STONEBRIDGE AT MERIDIAN RANCH ACTIVE ADULT COMMUNITY: CONTINUED FROM PAGE 1 of living in the Denver suburb of Centennial, the Simpsons made the move to Stonebridge in October 2015. The idea first came from their son and daughter-in-law, who live in Meridian Ranch (about six blocks away from the Simpson’s new home). But being close to the kids wasn’t the driving force, since they have other kids who lived closer to their previous home. “We just really liked the area,” said Linda of Stonebridge. “It’s out of the hustle and bustle of metro Denver. There’s not nearly the traffic. And we can see the mountains every time we go outside. The sunrises and sunsets are beautiful.” MAIN-FLOOR EVERYTHING Every home in Stonebridge offers main-floor living — which strongly appealed to the Simpsons. “In our old home, the laundry room was in the basement,” says Linda. “Now everything is on one floor, which is safer.” Selecting the Sundance model by homebuilder St. Aubyn, the Simpsons downsized from their three-bedroom home with a finished basement in Centennial. While they plan to eventually finish the basement of their new two-bedroom, two-bath, 1,351 square-foot ranch in Stonebridge, they are very happy with their move. The open floor plan is one of their favorite aspects in the new home. “In our old house, the kitchen was walled off, so you really couldn’t communicate with people in your living room,” says Linda. “Now the kitchen, dining and family room are all together.” Which proved to be terrific for hosting the first Thanksgiving in their new home. And, the Simpsons said, buying with St. Aubyn was easy. “With other builders it seemed that everything you looked at — this kind of window or whatever — was extra. But with St. Aubyn, what you see is what you get,” they said. “That, and the quality of the

home made a huge difference to us.” Another builder, Windsor Ridge, has just opened a new model home in Stonebridge, offering home buyers an even wider range of choices. A retreat within a retreat Reducing their chore list was another reason the Simpsons moved to Stonebridge. Besides less home to clean, their new yard is more modest in size. Linda admits her big garden was tough to leave behind, but she’s looking forward to growing tomatoes on her new covered patio and, more importantly, to begin digging in Stonebridge’s planned community garden.

Other amenities spoke just as much to the Simpsons’ hearts. Stonebridge itself will have its own trails with mountain views, “I walk every day,” said Linda. A private clubhouse with exercise room and space for entertaining is a bonus, with seven grandchildren, she sees it as the perfect place for future family reunions. Then there’s the larger community, Meridian Ranch, to enjoy. Ron is a golfer and has already taken advantage of the community’s Antler Creek golf course. “It’s a challenging course, but I like it,” Ron says. He’s taken two of his teenage grandsons

golfing there and “the boys had a good time.” The Simpsons have also enjoyed lunch at the adjacent CreekView Grill, and they’re looking forward to using the 30,000-squarefoot rec center especially, Linda says, for yoga classes and the pool. GET AWAY TO IT ALL While blissfully less congested than Denver, Stonebridge still keeps the Simpsons close to the urban amenities they need. Downtown Colorado Springs is just a short drive away, and plenty of shopping and dining choices are even closer at the new Shops at Meridian Ranch and

nearby Falcon Town Center, as well as along Powers Boulevard. Linda and Ron have already enjoyed the nearby tasty food truck Friday’s at Jaks Brewing Company. And of course, Pikes Peak and the rest of the Rockies are close by for scenic drives and exploration. Being the very first residents took a little vision, of course, and for the Simpsons, a fair amount of downsizing. However, as Linda says of moving after 43 years, “Yes, it was a lot of work. The term “breakfast nook” sounds hopelessly trapped in the 1970s, but modern homeowners are embracing the style and practicality of built-in seating in the kitchen. “The idea of the built-in, with the kids piled in it and the pillows” can bring the casual fun of a beach house or farmhouse to any home, says Massachusetts-based interior designer Kristina Crestin, featured this season on “This Old House.” Maxwell Ryan, founder of ApartmentTherapy.com, says built-in kitchen seating can maximize space in smaller kitchens and highlight a great window view. It can even become the most distinctive design element in your home. “People, especially children, will gravitate toward it,” Ryan says. “Who doesn’t like to get a booth at the diner over a table?” PRACTICAL AND PRETTY For homeowners with an open-plan kitchen, built-in seating creates a cozy gathering place that functions like a formal dining room but is right in the heart of the cooking and socializing. In smaller kitchens, a nook allows the dining table to be positioned along a wall or in a corner without looking as if it were stuffed awkwardly out of the way. Built-ins also offer lots of space for storage. “The space underneath a built-in banquette is ripe with possibilities,” says stylist and crafter Marianne Canada, host of the “HGTV Crafternoon” web series. Closed cabinets

