Miraval Estate Golf course home with restorative power of a hidden creek TOM rOss | Steamboat Homefinder
T
here are many fine homes in the Yampa Valley that stand out from the rest, but only a handful have what Miraval Estate has within a 10-minute drive of Steamboat Ski Area. Miraval, the Transier home at Catamount Ranch, comes complete with its own little unnamed stream, a tributary of Walton Creek that burbles musically through a glade of aspens. And the little copse of aspen attracts a pair of deer that have seemingly developed an affinity for the Transier family. Miraval means “beautiful valley.” And with the family having less time to visit their Steamboat home than they once did, Miraval Estate has been listed for sale with Darlinda Maxwell Baldinger and ChLoe Lawrence, of Steamboat Village Brokers. The home on a 6-acre lot, is being offered for $5.096 million completely furnished. “This is the quintessential mountain home,” Baldinger said. When Bill Transier and his wife first shared a glass of wine at the fire pit tucked into the aspens bordering the 13th green at Catamount Ranch, they were bemused to be joined by a pair of deer that had come to browse at the edge of the stream. When the deer followed them up the path to Miraval, they realized something special was happening. “We called them Bonnie and Clyde, and the deer are still there,” Transier said. “Although I didn’t buy the home until it was finished,

I was involved in the planning of Miraval with (contractor) David Josfan from the beginning. When I walked the perimeter of the lot for the first time, I wasn’t aware of the eloquence of the creek. I soon realized it was too nice of a feature to ignore.” Transier is in love with the hand-picked character logs that Josfan chose for the home. Although it reflects a beautifully chinked log-style exterior, the home is far more refined than a typical log home. “It’s both elegant and rustic,” Baldinger said. “It’s everything you would expect of a Colorado home.” The character logs that reveal themselves from the foyer, and while one admires the fireplace mantle, are almost sculptural in nature. “David built the house around the large log that you see when you first come into the home,” Transier said. I view it almost as a piece of art. David was very particular about picking all of the logs in the home, and we’ve been careful to take very good care of them.” LiFE On OnE LEVEL Miraval offers six bedrooms and 7.5 baths in 7,550 square feet. But with the exception of the octagonal great room with its high ceiling ringed with clerestory windows, all of the shared spaces feel remarkably intimate. grand, with its knotty quarter-sawn oak flooring. “It feels more like a home than the size it represents. We love the great room because of the way it’s set up,” Transier said. “With the very high ceiling, it’s a great opening when you walk into the house. When just my wife and I are here, we live on the main level, but when all of the kids are visiting, the family migrates downstairs to the family room.” Co-lister ChLoe Lawrence concurred. “It has an ease of living,” she said. “Everyone in the family can be together or spread out. That’s kind of hard to find in a lot of Steamboat homes.” Also on the main level is an office appointed with cabinetry by local craftsman Rich Tucker. There are four fireplaces in the home. The family room has space for a billiards table, and there is a separate exercise room. The price of the home includes the furnishings, which includes several pieces of high-quality exercise equipment. Each of the six bedrooms has its own bath and ample space for sitting areas and comfortable upholstered chairs, affording each guest or family member a retreat of their own. On a more practical note, there is a second laundry center in the home. A rAriTY AMOng COLOrADO gOLF COUrsE COMMUniTiEs Almost as special as the creek and the adjoining fire pit is the fact Miraval was built on one of just 25 lots on a resort golf course 10 minutes from the base of Steamboat Ski Area. And the Transier’s little creek intersects just one other home site in Catamount. “This house is extremely private,” Baldinger said. “To have just 25 lots on a world-class golf course is unbelievable. ers of existing homes to protect views.” Factoring the inherent value of the exclusivity of the neighborhood into the value of Miraval is a difficult exercise, Baldinger agreed. inTiMACY BY DEsign The intimacy of the great room, kitchen/breakfast nook and family room is enhanced by a floor plan that avoids strictly rectangular shapes with the clever use of a corner wall for the television in the family room, for example. There is also an emphasis on refrigerated beverage centers: There are four hidden in fine cabinetry throughout the home. A visit to the home in winter doesn’t allow one to fully appreciate the grilling and barbecue area that overlooks the 13th green and south Yampa Valley nor the extensive gardens and flower beds surrounded by multilevel stone and poured concrete patios and walkways. Of course, Transier is most proud of the path that leads to the fire pit in the trees. He is an executive at an energy company and has gathered colleagues from far-off countries to relax by the stream. “We’ve had people from Oslo, Norway, the United Kingdom and the United States gather to sing songs by the fire pit,” Transier said. “I’m spending more time in London. My wife and I go up there to play golf, but it’s a big home for just the two of us. It’s going to be an emotional deal for me to let go of it. But a family that loves golf and loves nature ought to enjoy that house.” SH

