The second phase of lots has just been released and is now available for lot reservation with prices ranging from $155,000 to $210,000. There are 3 distinct floor plans for buyers to choose from: The Vista, The Haven and The Mesa. Each plan offers various elevations, options and configurations to allow personalization to each buyer’s individual needs. The Retreat was developed with buyer’s needs, desires and feedback in mind. “We have heard from many of our past and current customers that they just can’t find a custom ranch style home that allows for one-level living that isn’t huge,” said Charlie Shea who, with his wife Nancy, owns C.R. Shea Homes. Charlie and Nancy Shea bring decades of experience crafting custom homes. In fact, Shea has already constructed nearly 50 custom homes in the Kissing Camels neighborhood. If you’ve been avoiding springcleaning since the start of the season, you’re not alone. For most of us, the thought of steaming our carpets or cleaning out the crisper section of the refrigerator makes us want to crawl under the covers and wish for winter. Almost. Since we all can use some extra motivation to get our rubber gloves on, we’ve rounded up the leading expert advice about how often you should clean everything and, more important, why. Turns out, your home is harboring more bacteria than a public trash can. Motivated yet? Take a deep breath and read on to see how frequently you should be cleaning your house. Truth time: It’s more than once a year. MICROWAVE Frequency: Every week For years, the conventional wisdom was that cooking food in a microwave oven was a great way to kill bacteria and make it safe to eat. If you’re guilty of zapping days-old takeout in the microwave, we’ve got some worrying news: New research suggests that might be a myth, so keeping your microwave splash-free is crucial. We recommend wiping it down once a week, then doing a deep cleaning twice a month. Try this handy concoction: Mix half a cup of water with half a cup of white vinegar in a heat-safe dish.
Microwave it on high until the window steams up, then wipe the interior with a sponge. Easy. BATHTUB Frequency: Every week The toilet has a reputation as one of the dirtiest areas of a bathroom, but according to new research, it’s got nothing on your bathtub. Elizabeth Scoot, co-director of the Center for Hygiene and Health in Home and Community at Simmons College in Boston, compared the bacteria she found on tubs to trash cans. You’ll want to read these findings before you take a bath. Scoot found skin infectioncausing bacteria in 26 percent of tubs tested, compared with just 6 percent of garbage cans. Yes, your bathtub is officially grubbier than the trash. The verdict: Clean your bathtub as often as your toilet — ideally every week. BED LINENS Frequency: Every one to two weeks Surprisingly, fresh findings suggest your bed linen isn’t as dirty as you might think. “We’ve done research that showed that you don’t get as much exposure to dust mites (when) in bed as we once thought,” Euan Tovey, head of the Allergen Research Group at the Woolcock Institute of Medical Research, told Ninemsn. He says you’re subjected to dust mites whenever you’re moving,
not just when you’re confined in your bed. But before you forego washing your sheets, take note: Results vary depending on your sleeping routine. If you don’t shower after work or snooze in the buff, opt to wash bed linens every one to two weeks in hot water. REFRIGERATOR Frequency: Every month Brace yourselves: Scientists say salad drawers contain 750 times the safe level of bacteria, making them one of the main places to clean regularly. Don’t wait for a spring-cleaning reminder; this part of your home deserves monthly attention. COMPUTER Frequency: Every week A massive 70 percent of Americans eat lunch at their desk, making computer keyboards a hotbed for bacteria. One study found that keyboards harbor five times the bacteria found on a toilet seat, but 10 percent of people never clean them (eek!). Set aside time every Friday to give your desk a once-over with disinfectant spray. Pay attention to the mouse, too, and use a cotton swab dipped in alcohol to clean between keys. PILLOWS Frequency: Every three months
Pillowcase protectors can help shield your bed from dust mites and daily grime, but don’t forget to wash the pillow itself; Wilson tells Huffington Post every three months is ideal. Depending on your allergies, pillows should be replaced as often as every six months, although he admits most people are fine to keep them for three years.

If you don’t clean your flooring, clean your drapes and let air inside regularly,” says Robin Wilson, an interior designer who specializes in allergy-free homes. That’s not all. Another study suggests your carpet could contain up to 200,000 bacteria per square inch. Have we convinced you yet? Opt for a professional steam cleaning every six to 12 months, or more frequently if you have a pet.
KITCHEN COUNTERTOP Frequency: Every day If you’re a regular cook, chances are you already wipe down kitchen surfaces daily. That’s a great start, but there are a few key zones to focus on. According to experts, countertops are dirtiest near the sink area because people tend to use sponges contaminated with food. Be sure to wipe surfaces daily and swap out your kitchen sponges and washcloths every week!

