Class action on bushfire losses By Helen Grimaux
Kyneton hub in future forum
(Damjan Janevski)
A class action has been lodged in the Supreme Court for victims of February’s devastating Mickleham-Kilmore fires. On behalf of about 300 property owners, Maddens Lawyers issued claims last week against AusNet Electricity Services (formerly known as SP AusNet) that could involve $50 million in property losses and damage. Maddens’ class action principal Brendan Pendergast said the Mickleham fire started when a clearly visible tree in the road reserve along Mickleham Road near Donnybrook Road at Craigieburn fell on high-voltage electrical conductors. This sparked a fire that burnt out about 22,900 hectares of agricultural and bush land, destroying more than 20 homes and more than 2000 kilometres of fencing, and killing hundreds of cattle, more than 14,000 sheep and unknown numbers of native fauna. “Electricity supply and distribution was privatised in 1994,” Mr Pendergast said. “We pay top dollar for access to electricity and, in return, these companies must adequately maintain power infrastructure to ensure public safety.” He said the focus of the Supreme Court writs was on residents of Mickleham, Donnybrook, Darraweit Guim, Chintin and Kilmore regions, to ensure they were duly compensated for losses which, he said, could have been prevented. “Quite simply, the residents of this area have suffered losses that are not their fault.” Maddens already has more than 150 registered claimants for the MicklehamKilmore fires. Mr Pendergast is urging anyone affected by the fires to call 1800 139 290 or register online at maddenslawyers.com.au.

Kyneton Transition Hub is hoping a forum on Saturday will provide a way forward in planning a sustainable future for Kyneton residents. Convener Julie McLaren says the hub, which grew from a Kyneton conference in 2010, was now at a crossroads. “A group of participants was motivated to start a local sustainability group,” she said. “After researching a few models of such groups [in other towns], we settled on the transition town model as it promised to build on an already strong community,” she said. The dozen-or-so people who make up Kyneton Transition Hub have opened a community garden at Kyneton Secondary College and run a monthly produce swap at Kyneton Farmers’ Market. Ms McLaren says Saturday’s forum will be an opportunity to share ideas, collaborate and be inspired. “Our highest priority has been food – how do we feed ourselves if things go pear- shaped? We’ve had big plans in the food areas and we want more people on board to see what other things we should be doing.” The forum is 2-5pm at the Red Brick Hall, 23 Yalwyn Street West, Kyneton. Some properties just seem to wear the “family-friendly” tag well – and this place is certainly one of them. To start with, there are five bedrooms, three bathrooms and three living areas. Secondly, there are about 0.4 hectares (an acre) to play with. And thirdly, the house is an unpretentious ode to a relaxed, comfortable life in a vibrant but leisurely-paced small town. Within a stroll of the main drag, the house is secluded behind a high photinia hedge which generates a measure of curiosity and anticipation about what’s to be found. It soon transpires that camellia hedges put on a nice display near the front door, beyond which is a carpeted entry hall. Through an archway in exposed bricks, the lounge room (with split-system) opens to the kitchen-meals area (with Arrow wood heater) at the back.

Floor tiles in this section are a bit of a statement because they’re designed to have a parquetry look, making them nicely out of the ordinary. The kitchen breaks the mould with its cabinetry painted in a soft green shade, and there’s a corner pantry, open display shelves, a servery bench, dual wall oven and a gas 900mm cooktop. Just off this, there’s a laundry decked out in latte-toned sponge work on the walls, a shade found in recently laid carpets and some window furnishings and feature walls. The next-door bathroom has a shower-over-tub arrangement, screened in glass; the toilet is separate. The main bedroom is to the left of the entry hall and an elegant set of drapes, ceiling fan, a pretty terrific fitted dressing room, and an updated en suite with attractive glossy tiles, a frameless shower and a 2pac vanity unit with dual basins.

Two more bedrooms are down another hallway, each with built-in robe and ceiling fan. The remaining two are in an extension, accessed via a glass-lined hallway from the meals zone and up three wooden steps to a large rumpus room with practical cork flooring underfoot and a dormer-style ceiling with clerestory window above – and there’s a split-system. The bedrooms off this are big and each have robes, one mirror-faced; they are serviced by powder and shower rooms. A brick-paved courtyard to the side has bamboo fence screens, and out back, there’s a big yard that’s fenced off from an even bigger paddock, perfect for a pony or kids’ playground – think mini-bikes and the like. And there’s a large steel shed, with concrete, power and workbench: all the family taken care of. Carole Levy