Steamboat Condos Making a Comeback
I
n 2011 the Steamboat Springs real estate market made substantial improvements over 2010 in purchase activity, notching a substantial 25 percent more acquisitions (725 from 580). However, that increase was a painful one for sellers, as the average sales price they were able to get decreased from $558,063 to $475,574, or nearly 15 percent. The average number of listings decreased as well, dropping 9 percent from the prior year to 1,980. Should demand continue to go up and supply continue downward, it may only be a matter of time before those basic market factors take hold and prices begin leveling. One product type that is a very integral part of the Steamboat Springs market is condominiums. The affordability of condominiums and ease of ownership make them attractive for not only second-home owners, but also for first-time buyers. Condos are also a means by which some investors begin to get involved in the real estate market. Should their experience be favorable and they decide to make Steamboat a bigger part of their lives, condos become a feeder market into bigger properties. With the firestorm of added lending regulations over the past few years, condominiums have received the greatest scrutiny. On-site check-in desks, rental programs and the health of the homeowners association are just a few of the items crosschecked by lending underwriters before granting loan approval. Higher down payments have also been added to the mix. And with those additional challenges one would think that it would deter buyers from considering condo ownership. Since 2001, condominium purchases represented an average of 25 percent of the total
number of sales in all product types in Steamboat Springs. But buyers found ways to either meet those challenges by paying cash, tapping into the equity in their primary residence, obtaining a seller-carry, or coming up with some other means to make the purchase. In 2011, the number of condominium sales was 181 — again representing 25 percent of the total number of sales. The most significant changes were noticed on both ends of the purchase price spectrum with the market return of the sub-$100,000 condo and a record number of plus-$1 million purchases. Prior to the two sub-$100,000 purchases in 2010, the last time a condo buyer was able to purchase one for under $100k was in 2005. However, in 2011, a remarkable 26 purchases reappeared. Of that amount, 16 were bank owned, showing financial weakness in the affordable housing sector. The least expensive condo purchased in 2011 was a two-bedroom, one-bath, 864 square-foot, bank-owned Wagon Wheel condo in Stagecoach for $53,000. Foreclosures definitely played a role in the condo market. However, condo foreclosure purchases (23 percent) were not as numerous as in single-family product, where 35 percent (86) of 244 single-family homes were bought from banks. 24 percent (25) of 105 townhome purchases in 2011 were foreclosures. The lower percentage of condo foreclosures could be from the rental income owners can use to offset carry costs. The most expensive condo purchased in 2011 was a five-bedroom, 4.5-bath, 3,903 square-foot slopeside condo at Edgemont for $3,224,000. Although it was purchased at $826 per square foot, it only received a seventh-place finish for

the highest dollar-per-square-foot price. Receiving first place goes to a One Steamboat Place unit at $926 per square foot. At 2,511 square feet, it was purchased for $2,325,000. A record total of 21 condos sold north of $1 million in 2011. The second highest year was 20 in 2009. Although the number of units over $1 million is up, there are still plenty for luxury buyers to choose. As of the end of January, a total of 51 condo listings were available in the Steamboat Springs MLS, providing a 25-month supply. The price range showing the least amount of inventory is below $100,000, where only nine are available, representing a four-month supply; and even those below the $300,000 mark are receiving a good amount of attention. The "soft spots" in the market are those condos in the $400,000 to $600,000 range, as well as those between $800,000 to $900,000, where