Marketing Signboards It is acknowledged around the world that approximately 80% of real estate sales are initiated through signboards. As people drive around their potential new locations, these silent sales people are constantly reinforcing the project image and the corporate message. We are absolutely convinced that one of the key methods of communication of your project should be in the form of signboards, and the quantity and size of these will be determined in consultation with you. These are used to reinforce the estate image and are a positive memorable reminder of a visit to the project. Well produced (but not necessarily large or expensive) brochure can tip the balance in our favour against competitive projects. Individual stage plans should
be created with the sales project image and we recommend the plans strongly feature exact concept of the estate to highlight the entrance and other features. The corporate estate image should be reinforced with quality business cards and letterheads.
The Target Market The Sunbury market place is unique in the sense that the majority of transactions that take place are generally from people buying and selling within the local market. Project Release It is envisaged with the topography of the site, general location to surrounding schools, shops and parklands, we can expect to experience good demand for this estate. Therefore it is recommended to commence a registration of interest campaign (ROI) leading up to the release date. This campaign would require any potential purchasers to pay an initial deposit to secure an appointment on the day of release. The benefit of this approach enables us to monitor and maximise the revenue generated from the sales and to see what sort of interest is out there. Upon the day of the release YPA senior staff will be available to offer any assistance. To support the (ROI) campaign our Estate Manager will visit all the project and local display builders and fully brief them of the upcoming release and offer assistance to the housing sales people with the objective of securing additional registrations of interest. The previously mentioned builder display networking should not be confused with the potential for a large and small scale builder to purchase multiple allotments of their own accord. However these sales usually require some adjustment to settlement times and contract signing deposits, which will require further discussion.
