While none of the tracked sales were in Hume estates, councillors fear the decision by developers to “drip feed” housing lots onto the market was driving up land prices, which when combined with rising interest rates and cost of living pressures, could create financial problems for homeowners in the municipality.
By Laura Michell Hume council is calling on the state government to take action to stop “land banking” by developers amid concerns it is driving up house prices. Council’s concerns follow the release of a report by economic think tank Prosper Australia which examined 26,000 land sales in nine-master-planned communities across Australia. The report found that over 9.5 years, only 23.8 per cent of sites released by government to developers had been sold to homeThebuyers.reportfound that instead of house and land prices falling as more land is release for development, prices increased by an annual rate of 5.5 per cent above inflation. This meant people buying lots were paying an average of $194,000 more for a typical site than those who bought into a development in its early stages.
Cr Joseph Haweil echoed Cr Kurt’s experience, saying buying a block of land was “almost like a lottery”.
“We will now have with the rising interest rates, a massive problem in this city and in the growth areas of the north-west of people who have come in at the top of the market expecting that interest rates will remain low forever … I think that defeats the purpose of what successive government’s have said about the release of land in outer suburban areas.”
Cr Kurt spoke of his own experience trying to buy a block of land, saying he found developers would release two or three lots at a time in a ballot.
Thegovernmentwascontactedforcomment.
‘Land banking’ concerns
Cr Naim Kurt, who raised the issue at a council meeting earlier this month, said the state government’s push to reduce the cost of housing by releases land on Melbourne’s outer fringe for development was being “undermined” by developers. “We could effectively concrete all over Victoria and land costs still wouldn’t drop for families because the developers have the power to halt supply,” he said. “Sunset clauses would hold developers to develop land within a timeframe.”
Council is calling on the government to investigate land tax reform, sunset clauses or other measures to address the issue of land banking by developers in growth areas.

Residents of an “inadequate” Whittlesea road have called for council to upgrade it before a major accident occurs. Eleven residents of Milky Lane, also known as Wildwood Road, submitted a joint letter to council’s Monday, August 15 meeting expressing their concerns about the road.

The upgrade to one of the busiest bridges in Melbourne’s north is under way. Maintenance and rehabilitation work kicked off on the Barry Road bridge on Monday, July 25, to preserve the structural integrity of this rail crossing well into the future. Built in 1957, the three-span bridge over the Craigieburn rail line is more than 60 years old. To ensure its structural integrity for future generations, a concrete overlay will be placed over the deck and fixing it in place with steel rods, according to Major Road Projects Victoria (MRPV).
“Since then, the majority of the reserve has been acquired or transferred to council … and is now in council ownership,” the report said. “As such it is now appropriate to ensure the zoning of the land reflects its public ownership and intended recreational use. In this respect, the public park and recreation zone is considered the most suitable zoning.

Star Weekly , council’s administrators approved a business case for the Regional Sports and Aquatic Centre on Monday, July 18, deciding to build the facility in stages over a number of years after the COVID-19 pandemic added $67 million to the project costs. The project is expected to cost $180 million, up from $113 estimated in December 2021. Council will prioritise the construction of the centre’s indoor and outdoor courts to address the city’s significant court shortfall. Construction of the courts will be part of stage two of the project, which will also include designs for the aquatic and leisure facility, with work expected to start in 2024-25, subject to $40 million in external funding. At the time, chair administrator Lydia Wilson said council was prioritising the sports courts because the city had a shortfall of 43 indoor courts and 32 outdoor netball courts.

A group of year 12 students from Colmont School have found a new home at Ivanhoe Grammar School. The school, which has a campus in Doreen, welcomed some of the Kilmore school’s students on Monday, August 15. Colmont, formerly known as Kilmore International School, was closed by administrators earlier this month, leaving students to find new schools for the reminder of the year. Administrator Cor Cordis said all year 12 students, who are studying the international baccalaureate (an alternative to VCE) and their teachers had the opportunity to enrol at Ivanhoe Grammar School. “The school has been incredibly supportive and will ensure all new students have a buddy to make the transition easier during this time,” Cor Cordis’ Rachel Burdett said. “We have been able to work with various schools and transition the current year 11 and 12 international students which at this stage should be complete by the end of the week.”

