Over the past decade, coworking spaces have fulfilled the needs of different businesses. From networking and Internet connectivity to cost efficiency and reduction in overhead cost, they have served as a valuable alternative in place of traditional workspaces and working from home.However, this year has posed one of the greatest challenges the coworking market has faced. The coronavirus crisis and lockdowns have resulted in many coworking spaces leasing their spaces entirely or for some, shutting down for a while.In most parts of the developed world, rent is paid monthly, but it’s a different case in Nigeria. The country has one of Africa’s most rigid rent payment systems where most people make a down payment of not less than a year, and coworking spaces are not exempt.Most of them rent their spaces and pay yearly, and then offer short term leases to startups and individuals. So, the disadvantageous business models Nigerian coworking spaces operate make them a ticking bomb waiting to go off.

Tunde McIver, Founder and CEO of MusterPoint, a coworking space in Lagos, says this is one of the reasons it wasn’t business as usual during the lockdowns.“We lost 50% of our clients. We also had to offer some concessions to businesses that didn’t use their spaces during the lockdown,” he says to Techpoint Africa.Similarly, other spaces in Lagos, like the Co-creation Hub and Leadspace, closed their workplaces and encouraged customers to work remotely.

Surviving during the lockdown - While this was going on, there was an ongoing debate on how the coworking market would fare should the crisis persist. One school of thought argued that the dense population of coworking spaces doesn’t allow for social distancing. Consequently, many startups and freelancers will work from home and might not return.Due to the lockdown, Abuja-based coworking space, Work and Connect completely shut down operations for two months and Felista Aku, the Business Development Manager of the coworking space, thought this might be the case going forward.“Truth is, Nigeria has never experienced a thing like this. This made it very difficult to make certain right predictions. In the midst of it, we kept our hopes alive that life would return to normal in a matter of time,” she says.This was also a sentiment shared by Adewumi Babafemi, Wennovation Hub’s ex-Campus Coordinator for Ibadan. Speaking with Techpoint Africa in March, he said while innovators at the idea stage will still see the need for coworking spaces, those in the growth stage might not and “they might see that they can stand on their own or work remotely.”

1. You think about feelings.Emotional intelligence begins with what is called self- and social awareness, the ability to recognize emotions (and their impact) in both yourself and others.That awareness begins with reflection. You ask questions like:What are my emotional strengths? What are my weaknesses? How does my current mood affect my thoughts and decision making? What's going on under the surface that influences what others say or do?Pondering questions like these yield valuable insights that can be used to your advantage.

Emotional intelligence (otherwise known as emotional quotient or EQ) is the ability to understand, use, and manage your own emotions in positive ways to relieve stress, communicate effectively, empathize with others, overcome challenges and defuse conflict. BY JUSTIN BARISO, AUTHOR, EQ APPLIED In 1995, psychologist and science journalist Daniel Goleman published a book introducing most of the world to the nascent concept of emotional intelligence. The idea--that an ability to understand and manage emotions greatly increases our chances of success-quickly took off, and it went on to greatly influence the way people think about emotions and human behavior.But what does emotional intelligence look like, as manifested in everyday life?For the past two years, I've explored that question in researching my forthcoming book, EQ, Applied. In doing so, I've identified a number of actions that illustrate how emotional intelligence appears in the real world 2. You pause.The pause is as simple as taking a moment to stop and think before you speak or act. (Easy in theory, difficult in practice.) This can help save you from embarrassing moments or from making commitments too quickly.In other words, pausing helps you refrain from making a permanent decision based on a temporary emotion.


