State of Kin is a Perth-based multi-disciplinary design studio specialising in the foundation of spaces across residential, hospitality, retail, wellness and commercial sectors. Our team is perpetually immersed in the realm of design, our collective purpose is the creation of inimitable architecture and interiors. We believe that the design of buildings and spaces is a fundamental practice which influences and shapes human interaction, understanding and behaviours. Offering a holistic service encompassing architecture, interiors, project management and construction, State of Kin is a tight knit team with evolving, dynamic ideas. s t a b l es b a r The Stables Bar, established in 2013, has become an iconic food and beverage venue in Perth’s CBD, with the name paying homage to one of the cities original horse stables built in 1894. The next step in the evolution of The Stables Bar was to provide a smaller, more intimate offering that established a street frontage to the venue. The clients wanted to create a different identity for the new venue through design, with the branding and interiors establishing a new language whilst referencing the existing bar and historic character of the buildings. The State of Kin team referenced original photos of the façade and applied their own design principles to create a modern interpretation of the building’s historical aesthetic. Internally, finishes consist of terrazzo flooring and a rich yet tonal colour palette applied to sculptural forms and clean lines. Delicate feature pendants are located over the bar and juxtaposed by slabs of quartzite and bronze sheeting. The street level bar is flooded with natural light whilst the basement offers an intimate sanctuary from the bustling street above.

bar uma Contemporary, confident and innovative, Bar Uma is a welcoming addition to the lobby area with its approachable, tranquil atmosphere. The space utilizes colour strategically and with meaning. Rich tangerine, deep maroons, soft pinks and tan leather are complemented by the introduction of soft bone and dusty olive hues through the furniture selection. This dynamic palette has been curated to evoke impressions of sunsets on the northern coral west australian coast and the pink salt lake phenomenon, lake hillier. Stepping up into the lounge, the dark timber floors and geometric timber feature ceiling grid are offset by fluid curving forms of garden beds and booth seating arrangements, which seamlessly flow throughout the space. the graceful sweep of these elements are sinuous and organic in shape, whilst clean and crisp in tone. The space is imbued with an ambience of calm and charisma.
uma re s t a u ra n t The state of kin team completely reinvented what was formerly Origins restaurant into a new, opulent and intimate restaurant venue. As purveyors of authentic peruvian cuisine, we felt that the space should subtly reference the fare on offer, whilst maintaining an holistic and overarching design intent with clear connection to the rest of the hotel. Peruvian-inspired, saturated shades of burgundy, blue and terracotta dominate the space; while forms and textures featuring geometric patterns are layered within. The flow of the restaurant is organic, with fluid walkways and curved forms at every point of the journey. Working within the existing bones of the space, we introduced a central focal point with the creation of a central booth. This singular, seamless piece of furniture is a sculptural contour below a linear grid ceiling of timber. A private, elevated dining space to the rear of the restaurant includes three large seating areas for private dining, as well as the opportunity to create a long table seating experience for larger groups. This space is quite dynamic, there is energy and movement here, a concentrated warmth and vigour expressed throughout.

little bao The Little Bao space needed to reflect the energy, joy and enjoyment of the food on offer - allowing patrons to grab a quick bite on the run, or linger for a shared feast. The unusual layout of the tenancy dictated the design of movement and arrangement of space to allow interaction with the exterior and surroundings. It is adaptable, with the ability to open and close sections of facade as desired - to capture light and air, or create intimate, warm seating areas. Strong angles are exaggerated and counterbalanced to one another, then softened with the introduction of curves and rounded elements.
t wo f a t i n d i a n s Two Fat Indians has a devoted fan-base across the city and their expansion to the southern suburbs required an invigoration to the established brand. We utilised rich and vibrant colours, layered with hints of brass. Many tiles were combined with a variety textures and forms referencing Indian traditional shapes with a contemporary twist. The space features sweeping arches, clean lines, curve upon curve and quirky custom details throughout.

