Design

Design: “Pearl House� is following a semi modern minimalist architectural line where big verandas, decorated with colour glass are expressing the project’s commanding view. Energy efficiency standards are considered as a prerequisite for our Group which is always building on high standards in order to satisfy the needs of every consumer. The apartments themselves are unique in their design; only two apartments on each floor, built on northern exposure making the big balconies available for all-day use.

Specs. TECHNICAL SPECIFICATIONS STRUCTURE: Made of reinforced concrete C37 (Structural design according to the relevant EU Standards and Earthquake code). External columns and beams 25 cm minimum width. BRICKWORK: Hollow clay bricks, 30cm wide on all external walls and 10 cm wide internally, according to EU Standards. In addition, 5cm polystyrene is applied on all outside columns and beams for maximum energy saving purposes. All plastered internally and externally 3 coats plus 3 coats paint. FLOORS: Kitchen and Living room areas will be laid with tiles (price €14 per m2). Bedrooms, Corridors and Bathrooms will be laid with tiles (price €10 per m2). Verandas and Outside patios will be laid with anti slip tiles (price €9 per m2). FITTINGS: The walls in the bathroom will be tiled with tiles up to the high of the ceiling. The kitchen wall tiles will be fitted from the kitchen counter worktop up to and in between the cupboards. The bathroom worktops will be made of natural granite stone. VERANDAS WINDOWS AND DOORS: The windows and the outward sliding doors are made of silver aluminium series MU-3200 (sliding) and MU-2000 (opening) with double-glazing and are fitted directly on the walls. The main entrance door will be made from solid wood. All the inward-doors will be M.D.F beech or oak varnished in the oven. WARDROBES AND KITCHEN: Will be M.D.F beech wood or oak varnished in oven with white or wood colour melamine 18mm finish inside. Kitchen worktop will be from natural granite stone and cupboards are made from M.D.F imported from Italy with specialized mechanisms. ELECTRICAL INSTALLATION: All installations according to the appropriate governmental department specifications with provision for telephone and television sockets in the living room and all bedrooms. All sockets provided to be double sockets. SOLAR HEATER: The solar heater (volume 150 litres) with two panels, copper pipes and reserve water tank (volume 1200 litres). PLUMBING INSTALLATION: All pipes will be aluminium of multiple layers and plastic connected to manifold. Separate pipes for washing-machine. AIR CONDITIONING: Pipe installation for air condition BANISTERS: As shown in the architectural plans; glass balustrades will be fitted on all balconies. INSULATION: All the verandas and surrounding walls are sheathed with cement reinforcement insulation. PAINT-WORK: Internally the walls will be painted 3 coats of the Purchasers’ choice and the ceiling will be finished with spatula. First class paint quality. YARD & GARDEN: Around the yard will be brick surrounding wall and the yard will be crazy patio. PARKING: All the flats have their own covered private parking space and storey room. NOTES: 1. Prices quoted are the showroom retail prices, available at Marinakis Developers collaborator showrooms. 2. Clients are entitled to ask for any internal alterations always with the approval of the Architects and subject to project progress. 3.
