P

lush window seats with spectacular views of Vagabond to Heavenly Daze on Mount Werner provide picture-perfect comfort in a ski family’s dream home off Burgess Creek Road. This custom-built, 7,700-square foot, six-bedroom, seven-bath home on Temple Knolls cul-de-sac is just listed this fall for $5,749,000 by Darlinda Baldinger and ChLoe Lawrence of Steamboat Sotheby’s International Realty. The home features obvious attention to detail by owner Catherine Zdeblick, who worked with designer Lynne Barton Bier, architect Joe Patrick Robbins and builder Gary Cogswell over 18 months ending to complete the home in 2005. Ironwork, cabinetry and rugs were designed or selected locally, emphasizing Zdeblick’s commitment to local craftsmen. “I used as many local subcontractors as possible,” said Zdeblick, whose family has enjoyed the home as a second residence for about four months each year over the last decade. Residents can follow the heated driveway to a two-car garage and into the spacious mudroom entryway to ditch ski boots, or climb up a stone staircase just steps, or a quick glide. from the bottom of Steamboat Ski Area’s Thunderhead lift and into a designated post-skiing equipment room, complete with floor-to-ceiling boot warmers, gear cubbies and storage shelves. “I don’t think I’ve ever seen a home in Steamboat with a room like this,” Baldinger said. Purple moss rock brought from Wyoming is wrapped around a wall that extends up the stairwell from the lowest level to the main entryway and is used again around a dual-facing fireplace that offers subtle separation between the home’s kitchen and living areas. Reclaimed wood is found throughout the home, including robust beams, some of which were salvaged from an Oregon gold mine. “A lot of the same details are carried throughout,” Baldinger said. Situated higher on the hillside opposite the ski area than most of the neighboring homes, the house offers unobstructed, beautiful views from nearly every room. “There’s not a room without a view; it’s a great floor plan,” Lawrence said. Seven fireplaces warm every corner of the house, from the trio of upstairs bedrooms to a main floor master and a second living room and wet bar downstairs. Other notable features include a lower-level exercise room, sauna and hot tub, a bunk room perfect for sleepovers or visits from grandchildren and a walk-in wine cellar that invokes the feel of an old western mining shaft. But maybe more impressive than the comfort, luxury and convenience found inside the home is its proximity to the ski slopes. Just out the back door is a lift that allows those staying at the home to escape the winding gondola lines during peak ski season. “You have direct access to a lift, so there’s never a gondola line,” Lawrence said. Old ski area condo getting a facelift toM ross | Steamboat Homefinder

O

ne of Steamboat’s venerable resort condominium buildings in the heart of the ski base is on schedule for a million dollar exterior renovation this summer. The 80-unit Ski Time Square Condominiums will gain a more contemporary look in the process of making the 40-year-old project more affordable for its owners to maintain. “We’re really going to give it a face-lift,” Donna Downing, a member of the board of the homeowners association said. “We’re trying to get the building so we spend less on maintenance and make it look more up to date.” Steamboat architect Michael JK Olsen, who will serve as the owners’ representative on the construction project, said a significant portion of the work on the building will involve replacing original wooden railings with more durable, low-maintenance metal railings that also will impart a more contemporary look. The five-story building has an unusual amount of railings because access to all but a few of the condos is via exterior doors reached by covered walkways that wrap all of the upper floors. The covering of the walkways also will be waterproofed at considerable expense. And the walkways themselves will be resurfaced to deaden the

real estate local clomping noise of people returning to their units while wearing ski boots. Longtime HOA President Joe Somers said his board has planned carefully to make the upkeep of the building affordable for owners. They will have the option of financing through one of four local banks or paying for their share of the work in a lump sum to save on interest costs. Somers has been president of the board for 25 years and said the HOA’s capital fund anticipates maintenance costs 20 to 25 years into the future. For example, they anticipate replacing the roof every 20 years, and the owners’ dues include a capital fund for predictable maintenance. When the roof was replaced just a few years ago, Somers said, there was no need to make an assessment on the owners because the money was in the bank. Built in 1973 along Burgess Creek and set back from the upper end of Ski Time Square Drive, Ski Time Square Condominiums has an ideal location — not quite ski-in, ski-out but an easy walk to the Christie triple chairlift and just as close to some of the best fine dining Steamboat has to offer. Of course, floor plans and exterior finishes on a 40-year-old condominium are dated by definition, but Downing said a large number of the condo interiors have been upgraded — some of them stripped to the studs to permit a full luxury treatment. Owners who purchased their condos there a decade ago received good value. A one-bedroom, one-bath unit there with 824 square feet sold for $135,000 in 2003 and a bi-level, two-bedroom, two-bath condo totaling 1,120 square feet sold for $221,800 that same year. The large majority of the condominiums are in the nightly rental pool, Downing said, but there also are a few full-time residents. For vacationers, the project has ski lockers, indoor and outdoor hot tubs, and gas fireplaces. In summer, guests enjoy mature landscaping and a

