Real estate peak A DOUBLE-storey home in Maribyrnong’s Edgewater Estate achieved the highest property price across the City of Maribyrnong for 2013. The five-bedroom, three-bathroom property along Cumberland Drive commanded a selling price of $2.15 million in April. The unique riverside residence, which boasted 180 degree views, was one of 28 houses and two units in the municipality that went under the hammer or was sold privately for more than a million dollars this year. In Yarraville, 13 homes and one unit topped the $1 million dollar mark, including a property along Pentland Parade that sold for $1.6 million last month. Other top sales include $1.4 million for Kirk House in Footscray; $1.35 million for a double-fronted Victorian property in Hotham St, Seddon; and $1.05 million for an Edwardian home sitting on a 850-square metre block in Carmichael St, West Footscray. On the flip side, a Footscray address along Chatham St was the biggest bargain of the year, selling for $154,387 back in May. Figures from the Real Estate In-
stitute of Victoria (REIV) reveal 48 per cent of homes that went on the market across the municipality in 2013 were sold under the hammer. Enzo Raimondo from the REIV predicts that the property market will see more moderate price growth over 2014. “November broke the record for the highest number of auctions transacted in a single month with over 4600 auctions in Victoria - surpassing the previous record of 4455 auctions in May 2010,” Mr Raimondo said. “The REIV estimates total sales in Victoria to be between 100,000 and 110,000 which means that it could be the highest since the 118,300 sales recorded in 2010. “Most of this growth occurred in the second half of the year and reflects the very strong market in the past few months. “However with signs of declining clearance rates, price growth is likely to be more moderate next year and potentially slowing around mid-2014. “The outlook for 2014 remains positive with price and sales growth expected to continue although at a more moderate pace than what we have seen in the past few months.”
