Bolstered by stock-market gains, affluent Americans bought more than 1.1 million vacation homes last year, according to an annual trade group survey, up 57 percent from 2013 and the most since the survey began in 2003. The strong sales of second homes contrasted with a weaker year for purchases of principal residences, and also a decline in sales to investors. Vacation home sales represented a recordhigh 21 percent of all home purchases in 2014, the National Association of Realtors said Wednesday. California witnessed a contrasting trend, with the percentage of vacation home sales falling to just 5 percent in 2014 from 6 percent in 2013,
according to a tally by the California Association of Realtors, which said sky-high housing prices impeded the sales. Lotus Lou, a spokeswoman for the state group, said the methodologies of the surveys were similar. The national lobbying group’s survey of about 2,000 homebuyers calculated that 2014 purchases by investors fell about 7 percent to just over 1 million, and purchases by owneroccupants declined 13 percent to 3.2 million. Aging baby boomers boosted the sales, buying homes they plan to retire to, often with help from investments in stocks whose value has jumped in recent years, said Lawrence Yun, chief economist for the real-estate association.
“The steady rise in home prices has likely given them reassurance that real estate remains an attractive long-term investment,” Yun said. The Realtor group said the typical vacationhome buyer in 2014 had a median household income of $94,380, up from $85,600 in 2013. The median vacation home price fell 11.1 percent to $150,000. Yun attributed the trend in part to higher sales of condos and townhomes versus single-family homes. Buyers also increased their purchases of distressed properties, and of homes in the relatively affordable South, while vacation home sales fell throughout the more expensive West and Northeast, the survey showed.

7 tips for picking a real estate agent BY DANA DRATCH BANKRATE.COM
Ever wish you could see through the hype to hire the best real estate agent for buying or selling your home? When it comes to choosing real estate agents, “we don’t have the information that we have about other service professionals,” says Stephen Brobeck, executive director of the Consumer Federation of America, in Washington. However, there are things you can do to pull back the curtain and accurately assess a real estate agent’s past performance and potential success with your home. Whether you’re the buyer or the seller, here are seven ways you can find out more about your agent before you hire. TALK WITH RECENT CLIENTS Ask agents to provide a list of what they’ve listed and sold in the past year, with contact information, says Ron Phipps, past president of the Chicagobased National Association of Realtors, or NAR. Before you start calling the names, ask the agent if anyone will be “particularly pleased or particularly disappointed,” he says. With past clients, “I’d like to know what the asking price was and then what the sales price was,” says William Poorvu, adjunct professor emeritus at Harvard Business School and co-author of “The Real Estate Game: The Intelligent Guide to Decision-making and Investment.” And, if you’re the seller, ask if these past properties are similar to yours in price, location and other salient features, Poorvu says. What you want is someone who specializes in exactly what you’re selling. Another good question for sellers is: How long has the home been on the market? LOOK UP THE LICENSING States will have boards that license and discipline real estate agents in those states, says Phipps. Check with your state’s regulatory body to find out if the person is licensed and if there have been any disciplinary actions or complaints, or check to see if the information is posted online. PICK A WINNER Peer-given awards count, says Phipps. One that really means something is the “Realtor of the Year”
designation awarded by the state or local branch of NAR. “These agents are the best as judged by their peers,” he says. “That’s a huge endorsement.” SELECT AN AGENT WITH THE RIGHT CREDENTIALS Just as doctors specialize, so do real estate agents. And even generalists will get additional training in some areas. So that alphabet soup after the name can be an indication that the person has taken additional classes in a certain specialty of real estate sales. Here’s what some of the designations mean: • CRS (Certified Residential Specialist): Completed additional training in handling residential real estate. • ABR (Accredited Buyer’s Representative): Completed additional education in representing buyers in a transaction. • SRES (Seniors Real Estate Specialist): Completed training aimed at helping buyers and sellers in the 50-plus age range. If the agent calls himself a Realtor with a capital “R,” that means he’s a member of NAR. By hiring a Realtor, “the most important thing you get is an agent who formally pledges to support the code of ethics,” says Phipps. RESEARCH HOW LONG THE AGENT HAS BEEN IN BUSINESS You can often find out how long the agent has been selling real estate from the state licensing authority. Or, you can just ask the agent. “If they haven’t been in business five years, they’re learning on you and that’s not good,” says Robert Irwin, author of “Tips & Traps When Buying a Home.” Ultimately, what you’re looking for is someone who is actively engaged in a particular area and price range, says Phipps. You’ll want to know what knowledge of those two factors they can demonstrate and “what kind of market presence they have,” he says. LOOK AT THEIR CURRENT LISTINGS Check out an agent’s listings online, says Brobeck. Two places to look are the agency’s own site and Realtor.com, a website that compiles properties in the Multiple Listing Service into a

