T

he mountains surrounding Steamboat Springs are full of lakes, each one different from the other. But Lake Catamount, where a family can aspire to a spacious waterfront home, is the most rare of them all. Baldinger observed that the 8,337-square-foot home strikes an intriguing balance between the rustic and contemporary Western motifs, with a range of materials and textures, Multiple siding materials, corroded steel roof elements and lavish use of native Colorado stone inside and out, are blended with contemporary touches like the modern lighting fixtures and the geometric motifs of the area rugs. Mary Cook and Associates of Chicago was the interior designer.. Colorado Master Architect Joseph Patrick Robbins of Steamboat Springs and builder KC Jones of Cornerstone Homes have placed the home on the secluded site to have easy access to the lake while taking full advantage of the winter sun. Robbins has cleverly introduced some asymmetrical elements to the interior of the home that enhance its intimacy. They include a fireplace in the master suite that has an elegantly curved hearth that addresses a divan at the foot of the bed. However, the real stunner in the master suite is the beautifully

appointed walk-in closet with fine cabinetry and a dresser island topped in Crema Marfil limestone. It might be the nicest we’ve seen in the entire valley. There is also a special reading nook in the second suite, where honored guests are apt to gaze up from a novel just in time to watch a herd of elk amble by on their way to drink from the lake. There are many more surprises waiting in the Beirne Home – see if you can spot and identify the wild animal tracks in the handmade terra cotta tiles in the foyer. And be sure to notice the fireplace mantle in the great room that evokes a mountain range. And speaking of custom tiles, the new owners will want to tell friends about the sought-after Ann Sacks tile that sets off the custom cabinetry and Golden Ray granite on the large kitchen island. The copper farm-sized sink was hammered by hand. The hood over the six-burner cooking range and double convection ovens are clad in more of that stuning Colorado stone work. As the winter days grow longer in late February and the sun climbs a little higher in the sky, this is where your family will gather with mugs of hot cider after an afternoon of cross-country skiing on the gently groomed trail on the west side of Lake Catamount. And finally, there is the handsome guesthouse down a short driveway from the main home. Baldinger has suggestions on how its interior could be finished as a retreat for grandparents, but it’s also ideal for an office or a Zen-like yoga studio. The least expensive in the luxury category was found on the shores of Lake Catamount and consisted of three bedrooms, three baths and 2,370 square feet for $1 million, or $422 per square foot. The only bankowned luxury property purchase in any category came in the form of a townhome that consisted of four bedrooms, four baths and 4,413 square feet and was within walking distance of the ski area. With 2012 year-to-date single-family home purchases totaling 204, the top 5 percent of those properties yielded 10 luxury sales, ranging in price from $1.73 million for a four-bedroom, five-bath, 3,937-squarefoot home on 0.38 acres in the Boulder Ridge subdivision above town, to $4 million for a five-bedroom, five-bath, 10,381-square-foot home on 35 acres in Strawberry Park. The latter was only on the market for 64 days (the average for a luxury property to be on the market in 2012 is 294 days). Contrary to real estate experts’ forecast that buyers would downsize in the “new economy,” the luxury buyer’s appetite has stayed healthy. In 2012, the average purchase size was 6,937 square feet, where the average size of a luxury home purchased between 2005 and 2011 was 6,508 square feet. While square footage has increased, the average dollar-per-squarefoot price for homes has continued to decline since its high of $767 per square foot in 2007, with 2012 seeing the average at $413 per square feet.

ith all of the changes in Steamboat Springs real estate over the past few years, some of the most dramatic have taken place within its luxury class. For properties where the sky is the limit, it is commonplace to find homes with the most advanced technology, highly desired design and top-end finishes and amenities. To define this segment, consideration has been given to the top 5 percent in purchase price within the three primary types of residential properties: singlefamily residences, townhomes and condominiums. The data was extracted from the Steamboat Springs Multiple Listing Service from January 2005 to Oct. 15, 2012. The year 2005 was selected because it was two years before the year the market was most active (2007) and three years before the highest values were achieved for Steamboat Springs properties.

