T

teamboat Springs’ real estate market still is in recovery, but singlefamily homes that are attainable for working families are not abun-

dant. Kathy Steinberg, of Prudential Steamboat Realty, recently brought the buyer to a split-level home across Maple Street from the Spring Creek natural area just east of Steamboat Springs High School that sold for $544,000. When her clients expressed strong interest in the 2,606-square-foot home, she urged them not too hesitate too long. In part because her clients were intent on purchasing a home close to schools as well as their employment in downtown Steamboat, they looked at only four homes. “It was the most normal house we’d looked at,” Steinberg said. “I told them it’s not going to come up again and have this many things in its favor. It has recreation trails right near by, and what they are looking at is open space.” The house looks across the street without any homes between it and the native trees and shrubs along Spring Creek. It’s just a few steps from the popular Spring Creek Trail, which can take a hiker to the flanks of Buffalo Pass in one direction and to Old Town Hot Springs via a gentle path in the opposite direction. A search of current listings showed 18 homes in Steamboat Springs city limits or the nearby western suburbs like Heritage Park priced from $300,000 to $500,000, a price range where many two-income, working-class families often need to be in order to qualify for a mortgage. That represents a big price range, and breaking it down, there are currently four single-family homes listed below $400,000. The highest priced is a 520-square-foot cabin on Thornburg Street on the edge of Old Town with a list price of $399,000. One of its advantages is that it’s on a 0.36-acre lot, which is larger than typical for some areas of the downtown neighborhoods. Three others comprise 1,200 square feet. Dougherty Lane on the city’s southern limit and close to the Yampa River Core Trail. The two-story homes are priced at $369,000 and $399,000. A third is on Lindsay Drive in Heritage Park just west of city limits and priced at $345,000. The challenge to buying and selling modest family homes in this market, Steinberg said, is pricing them where the likely buyers can qualify for a mortgage. Loans of more than $417,000 trigger requirements for higher interest rates and bigger down payments that make it harder to buy, she said. Except in the case of buyers bringing significant equity from a previous home, something that’s not always easy in the post-recession era, the sweet spot for home prices tops out just above $500,000, Steinberg said. That allows a buyer to make a 15 to 20 percent down payment and stay within the $417,000 borrowing threshold. Of the five homes on the market for less than $500,000, most are more than 30 years old, though several have undergone significant remodeling. The lowest price is for a 2,182-square-foot house on a large lot at the mountain priced at $449,000 and built in 1970. Two are in the Hillside neighborhood between downtown and the mountain priced at $465,000 and $489,000 and built

in 1979 and 1980, respectively. There is a home on Evans Street in Fairview priced at $489,000. The price of an entry-level home in the city has moved up since September 2012, when Colorado Group Realtor Randall Hannaway brought the buyer to a 1,874-square-foot home on Stone Lane that sold for $405,000. He theorized at the time that if there were more similar homes, more people would be taking advantage of historically low interest rates and purchasing them. In summer 2012, buyers still were buying homes in Willowbrook, close to Stone Lane, for $355,000. Two homes on Pamela Lane near Emerald Park also sold for $355,000 and $358,000 that summer. “The bank deals are disappearing, so now we’re starting to get to a more true market, and our inventory is going down,” Steinberg said. “Even though in the big picture, prices are still down, it’s a good time for people in a certain price range, say between $300,000 and $600,000 to list them for sale. But they still have to be priced realistically on a tangible price per square foot where it can appraise.” Higginbotham said low interest rates, the lack of inventory in some price points and an improving local employment scene are aiding the recovery of the real estate market. Time to buy land?