pocket picnic area on the creek. Downing and her husband, Harold “Lynn” Downing, are among those who tried living in a one-bedroom condo in Ski Time Square after becoming hooked on Steamboat during an extended ski vacation. They purchased their condo in 2006. “We came in the winter of 2007-08, and it snowed every day,” Donna recalled. “We had so much fun, we hated the thought of leaving. So we went back to our big house on a golf course in Austin (Texas), and you’ve never seen two more depressed people in your life.” The couple missed Steamboat so much that when Donna suggested to Lynn that they could survive for a winter in a one-bedroom condo, they made the move, eventually selling their home in Austin. They have since purchased a more spacious townhome in Cornerstone at the Moraine for their permanent Steamboat residence and kept the smaller condo as a rental unit. Ski Time Square has changed dramatically since 2008, when Atira Group was tearing down all of the commercial buildings there with the exception of The Tugboat Grill & Pup. The Thunderhead Lodge, slopeside on the south side of Ski Time Square, also was torn down. “We’ve had fabulous views from the fourth floor since Thunderhead was torn down,” Downing said. Downing said the owners at Ski Time Square Condominiums understand the value they have in the modest condominiums with the great location. That perception is strengthened by the fact they still have 60 years remaining on a 100-year lease in the underground parking garage behind the Tugboat. “It’s a great old building,” she said. SH

Bob’s Downtown Conoco gets new owners teresa ristoW | Steamboat Homefinder

B

ob’s Downtown Conoco, a Lincoln Avenue fixture for nearly four decades, is changing hands. Owner Bob Logan and his wife, Mary Jane Logan, sold the real estate for the business for $1.2 million in October to Brian Olson, who plans to continue operating the business as is after Logan retires early in December. A separate purchase agreement was reached for the business itself, which will soon be run by new operating manager Brady Wettlaufer, who has a background in auto maintenance and is Olson’s business partner and new co-owner of the downtown service station. Logan, who purchased the station in 1977, said he is happy the business will continue operating after his retirement. “We’re very happy two local men decided to take the plunge and get in here,” Logan said. Bob’s six full-time employees plan to

stay with the company, Logan said. “They’re all on board and willing to stay employed as his employees and do the same service and work they’ve grown accustomed to,” Logan said. Olson, who has a background in commercial real estate and development, was the listing agent for the property when it went on the market last October. After several months without finding a buyer, Olson realized he, himself, had an interest in purchasing the property and running it with Wettlaufer. “I’ve looked at it for a long time and realized it was a great business with a lot of great people,” Olson said. “I look forward to continuing it.” Olson said that, though he has developed properties in the past, he has no plans to change the current operation of the service station. “We totally want to leave it as is,” Olson said. “The guys that work there are so awesome. I bought (Bob’s) because of what it is and not what it could be as a

development.” Logan said he remembers buying the station and arriving for his first day of work at 6:30 a.m. May 19, 1977, a bit more than 38 years ago. At the time, Bob’s station was one of nine downtown gas stations. It outlasted all others and was the only station downtown between late 2006 and 2009, before Space Station reopened on the corner of Lincoln Avenue and Seventh Street. “We’ve come a long way,” Logan said. “Hopefully, the community looks at (the new owners) and treats them the way they looked at me 38 years ago.” Through the years, Logan said, he’s acted as mechanic to three generations of some local families, working on the cars of parents, children and grandchildren. “That is irreplaceable and something I’ll always remember,” he said. Logan said he was grateful to the community for the business he’s received throughout the years. “I have to thank the community,” Logan said. “I am so grateful that our customers trust us, and our customers have embraced us. Our integrity is there, and we’re proud of that.” SH

Real estate market back to 2007?