3. You strive to control your thoughts.You don't have much control over the emotion you experience in a given moment. But you can control your reaction to those emotions--by focusing on your thoughts. (As it's been said: You can't prevent a bird from landing on your head, but you can keep it from building a nest.)By striving to control your thoughts, you resist becoming a slave to your emotions, allowing yourself to live in a way that's in harmony with your goals and values. 5. You show authenticity. Authenticity doesn't mean sharing everything about yourself, to everyone, all of the time. It does mean saying what you mean, meaning what you say, and sticking to your values and principles above all else. You know not everyone will appreciate your sharing your thoughts and feelings. But the ones who matter will. 7. You praise others. All humans crave acknowledgement and appreciation. When you commend others, you satisfy that craving and build trust in the process. This all begins when you focus on the good in others. Then, by sharing specifically what you appreciate, you inspire them to be the best version of themselves. 9. You apologize. It takes strength and courage to be able to say you're sorry. But doing so demonstrates humility, a quality that will naturally draw others to you. Emotional intelligence helps you realize that apologizing doesn't always mean you're wrong. It does mean valuing your relationship more than your ego. 11. You keep your commitments.It's common nowadays for people to break an agreement or commitment when they feel like it. Of course, bailing on an evening of Netflix with a friend will cause less harm than breaking a promise to your child or missing a major business deadline.But when you make a habit of keeping your word--in things big and small--you develop a strong reputation for reliability and trustworthiness.

4. You benefit from criticism. Nobody enjoys negative feedback. But you know that criticism is a chance to learn, even if it's not delivered in the best way. And even when it's unfounded, it gives you a window into how others think.When you receive negative feedback, you keep your emotions in check and ask yourself: How can this make me better? 6. You demonstrate empathy.The ability to show empathy, which includes understanding others' thoughts and feelings, helps you connect with others. Instead of judging or labeling others, you work hard to see things through their eyes.Empathy doesn't necessarily mean agreeing with another person's point of view. Rather, it's about striving to understand--which allows you to build deeper, more connected relationships. 8. You give helpful feedback. Negative feedback has great potential to hurt the feelings of others. Realizing this, you reframe criticism as constructive feedback, so the recipient sees it as helpful instead of harmful.

10. You forgive and forget.Hanging on to resentment is like leaving a knife inside a wound. While the offending party moves on with their life, you never give yourself the chance to heal.When you forgive and forget, you prevent others from holding your emotions hostage--allowing you to move forward. 12. You help others.One of the greatest ways to positively impact the emotions of others is to help them.Most people don't really care where you graduated from, or even about your previous accomplishments. But what about the hours you're willing to take out of your schedule to listen or help out? Your readiness to get down in the trenches and work alongside them?Actions like these build trust and inspire others to follow your lead when it counts. continued on page 16.

13. You protect yourself from emotional sabotage. You realize that emotional intelligence also has a dark side--such as when individuals attempt to manipulate others' emotions to promote a personal agenda or for some other selfish cause. And that's why you continue to sharpen your own emotional intelligence--to protect yourself when they do. The theory is that people are either leftbrained or right-brained, meaning that one side of their brain is dominant. If you’re mostly analytical and methodical in your thinking, you’re said to be leftbrained. If you tend to be more creative or artistic, you’re thought to be rightbrained.This theory is based on the fact that the brain’s two hemispheres function differently. This first came to light in the 1960s, thanks to the research of psychobiologist and Nobel Prize winner Roger W. Sperry.The left brain is more verbal, analytical, and orderly than the right brain. It’s sometimes called the digital brain. It’s better at things like reading, writing, and computations. "For example, the left brain is credited with language, but the right brain helps you understand context and tone. The left brain handles mathematical equations, but right brain helps out with comparisons and rough estimates."

