Newham 19 Dons Road, 3442 Joan Gladman Real Estate: 5427 4307
Price: $945,000
Imagine relaxing on a huge, multi-level deck, able to almost smell the coffee brewing at foodie destination Newham General Store, while having a box seat view of Hanging Rock – so close as to appear within touching distance of its moody crags, while Camel’s Hump peeps over the Rock from behind. This is a majestic sight, one that stamps this hilltop property of about 1.21 hectares as the epitome of “lifestyle”. Arrival at the house, named “Tamleugh”, also delivers, from the other slope, spectacular sights of outlying hills, an eagle’s eyrie view to uplift the soul. With a modern rendered facade, the house has about 35 years on the clock, but a large rear extension is a bang up-to-the-minute, stylish space that will effortlessly win fans. Entry is through a leadlight door into a lounge room/adult retreat with grey carpet,

roman blinds and a wood heater set against slate. The main bedroom opposite has a plum feature wall, roman blinds, mirrored robes and a compact en suite. The other two bedrooms (both with robes and door to back verandah) flank the laundry, and the bathroom with marble-topped timber vanity unit, subway tiling with burgundy capping tiles, and an etched-glass shower screen over the bath. The kitchen has an island bench, pull-out pantry, loads of drawers, white cabinets topped with charcoal laminate, a copper rangehood, soft-close drawers, dishwasher and Blanco wall oven and integrated microwave. The adjoining meals area has grey, large-format porcelain floor tiles, bespoke cabinetry and a clever blackboard panel. Glazed double doors usher in the glam living hub where an ultra-smart gas log

fire sits atop a long floating bench made of beautiful marble-look stone. This is the focal point but just as impressive are the vaulted white ceiling, sleek grey tiles underfoot, and a TV recess flanked by drawers and shelves; the room also accesses the deep back verandah, and the aforementioned deck which is preceded by a pitched-roof pergola with bistro blinds. Out back, beyond the verandah and extensive paving, rustic bluestone steps head up to an upper lawn area sheltered by trees and shrubs. Practical aspects are a 7x12-metre shed (concrete, two rollers doors), another 5.5x7.5-metre shed (concrete and power) and two water tanks with pumps. Attached to a triple carport is a partially completed room which could become a rumpus room, teen retreat or hobby space. Carole Levy 13 SUNBURY & MACEDON RANGES STAR WEEKLY \ JULY 15, 2014

Recently I took the time to glance through “Rich Dad, Poor Dad” by Robert T. Kiyosaki, a book that I first read several years ago and found very helpful. One of the statements from the book is “Don’t say I can’t afford it; rather say how can I afford it!” To me this was an empowering statement – what could I do, what can we all do to have the life we want. How can we make things easier financially?

CHECK YOUR SMOKE DETECTORS! Now that winter is here, it’s timely for homeowners and tenants to make sure they have checked that smoke alarms are in good working order and reviewed insurance arrangements to assure their possessions are covered, in the event of a fire.Winter is the worst season for house fires, so it is timely for all households to do a quick double check. By law, every residence in Australia is required to have at least one working smoke alarm located on each level of the home. If the alarms are battery operated, make sure they are working and change the batteries if necessary. Four out of five winter home fires start in kitchens, but electric blankets, clothes dryers, wood, gas and electric heaters are other common causes. As property owners we have a responsibility to ensure fire safety, through regular maintenance checks on heating appliances and installing an adequate number of smoke alarms.
We have dealt with Paula for the past six years in both buying and selling.
Paula is very professional in her approach to her job. She always takes into account people’s feelings and thoughts.
Smoke alarms save lives – time to check yours!
In the past Paula has got us a couple of terrific results in selling our house. Paula seems to love her job and thrives on getting the right result for both buyer and seller.
I would not hesitate in recommending Paula to anybody who is looking at buying or selling their next piece of real estate.

SPENDING YOUR 2014 TAX RETURN A new survey shows that over 10% of Australians are planning to put any tax refund they might receive this year towards home renovations. The survey from Homeloans.com.au survery revealed that 21% of Australians are likely to use the funds to pay down their mortgage, and one in three said they’d pay down their credit cards. 29% of those aged 45-64 said they’d put their refund towards reducing their mortgage, versus 16% of 18-24 year olds. 26% of respondents said they would invest their refund, perhaps in a high interest savings account. 25% of 25-34 year olds are more likely to put a refund towards house renovations than any other age group. Overall 13% of respondents said they plan to use any tax refund for home improvement. Other areas people intend to apply their refunds to include HECS debt, maternity lave savings, childcare or school fees, weddings and honeymoons, council/land rates, and buying solar panels for their homes. Over 64% of people expect to receive a tax refund for the 2013/2014 financial year. The Homeloans survey was completed by more than 750 people in May/June 2014. YOUNG NEWLYWED COUPLES
Is there a community based story & or an event you would like publicised? Email the details to: reception@ljwhorlow.com.au
‘
When it comes to purchasing property as a young, newlywed couple, there are a number of things to keep in mind for your future. One of the main things to give some thought towards is your potential children and how suitable your home will be for raising a family. Keep school zoning options in mind when searching for your first home. You’ll want to make sure any properties you decide to inspect are within reach of a good school or two, in order to make your child’s life easier when they approach that age. Kids are known for having ridiculous amounts of energy. If you’re lucky enough to find a property with a decent backyard, this could be perfect for setting up a swing set and other fun activities for your children to enjoy. Otherwise, investigating accommodating parks in the local community will help to serve the same purpose. Exercise and entertainment rolled into one, these areas are a great asset to have located near to the family home. These are just some of the things to keep in mind when looking into your first home as a young couple, insuring yourself for the future and ensuring your property will stay relevant and suitable for years to come.
We work harder for you