Condominiums One of the most striking findings with the current luxury market is the slower decline in values of condominiums (as compared to other property types), which dropped 27 percent from peak values, whereas the same comparison with townhomes dropped 49 percent and with single-family residences dropped 46 percent. This could be due to the age old adage “location, location, location,” where all nine luxury condo sales occurred in the slopeside One Steamboat Place complex. That’s not to say that other slopeside condos have not sold (such as Edgemont and Antlers), but the highest-priced ones have been limited to One Steamboat Place, where their four-bedroom units range in size from 2,400 square feet to 3,200 square feet and have sold for between $675 per square foot and $948 per square foot. It is also interesting that the least expensive luxury purchase price for a condominium was $1,735,000, and the same marker for a single-family home was $1,739,000. One would have thought the bottom of the luxury price point for a single-family home would be higher than that for a condo, but the market is saying it would rather pay the same price for a slopeside condo than for a single-family home away from the slopes.

The future of Steamboat luxury Whether you’re a seller or a buyer, the type of property you are involved with is going to help dictate what to expect in the near future, because it appears all property types are not created equal. From a seller’s standpoint, the inventory of single-family residences from the luxury pricing mark of $1.7 million and above has plenty of competition with 73 MLS listings, equating to a five-year supply with current absorption rates (the estimated time it takes a property to be absorbed by the market, calculated by annual sales and divided by listings). However, if you’ve got a nice condo to sell, things are much brighter as current inventory will last only 15 months and no new projects are on the immediate horizon. The single-family home market has a 69-month supply, while luxury townhome buyers have the greatest amount of time and product to select from with an 80-month supply. The most surprising find, especially in these market conditions, is that of the 24 luxury purchases made in 2012, only one was bank owned, proving that the financial wherewithal of the luxury seller is very strong. Almost as surprising is that the average sales price was 89 percent of the listing price. The entire MLS averaged 91 percent of listing price, hinting that luxury sellers are somewhat more inclined to negotiate a little more to get the job done. When addressing a crowd in Frankfort, Germany, in 1963, President John F. Kennedy said, “In my own Cape Cod, a rising tide raises all boats …” Obviously he was not talking about Steamboat Springs real estate, but a similar analogy may be made with the impacts Steamboat’s overall market has with its biggest and best. With overall real estate market activity nearly doubling from its year-to-date low of 337 purchases in 2009 to 626 in 2012, and property values stabilizing, it is safe to assume the luxury class will follow suit. im and Peter Kreissig are bringing back the rarest of real estate species in the Steamboat Springs real estate market: new spec duplex townhomes. Perhaps most significant, they have encouragement in the form of a buyer suggesting they might have tapped into a product category that is readying for a comeback. There were a few high-end, single-family homes under construction in Steamboat this autumn, but nothing going on in the price range from $400,000 to $600,000, where Realtors pointed out the supply of existing homes was tight. Kim Kreissig pointed to the willingness of First National Bank of the Rockies to finance the new duplexes as a sign the local market is in recovery. “We are taking a leap of faith in this rather stagnant building period,” she wrote. “Peter and I feel it’s to all of our best interests to approach this market with positivity and a can-do attitude.” The Kreissigs, with a long track record as a marketing/real estate (Kim) and builder (Peter) team are about to complete one duplex building in their Rocky Peak Village subdivision with a second building ready to begin framing. One of the four new homes is under contract, Kim Kreissig said. The remaining three units — with oversized, one-car garages and just fewer than 1,700 square feet — are priced at $475,000, or $279 per square foot. They include desirable features like dedicated laundry rooms. Finishes include stainless steel appliances, granite countertops, natural stone, loft ceilings, textured walls and kitchen floors of wood or slate. The fact the Kreissigs sold out the first phase of Rocky Peak Village built in 2008 is a sign that the buying public has embraced the quality of their product, according to Greg Dixson, executive vice president and chief credit administrator for First National Bank of the Rockies in Steamboat.