Couple make big changes to live in a tiny house BY ERIN MCINTYRE THE DAILY SENTINEL
GRAND JUNCTION, Colo. — Sometimes, less is more. That’s what Shayla and David Bowler are discovering, as they finish the final details on their tiny house on Glade Park and downsize their possessions, maximizing their time and energy on experiences instead of things, the Daily Sentinel reported. The Bowlers are participating in a trend sweeping the nation called minimalism, and by building a tiny home they have forced themselves to focus on what really matters to them and what they want to include in their everyday lives. It hasn’t been easy. David used to be a manager at Foot Locker, and had acquired quite the shoe collection. They’re still in the process of determining, day by day, what they actually need to live. But they’ve learned a lot and are finding that a minimalist lifestyle is a good fit. It all started last year when they saw the documentary, “Tiny: A Story About Living Small,” which tells the story of a couple with no building experience who constructed a tiny home in Hartsel, Colorado. Shayla, 30, was immediately hooked on the idea, while “he was like, hell, no,” she said, laughing. But the more David, 36, thought about it, the more he liked the idea of paring down his stuff and deciding how to spend his free time, with no yard to maintain and a much shorter honey-do list. He didn’t want to spend his life cleaning, fixing and maintaining a property. But a tiny house was no small commitment — the Bowlers had acquired a lot of stuff in the nine years since they married. The Bowlers are an example of an increasing number of people who have figured out materialism can be a nightmare, and David and Shayla decided to pursue a different way of living. Minimalism is about quality, not quantity. It’s about rejecting the views of a gimme society, where bigger is better and you can always have more stuff. In a society in which people pay for storage units, just to keep stuff, the Bowlers downsized their belongings and maximized their time. According to becomingminimalist.com, 50 percent of self-storage renters are paying to keep what won’t fit in their homes, even though the size of the average American house has almost doubled in the previous 50 years, to 2,300 square feet. This was not the life the Bowlers wanted. They like to travel, they want to

be debt-free, and they love being outdoors and having an active lifestyle. They wouldn’t be caught dead laying in front of a TV on a weekend. So they committed to building a tiny house and purchased a trailer last April. In May, they started building, and they moved into their tiny house in January. Their home, a 270-square-foot house on a trailer, features 215 square feet of livable space. Their bedroom is a loft with skylights, so they can see the stars at night. They climb a ladder to access that bedroom, which is situated over the bathroom and closet. On the other end of the house is another loft, which is a TV room/man cave and also functions as a guest loft when they have visitors. Designing the home required special research and knowledge of what a tiny home entails. What do you do about the bathroom? Well, there’s a composting toilet. Some folks might expect it to smell like a port-a-potty, but it
doesn’t, and you wouldn’t know it was in this house unless you saw it. And yes, there’s room for a shower and washer/dryer. What about a heating system? A tiny wood stove does the job beautifully. It’s only the size of a toaster, but it keeps the tiny house cozy. Two solar panels produce enough electricity for the fridge, TV and computer to run at the same time. One of the more expensive items in this tiny house is the $1,000 propane, tankless hot-water heater, which provides instant hot water. This tiny house has been a work-inprogress for the Bowlers and, when they are done, every spare inch of space will be utilized. They plan to take advantage of smart tricks such as putting drawers or shelves into the 16-inch-wide stairways, turning the toe-kicks at the bottom of cabinets into drawers and utilizing vertical space. Much of the house is designed to be multi-functional, with seating that also is storage, and a garden window
behind the kitchen sink that also provides storage space. The Bowlers designed the space with their own sense of style, accented with the character of beetlekill pine. They estimate the tiny house will cost $20,000 to $22,000 by the time everything is finished. In the end, the project and decision to live this way is about freeing themselves to enjoy their spare time and paring down chores, David said. “I don’t want to spend my whole life pulling weeds, taking care of (the mulch) you have to replace all the time so it looks good,” he said. “I could be hiking or going on a trip to Mexico.” Keeping those goals in mind is something important for David, as he has had a harder time changing his habits than Shayla has. Even before they sold their house and embarked on this adventure, she was OK with not buying much or not having many possessions. David was a shopper. “I work to spend my money. I can’t take it with me when I die,” he said. “So I’ve had to look at that habit.”