Built on the cusp of the ’80s, this classic house of the period is surrounded by gardens, with rhododendrons, azaleas and exotic specimens as highlights. Two large bedrooms (with potential for a third) include the main with en suite and dressing room; the second bedroom has a built-in robe. The wide entry hall heads to a lounge room, separate dining room and another living room with private entry from the back pergola area. The galley-style kitchen has quality appliances and the family-meals space has a northern aspect. There’s a powder room and separate laundry. Natural gas central heating, gas log fire, wood heater and split-system provide seasonal comfort. A paved undercover courtyard, vegie gardens and shady sitting areas are part of a country-style backyard. Workshop and storage space is under the elevated house, there’s a double garage with workshop, and a long driveway provides extra parking at a property in an enviable location.
With Hanging Rock as a backdrop, “Kilchurn”, a property of about 4.85 hectares, is well ahead in the scenic stakes but also delivers a fine lifestyle and heavy-duty equine facilities. The house has four bedrooms, the main with walk-in robe and big en suite. Spacious dining and living areas have gorgeous views of the Rock, and there’s a separate rumpus room and casual meals area around the kitchen. An in-ground solar-heated pool and entertainment area get a big tick. A storeroom, wine cellar, hardwood floorboards, wood heater, split-system, fireplace, solar electricity and hot water service, double carport and mature landscaping are other noteworthy features. Equine support includes an American barn with stables and tack and feed rooms, hot-wash bay and hay storage, a full-sized riding arena, horse paddocks, a carport for float/machinery storage, a large dam and three 26,498-litre water tanks.

SANDS OF PERFECT THOU
A Stylish Courtyard Adds Value Here’s a new idea. Instead of renovating the bathroom and kitchen, try installing a new courtyard. This can link the inside of your house to the outside and can have a particularly useful function during the summer months. Instead of simply being an adjunct to the house, a courtyard can function as an outdoor room. Also, potential buyers can envision their own renovations to the bathroom and kitchen, but a courtyard adds a unique dimension that wouldn’t normally have been envisioned. There are many ways to link the interior of the house with the exterior, but one simple way is through colour coordination.
IT’S A MATCHMAKING MACHINE – LIKE DEXTER WAS –
You might have a large living room painting whose main colour, for example, could be mirrored by outdoor cushioning and plant pots or garden sculptures. A barbecue and tastefully done bench seating can add utility to the design, while a host of native and succulent plants can create a low maintenance atmosphere. One container with a well-chosen cactus can serve as a focal point in place of a whole garden plot of flowers. One thing about courtyards is that they are relatively easy to design, so that you can do your own for minimum cost or you can have the comfort, security and innovation of a professional landscape designer to whatever your dreams inspire. We at Dunlop Real Estate are experienced in all aspects of real estate, including sales, purchases and rentals. If you have a real estate need, feel free to phone me, John Dunlop, on 9744 2555, or to call into our friendly offices at Sunbury and Gisborne for more personal attention.

Sunbury United has a must-win match against Altona East Phoenix this week, in its battle to avoid relegation from FFV state league 1 north west. United has won its past two matches, including a 3-1 win against Keilor Park on Saturday. The win means United and Phoenix enter the game, at Langama Park, on equal points. In state league 5 west, Kyneton was too good for Melbourne Lions, winning 6-1.
By Tara Murray It was only fitting that Hayley Mackie was best on court in her 200th game for Sunbury Lions Netball Club in its match against North Ballarat City two weeks ago. Mackie, 31, who started at the club as a 16-year-old, has been one of the stand-out players for the club. Seven club best-and-fairest titles and a league best-and-fairest were last year capped off with a Ballarat Netball League premiership. “It was really good to play my 200th game as it gave me time to reflect,” Mackie said. “I thought about the experiences and how the league has grown and changed – and the many years of enjoyment I’ve had. “The people have changed at the club, but the culture, atmosphere and the strength of coaching has never changed.” She said friendship was the greatest thing she had got out of the game. “Most of the girls are my best friends,” she said. “They are quality relationships … the personal benefits of playing netball.” Mackie’s netball career also includes a premiership playing for Macedon in the Riddell District Football League. “The game itself is getting more tactical than when I started, and we are getting a more even spread of talent of players,” she said. Mackie is the second Lion to pass a major milestone this year, with Lauren Gilchrist having earlier played her 250th game for the club. The Lions are sitting on top of the ladder with a single loss for the year. On Saturday, they had a convincing 55-22 win against Darley.

Sunbury Jets caused an upset against the Warrnambool Seahawks in Big V men’s division 1 on Saturday night. The Seahawks entered the match sitting fourth on the ladder, while the Jets are well out of finals contention. The Jets started slowly on the back of poor shooting and trailed by six points at the first break. The Jets hit back in the second quarter with 30 points and continued to outscore the Seahawks in the last three quarters to win 94-87. Corey Collier top-scored with 25 points. The Jets took on Latrobe City Energy on Sunday. The women’s side suffered a nine-point loss against Geelong Supercats, Emmie O’Nial top-scoring with 22 points.