ADDIS OKOLI Addis Okoli: Nigerian artist creates powerful paintings

e based in Abuja, whose powerful representations of black women have impressed me. Her use of vibrant colours and collage techniques creates works of a pulsating dynamic.On her mixed media canvases the artist displays moments of ordinary day life, busy streets, markets, merchants, polo games, wandering people, wonderful sceneries of urban life and captivating landscapes.Over the years she has developed a distinguished style of painting that is easily recognisable. A synthesis of delicate and precise fine painting in the modulation of her figures faces, mixed with expressionistic broad brush strokes for the background and surroundings. In Dilemma, 2016, acrylic on canvas the use of colour she is close to modern expressionist painters, whose focus was to present intrinsic emotions, rather than naturalist representations.Okoli studied fine and applied art with a major in graphic design at the University of Nigeria, Nsukka. Then later on she achieved her master’s degree in fashion design from University of Southampton, UK.I met the artist on a visit to Abuja in 2012 and have since been stunned by her work, time and time again. In 2016, I came across her oil painting called “Opened Door”. It features a young woman or girl whose hair, neck and shoulders are covered by a pink shawl or hijab. She is wearing a matching long-sleeved dress. Only her face featuring a shy expression is visible from the side as well as her right hand, in which she is Opened Door, 2016, oil on canvas holding a pen. In her arms she is clutching a book close to her body, almost protecting it. The objects she is carrying suggest Through It All, 2019, acrylic and paper on canvas that she is a learned woman, a student maybe — definitely with the ability to write. She seems to be well aware of the preciousness of what she is holding, of the privilege that comes with knowledge.Behind the figure of the girl the artist kept the diffuse background in dark colours, whereas to her side and at her front the colours brighten in shades of light yellow, blue and pink. The title “Opened Door” suggests that there is a pathway in front of her, at least metaphorically. Knowledge opens a door into a wider world with more culled from opportunities. 7th Africa Early Stage Investor Summit set for virtual edition in November The African Business Angel Network (ABAN) and VC4A have announced the seventh edition of the Africa Early Stage Investor Summit will take place on November 3-4, fully virtual.

Having taken place until now each year in Cape Town, the Africa Early Stage Investor Summit brings together Africa’s early-stage investor community. As a result of the COVID-19 pandemic, this year’s edition will be fully virtual, but will nonetheless provide attending investors with opportunities to source deals, share insights and network with leading early-stage investors from across the continent and beyond. Meanwhile, the event will also feature pitching sessions facilitated by VC4A, with startups looking for funding at the seed and Series A levels having the opportunity to pitch to attending investors.

Nigeria’s ColdHubs secures $100k cash prize at Global Maker Challenge Nigerian cold storage startup ColdHubs has been named winner of the Sustainable and Healthy Food for All category at the annual Global Maker Challenge, taking home US$100,000 in prize money.Each year, the Mohammed bin Rashid Initiative for Global Prosperity runs the Global Maker Challenge, with this year’s four challenges related to the themes of Innovation for Peace and Justice, Sustainable and Healthy Food for All, Innovation for Inclusive Trade, and Climate Change. At its first ever Virtual Award Ceremony, organised out of the United Arab Emirates (UAE), four winners and eight runners-up were selected to receive monetary prizes, mentorship, and access to global organisations worth up to US$1 million. ColdHubs was selected as the Sustainable and Healthy Food for All winner, banking a US$100,000 cash prize. Founded in July 2015 by young farmer and social entrepreneur Nnaemeka Ikegwuonu, the startup produces cold rooms and sells them to smallholder farmers, retailers and wholesalers to store and preserve fresh fruits, vegetables and other perishable foods, extending their shelf life from two days to 21.

Taiwo and Kehinde Okunoren are the first fashion designer duo in Nigeria. They are popular for their perfect tailoring of men’s suit. Their mother Mrs. Abiola Okunoren was a fashion designer. She was their early inspiration growing up. So, at the age of 19, drawing from this inspiration combined with the increase in demand for English dressing, they started their fashion career. They started their label, Okunoren, in 2002. They began by importing and selling Men’s shirts. The Okunoren Twins label transformed men’s wear by creating bespoke and perfectly tailored suits. They were both nominated for the Entrepreneur of the Year (Beauty & Style) at the 2007 Future Awards. They were also part of the first top Nigerian fashion designers to display their work at the Arise Fashion week, 2012 edition. They have enjoyed the opportunity of styling some of the top Nigerian celebrities: Naeto C, Don Jazzy, D’Banj, J.J Okocha, and many others.
