loan, a 15-year mortgage or an adjustable-rate mortgage. When you go fishing for rate quotes do it on the same day. That’s essential for a proper side-by-side comparison, as rates can change day to day, altering what’s available. “Lenders see the market differently at different times,” said Doug Lebda, founder and CEO of LendingTree. “The timing matters.” 3. KEEP AN EYE ON FEES When you comparison shop for a mortgage focus on the annualized percentage rate, or APR. That includes the interest rate, which is the cost of borrowing the money, as well as closing costs and additional fees charged by the lender. Mortgage lenders charge fees for the

mortgage broker’s services, credit reports, a home appraisal and title insurance, among other costs. These are included in the “good faith estimate,” a form that lenders are required to provide. Keep in mind that these fees can change until your interest rate is locked in. That’s when the lender agrees to set the rate and fees for your loan at the levels they will be when you complete the transaction. 4. NEGOTIATE The various fees that lenders charge on top of the interest rate may offer you some room to negotiate a better deal, especially if you have comparable rate quotes from other lenders. Once you negotiate a reduction in those fees, they are locked in along with the interest rate, which means you’ll know exactly how much your loan will cost you. You won’t be able to negotiate a better deal on some of the other costs, including third-party fees like the appraisal, title search and taxes, however. Some lenders itemize various fees. Others may aggregate everything under one or two fees and call it an origination fee. That’s one reason it’s important to have more than one good-faith estimate when comparing offers. “You want to apply with more than one lender, so that once you get the good-faith estimate, then you can take a deeper dive on what the complete terms are, more than just the interest rate,” McBride said.

Retirees, it turns out, are living large.
Among 50-plus retirees who have already moved in retirement, about half decamped to digs that were the same size or bigger, a new survey by Merrill Lynch and Age Wave reveals. They are making room for adult children and grandchildren who visit, and they’re entertaining more, particularly in the healthy early retirement years that rising longevity has created, the survey found. “More and more people are turning their empty nests into nurturing nests, a place where friends want to come and stay,” said Age Wave chief executive Ken Dychtwald.
Of course, by definition there is the other half of retirees who are downsizing, either by choice or necessity. And then there are those who are shrinking their real estate footprint, but not necessarily spending less. “I have one client who just sold his home and moved to a place with half the square footage, but it cost about 80 percent of what the previous home sold for, and now he’s picking up a vacation condo,” said Ben Jennings, director of financial life planning with SoundView Advisors in Olympia, Wash. He wasn’t involved with the study. The survey of 3,638 U.S. adults seemingly debunks several other bits of conventional wisdom about retirees: ––64 percent of 50-plus retirees said they are likely to move in retirement, including 37 percent who said they already have. The top reason for moving in retirement wasn’t about a change in health or marital status or wanting to cut costs, but about moving closer to family. • 30 percent of the retirees who reported already moving said they upsized to a larger home. • Among 65-plus people who said they moved, 83 percent stayed in the same state. We aren’t all snowbirds, apparently. For those who do have wanderlust, the study stayed pretty true to stereotypes: South Atlantic, Mountain and Pacific states got the most nods for desirability. The study also revealed that older retirees, those 75 and up, have the greatest emotional attachment to their homes,
perhaps suggesting that waiting until old age to downsize for financial reasons could be precisely the most difficult time. “On many levels, this is the most important financial topic advisers can talk about with clients,” said David Tyrie, head of retirement and personal wealth solutions for Bank of America Merrill Lynch. He cautioned homeowners to balance the need to keep nesting with future priorities. So how should those approaching retirement think about that? A decade ago, Jennings told middle-class clients at retirement not to tie up more than about 20 percent of their total assets in a home. Today, he uses computer modeling to project actual expenses into the future and can model alternatives to selling a house, such as a reverse mortgage. Another way is to borrow a page from the wealthy, who tend to view second homes as a luxury they can dispense with if it begins to interfere with their core lifestyle, said Tim Noonan, managing director of capital markets insights with Russell Investments. “It comes down to can you afford to live the same way after you’ve retired as before? People don’t explore that question for the same reason they don’t go to the doctor, because they fear they’re going to hear something they don’t want to hear,” Noonan said. “They should understand that where they live is their No. 1 day-to-day financial habit, and their habits interfere with their financial security far more than they are willing to admit.”

Help your home’s exterior rebound from harsh winter weather The seasons can be harsh on homes, and perhaps no season is more taxing on a home’s exterior than winter. Harsh winter weather can take a toll on roofs, gutters, landscaping, and just about any other part of the home that must face the cold head-on. The following are a few areas of your home that might need some help rebounding from winter now that spring has finally arrived. • Gutters: Gutters are vulnerable to winter weather, as strong winds may blow debris into the gutters or even blow the gutters off of the house. Gutters should
be cleaned prior to and immediately after winter to ensure they’re working properly and not backing up to the point that water can build up and damage the roof. Reattach any loose gutters and clear them of any debris left behind by winter winds. • Roof: The roof is another area of your home’s exterior that may have been beaten down over the winter. Examine the roof for cracked, missing or deformed shingles that can allow water to enter a home and damage its interior. Some roof damage is visible from the ground, but homeowners who just endured
especially harsh winters may want to climb up on their roofs or hire a professional to get a closer look. Another way to determine if the roof was damaged is to go into your attic and check for water damage near roof trusses. Water damage indicates something went awry over the winter. • Walkways and driveways: Heavy snowfall or significant accumulation of ice over the winter can result in cracked or damaged walkways, driveways and porches. Some of this damage may have resulted from aggressive shoveling or breaking up of ice. Look for any cracks in
areas that needed shoveling over the winter, as such cracks can be safety hazards and may even prove to be entry points into your home for water or critters. • Landscaping: Landscaping also tends to take a hit in areas that experience harsh winters. Winter storms may damage trees, which can put a home right in the line of falling limbs or worse. Walk around your property to inspect for tree damage, removing any fallen limbs or cutting down any limbs that appear dead or that might eventually prove a safety hazard. In addition, check the grass for
any dead spots that might have fallen victim to winter freeze, and address those spots when the time comes to revitalize your lawn. • Appliances: When surveying your property after a long winter, inspect appliances like a central air conditioning unit or even dryer vents to make sure they made it through the winter unscathed. Such appliances may have proven an attractive nesting spot for animals over the winter, but damage can be significant if vermin or other animals seek shelter from winter weather inside appliances.

You can take your love of nearly any sport into overtime by landing a job in a sports-related profession. Employers want the skills jocks learn playing sports, says Randy Gartz, vice president of permanent placement services for Robert Half International in Menlo Park, California. “Some of the key hiring qualifications requested by employers in today’s market include leadership, perseverance, dedication to continuous improvement and strategic thinking, all of which you learn early and often in athletics,” he says. Employers are also looking for professionals who work well with others, inspire those around them and show calm under pressure. “People who have excelled in sports are consistently put in situations that require quick thinking and the ability to comprehend concepts instantaneously, which aids them in accelerating their career,” Gartz adds. For example, a recent search using “soccer” as the search term pulled up a digital sales rep job for a soccer media group, an accountant job for a youth soccer nonprofit well as several coaching jobs. Athletic Trainer You can still be at the big game -- just on the sidelines ready to help injured student athletes -- when you work as a collegiate athletic trainer.