I

s the Steamboat Springs real estate market back to the boom times of 2007? Well, not exactly, but there are some facets of the market that are at or even better than, where the market was in those record-setting times. When looking at the accumulation in transactions in the first three quarters of 2015 compared to the past 20 years, and in particular the past six (since 2009), transactions have increased 253% from 304 to 778.

Looking at residential property types within the Steamboat Springs town limits, the most affordable 15% of the market is approaching the 2007 Median Price level in all property types. Most affordable is considered the least expensive 15% of total transactions within each property type.

This is not as striking as how quickly the market collapsed, but a quarterly breakdown reveals the recently-completed third quarter of 2015, with 326 transactions, was the best quarter the market has seen since QIV of 2007, when it posted 318. On the other end of the spectrum, Steamboat’s Luxury Market (top 15% of total transactions) has substantially recovered in two of the three property types over the past several years. Condominiums actually exceeded the 2007 Median Price, from $730,000 to $975,000. Townhomes have decreased by nearly half, from $1,590,000 to $800,000; yet Single Family Homes have made a nice recovery from $2,200,000 to $1,825,000. Some of these large Median Price swings were from delivery times of several high end projects that were contracted from 2006 to 2008 but did not close until construction was completed. Expectedly, this purchase activity has caused the number of listings to drop over the past several years, from a high of 2,274 in QIV of 2010, to 1,548 at the conclusion of the most recent quarter.

It was a pretty common belief just a few years ago that the Steamboat Springs real estate market will never see 2007 activity or prices again. Although the market is not there yet, if current trends continue, there are indications that at least some segments of the market just may resurface to 2007 levels in the not-too-distant future. But the question begs to be asked: If the market does return to 2007 levels, will there be another correction to bring values back down or is it affirming demand fundamentally exists at those levels? P

lans for a new Cancer Care Treatment Center at Yampa Valley Medical Center are working their way through the city of Steamboat Springs Planning Department, and hospital officials are hopeful to break ground early next year. The new two-story, 14,000-square-foot building is part of a $14.3 million project that includes the treatment center and renovations of space at the former Doak Walker Care Center into an Outpatient Pavilion. The pavilion will include spaces for YampaCare for Women, the Gloria Gossard Breast Health Center and YampaCare Cardiology, as well as clinical office space for visiting specialists who see patients locally. Planning department staff said last week the project is undergoing the review process, but the department hasn’t called for any major revisions. “The plans that they submitted were in pretty good shape,” said Rebecca Bessey, principal planner for the city. “They’re still in the review process, and we’re hoping to schedule them for hearings in the next month or so.” The hospital has begun renovating a portion of the former Doak for YampaCare for Women, which will offer health care services for women, including obstetrics and gynecology,

menopause and gynecological surgical services. That portion of the Outpatient Pavilion is expected to open in early 2016, according to hospital officials. The remainder of the renovations in the Outpatient Pavilion and construction of the Cancer Care Treatment Center are expected to begin in early 2016, according to Karen McRight, senior director of marketing and business development at YVMC. McRight said the opening of the space is expected to take place 12 to 16 months after construction begins. McRight said the new space will promote healing and wellness through its design. “The building design is meant to promote healing, health and wellness through the use of textures, light and art. Our commitment to improving the health of individuals and our community is represented in this new space,” McRight said. Noyes Art Design of Englewood is working with the project’s interior designer and architect to commission a permanent art exhibit that supports an overarching theme of the natural surroundings of Steamboat Springs and the greater region. Mediums including painting, ceramics, fiber class and sculpture will be used and reflect local landscapes through the use of specific colors. SH

