How senior homeowners can hedge property value risk BY JACK GUTTENTAG TRIBUNE CONTENT AGENCY, LLC

The opportunity to accumulate growing equity in a home is one of the main reasons people are motivated to become homeowners. Equity growth, however, is heavily influenced by market changes over which owners have little control. House prices appreciate much more in some areas of the country than in others, and there are some areas in which there is no appreciation at all. A homeowner reaching age 62 can begin converting home equity into spendable funds by taking out a home equity conversion mortgage, or HECM, the name of the federal government’s reverse mortgage program. In calculating the amounts a senior can draw using a HECM, the government assumes the borrower’s house will appreciate by four percent a year. This was the average rate for all areas over a period of many decades. The individual taking out a HECM today could experience four percent appreciation, but more likely, the rate will be higher or lower. The way the program is designed, the borrower is protected against the adverse consequences of a rate below four percent and is allowed to enjoy the benefit

of a rate above four percent. The HECM program allows the owner to hedge her property value risk. Here is an example. Jane Doe is 65, has a house worth $200,000 and wants to draw the maximum amount possible every month for as long as she lives in the house. This is called a tenure payment. As of Nov. 17, the largest amount available to Jane from any of the five lenders that deliver prices to my website turns out to be $566 a month. Now, let’s consider the implications of two extreme assumptions about the future value of Jane’s property. In the first case, appreciation is zero, meaning the property value remains at $200,000. Jane’s HECM debt, however, rises every month. Assuming the initial interest rate on her reverse mortgage continues, the debt passes $200,000 in the 18th year, and if she lives to 90, she will owe about $335,000. Since there are no deficiency judgments against Jane or her estate, the loss is taken as a charge against the government’s reserve account. That account is fed by insurance premiums paid by

Jane and all other HECM borrowers to cover this and other risks. In sum, Jane continues to receive the payment calculated on a four percent appreciation assumption, even though her house has not appreciated at all. Now consider the implications of an alternative assumption, in which Jane’s house appreciates at a rate of eight percent. That means that after, say, 10 years, her house will be worth about $432,000, at which point she will owe about $96,000 on her HECM. Her equity at this point is the difference of $336,000, which is more than when she took out her HECM, and she is now 10 years older with a shorter life expectancy. If she refinances after 10 years, which means paying off the balance on the first HECM, her new monthly payment is $1,024, or almost twice as much as the payment on her first HECM. The refinance option allows Jane to profit from the atypically high appreciation rate on her home. The HECM program provides another benefit to borrowers looking to refinance — the upfront mortgage insurance premium is applied only to the value increase over the original value. In

Jane’s case, the premium would be applied to $232,000 rather than $432,000. The high appreciation rate case raises some interesting questions. A micro question that could become a major focus of retirement advisors down the road is: When is the best time to refinance a HECM? The longer the borrower waits, the higher the new payment will be relative to the initial one, but the shorter the period she will have it. The macro question that arises is whether the losses to the Federal Housing Administration associated with this borrower-friendly feature of the HECM program have been fully taken account of in the agency’s mortgage insurance charges. Interest in this question is heightened by the recently announced results of the annual assessment of FHA’s HECM reserve account, which showed a rising deficit. Stay tuned on this. Fence etiquette prevents disputes METRO SERVICES

People fortunate enough to own their own plots of land often choose to fence in their pieces of paradise. Fences serve many purposes: to designate property boundaries, keep pets or children contained in a safe environment, corral livestock, offer privacy or add aesthetic appeal. Although installing a fence may seem like the right idea for you, going about it the wrong way may lead to problems among neighbors, particularly if you live where the houses are relatively close to one another. Some homeowners find fences become the final point of contention among disagreeable neighbors or create tension with a neighbor with whom

you previously had a good relationship. Being courteous with fence plans is the way to avoid any animosity along the way. There are certain things you must do and should do if you plan to erect a fence. Most people find neighbors appreciate being informed of any decisions you are thinking of making to the property that can affect their views or their adjoining property. Before drawing up fence plans with a contractor, talk to the neighbors on either side of your home and gauge their receptiveness to a fence. At this point, you may want to consider offering to make the fencing project a joint deal to save money should the neighbors decide to

install a fence as well. Contractors will often discount if they have several customers doing an installation at the same time. Property owners can save by splitting the costs of the shared walls of the fence where their property lines meet. Explain your case for the fence. Most neighbors are receptive to the idea if they know the reasoning — especially if the desire for a fence is not to keep them at bay. It’s hard to protest a fence that is a safety precaution for children. If your neighbor already has a fence, you must ask whether you can connect your fence panels into the support post on your shared side.

