The Retreat was developed with buyer’s needs, desires and feedback in mind. “We have heard from many of our past and current customers that they just can’t find a custom ranch style home that allows for one-level living that isn’t huge,” said Charlie Shea who, with his wife Nancy, owns C.R. Shea Homes.

Charlie and Nancy Shea bring decades of experience crafting custom homes. In fact, Shea has already constructed nearly 50 custom homes in the Kissing Camels neighborhood. And, because they are residents of the community, they are familiar with the myriad of extraordinary attributes in Kissing Camels and buyer’s desires.

Kevin Patterson, owner of The Patterson Group and a leader in luxury home sales, is handling the marketing and sales of The Retreat at Kissing Camels.

“Many buyers we talk to have reached a point in their lives where they are seeking a flexible floor plan with the ability to live on one level and not have to clean/care for extra space they don’t need or use,” said Kevin Patterson. There are various elevations and options to include

the addition of a lower level or a loft to personalize your home. The Haven plan starting price is $523,000 plus the lot.

The Mesa, is slightly larger at 2,300 sq. ft. and includes all the custom features found in The Haven plan with a slightly more open living feel. The Mesa plan starting price is $559,000 plus the lot.

Average US 30-year mortgage rate declines to 3.43 percent

Long-term U.S. mortgage rates declined this week after rising for three straight weeks, continuing to lure prospective homebuyers.

Mortgage giant Freddie Mac said Thursday the average for the benchmark 30-year fixed-rate mortgage fell to 3.43 percent from 3.48 percent last week. The average rate is down sharply from 3.91 percent a year ago.

The 15-year fixed mortgage rate dipped to 2.74 percent from 2.78 percent last week.

Record-low interest rates this year have helped spur home purchases and boost the housing market. The Federal Reserve has been holding its key short-term rate near zero since 2008, and a statement from the Fed last week after its latest policy meeting had led many economists to conclude that a strengthening economy would lead the central bank to resume raising rates as soon as September.

To calculate average mortgage rates, Freddie Mac surveys lenders across the country at the beginning of each week. The average doesn’t include extra fees, known as points, which most borrowers must pay to get the lowest rates. One point equals 1 percent of the loan amount.

The average fee for a 30-year mortgage remained at 0.5 point this week. The fee for a 15-year loan also was unchanged from last week at 0.5 point.

Rates on adjustable five-year mortgages averaged 2.73 percent, down from 2.78 percent last week. The fee held at 0.5 point. 

Before you jump into the wonderful world of homeownership, learn about credit score requirements, mortgage options and other essential parts of the process as a first step.

Whether you are a first-time buyer or an experienced owner, buying a house requires a “preflight check,” in the words of Barry Zigas, director of housing policy for the Consumer Federation of America.

Read on for Bankrate’s 6-item checklist, including tips on the types of savings you need plus advice about what matters beyond purchasing a home at its resale value.

STRENGTHEN YOUR CREDIT SCORE “It’s a brave, new world with respect to credit requirements for mortgages,” says John Ulzheimer, president of The Ulzheimer Group and a nationally recognized credit expert.

One old rule still applies: The higher your credit score, the lower your monthly payments.

“Below 660 or 680, you’re either going to have to pay sizable fees or a higher down payment,” Zigas says.

Vicki Bott, a former official at the U.S. Department of Housing and Urban Development, says that her office noticed much the same thing. “While there are many qualified borrowers in the 580 range, the market today is probably (looking for) 640 to 660, at a minimum,” Bott says.

On the other end, a score of 700 to 720 will get you a good deal, and 750 and above will garner the best rates on the market.

Improve your chances by: pulling your credit reports and ensuring you’re not being unfairly penalized for old, paid or settled debts, Zigas says.

Stop applying for new credit a year before you apply for financing. And keep the moratorium in place until after you close on your home, Ulzheimer says.

FIGURE OUT WHAT YOU CAN AFFORD There are various rules of thumb that will help you get an idea of how much home you can afford. If you’re using Federal Housing Administration financing, your home payment can’t exceed 31 percent of your monthly income. But with some mitigating factors, the FHA will let you go higher.

For conventional loans, a safe formula is that home expenses should not exceed 28 percent of your gross monthly income, says Susan Tiffany, retired director of personal finance publications for adults for the Credit Union National Association.

Improve your chances by: trying on that financial obligation long before you sign the mortgage papers, says Tiffany. Before you home shop, calculate the mortgage payment for the home in your intended price range, along with the increased expenses. Then bank the difference between that and what you’re paying now.

SAVE FOR DOWN PAYMENT, CLOSING COSTS Depending on your credit and financing, you’ll typically need to save enough money for a down payment, somewhere between 3 percent and 20 percent of the home’s price.

To get an FHA loan, you need a credit score of 580 or higher.

One exception: Veterans Affairs loans, which require no down payment.

Another cash expense: closing costs. Whatever your loan source, you’ll also need money to pay closing costs. For a $200,000 mortgage, closing costs run (depending on where you live) from $2,300 to $4,000.

Improve your chances by: banking your own money and seeking down payment assistance, Tiffany says.

Often it’s location-based or tagged to a certain type of buyer, like first-timers, she says. Search online with the city name, then the county name, along with word combinations such as “down payment assistance,” “first-time homebuyers” and “homebuyer’s assistance.”

In a buyer’s market, you can also negotiate to have the seller pay a portion of the closing costs.