SERIOUS ABOUT SAVING A DEPOSIT?
Thu 9th, Sat 11th & Sun 12th Oct
Getting on the property ladder is something that features high on many people’s wish lists, but unless you’ve got a deposit saved up, this could well continue to be a pipe dream. Whether you’re buying on your own or as a couple, making sure your finances are in check is the best way to have the best possible chance of securing a home loan. Don’t expect your deposit to build up overnight - here are some ideas for making those little lifestyle changes that can lead to a big difference for your finances. Set a budget Budgeting skills are important in everyday life and this is especially the case when it comes to building up a deposit for your home. Once you’ve got an idea of how much you need to save up you can set to work on putting a budget together that’s going to be easy to stick to. Pay down debts - One aspect of your finances that lenders will look at is how much existing debt you have, which is why it’s so important to pay them down before making a mortgage application. Pay off those credit cards, loans and anything else they might be able to hold against you. Set up a separate savings account - There’s just one problem with using your normal account for saving for a deposit - you might be tempted to dip into it now and again! Having a totally separate account will remove this temptation and, if you play your cards right, you might even be able to find one that offers a decent rate of interest.
3 TIPS WHEN MAKING AN OFFER Been searching for the right home for what feels like forever and have finally found that slice of paradise you want to call your own? Got the deposit ready and can already see the kids running around the yard on a Sunday while you have a nap? Before you kick your feet up, remember you still have to buy the place! Here are some tips on getting that deal done. Pre-approval, pre-everything - Before you even go to an open inspection of the home, you should get pre-approval for your home loan. You don’t want to be caught out by falling in love with the home at inspection, only to have someone else with a pre-approved loan have an offer accepted there and then. Get face to face with the agent - It’s always a great idea to seek out the agent in charge of the selling the home you are keen on, be upfront, and make a good impression. You can also follow that up with a call expressing your interest the following day to really imprint your curiosity about the home. They’ll remember you and developing a good rapport means you might have a better chance of talking that price down over coffee. Make a reasonable offer - While it’s ideal to get the lowest price possible for your property purchase, you have to be careful when the time comes to actually make an offer. If you’re bidding at auction starting out too low can raise people’s fervour and launch a bidding war, while making private treaty offer that’s too low can mean you aren’t taken seriously as a buyer - before you know it you’ll be kicking back in the home of your dreams.

“Small iS Good”
$470,000
It is a fact that “small businesses” is the back bone of our economy. Small businesses employ more people than large conglomerates, more than the mining companies and small businesses need you.
All in all, here is a charming, beautifully presented property which is a joy to own. Be quick to inspect
I am going to comment on the Macedon Ranges and Sunbury area in general but what I am about to say applies equally across Australia. In our local area it is the small businesses that provide part time work for our young people – those still at school or those at University so giving our children the opportunity to earn, to gain confidence and to gain work experience. Small businesses provide full time employment to so many, but without support small businesses will disappear. Times are tough for many and I know that goods bought overseas are often cheaper than the same item bought in Australia and in the short term impact on the economy and employment if small local businesses close. Next time you are about to push that computer button to buy from overseas ask yourself this “who’s job am I taking away?” Please support small businesses and the local area. Support your butcher, baker, supermarket and fruit shop. Support the local take-away, coffee shop and motor mechanic and, yes, support your local Real Estate Agent. We employ local people and so do all the local small businesses across the region and your support is vital if business is to prosper.

MACEDONRANGES.STARWEEKLY.COM.AU
Winless Sunbury upbeat By Tara Murray Sunbury Bowling Club will take a lot of encouragement out of its Bowls Victoria Metropolitan pennant opening round on Saturday despite losing to Williamstown. Little separated the teams for most of the day in the division 2, section 1 encounter at Sunbury before Williamstown opened up a late lead to win 81-75. Sunbury’s Dave Glennon said it could have gone either way. “We didn’t win any rinks, which was disappointing … that’s the first aim for next week,” he said. “We were missing a couple of players but with such a narrow loss, I’m not sure we will make too many changes for next week.” Australian representative Carla Odgers, who returned to the club from Lalor in the off-season, led her rink to a 20-20 score, while Elise Cowan’s rank earned a 19-19 draw. Mark Cowan’s rink went down by one, with the fourth rink, led by John O’Dwyer, losing 23-18. Glennon said the return of Odgers was a boost to the side. “She’s always been in contact with people at the club and most of the people who were here when she left are still here. “She’s a strong bowler and can provide good leadership.” Glennon said the aim for the side was to make the finals. “It’s the same as the last couple of years,” he said. “We want to make finals and get back into division one.” The club’s second and third sides both won, the seconds 80-64 over Maribyrnong Park and the thirds 124-51 over Williamstown. This week, the top side plays Altona Sports.

Sport shorts Youngsters show the way
The two youngest players showed them how it was done at Romsey Golf Club on Saturday. While the skies were clear, a northerly wind made play difficult. Michael McCarten, who won the Laurie Thomson Shield in the recent club championships, had a superb round but the day belonged to Daniel Wright, who had played fewer than 10 rounds in the previous year. He had 46 stableford points, five clear of McCarten. Dave Richardson was third.
Owen takes out B&F
Former Woodend-Hesket player Jake Owen was named Williamstown Football Club’s most promising player at the VFL club’s awards night on Friday. It was a big weekend for Owen, who also tested his skills at the state combine ahead of the AFL draft. Romsey’s Jake Lever and Gisborne’s Matthew Goodyear were part of a group of promising recruits who spent four days at the AFL combine under the eyes of recruiters. Goodyear was ninth in a repeat-sprint test.
Bowls season is rolling
Central Highlands bowls division began at the weekend. Romsey beat Lancefield, Bacchus Marsh defeated Kyneton, Kyneton Golf was too good for Gisborne, and Woodend came out winners against Trentham.
Kynton cricket kicks off
Kyneton Cricket Club starts it season at home to Muckleford on Saturday in the Castlemaine and District Cricket Association. Carla Odgers is all concentration in her first game back for Sunbury. (Shawn Smits)