can be designed to match your existing cabinetry, or you can add open shelving, she says, to “add texture with baskets, show off your cookbook collection, even use it to store large ceramic bowls that take up too much cabinet space.” Just be sure the design of the built-in seating area matches the architecture of the rest of the house, says Crestin. Sketch out what you want and plan carefully before starting construction. If the breakfast nook will include a window, she says, consider the height of the sill and whether it will hit the backs of people seated along the wall. Also, be sure to use a pedestal table so you’re not bumping into table legs when sliding into the seats. COOL VARIATIONS If you can’t commit to a fully built-in breakfast area — or if you worry your kitchen will look too much like a roadside diner — Canada suggests adding a banquette to just one side of the kitchen dining area. “This gives you the best of both worlds,” she says, “an architectural feature that provides storage and easy seating, and the opportunity to mix things up with chairs.” This approach is cheaper to build and easier to remove if you want something different later. One popular option: Extend the bench the entire length of one wall, installing open or closed storage underneath.

“A table at one end for kitchen dining, general seating for those times when everyone ends up in the kitchen, and a space near the door that serves as a landing area for shoes, backpacks and jackets,” Canada says. “Add some hooks above the bench, and baskets below, and you’ll find that clutter disappears effortlessly.” FABRICS One big draw of built-in kitchen seating is the softness and color of the cushions and pillows. A tip from Crestin: Invest in highquality fabric in a pattern and colors that are neutral enough you can love them for years to come. Then get really creative with fabrics for loose pillows, spending a bit less so you can swap those out seasonally for new ones when the urge strikes. To highlight the fabrics you’ve chosen, Ryan painting the backrest area behind the seating in a coordinating color. “You can easily swap out the fabric on the seat or the paint on the backrest anytime you want to shake up your kitchen decor,” he says. And here’s a secret: If you love this look but want to avoid the commitment and cost of real built-in seating, you can create a faux version. Ryan suggests installing a large upholstered bench along one wall and painting the wall around it with semi-gloss paint (easily wiped clean) to highlight the space. Add pillows and you’ve got a perfectly cozy space where guests can lean back and enjoy your kitchen. 

Potential first-time homebuyers who think homeownership is beyond their reach may have a reason to be optimistic, thanks to Fannie Mae. The government-sponsored enterprise has launched the HomePath Ready Buyer program, which is targeted to first-timers entering the housing market. HOW HOMEPATH READY BUYER WORKS The program gives would-be buyers the opportunity to earn up to 3 percent in closing cost assistance toward the purchase of one of Fannie Mae’s HomePath properties, listed on HomePath.com, with a HomeReady loan. The for-sale properties featured on the website are foreclosure homes owned by Fannie Mae. According to Fannie Mae, the savings could equal up to $4,500 on a home valued at $150,000. “Closing cost assistance provides a cushion many first-time buyers need to more confidently face the financial responsibilities of homeownership,” Jay Ryan, Fannie Mae’s vice president of real-estate owned sales, says in a statement. WHAT SETS HOMEPATH APART HomePath properties have unique characteristics, says Julia Dugger, director of marketing for Fannie Mae. For the first 20 days the properties are on the market, only people who intend to live in one of the homes, rather than purchase it as an investment, are eligible to submit bids. “For folks who are looking at HomePath properties, they have a shot at saying, ‘This is the house I want, and I want to be able to put an offer in on it,’” she says. Prospective buyers first have to purchase and complete a homeownership education course, which costs $75, to become eligible for the assistance. Fannie Mae reimburses the $75 training cost at closing. HOMEBUYER EDUCATION COURSE The homebuyer course, Framework, is selfdirected and exceeds the standards set by the Department of Housing and Urban Development and the National Industry Standards for Homeownership Education and Counseling,

according to HomePath’s website. The program was launched in 2013 based on the premise that there’s a more effective path to homeownership, says Danielle Samalin, vice president of homeownership initiatives at the Housing Partnership Network, and Framework president. “We believe that if and when education is as natural a part of homebuying as finding a Realtor, for example, that’s when our communities will be strengthened,” Samalin says. Several topics are covered, including: • Determining how much house you can afford. • How to decide which home to purchase.

• How to choose the best loan. • What to include in your offer. • What happens at the closing table. The course is offered in English and Spanish, takes about four to six hours to complete and is entirely online and mobile-friendly, which appeals to the latest cohort of homebuyers: millennials. “It’s the first generation to have grown up with the Internet and they trust technology, they trust new modes of learning and they value education and they’re looking online for information about buying a home,” Samalin says. “So we created, with Framework, the first truly interactive, digital homebuyer education tool that’s designed for this generation.”

AN ALTERNATIVE PATH TO HOMEOWNERSHIP As of December 2015, nearly 12,000 consumers have completed the Ready Buyer program since its April 2015 inception, Fannie Mae’s Dugger says. “Of that, we’ve had several thousand who have actually gone through, placed offers, won the offer and have purchased a home,” she says. Those who are still on the sidelines but looking for an entry into homeownership might want to consider the HomePath Ready Buyer program. “It’s a great opportunity to help get yourself into a home for the first time,” Dugger says. 