Interior Niro has pretty good interior space for its class and the styling is attractive with a relatively modern look. The Niro Hybrid has 425 litres of boot space with the rear seats up, or 1419 litres with the second row folded. To achieve this volume there’s a space-saver spare under the boot floor.
we did as part of our road test reviews. The squared off rear end mean that the getting in and out of the back part of the cabin is easy. Rear seat passengers also have space but if those in the front set their seats back a long way some in the back may find their legroom is tight. It makes sense to take people who are going to be sitting in these seats to come along to the showroom and try them out for size. This may mean you not buying this model and perhaps trying a larger Kia, or perhaps going to look at rival cars. There are air vents in the back of the centre console so the passengers have an even more pleasantHyundairide.says the hybrid models have combined fuel usage of 4.0L/100km for the hybrid. We used three to four litres per hundred during open road driving and five to seven litres per hundred kilometres in city and suburban running. Summing up Kia Niro hybrid is an exceptional vehicle in many ways, it has minimal fuel consumption if driven correctly and is still pretty economical if you push hard. It’s attractively styled and practical. Combined with that very impressive warranty it’s certainly one to be added to your list of vehicles under consideration in its class.
The model we tested has a 10.25-inch central screen as well as a 10.25-inch instrument display. These sit in a wide panel that stretches across most of the front of the dash area. The quality is high and it’s easy to read them at a quick glance. This is an important safety feature as, despite my best intentions, I do tend to look at the centre screen to change radio stations or for other reasons.
Kia Niro is packed with power
Driving Performance is very good with the usual instantaneous response from the accelerator that’s such a delightful part of any vehicle with electricity as part, or all, of its powertrain.

Laurimar may be through to its first Northern Football League division 3 grand final, but the work is far from over. The Power, who have been getting closer each year, beat South Morang in its semi final on Saturday, 10.10 (70)-5.14 (44) to win through to the decider. The Power led by 12 points at half time before kicking five goals to two in the second half to come away with the win. For Power coach Jimmy Atkins it’s a bit of relief that they’ve finally got through to the final match of the year, especially after sitting on top for most of the year. “It was a good day,” he said. “We’ve saved our best football for finals. “The guys who have been around since day dot are pretty excited and happy. There’s still one more game left though.” Atkins said their contested work was really strong and had set up the match for them. He said the first half was really tight.
Atkins said it was in the midfield where they won the game, led by the likes of Jake Richards and Luke Wilson. The Power will now get a week off before the grand final. They will face the winner of South Morang and Old Eltham Collegians. The Turtles beat Kilmore in the other semi final.
The Melbourne combine will be held on October 9. There was no representative from the three clubs selected to attend the AFL national combine. Club interviews and medical screenings will be conducted at Marvel Stadium across the first two days of the Combine, with physical testing to be held at Melbourne Park on October 9.

While the Tigers are a good finishing side, this was even past them. The Burgers finished off the match winning the last quarter to win, 18.14 (122)-8.9 (57). The preliminary final will be held at Highgate Reserve on Sunday. In division 2, the incredible turnaround for Keilor Park has continued as it became the first side through to the grand final.
The season is over for Westmeadows, while Tullamarine will have to make the most of its second chance in the Essendon District Football League division 1. Both the Demons and Tigers had tough days on Sunday in their respective semi finals against Airport West and West Coburg. The Demons faced the task of trying to upset Airport West to win their way into the grand final. The Eagles had lost just one game for the year and beaten the Demons twice during the season. It was the Demons who led at quarter time by eight points, before the Eagles hit the front with eight goals in the second quarter. The lead was extended to 38 points at the last break. There would be no last quarter comeback from the Demons. It was the opposite as the Eagles piled on the goals, while keeping the Demons goalless in the final quarter. The Eagles won, 21.14 (140)-7.9 (51). Anthony Prestia kicked three goals for the Demons, the only player to kick multiple goals for his side.

The Mores got on top on the scoreboard in the second quarter and when they got the first goal of the third, the game was all but over. They would kick the only goal of the last quarter, which was the icing on the cake. Newton said they were beaten by a better team on the day.
“No excuses, they were the better team on theNewtonday.” and the playing group, while disappointed, were proud of their achievements. They set out to play finals at the start of the year, which they achieved.
“From where they’ve come from their first year a few years ago, they had one win and a season and half later they’re playing off a grand final, I couldn’t be prouder.”
Some days on the football field it just isn’t your day, and for Greenvale, it came at the wrong time of the year on Saturday. The Jets entered the Essendon District Football League women’s division 1 grand final against Strathmore as favourites, but went home disappointed. The Mores came ready to play and were able to control the game throughout the midfield and back line. The score line reflected that, with the Mores winning 6.4 (40)-1.2 (8). Jets coach Troy Newton said in the end it wasn’t their day. “We had one of those days,” he said. “What we tried to do didn’t come off and didn’t go our“Sometimesway. you have those days and today was one of those. “We started alright. I think we were in the contest for most of the day and even though the scoreboard doesn’t really show it. “We had a lot of half opportunities, you need some of them to go your way to win and today wasn’t our day.”
Tullamarine get a second chance after big loss
Phillip Smith was Tullamarine’s best on Sunday. (Joe Mastroianni).
“There are still a good dozen players who are 21 or under,” he said. “Our core group is still very young and we probably need a bit more experience, those mature bodies, those players in their mid 20s that have played a little bit more football. “We have the nucleus there, we will be back.“They are really united at Greenvale and have a really good culture and they’ve all brought into that. “They are going to stick together and we will be back and we’ll work on what we need to so we get another opportunity.