Once you notify your neighbors as a courtesy, there are certain steps to take that will prevent any legal disputes down the road. Even the most easy-going neighbor could grow aggravated if the fence is put up carelessly or ends up partially on his property. The best way to prevent this is to apply for a new, professional property survey and have property lines indicated with paint or wood markers. Each town or city has different regulations with regard to fencing, so it is important to learn the ropes or hire a contractor who is familiar with the rules. law might require the fence be installed a few inches inward. There also may be rules about how high fences can be in the front of the home, sides and back. Corner lot properties may have added regulations depending on whether the fence could prove a visual obstruction to drivers. If you live in a planned community, or one with a homeowners’ association, it is your job to find out the guidelines for any home improvements. The HOA may dictate the style, size and maintenance of the fence or may not allow a fence at all. Once all the details are checked, you may have to apply for a fence permit. This way the construction of the fence and finished product will meet safety standards, and the area in

which you live can provide consistent quality control. If the fence is installed by code, there is little chance it will have to be torn down or changed in the near future. Also, doing it by the book means that a neighbor can be unhappy about a fence but not have legal recourse to ask you to remove it. As an added form of courtesy, it is proper fence etiquette to put the “good” side of the fence facing the neighbors’ yards. That means the side of the fence that doesn’t show the support panels and posts. Remember, it is your fence so you are also responsible for all maintenance of the fence — on all sides. Just because your neighbor also will be benefitting from your fence, doesn’t mean he will have to care for it. ■

How to use numbers to make your resume seem more impressive You don’t have to be a math whiz to make this quick resume fix. BY JULIA GAYNOR  MONSTER.COM

Recruiters look at hundreds of resumes per day — sometimes for the same position. How can you make yours stand out? You could hire a pro or create a super creative infographic resume — or in about 10 minutes, you could add data and metrics to quantify your achievements, and upgrade your resume from amateur to amazing. Don’t worry, it’s not as hard as it might sound. Keep reading and we’ll share some pointers.

WHY YOU SHOULD ADD NUMBERS

Metrics, data or any kind of stats help recruiters and hiring managers see the impact you made. The right data can make your experience seem more substantial, and send a signal to a recruiter or hiring manager that you’re a serious candidate. For instance, in a “responsibilities” section of a resume, saying “wrote press releases” is fine, but “wrote 10 press releases per week” is much more impressive.

HOW TO FIND YOUR NUMBERS

No matter what industry you’re in or what level you’ve reached in your career, there’s always something on your resume that can be enhanced with a number. If you work in sales or finance, you have access to obvious metrics like sales volume, market share and profitability, but don’t forget about people-oriented numbers like customers served, people managed and performance rank — e.g. number one sales person. Don’t know exact numbers? Use a range. For instance, “edited five to seven white papers per week” or “managed a budget exceeding $500,000.”

WHAT NUMBERS TO USE

The easiest way to find ways to quantify your achievements is to look at how you directly impacted the company’s money, time and people.

For money, look at how you cut costs or increased profits — and quantify everything you can. For instance you might include a line that says, “Oversaw an annual budget of $50,000 and cut costs by 15 percent.” To show how you saved time or improved efficiency, you could say something like, “Revamped warehouse process and reduced production time by 20 minutes.” Demonstrate how your work impacted the people at your company with something like, “managed a team of seven sales people.” Even a small detail like that will help paint a picture of the kind of work you can do, and the level of responsibility you’re able to hold.

HOW TO PRESENT YOUR NUMBERS

Numbers make you seem like a pretty serious candidate. But using them to tell a story of how you made those numbers happen shows that you’re the kind of person a company wants to hire. It’s one thing to say you increased profits, but in what time frame — and with what challenges? Show numbers in context so recruiters can see the impact you made. You could say that you increased sales from two million dollars to five million dollars in a one-year period. Or, for another example, you could say during a hiring freeze and budget restrictions, you managed to increase productivity by 15 percent, saving an additional $20,000. Adding some numbers to your current resume shouldn’t take long. Once you’ve done that, make sure you’re tracking achievements at your current job so you’ll be ready when it’s time to re-do your resume again. ■ Like what you’ve read? Q. What should a good follow-up email to an employer include?

A. Assuming you’ve already thanked the interviewer via email, you can follow up by saying, “Dear XYZ, I hope this email finds you well. Just wanted to follow up with you regarding next steps. I enjoyed meeting with you last week and look forward to learning more about the position.” The goal is three-fold: To stay top of mind, to find out about next steps and then to show continued interest in the position. It’s always a good idea during the interview to tell the recruiter or hiring manager you plan on following up. In fact, I used to encourage my candidates to reach out to me if they hadn’t heard back. If I didn’t reach out to them, it wasn’t because I wasn’t interested in offering them the job; it was because I was juggling close to 150 candidates. Following up every 10 days to two weeks is a good rule of thumb. ■

These temporary assignments include base hourly rate, accrued overtime and incentive. Current Colorado licensed RNs may qualify for a $12.50/hour incentive. Allied Health professionals with a current Colorado licensure may qualify for an $8.00-$12.50/hour incentive depending on position. CNAs and Certified Clinical Support professionals may qualify for an $8.00/hour incentive.

• Minimum of one year of current acute care experience is required for all positions • Opportunities exist across all specialty areas • Post program option to transition to regular employment status