searchable online database. Most buyers start their search on the Internet, and you want an agent who uses that tool effectively. “A key thing is an attractive presentation on the Web,” says Brobeck. You also can look at how closely the agent’s listings mirror the property you want to buy or sell. Are they in the same area? Is the price range similar? And
does the agent have enough listings to indicate a healthy business but not so many that you’d just be a number? ASK ABOUT OTHER HOUSES FOR SALE NEARBY A good agent should know about other area properties that are available “off the top of his head,” says Irwin. Mention a house in your
area that’s sold recently or is for sale. If the agent knows the property and can give you a few details, that means he or she really knows your area, he says. “You want someone like that who’s on top of the market.” Dana Dratch writes about homebuying and real estate for Bankrate.com.

Signed contracts to buy US homes climb to 20-month high BY JOSH BOAK THE ASSOCIATED PRESS
WASHINGTON — More Americans signed contracts to buy homes in February, evidence that the spring buying season could open strong after sluggish sales for much of the winter. The National Association of Realtors said Monday that its seasonally adjusted pending home sales index climbed 3.1 percent to 106.9 last month, the highest reading since June 2013. Buying activity jumped in the Midwest and West, while dipping slightly in the Northeast and South. The gains suggest that housing should overcome the recent hurdles of freezing weather and blistering snowstorms, as both buyers and potentially sellers return to the market. Pending sales are a barometer of future purchases. A one- to two-month lag usually exists between a contract and a completed sale. The upturn suggests a solid spring sales rebound, after a lackluster winter. But unlike last year when sales fell, the spring buying season opens after more than a year of robust hiring that has pulled the unemployment rate down to 5.5 percent, the lowest level in nearly seven years. “What’s different this time is that the surge in the pace of payroll growth
means that the pool of prospective homebuyers is now rising more rapidly than at any time since the crash,” said Ian Shepherdson, chief economist at Pantheon Macroeconomics. Existing homes sold at an annual pace of 4.88 million in February, slightly below last year’s levels, according to the Realtors. Prospective buyers were finding slim pickings as the supply of homes was just 4.6 months, compared to five full months a year ago and an average closer to six months in healthy housing markets. But solid hiring over the past year and historically low mortgage rates may help to ease the affordability pressures from tight supplies. Average 30-year fixed rates were 3.69 percent last week, according to the mortgage giant Freddie Mac. That average has plunged from a 52-week high of 4.41 percent, a sharp decrease that makes it easier to purchase more expensive homes. Similarly, job gains should give consumers more financial flexibility to buy homes. Employers have added 3.3 million jobs over the past 12 months, including 295,000 jobs in February. That rapid clip
of hiring has caused the unemployment rate to tumble to 5.5 percent from 6.7 percent. As the total number of paychecks have increased in the economy, more buyers should be able to afford a home, economists say. The one missing piece in the housing rebound remains wage growth. Earnings have risen at drastically slower rate than home prices, putting many houses out of reach financially. Over the past two years, homes nationwide outpaced wage growth by a 13-to-1 ratio, according to RealtyTrac, the housing data provider. Home prices have risen 17 percent since the middle of 2012 when the market bottomed out, while median wages have risen just 1.3 percent, RealtyTrac said. But that might prove to be a positive, since modest wage gains should put a cap on how high prices can go and improve affordability in the coming years. “Those markets with the biggest disconnect between price growth and wage growth during the last two years are most likely to see plateauing home prices in 2015 until wages catch up,” said Daren Blomquist, a vice president at RealtyTrac.