W

ith the slow but steady improvement in the local residential real estate market over the past few years, it’s likely the land market will follow. An increase in land interest is a function of low inventory of residential units (forcing individuals or developers to build what cannot be found), or it can also be that standing housing inventory is more expensive than building a new residential home. In comparing land to the residential market, the land product has seen the greater decline in value since the 2007 market peak. At that time, the total of single-family homes, townhomes and condominiums within the Steamboat Springs Multiple Listing Service sold for an average dollar-per-square-foot ($/sf) price of $386. In 2012, it dropped by 41 percent to $227. Initially, looking at all land products, they sold in 2007 for an average of $16,569 per acre ; the average price per acre throughout the MLS in 2012 was $5,114, a 69 percent decline. However, a majority of land sales occur in parcels under 5 acres in size, and taking a closer look at those show the average price dropping by only 6 percent. This is important, as we will discuss later. The most striking change when comparing land and residential products is that once both product types took the plunge in 2009, residential purchases began recovering at a much faster pace. The year 2007 posted 1,103 residential transactions and 429 land transactions (with land representing 28 percent of total sales between the two). In 2012, by comparison, there were 640 residential transactions and 73 land transactions (the latter representing just 10 percent of the total). Said another way, residential purchases had a 42 percent decline from 2007 to 2012, and land had a staggering 83 percent decline.

Why the slow recovery? The pricing adjustments sellers made in residential properties have been greater than their landowner counterparts. Land parcels less than 5 acres in size have dropped only 6 percent in price between 2007 and 2012, whereas residential properties dropped 41 percent. Some of that difference could be attributed to a homeowner’s urgency to sell www.steamboathomefinder.com

their property in an effort to relocate. Furthermore, no matter if the residential property is a primary, second, rental or vacation home, the carrying costs of utilities, taxes, homeowner association dues and maintenance on a residential property would be greater than those for a piece of dirt. Hence, a greater motivation to sell.

When will buyers return? Buyers will need to recognize one of two changes before the land market improves: either the prices of residential properties need to increase, or land prices need to decrease. This is confirmed by the spread that has grown between the intrinsic value of land in residential sales and the market share of raw land (as percentages). Intrinsic being that when a house sells, the price one pays not only includes the structure but also the land on which it sits. This percentage can be calculated by backing out improvement costs of dollar per square foot and average home sizes, then reassessing land values based off dollar per acre costs and average lot sizes. As represented in the graph below, due to the lower prices of residential properties over the past few years, the intrinsic value of the land (blue line) has actually increased from buying a residential property. Because of this, the market is acknowledging a greater value in residential product than land product, which results in a loss of raw land market share (red line).

What locations have reacted best to the new market? There are five areas that capture the majority of land sales in the Steamboat Springs MLS: 1) Steamboat Springs; 2) North Routt; 3) South Valley; 4) Stagecoach; and 5) West U.S. Highway 40 (directly west of Steamboat). In 2006 and 2007, Stagecoach posted 317 and 329 land purchases, respectively, and captured 50 percent of all land purchases in these geographic areas. This was due to a good amount of supply, affordability and the potential revitalization of the master-planned resort community. As those thoughts faded with the market, buyers recognized better opportunities in Steamboat Springs, which enjoyed the greatest interest in 2012, capturing 33 percent of the market,