“We support the construction of a product redesigned for current market demand. We, too, want to be a catalyst for recovery in our housing market and this is how recovery begins,” Dixson said. “With interest rates at all-time lows, consumer confidence rising for home purchasing and low to no new construction inventory, we continue to support the Kreissigs to be ahead of the curve with a solid product.” The Kreissigs earned a reputation for building midrange townhomes with high-level finishes at Bear Meadows in 2001, Willowbrook in 2002 and The Willows in 2003 and 2004. They told Steamboat Today in 2008, when they went ahead with the first building in Rocky Peak Village, that they were aware the local real estate market was retreating from the record pace of 2007. The smaller footprint of the new duplexes reflects the adaptation to the changes in demand within the local market since 2008. The developers’ asking prices for the first phase of the project in 2008 began at $730,000 for three-bedroom homes and went up to $795,000 for fourbedroom townhomes that totaled 2,263 square feet on three levels. Records at the Routt County Clerk and Recorder’s Office reflect that the owner of one four-bedroom unit measuring 2,467 square feet paid $811,000 in 2009 and the owners of a 2,483-square-foot, three-bedroom townhome paid $615,000 in 2011. Those larger, Phase 1 units also offered two-car garages. The new units are about 770 square feet smaller, allowing their price to meet a rising demand in a product niche within the larger Steamboat real estate market. SH

R

yan Serhant arguably is among the most recognizable Realtors in America thanks to his role on the Bravo cable network television show “Million Dollar Listing New York.” Now, Serhant’s parents, Ellen and John Serhant, have their own million-dollar listing in Routt County. Their home on 11 acres in Creek Ranch, about 12.2 miles southwest of Steamboat Springs, is co-listed with Chris Paoli, of Colorado Group Realty, and Brian Smith, of Hall and Hall, for $2.4 million. And Paoli collaborated with Serhant on a marketing plan that resulted in a story and photos of Serhant being placed in the New York Daily News. Serhant is one of three successful young Realtors featured in the reality TV show. He talked about it in an April interview with Nicole Inglis, of Explore Steamboat. “I think it’s funnier than everyone thought it was going to be,” he said. “It’s about the characters. It’s not about, as much, the properties or the transactions.” The 5,800-square-foot Serhant log home comes with an impressive horse barn and fishing rights on three miles of the tantalizingly named Trout Creek. Serhant spent summers in college on the ranch, building wood fences and living the Western Colorado lifestyle. “Steamboat is the greatest place in the world. You can cross-country ski, snowmobile and do it right outside your door,” Serhant told the Daily News. Trout Creek owners have access to 2,400 acres, including 1,708 deeded acres with the balance comprising leases on public land, where they can pursue Serhant’s favorite outdoor sports. Paoli said he originally reached out to Serhant to see whether he would be interested in generating some publicity to help market the property. “I figured I’d call him and let him know I was working with his parents,” Paoli said. “I’d seen the show and asked if he’d be interested in doing a lifestyle housing piece. We did some joint brainstorming over the course of two or three conversations on ways to get exposure for his dad’s house. My idea was to combine a genuine conversation about where he grew up with