BUILD A HEALTHY SAVINGS ACCOUNT Building your savings is something you should do over and above saving money for the down payment and closing. Your lender wants to see that you’re not living paycheck to paycheck. If you have three to five months’ worth of mortgage payments set aside, that makes you a much better loan candidate.

That money will also help cover maintenance and repair issues that come up when you own a home.

While repairs are sporadic, items such as a new roof, water heater or other big-ticket items can hit suddenly and hard.

Improve your chances by: setting aside money every month. A good rule of thumb: On average, you’ll spend 2.5 percent to 3 percent of your home’s value annually on upkeep, repairs and maintenance, says Joseph Gyourko, professor of real estate at the Wharton School of the University of Pennsylvania. If you’re buying a $250,000 home, aim to save $520 to $625 per month.

GET PREAPPROVED FOR A MORTGAGE For serious home shoppers, “the No. 1 thing is they better have everything in order,” says Dick Gaylord, broker with Re/Max Real Estate Specialists in Long Beach, Calif., and former president of the National Association of Realtors. That means that, before the real home shopping begins, you want to get financing in place, he says.

“That documentation around income and assets is very essential, more so than in the last 5 years,” Bott says.

Improve your chances by: getting financing in place “before you walk through the first house,” Gaylord says. Otherwise, he asks, “How do you know how much you can afford?”

BUY A HOUSE YOU LIKE If you’re buying today for yourself and your family, you want a home that will make you happy for the next few years.

You can’t always count on a quick sale. And depending on how much you put down, and how much you have to shell out to sell and relocate, short-term ownership can be a pretty expensive proposition.

Improve your chances by: stepping back, Gyourko says, and making certain “you like the house.” 

Architecture styles tend to come and go, but there are a handful of classic home structures that continue to stand the tests of time.

The log cabin is most definitely one of those.

Although the large, log-style homes that can be seen on the ridges of the High Country don’t much resemble the historic one-room structures that pioneers and settlers huddled in throughout the 1800s, the structures do share certain characteristics that link them together.

WHO ARE THE ‘LOG CABIN’ PEOPLE? Realtors know that people come to the High Country from all kinds of backgrounds, looking for a home. And often, they have a specific idea in mind for their mountain abode.

Most of the people in the market for a log home are second-home owners looking for a retreat that matches the area around it.

“They’re in very contemporary homes where they come from, so they want something that feels like it belongs in the mountains, their cabin in the woods,” said Amy Smits, of Century 21 Gold LLC. “People don’t want to feel at all metropolitan - they want to feel like they’re away, and sometimes that can happen in a home even though it’s just a block off Main Street in Breckenridge.”

Brian and Karen Wray, of Mountain Log Homes and Interiors in Frisco, know this dream particularly well. In fact, their entire business - specializing in building log homes - is based on people’s continuous desire to have this particular style of house in the mountains.

“Most of our clients build the home to be a second home for the first five to 10 years and plan to retire in it,” said Karen Wray.

The natural feel of a log home is also an important aspect to these homeowners.

“People who want log homes don’t tend to be super tech-y people who want media rooms and whole-house automation,” she said. “These are people who want the indoors out, and they want the organic nature. They want to feel the logs, and they want real stone, not cultured stone. They want decks and patios, so when they open all their windows and doors, the outside and inside are cohesive.”

HOW TIMES CHANGE Of course, the prevalence of log cabins in the early days rested more on the fact that they were cheap and easy to build, with plenty of nearby material.

According to local historian Mary Ellen Gilliland, historic log cabins tended to be a single room,

about 12 feet by 12 feet.

“Any materials that they used had to be either found locally, like trees to be chopped down, or brought in over the high passes,” she said.

So it’s not surprising that timber was used for almost everything.

“You have to consider that the first prospectors that came over the pass saw a forest primeval, with huge, huge old-growth trees, and they began cutting them down,” Gilliland said.

“Everything was made of wood - all the implements in a woman’s kitchen were made of wood, and every product they had, they used in their home and their work was made of wood. Or if it was a metal piece, it had a wood handle.”

What then seemed an inexhaustible resource proved not to be so, and, nowadays, the log homes that were so cheap and quick to build cost more than a non-log structure.

“I think the log cabin, if you will, has gone away and has been replaced with a log mansion. The cost of construction with log is higher, so ... because land is so pricey in Summit and Eagle counties, you can’t afford to build a small log home anymore. It’s got to be at a size that makes economic sense,” said Kevin Smits.

“It used to be, you went out, and you cleared your lot and used the trees that were on your lot. Now, the true big logs are coming from British Columbia, from Washington state. ... They clear-cut the big trees that were there, and the lodgepoles were what grew up.

“The lodgepole doesn’t make for a great log home; it makes for a great telephone pole,” he added with a chuckle.

NATURAL APPEAL Karen Wray understands well the draw of the log cabin, and that’s not just because she sells them for a living. She also lives in one.

“I would say the biggest advantage is really a lifestyle one,” she said. She loves the big, open floor plans that encourage common gathering areas. She also likes the fact that she doesn’t feel the need to remodel every few years.

“The timelessness, the durability and just the lifestyle. ... Every house is like a piece of art,” she said.

Others have felt the appeal of her home, as well.

She said it’s not unusual for people intending to stay for a short while extending their visits, enjoying the cozy feel of the home.

Whether it’s a group of guests, or just herself at home alone, Wray understands the feeling.

“Something about a log home sucks you in and you really don’t want to leave,” she said. “There’s nothing like sitting by my fire in my log house, looking out the window and watching it snow.” 
