Our home was foreclosed by our first mortgage lender several years ago, leaving the second mortgage unpaid. After we got back on our feet financially three years ago, I began trying to reach out to the second mortgage lender to work things out. The lender would not speak to me about it, other than to say the loan was charged off. Because the debt was still on my credit report, I kept at the lender and finally negotiated a settlement, paying a reduced amount. Still, the debt shows up on my credit report as settled for less than the full amount owed — and that’s preventing me from getting a new mortgage for three more years. Is the lender liable for blowing me off all that time? – Lisa
A:
When your first mortgage lender foreclosed, the second mortgage, in effect, became a personal loan rather than a mortgage because it no longer had your home as collateral. Your lender made a business decision not to try to collect from you and charged off the loan. However, the debt did not disappear. It just meant that the lender decided not to chase you for it. Because you still owed the money, the lender was right in reporting the debt to the credit bureaus. You could have chosen to pay the full debt from the beginning, which
would have stopped the negative credit reporting. While your lender does have to deal with you in good faith, it has no obligation to reduce the amount you owe. Because you negotiated for a reduced payoff, your lender does not have any liability for the additional time this took. Fortunately, it still may be possible to get another mortgage, even if your options are limited. Shop around and you should be able to find a lender that will consider giving you a loan. I have seen people get new mortgages just weeks after foreclosure or bankruptcy, so I know it happens, given the right circumstances. Some people worry too much about their credit scores. Whereas homeowners may be able to delay making certain repairs in the homes where they lay their heads, such a luxury is not afforded when they are renting out their other properties. Repairs and maintenance of rental properties cannot be put on the back burner while you save money to fix them. In addition, if even minor repairs typically pose a problem for you, you may soon discover that hiring a handyman or discounting rent for live-in supers is cutting into your profits or making it difficult to pay bills. Before deciding to rent out your home, determine the potential costs of maintaining a second property and use that information to decide if renting the property is a sound financial investment or one that might put you in the red.
TENANTS
Many people who have rented have a horror story or two about an absentee or indifferent landlord, but landlords also have their own such stories about nightmare tenants. When mulling whether or not to rent out your home, consider who your prospective tenants will be and if your
community will supply the steady stream of renters you will need to pay your mortgage and bills without jeopardizing your finances. The last things first-time or even experienced landlords want are tenants who cannot pay their rent and/or those who are disrespectful of their neighbors and their landlords, so it’s best to give ample consideration to your potential pool of renters before deciding to rent out your home.

Plenty of core career advice is applicable throughout your working life, but other advice is more time-sensitive and only works at certain times in your career. Here is the best career advice for every decade of your life.
Defense Training. His career advice for those in their 40s: “Know the difference between a job and a career, and decide what priority it truly has in your life.” In addition, don’t let your work or career define who you are: “Those come to an end, sooner or later.”
TEENS
Go for variety. “To find a career later that you enjoy, be certain to try out as many different careers as you can,” says Carole Stovall, president and CEO of SLSGlobal. Look for summer jobs, after school work, summer programs and internships. Todd Cherches of BigBlueGumball agrees. “Don’t be afraid to try or to fail. That’s what these years are meant for. Don’t feel that any job is beneath you, because it’s not. At this stage of your life, everything is a learning experience.”
TWENTIES
Now is the time to find a job in the field where you’d like to pursue a career. “There are many things to consider, but the most important issues is to consider a job that you actually like, whether it is in your major or not,” Stovall says. It’s also a good idea to start establishing your individuality. “Stop comparing yourself to your friends, especially the ones you went to college with,” says Christine Sirois, a freelance journalist in her 20s. “Once you’re in the job market, it’s not a level playing field and comparing yourself to your friends is a recipe for feeling inadequate and

unhappy. Instead, set goals and work at your own pace to achieve them.”
THIRTIES
At this point, you’re hitting your stride, but you should remain flexible in case something new and interesting comes up, Cherches says. “You want to be working at what you are good at and what you like to do, and setting yourself up for success, while still allowing for opportunities to take risks and to grow.” Being assertive can help set yourself up for that success, says Jill Ivey, senior associate at WIT Strategy. “Be clear about what you’re looking to get out of your position. If it’s not a good fit, look at other options. Don’t stay in a job that you hate, or that isn’t fulfilling, or where there’s no room for advancement because you’re afraid of change.”

Alisha Karabinus, lecturer in rhetoric and composition at Purdue University, says your 30s are the time to ask for things and make a clear case for why you should get what you want. “Are you valuable? Are you essential? Stop grousing and make a case for a raise or a bonus. Be ready with a clear case and quantifiable deliverables if applicable.”

This is the time you should establish yourself as an expert, says Peter Engler of Engler Career Group. “Develop a career and a resume that few can duplicate so that you stand out from the crowd. Technology and the marketplace change so quickly that you’ll need to make an effort to stay current. “Your strength lies in combining your years of experience with your ability and willingness to stay ahead of the curve. You may also be thinking about what you want your ‘leadership legacy’ to be.” Artist Ann Klefstad says to look beyond regular jobs. “What has worked for me is to take the skills I have and work like the devil to create opportunities to use them, freelancing or consulting.” She recommends increasing the amount of your involvement with things you have affinity for and actively work to meet people involved with them.