hi l l s t p u b The typical Australian pub, redefined. Hill Street Bar presents the third space completed by our state of kin family at the recently refurbished hotel, pan pacific perth. Heralding back to federation era ‘hotel public bars’ the Hill Street Bar is a nod and a wink to times gone by and the historical societal prevalence of the ‘pub’. Pulling hues and colours from the nearby lobby bar, but tonally moving into a much darker, moodier palette – we begin to infer textures and tones from the pilbara and the kimberley. Soft pinks are replaced by deep reds, dusty green is replaced with a more lush, deep olive shade. These colours formed characteristically federation features in the built form of the era and remain prominent throughout the older suburbs of perth on heritage facades. Giving this a modern edge, profiles are cleaner, details are sharper and more refined. The gesture of acknowledging this unmistakably australian institution – the pub – is executed with contemporary elegance and finesse.

p ho ho u s e Offering contemporary yet authentic vietnamese cuisine, Pho House provides a delicious new take on age-old flavours and techniques. The menu is spicy, light, fragrant and fresh; the space is tranquil and cool - playing on shapes and textures of traditional french-viet colonial architecture, historic marketplaces and traditional eateries throughout vietnam. The calm colour palette is predominantly layered shades of green, from softly textured lighter tones through to chromatic forest-green shades and rich, glossy emerald marble. This base is warmed with walnut timber textures and then enlivened with black features and graphic pink branding.

The intention of this concept was to retain and highlight the heritage bones of the old stables, to embrace the ethereal natural light and create a really clean, contemporary, light aesthetic in contrast with the rustic, heavy textures of the existing building. We incorporated lots of custom details throughout the fitout which are functional as well as beautiful, and have been executed with incredible precision and masterful skill. The palette of brass and white-oiled ply with slimline stone and steel angled profiles layered gently against the rustic textures of the limestone walls and jarrah floors to create a subtle, serene ambience.

b od ys ca p e Bodyscape yoga has an already established reputation within the yoga community for sensitivity to the practice and has now taken their aesthetic to a new aspirational level. The new studio, a renovated historic postal office is flooded with natural light and generous, high ceilings. Our approach to this project was defined by creating a calm, contemplative space that takes its cues from refined designs and cuts loose from what has become the tropes of traditional gyms. The space plays with a softer, more feminine palette. The details are soft and approachable – with design decisions around tactility, space and light convey a sense of purposeful serenity, that echoes the brands ambitions. These qualities are supported by every physical interaction within the space.

t i g he The layout of this tenancy was predetermined by the location of structural elements and services, along with the inherent nature of the business and the functionality required. Forms and materiality were applied within this envelope, to create a simultaneously high-end, luxurious experience that was approachable across a varied customer base. To remain appealing to both the lower-budget shopper and the discerning diamond buyer, we introduced a very soft, neutral color palette – shades of white, warmed with earthy notes of clay and dusty, golden green.
acfm The approach was to create a wellness space designed to echo the holistic sense of well-being integral to the companies vision to present as a professional space, that is comforting, inviting and contemporary.

b ro o k l y n b a r b e r The project brief was essentially to create a new version of the old barbershop style. We wanted to characterize an old saloon or whisky bar, which meant traditional timber panelling as wall cladding with decorative moulding and dado rails. Early on in the piece a mezzanine floor was envisioned due to the expansive height of the ceilings. Not only did this significantly increase usable floor space - which is so valuable in small spaces like this – but it also created interesting layering and depth within the space. A new shopfront was designed to float over the existing structure which had to be retained, and we created the illusion of a much more grandiose, traditional entry. It goes without saying that this was a successful transformation from essentially a basic white box – an 80sqm blank canvas – to a rich, warm and comfortable venue suited to the modern-day gentlemen patrons within.
vim + co Aesthetically the approach was fresh and modern, yet warm and with a traditional reference. To present as a credible, professional space, that is at once simplistic, clean and contemporary whilst comfortable, safe and inviting. To create a space and an energy that encourages a return to familial pharmacy interactions, to create a customer mindset that this is ‘my pharmacy’.

