P

riest Creek Ranch is like no other neighborhood in Steamboat Springs, sharing both the city limits and the Routt National Forest boundary in a big backyard where residents walk out of the back door of some of the finest homes in the valley. From there, they can embark on a waterflower walk, or ride their choice of quarterhorses or four-wheeled Rangers over rolling meadows. And given her practiced eye, that’s a high compliment. The general contractor was Dave Brotherton of Brotherton Construction. Joe Patrick Robbins was the architect. Three Peaks comprises 10,897 square feet, but the clever floor plan makes it feel intimate. There are six bedrooms and six bathrooms, and a guest apartment with its own kitchen that would be ideal for an au pair. It has its own entrance through the garage. There is an executive office off the library and a formal dining room in a room of its own. The great room’s curvilinear wall of windows captures the views of the valley. ing area, large dining nook with semicircular wall of windows looking out onto the aspen covered-hillside and a built-in outdoor cooking area. Steamboat architect Joe Robbins was careful to design an upper landing off the master bedroom to take in views of Sand Mountain to the northwest. The wall enclosing the staircase to the upper story is clad with dry stack rock that evokes the exterior of the home. The master has its own sitting area that looks out on the valley and is visible through a glass wall of 18 windowpanes from the landing, which also connects to the second story of the library The entertainment room on the walk-out level is cleverly divided into different areas of interest with game tables, large billiard area, wet bar and a chilled wine room with two tall bar tables and matching stools just outside the glass door. In spite of all of those luxurious features, it is the hybrid horse barn, man-cave and luxurious second-level bar that separate this property from every other in nearby luxury subdivisions. Sure, there are two immaculate horse stalls and a full-sized equestrian wash stall to make it easy for the owners and a vet to care for the animals. And Priest Creek Ranch, with ample pasture, also has two able caretakers, man and wife, who are available to care for the owners’ horses when they are not in residence. But the barn is more than that. Adjacent to the horse stalls is a heated shop with storage room for ATV’s and snowmobiles, as well as a lift making it possible to stack a pair of restored vehicles above one another to save space. And the real attraction is stunning lounge where 21st Century cowboys and cowgirls are invited to party. The granite slab on top of the bar makes it one of the nicest in the valley, including commercial establishments. And the luxurious leather seating is beyond restaurant quality. The barn also boasts two bathrooms and a laundry room. Nice touches in the home include a central sound system and automated window blinds. Purchase of the tasteful furniture, much of it custom leather pieces, is negotiable. One of the wisest decisions made by the landscape architect on the project was to preserve and accentuate a grove of native gambel oak trees whose sculptural qualities would entice any landscape painter and provide a middle ground to the big views of this big valley in every season. Typical sellers are willing to take a an average 9% discount off of their list price, whereas a short sale seller (and lender) is willing to discount their price by 7% and foreclosed properties an average of 6%. If you are a buyer in today’s market looking for a good buy, it is important to not only consider a short sale or lender owned property, but attention should also be given to a “normal” sale. It seems most distressed properties hitting the market were purchased between 2005 and 2008. This is when Steamboat Springs properties were at their peak. Owners of those properties, including lenders, most likely have a cost basis that is higher than current values. With current values equal to +/- 2005 prices, non-distressed owners, whose cost basis is going to be less than the distressed owner, may be willing to meet or beat those prices, not to mention the process can be much less frustrating for those eager to own property. Additional challenges of buying a distressed property include that most owners will only sell the property in “as-is” condition and there are no guarantees on communication or timeliness. While there are opportunities out there in the foreclosure and short sale market, buyers need to be mentally prepared for the myriad of obstacles that may come their way. SH Douglas N. n auction of unsold Trailhead Lodge condominiums featured as many as 24 winning bidders and aggregate sales potential of $9.2 million, encouraging local Realtors who represented bidders that the auction could stimulate more sales. Cam Boyd, of Prudential Steamboat Realty, said the auction bids, which were below the replacement cost of the condos, could lead to more sales at Trailhead Lodge and in the broader market — if the units auctioned actually go to closing. “I don’t think it will just be a trickle,” Boyd said, “I think it will be a good

flow of people.” He expects people who have been watching Trailhead Lodge but weren’t comfortable with the auction process to begin to take action in the wake of the auction at a downtown Denver hotel. The auction also was available to qualified bidders online. Boyd represented two clients who were winning bidders and had their bids accepted by the owners of the project, Silverleaf Financial. He said both clients already own homes here and bought condos as investments with the bonus that they will be able to use Trailhead’s amenities, including the people-mover gondola and owners’ ski lockers, as well as house personal guests. Jon Wade, of Colorado Group Realty,