It’s been a busy summer for the real estate market, where numbers for transactions and gross volume were among the highest in five years. ost Steamboat Springs residents support the city requiring developers to provide affordable housing units or pay a fee to ensure their creation, according to the results of a recent community survey. The survey showed 36 percent of Relatively low inventory hasn’t slowed a busy summer for real estate in Routt County, where July numbers for transactions and gross volume were among the highest in five years. While official numbers from the Land Title Guarantee Company aren’t yet out, both the number of transactions and volume appear to have remained high through August and early September. For July, 168 transactions translated to $80.6 million in gross volume changing hands — more transactions than any individual month since September 2010 and among the two highest-grossing months since December 2009. Anchoring the high numbers in July were roughly $29 million in volume representing 55 sales in the Steamboat mountain area, $10.3 million represent-

ing 12 sales downtown and $8.7 million representing 11 transactions in West Steamboat. In Hayden, 17 transactions representing $9.1 million in sales also accounted for more than 11 percent of the total Routt County market. “July was an amazing month for real estate in Routt County,” said Melissa Gibson, of the Land Title Guarantee Company, which prepares the monthly reports. Taking a broader look at the summer, broker Doug Labor compared July 1 to Sept. 8 numbers for 2014 and 2015, revealing that 221 transactions during the period in 2014 rose to 234 transactions this year. More sales translated to more volume, with $112 million during the July 1 to Sept. 8 period last year, versus $120 million this year. “I think it’s been very active, especially in light of the number of listings being down from last year,” said Labor, an associate broker and general manager of Steamboat Sotheby’s International Realty’s downtown office. Among the most pricey transactions

this summer were three Catamount homes and a vacant Catamount lot, an encouraging sign for the high-end market. “It’s nice to see it coming back, for sure,” Labor said. “The part of our market that hasn’t been that active has been more expensive properties, above three or three-and-a-half million.” Steamboat Sotheby’s International Realty broker Darlinda Baldinger closed on a listing for a $5.575 million Catamount home in early September and represented buyers during the sale of a $4.6 million Catamount home in late August, two of the top sales of the summer. “Catamount is H-O-T,” Baldinger said. Labor said that, while the market has been active, he was surprised to see prices didn’t rise to the level he expected considering the recovering economy and low local inventory, particularly for entry-level properties. “Although the market’s been very active, prices haven’t seemed to jump as much as what would’ve been expected — which is good for buyers.” SH

A

n autumn burst of building permits issued for highend, single-family homes in the city of Steamboat Springs and around its periphery promises to keep general contracts and their subcontractors busy through the winter. Since the third week in September, five permits have been issued for homes with valuations ranging from $829,000 to $1.4 million. Those figures represent building permit valuations, and do not reflect retail cost or land values, effectively puts all the projects higher than $1 million. Longtime Routt County homebuilder John Dobell, of Dobell Contracting Company, is listed as general contractor for two of the building permits and confirmed “there’s a definite resurgence” in building activity here. “We’ve got a strong return of the building economy, which is what was lacking for the last five or six years,” Dobell said. “There’s a lot of pent-up energy.” Dobell has been in business here since 1975 and says enough time has passed since the real estate and building boom of a decade ago that he’s now working with a new generation of retirees, or in some cases, future retirees. “It’s a different feel than it was in 2004 to 2006,” Dobell said. “They’re high-end homes, but they’re not over-the-top high end. My clients want homes they can live in and homes they can afford.” He intends to build through the winter, something that’s bewww.steamboathomefinder.com

come standard practice in Steamboat, to deliver finished homes in time for his clients to move in for Christmas 2016. One of the two homes Dobell is building is located on Val d’Isere south of the ski area and has a permit valuation of $854,000. A second, not far away on Bear Drive, has a permit valuation of $1.35 million, according to records at the Routt County Regional Building Department. Coincidentally, those clients, who are not acquainted, are both from Chicago. Elsewhere, Vandergraaf Custom Homes, of Oak Creek, is the general contractor for a home in Barn Village at Steamboat with a permit valuation of $829,362. Mike Bell Construction, of Hayden, is the contractor of record for a new house on Angels Way on a second lot in Barn Village, bordering Fish Creek north of Yampa Valley Medical Center. The building department also issued a permit in September for the first new home in Elkins Meadow in a long while, just outside the city limits off Fish Creek Falls Road/Routt County Road 32. The permit value of the house is $1.3 million, and the two-acre lot sold for $549,000 in 2004. Looking back to late August, the building department issued a noteworthy permit for a home in Silver Spur Estates, just west of the city limits, for a home on Silver Spur Street with a permit valuation of $861,000.