the latter range only had one sale in 2011 and 19 are currently available (228-month supply). The most popular size to purchase remains in the two-bedroom category, where nearly half of all condo sales have resided (from records dating back to 2000). One-bedroom units remain the second most popular, where the median price in 2011 was $102,000. Two-bedroom median price jumps to $229,000, and threebedroom units were $377,500. Most recently market values have been set by foreclosures, the most motivated sellers, sellers competing for buyers and opportunity-seeking buyers, as opposed to construction or replacement costs, low inventory and competing offers. No one knows if the market bottom is upon us, but for prices to begin to stabilize, supply needs to subside and demand increase, and both are beginning to occur. SH Douglas N. on Wade, of Colorado Group Realty, sees signs that the market is stabilizing but isn’t ready to say the overall market has turned the corner. “A year ago, I would have said we’re still getting beat up, but now a recovery seems possible,” Wade told a gathering of Chamber members in January. “I had 10 or 12 multiple-offer situations last summer into the fall.” If a full-blown recovery arrives, it will not be the deliverance of every real estate product within every price point at once, Wade predicted. Instead, it will be more like a busy street with different kinds of vehicles and lanes of traffic, or perhaps a river with braided channels and currents. “Prices right now are at 1980 to 2007 levels depending upon the property,” Wade said. “How fast the market comes back might depend upon where you are standing in the stream.” Stan Urban, of Land Title Guarantee Co., said that transaction volume was up dramatically in December 2011 when compared with December 2010 but that dollar volume was off by double digits. www.steamboathomefinder.com
“December was a good month with $47 million in gross volume and 136 transactions, making it the third strongest in volume of the year,” Urban said. “December came in 72 percent higher than the preceding December of 2010 in number of transactions but was down 13 percent in dollar volume.” The standout sale in terms of price per square foot in December 2011, Urban said, was the $2.83 million sale of a five-bedroom Edgemont condo that translated into $775.67 per square foot. Wade pointed to the five-bedroom units in Eagle Ridge Townhomes as an example of a development where prices gradually are moving back toward 2007 pricing. He was careful to say that, within the project, some townhomes are more desirable depending on whether they are end units and have views of the ski area. Prices have moved back up after selling from the low $1 million range in April 2007, cresting at what now appears to Wade to be a completely irrational $1.6 million in September 2007 and subsequently dropping to $800,000 as recently as August 2011. Recently, a pair of townhomes at Eagle Ridge sold for $950,000, Wade said. “Eagle Ridge Townhomes has shown remarkable stability if you take out one
sale that made no sense at the time,” Wade said. Doug Labor, of Buyers Resource Real Estate, concurred that there are pieces of the overall market where inventory isn’t as abundant as one might guess. “There are some segments where there isn’t a lot of good inventory left, from one $1 million to $1.5 million,” Labor said. Realtor Dutch Elting, of Prudential Steamboat Realty, brought the buyers to an $800,000 short sale at Eagle Ridge townhomes in August. He said, his buyers, who sold a house in Ohio to make the deal happen, have moved in full time and are thrilled. “They got a pretty good deal,” Elting said. “It has fabulous southern views and was just the kind of thing they were trying to find.” Elting said relatively low homeowners association dues make the townhomes appealing to buyers. On the other hand, Elting said it has been difficult to sell condominiums and surmises that market segment will be among the last to recover. “We can see the recovery coming, but the horizon varies by the part of the market you are in, and there will be bumps along the way,” Wade said. He’s finding that clients are taking more time having their homes designed in this economic climate. “We’re doing a lot of schematics and conceptuals right now,” Rangitsch said. “People are spending more time in the design process, and that’s fun for us. They’re looking at options, pricing and then adjusting.” Scott Myller, of Scott Myller Architect, has adapted his business model to stay close to home doing design/build projects for which he draws the buildings and also builds them. “I did six or seven budget entry-level homes last summer,” Myller said. “A lot of them were in Hayden and some in Stagecoach.” Myller, who built his first custom home while he was a college student, finds himself building the workforce housing the community fretted about