said the bidding was fairly hot on twobedroom units with dens that attracted bids of as much as $557,000. Those units originally were listed for sale in 2009 for a little more than $1.3 million. They carried opening auction bids of $335,000. “This is good for the Steamboat market because this announcement provided some level of uncertainty in the condo market. Now that they are selling, supply will be reduced and it represents more condos selling in a brief period than we have sold of similar types in a long time,” Wade said. “On a higher level, it is a sign that people are still interested in owning in Steamboat and are capable of doing so.” An email from Kennedy Wilson Auction group confirmed that there were

David Baldinger Jr., of Steamboat Village Brokers, said it’s important to keep in mind that some of the 24 winning bids likely did not meet the owners’ reserve price and could have been rejected. That would give the owners five days to come back with a counter offer. None of the auction sales are final until they close in 45 days.

“There are a lot of people who knew that Trailhead would come forward with lower prices at some point,” he said.

But Baldinger felt that if the auction process leads to a substantial number of closings, it will have established a useful sales record for Trailhead Lodge going forward. And that could make more buyers comfortable. “The prices of the winning bids were very similar to what I’d expect marketrate prices to be,” Baldinger Jr. said. “The number of people who were interested was a good sign. Baldinger Jr. said the auction house grouped similar units into pools and auctioned them together, allowing bidders who were interested in a specific two-bedroom unit to bid at a premium for the right to choose their unit. Those who were less particular about which two-bedroom unit they tied up could drop into the next round of bidding and save $20,000. Wade said it was difficult to estimate how many people took part in the auction because of its online component and the presence of Realtors at the downtown Denver hotel. However,

he guessed there were as many as 60 bidders. Boyd put the number as high as 70. Trailhead Lodge was completed in 2009, but by the time developers Resort Ventures West was ready to deliver finished units, the real estate market had turned down dramatically and many of the pre-construction contracts did not turn into closings. Trailhead Lodge is managed for shortterm rentals by Wyndham Vacation Rentals. Salt Lake City company SilverLeaf Financial acquired the six-story Trailhead Lodge building and the remaining 58 unsold condos through foreclosure proceedings last year. SilverLeaf purchased the outstanding debt of $57 million from Bank of America for the discounted price of $28 million. SilverLeaf notched its first sale under the restructured price list with the $715,000 sale of a three-bedroom unit in December 2011. Encouraged, the new owners put another unit on the market for $800,000, but the sales effort carried little momentum into the New Year and activity had been very quiet since. With five closings valued at a combined $7.81 million in the six business days in March, sales at One Steamboat Place seem to have found a sweet spot in the current luxury resort market. Keith Marlow, director of sales for Carbondale-based Timbers Resorts, the original developer of One Steamboat Place, said the company now has closed on 26 whole-ownership units. “We’ve been very happy with things over the last year or so,” Marlow said. He said strong nightly rentals each of the past two ski seasons have alwww.steamboathomefinder.com

lowed the staff at One Steamboat Place to expose prospective buyers to a high level of service. “Hands down, it’s our staff and the vacation experience they provide,” Marlow said. “The experience at One Steamboat Place sets us apart. All of our guests’ vacation needs are taken care of.” Marlow said staff members are forming personal friendships with some of the guests. He tells the story of a staffer who was invited to travel to a large university campus last fall as the guest of a One Steamboat Place client to attend a big-time college football game from the 50-yard line. During the course of 15 months,

many of the sales at One Steamboat Place have been attributable to the sale of one-eighth shares in the residence club. The value of those sales seems to have settled in at $330,000 this year. However, of the past five sales, three were whole-ownership deals, all of them involving four-bedroom, 4.5-bath condominiums with two fireplaces, and all of them priced between $2 million and $3 million. Part of the success Timbers Resorts has experienced selling whole-ownership units in the past nine months can be attributed to the purchases made by a business called Exclusive Resorts. a destination vacation club that offers luxury homes all across the world. The purchases are made through a business entity called Co St Powder Valley LLC or Co St Powder Valley II LLC. Early summer 2011 was relatively slow at One Steamboat Place until mid-August, when Exclusive Resorts purchased two whole units, each for $2.325 million. The end of August brought two more whole-unit sales of $1.8 million and $1.85 million, respectively, to different parties. Exclusive Resorts was back in the picture in mid-November with two more purchases of $2.325 million each.