followed by land in North Routt/Steamboat Lake area. Stagecoach’s market share dropped to 25 percent. Some of the most expensive real estate in the market is in the South Valley, and home to subdivisions like Dakota Ridge, Catamount Ranch, Alpine Mountain Ranch, Whitewood, Big Valley Ranch and Sidney Peak Ranch, to name a few. Limited supply, phenomenal views, larger parcel sizes and easy access to some of Steamboat’s most popular amenities all contribute to the demand for this location. Market share (sales) in this area has been declining since 2008, and it is most likely due to the limited supply and commensurate higher prices. Land is a very dynamic purchase for many. As opposed to an improved lot where a house already exists, views are known, driveways are in, utilities are installed and the cost of ownership is pretty much known, raw land possesses more variables. Therefore, there needs to be more financial incentive for a buyer to make the commitment to an undeveloped land parcel than to buy an existing home. That is not to say that those looking for land should wait, look elsewhere or look for an existing home. There are good opportunities out there, but buyers need to be cautious as to what they are buying and its value, and having an experienced broker to provide them an honest assessment is imperative. As a whole, however, before the land market picks up more change needs to occur. This includes land prices coming down or residential inventory is reduced. Douglas N. s they did in December 2010, the luxury condominium projects completed in 2008 and 2009 in downtown Steamboat Springs have enjoyed a burst of activity this winter. Mark Scully, managing director of Green Courte Partners, confirmed this week that Howelsen Place at Lincoln Avenue and Seventh Street has seen four sales since October, with two closings in the last week of February. There are two more condominiums under contract in The Olympian at Yampa and Fifth streets, and The Victoria at 10th Street and Lincoln Avenue also has a condominium under contract. Scully said vacation rentals in the projects are exposing prospective buyers to the advantages of being based in Steamboat’s historic downtown commercial district. “Our last four purchases were all to visitors who had stayed at Howelsen Place or Alpen Glow (Sixth Street and Lincoln Avenue) and who had fallen in love with the downtown Steamboat lifestyle,” he said. “The most recent sale was a referral from an existing owner.” That sale Feb. 25 was at 100 percent of asking price and amounted to $523 per square foot. It was a 1,222-square-foot residence that sold for $640,000. All four recent sales were at more than $400 per square foot and averaged 96 percent of listing price. Colleen De Jong — of Prudential Steamboat Realty, who is co-listing Howelsen Place with colleagues Barkley Robinson and Michelle Garner — said one of the recent sales there was an indirect result of the improving real estate market in Denver. “She was a retiree who was able to sell property on the Front Range so she could convert into this property,” De Jong said. In general, De Jong said she is seeing fresh buyers coming into the Steamboat market. “I would say we’re busy with buyers, more than at this time last year and more that this time two years ago. I’m working with people I’ve never talked to before,” De Jong said. www.steamboathomefinder.com

Alpen Glow, Green Courte’s second mixeduse building in downtown Steamboat, has not seen the same sales traffic, but it was off the market for a time while some units were reconfigured. A one-bedroom plus den condominium was converted to a two-bedroom unit, for example. Nick Metzler — of Colorado Group Realty, who co-lists the Olympian with colleague Chris Paoli as well as with Meg Firestone of Prudential Steamboat Realty - said some buyers are adjusting their mindset to consider buying a vacation home in downtown Steamboat. “Think about how many hours we actually spend on the ski mountain and how much time we spend roaming downtown,” he said. “A lot of people are spending more time downtown, but until you actually experience it, it’s hard to realize that.” There are 24 residential condominiums at The Olympian with two pending and 11 sold. At Howelsen Place, 18 of 42 condominiums are sold. The developer sales at downtown properties also have the advantage of being among the newest vacation condos in Steamboat.

“There’s no question the market is kind of demanding new” product, Metzler said. “People are willing to up their price per square foot to get what they want.” Although there is a decreasing supply of new luxury condos in downtown and very little new product is coming online, neither Metzler nor De Jong would say they are in short supply. “We certainly don’t have scarcity,” De Jong said. “But our inventory is shrinking, and we’re not building anything new, although I think we will.” Metzler said buyers still are looking for a good value, which translates into vacation condominiums priced below replacement cost, but there’s a growing awareness that those opportunities won’t remain in the market indefinitely. “We’re on the back half of it,” Metzler said. “Two years ago, it felt like (buyers) could wait forever.“ Now, it feels like “over the next 18 months, inventory could be picked over or no longer existing.” Metzler guessed that the next time new product is delivered in the downtown area is beyond five years in the future. Routt County sees boomlet in $4M sales TOM ROSS | Steamboat Homefinder