shu t t e r ho u s e Shutter House is an imaginative and unique home situated in Wembley, Western Australia. A concrete block structure is wrapped in a secondary timber batten skin, with the locally sourced timber creating a warm and tactile materiality that creates a subtle juxtaposition in external finishes. A mechanical system allows the façade to open and close, creating a sense of enclosure and intimacy whilst still allowing unobstructed views to the adjacent lake. The home cleverly utilizes its sloping site, manipulating the existing topography to achieve connectivity between indoor and outdoor areas. Boundary retaining walls create a sense of secluded calm, with interspersed courtyard spaces creating considered vignettes throughout the home and seamlessly connecting internal with external spaces. The residence is spread over three levels. The ground floor consists of a six car garage, wine cellar and entry into a spectacular three storey void that connects all levels via a feature staircase. Four bedrooms, three bathrooms, laundry and gallery are situated on the first floor, along with intimate courtyard and balcony spaces adjoining each bedroom. An open plan living, dining and kitchen space on the second floor affords panoramic views of Lake Monger, and connects to a terrace and pool area with separate studio. The State of Kin interiors and architecture team worked simultaneously on Shutter House, with a clear focus on creating a light filled sanctuary that is rich in colour and materiality. A focus on unique and handcrafted finishes is evident throughout – the hand-seeded terrazzo at ground level and oak parquetry to upper levels accentuate the highly considered palette throughout the home. Exposed concrete ceilings and carefully sourced granite, quartzite and travertine provide robust yet rich surfaces, which are accentuated by flourishes of colour and a curation of playfully sophisticated furniture pieces and contemporary abstract art. Shutter house is an expression of the designers appreciation of Japanese Architecture through the use of light and detail, and imbued with references to mid-century design that pays homage to the architectural history of its context.

b r i c k ho u s e The vision for Forrest Street was to create the illusion of a renovated heritage factory turned house, belying the reality that this is, in fact, a brand new structure. It is an artfully deceptive project – combining cutting edge new materials with older, traditional techniques and vice-versa truly embracing history within the contemporary. The union of the traditional and the surprising create an appealing tension and emphasis on the geometry of the home.

Modernity and innovative design with clean, graceful forms will create interconnected spaces that are responsive, flexible, visually striking and impressive in scale. The building will be aesthetically sharp but the tactile experience of a resident or visitor within will be softened through the introduction of curved forms and soft furnishings and smooth textures which are expertly curated to feel warm and welcoming.

This development will present a strong form to the street, a refined and minimalist interpretation of the existing character home in a dual-pitch angular silhouette. Bold, masculine angles and lines are carried through the home, creating vignettes of light and shadow that are dramatic and theatrical, yet surprisingly warm and welcoming.

The brown brick and terracotta tile, low-hipped roof with cream accents presents great potential through refurbishment to transform into a more contemporary, streamlined home that pays respect to the existing structure and the surrounding neighbourhood. Through careful layering of new additions, skins and screens to the façade, the appearance of the home is articulated, giving it more depth, a more enriched entry and enhanced character. an exercise of rejuvenation and renewal rather than redevelopment, it is an exciting opportunity to showcase the value and appeal of the existing home, giving it a new lease on life, a new personality that acknowledges and revels in its’ history but moves it lovingly into the future.

Luigi is a Trade Based Builder who started his apprenticeship in 1966 (Wet Trades-Leederville Tafe-Perth) and completed this 1971. He started his own successful Plastering Business in 1973 and by1976 he started a Ceramic Tiling Supply and Install Business (S and V Ceramics) and completed work on many large commercial projects. He became a partner in D Salomone and Co. Builders in 1978 where he Supervised over 25 group Developments. With the establishment of Manor Homes, Luigi became Director in 1987 for Manor Home Builders. With over 54 years of site organisational skills, construction experience and general knowledge of the Perth Building Industry, Gino offers unparalleled experience across the construction of all projects and a leadership that is vital.