Steamboat and the house. And the more exposure Steamboat gets, the better.” Paoli said Serhant was quick to respond to phone calls and easy to work with. His staff used its New York contacts to suggest the Daily News story. “Ryan gets the big picture,” Paoli said. “He understands how to put himself out there. They’re a big operation and as professional as it gets.” Paoli said he thinks Creek Ranch is overlooked in the broader Steamboat market. “I think not enough people are paying attention to what Creek Ranch has to offer,” Paoli said. “They did a huge restoration project when they built Creek Ranch. You have three miles of creek that you can fish, and there are some big brown trout in Trout Creek. I’ve even seen people tubing down the river. Plus, there are three ponds. I think just the land has so many qualities; it’s being missed by the marketplace.” Creek Ranch is what is called a land preservation subdivision in Routt County. The developers clustered the 5- to 17-acre homesites leaving most of the ranch land intact for ongoing agricultural operations. There is a shared main ranch house along with a barn and corrals for community gatherings. Each homestead is supplied with underground electric and central water. The five-bedroom, six-bath Serhant home includes a library and a formal dining room. Outdoor living areas are enhanced by covered porches and multiple decks. There are five fireplaces in the home, including an impressive wood-burning fireplace. Between the home and the barn, there are a combined five garage bays. Paoli said from his contact with Serhant, it’s apparent why he has been so successful in the competitive New York market at a relatively young age. “It’s been fun to communicate with Ryan and watch what he’s doing in New York,” Paoli said. “He’s really accomplished some amazing things in a short period of time. I know this is his parents’ home, but he could have easily said he was too busy. He’s extremely responsive in his willingness to participate and answer the phone. He’s as busy as they get, but he has time for you. That’s why he’s such a good broker.” SH

Steamboat has potential to attract millenial generation

he CEO of the Urban Land Institute surprised a local audience by drawing a comparison between the strong points of Washington, D.C., and Steamboat Springs. “Washington, D.C., proper is doing a lot of things right as a city to attract well-educated young people," Patrick L. Phillips said Thursday. “Steamboat, despite its size, has similar potential.” The Urban Land Institute is a nonprofit with global reach that acts as an open exchange for the sharing of ideas and trends among real estate industry leaders and policy makers. But it’s less about selling real estate than keeping ahead of trends in order to create better places to live, according to an Urban Land Institute mission statement. The Urban Land Institute was active in Steamboat this year as a team of experts from the Denver chapter worked with community leaders to develop an action plan for reinvigorating Yampa Street. Phillips spoke during the final Steamboat Springs Chamber Resort Association economic seminar of the summer. Phillips said that Steamboat — already identified as a place that baby boomers aspire to retire in — has the potential to tap into an even larger generation of people in their teens to early 30s, known as millennials, if it can diversify its economy and offer sufficient intellectual stimulation. Globally, millennials, who number 78 million, are increasingly attracted to urban environments, Phillips said. And if they aren’t living with their parents in 2012, they are more apt to rent than to own. However, they still aspire to traditional single-family housing over the long run. While the arrival of baby boomers at the prime second home-buying age of 55 has been touted for 15 years as the most significant driver for real estate purchases in mountain resort towns, a 2011 book published by the Urban Land Institute makes it plain that boomers as a group will be challenged to achieve their ultimate retirement lifestyle. The next generation of senior citizens will be the fastest growing age group in the country, and many will be cash-strapped and less likely to

leave hard-to-sell homes for retirement destinations, the Urban Land Institute observes in “What next? Real Estate in the New Economy.” Millennials, Phillips said, are in a phase of life where they are trying to figure out where they can find meaningful careers and the lifestyle they prefer. He added that when he first came to Steamboat looking for the right second home community, he was surprised to find national brands that he recognized — Moots, SmartWool, Eriksen Cycles and Big Agnes — are headquartered here. Beyond economic diversification to boost employment, Phillips identified five imperatives Steamboat and Routt County must attend to if the community is to attract millennials as well as investment capital. First, continue to invest in amenities, Philips urged. He said he was impressed with what Steamboat has achieved in terms of relatively costefficient investments in amenities that have a “huge impact.” Second, he recommended paying attention to the growing global trend toward using technology, particularly mobile devices, as a tool to achieve more efficient delivery of resources, including managing heating and cooling systems in larger buildings. Routt County has great potential, Phillips said, to meet the goal of accommodating diversity in terms of housing options. “The beauty of Steamboat is there are all of these emerging markets that can be served by housing,” he said. Phillips also said Steamboat should accommodate diversity in all ways. It’s important that the local community continue to nurture a relationship based on mutual confidence between the public and private sector. The strongest communities in the post recession era are those that had the strongest community institutions before the recession, Phillips said. That translates into Routt County and Steamboat continuing to pay attention to community institutions in the areas of education, culture and health care, he concluded. SH