T

he first three months of 2013 saw some eye-catching activity at both extremes of the market. 17 properties sold for $1 million or more in 2013, but the activity of note is above $4 million. The sale of a home on Henderson Park Road at the top of Yellowjacket Pass north of Stagecoach that sold at auction in late February closed this week for $4.3 million. The buyer is from South Carolina. It’s one of three single-family homes, all

selling at $4 million or more, to have closed this year with a combined value of $13.9 million. That compares to the completed first quarter of 2012 when two homes priced at more than $3 million had sold for a combined $7.47 million, according to research by Stan Urban, of Land Title Guarantee Co. Darlinda Baldinger, of Steamboat Village Brokers, with her partner ChLoe Lawrence, has been involved as a broker in two of the recent sales, including the home on Yel-

lowjacket and a third of a similar magnitude that sold late last fall. The common theme she said is relatively young couples — in their 40s and 50s — who are choosing to purchase in Steamboat because of its family environment and cultural amenities. “The people buying here are buying because it’s a real town that just happens to have a ski area,” Baldinger said. “They’re all fairly large families, they’re young and they want somewhere they can bring their fam-

The last four big-house sales (have come about) because we’re a real town with real people, great schools, a great hospital and Strings Music Festival.” The other 2013 sales include a 9,000-squarefoot home on Priest Creek Court that sold for $5.6 million and one on Catamount Drive that sold for $4 million. All three homes are south of the city limits. Pam Vanatta, of Prudential Steamboat Realty, was the listing agent on the $5.6 million sale March 5 of a 9,087-square-foot home in Priest Creek Ranch that last sold for $4.2 million in 2004. The home, architected by Joe Patrick Robbins and built by Dave Brotherton, was listed for $6.6 million in summer 2012. In addition to the main home, there is a luxurious barn with a luxurious party bar on second level that brings the total square footage to almost 11,000. Like Baldinger, Vanatta said the buyers are looking for a family-friendly setting. But she said it’s also her sense that the recent boomlet at the top of the Steamboat market is attributable in part to a growing awareness that the bull on Wall Street is very mature and they are putting money in real estate instead of in securities. “They seem to all be high-end cash buywww.steamboathomefinder.com

ers from Texas, and they’re aware they are buying below replacement cost,” Vanatta said. “We have a lot of people inquiring on high-end listings and homes I have listed for quite a while are starting to pop.” She’s not counting them sold yet, but a house Vanatta has had listed in Catamount for two years is under contract, as is another in the Sanctuary that has been listed for just less than a year. If one were to add to the recent $4 millionplus transactions the sale of two four-bedroom One Steamboat Place condominiums that averaged $2 million apiece, they would be looking at five residences that have sold in the new year for a combined $17.9 million. The 17 $1 million-plus homes that have sold here thus far in 2013 compares to 10 $1 million-plus homes through the end of March 2012. Million dollar homes rack up impressive gross dollar volume, but the availability of inexpensive homes in the market affects more people. And there have been some unusual values in the first quarter of 2013, including the sale of a three-bedroom home in the city limits on Conestoga Circle that sold for $90,000. It was not a bank sale. Conestoga comprises a quiet working fam-

ily neighborhood on the city’s near west side — up a hill on the north side of U.S. Highway 40 roughly opposite the stoplight at the Stock Bridge Transit Center. Another precedent-breaking sale was an early 20th century bungalow with two bedrooms squeezed into 700 square feet on West Virginia Street in Oak Creek that sold for $23,350. The seller was Fannie Mae (the loan underwriter, Federal National Mortgage Association). Other relative values included a 1,736-square-foot house on 3-plus acres in Deer Mountain Estates, and a three-bedroom 1,560-square-foot ski condo in Mount Werner Lodge, just steps from Torian Plum Plaza for $92,000. The auction sales of never-before-sold luxury condominiums at Trailhead Lodge produced 14 closings with a combined value of $3.6 million in December 2012, and the ongoing sales continued to be a significant factor through February 2013 with 11 more sales for a combined $3.5 million. A search of Routt County records shows that Trailhead Lodge Acquisitions LLC, the business entity that auctioned the condos, continues to own five condos comprising a pair of two-bedroom units and three onebedroom units.