Some of the hardest things for Shayla to say goodbye to were the antiques and décor she collected, so she gave them to friends. “I still get to see them when I visit those friends,” she said. They donated a lot of things or gave them to friends, but other things were harder to get rid of, such as David’s letter jacket from Montrose High School. It still fits, has his name on it and is very personal, so he still has it. But their goal is to only have 25 articles of clothing each, which is still something he’s sorting through. David also had a baseball memorabilia collection he decided to get rid of. “If you think about it, it just sits there and you look at it, you have to dust it,” he said. He took photos of the things he wanted to remember and then let them go. The Bowlers are still figuring out their rhythm and how they fit in this tiny house with their two dogs, Chuy the chihuahua and Laila the boxer. The place seems smaller now that all the appliances and furniture have been moved in, and sometimes choosing a place to be is a bit like a game of musical chairs. “I go to get my coffee and she decides to get her coffee and so now I can’t move,” David explained. “Sometimes I just want to scream because I’m not used to it.” At first, it was like fancy camping. Now, they live there and have to make it work. They’ve spent a fair amount of time organizing, re-organizing and tripping on things, figuring out what works and what doesn’t. They’re finding they actually do want a Crock-Pot, though they got rid of the one they had. “It’s making us say, what do we need, really?” Shayla said. “It makes you think, where do I have a place for that and will I use it?” Their shopping habits have changed drastically, particularly because they prepare most meals at home and enjoy a healthful diet. Because the kitchen is so small, they can’t really stock up, so they buy groceries about five times a week. But overall, the Bowlers say creating a life in a tiny house has been worth all the changes. When they lay in bed, gazing up at the stars through the roof of the loft, it’s worth it. When they wake up on a weekend morning and ask, “What do you want to do today?” instead of mowing the lawn or spreading mulch, it’s worth it. When they go on a hike instead of sitting in the house, it’s worth it. “You’re giving yourself your life back,” David said. “It’s worth it.”

Single women are besting single men in the homebuying arena, according to a new report from the National Association of Realtors. While millennials as a whole seemed to take the spotlight in the group’s latest Home Buyer and Seller Generational Trends study, single women, in particular, were shown to be making waves. They made up 15 percent of homebuyers in 2015; single men accounted for just 9 percent of purchases. Married couples constituted the biggest chunk of buyers last year: 67 percent. “It seems that many women have the stability and desire to own their own homes as they are not getting married straight out of high school or college as much,” says Pava Leyrer, chief operating officer for Northern Mortgage Services in Grandville, Mich. The gap between the shares of single female and male buyers is
widest among those ages 51 to 60 (20 percent versus 10 percent) and those ages 61 to 69 (19 percent versus 9 percent). “Many in the older group may have lost spouses and are now downsizing or moving to more maintenance-free homes,” Leyrer says, adding that she hasn’t seen many older single men buying homes. “Women seem to be more confident and ready to purchase or explore the possibilities.” HER ‘TINY LITTLE HOUSE’ Shawn Steen, 44, had been a longtime renter until she became a first-time homeowner in July 2015. The single Madison, Wis., resident met with a mortgage lender after her landlord sold the flat she had been renting for several years. She worked with the lender to assess her financial situation and to determine how much house she could afford for roughly the same amount she was paying in rent: $1,000. She had to do a little
digging and some compromising, but eventually luck found her. “It was a tiny little house and when I walked in I got butterflies in my tummy and I knew that was my house,” she says. “And it didn’t matter if it wasn’t in the right neighborhood. I loved that house the moment I walked into the kitchen.” The final triumph was getting money back on closing day, because she received a grant that covered a larger portion of her closing costs than she was expecting. “They gave me my keys to my house and I cried the entire 5-mile drive from the closing office to my apartment. I couldn’t believe it.” STRONG DESIRE FOR HOMEOWNERSHIP Almost a third of buyers (30 percent) said their main motivation was the desire to own a home of their own. The second-most cited reason in the survey was a desire for
a larger home. That was the primary reason for 10 percent of surveyed homebuyers. “We have seen an increase in moving up to larger homes mostly within the same type of neighborhoods or better school districts” as children grow and families get larger, Leyrer says. People in her market have also been motivated by a desire to move into newly built homes. According to the NAR survey, 2 percent of buyers gave this reason for buying in 2015. Most first-time buyers are compelled to own due to a life event, such as getting married or starting a family, says Julie Reynolds, spokeswoman for loanDepot, a lender in Foothill Ranch, Calif. CURRENT OWNERS HAVE OTHER REASONS Those who already own often have other motivations for getting a new
home loan. “Current or repeat homebuyers also re-enter the market when they are downsizing, interested in a second or vacation home or expanding their family. Downsizing can be a result of children going off to college, retirement or a reduction in income,” Reynolds says. PREPARATION IS KEY Once you’re at a point when you’re ready to buy, it helps to be prepared. This makes your offer more attractive and your closing run more smoothly, Leyrer says. “Know what you can do, what you want to do, and how you need to get there,” she says. And remember to get your paperwork in order, even if you already have a loan preapproval. “You’ll need proof of income, recent tax returns, bank statements and other supporting documents to close your loan,” Reynolds says.
