Owner Gail Kellogg said she joked with real estate professionals in the 1980s that if they could find her a dream lot on a golf course within view of the ski area, she and her husband would buy. When they got a call that the property had been found, Kellogg said the couple couldn’t resist purchasing the 0.43-acre lot bordering the golf course’s pond. They eased into their retirement in the home, and Kellogg now is looking to downsize, which prompted her to list the family home for $2.6 million. The home’s 6,783 square feet of finished space offers countless amenities, from a more than 600-bottle capacity wine cellar to an indoor cedar sauna, entertainment room with pool table and a mother-in-law suite with a full kitchen and private entrance. The main-floor master bedroom is located off the open central-living space which also features a dining nook along with a formal dining area. Together with bar seating around granite countertops in the kitchen, there is plenty of room for entertaining, Kellogg said. The home was constructed by builder Ron Mangus over 18 months in the late 1990s, with enduring custom woodwork by master carpenter Rich Tucker. Cabinetry in nearly every room features quarter-sawn oak, with long straight lines of wood grain, free from knots. “We loved the linear wood lines so much, we extended the home’s completion date by three months to have the cedar ceilings in the living area, library-loft, master bath and master walk-in closet re-delivered,” said Kellogg. “The original wood shipment had many knots.” “It’s really clean — she has clean lines throughout the entire home,” Lawrence said. A waterfall feature extends from the top level of the home down two stories to the garden level, where the water cascades into a small, stone pond. “I don’t know of another home in Steamboat that has something like this waterfall — it’s absolutely stunning,” Lawrence said. “It brings the outdoors in.” An open-air third level of the home includes a towering library bookshelf with a rolling ladder and large office area, with windows once again framing the spectacular view of Mount Werner. “With these views, you can stay inside and still enjoy the fireworks and the Torchlight Parade,” Kellogg said. The home’s location on Fairway Woods Drive off Steamboat Boulevard is distinctly private, yet close to Steamboat Ski Area and shopping centers and only a short drive from downtown. ome real estate professionals think the recent “landmark” sale of Old Town Square plaza and other pending sales suggest Steamboat’s commercial real estate market once again is strong and healthy. Old Town Square plaza, which houses 17 businesses including The BARley, Steaming Bean Coffee Co. and Backcountry Delicatessen, sold Jan. 6 for $3.78 million to Archie and Kathryn Lowe. The Lowes also own at least a dozen condos and residences in town as well as the building that houses Colorado Event Rentals on South Copper Frontage, according to county records. “Old Town Square was a landmark sale,” said David Baldinger Jr., of Steamboat Village Brokers, who listed the property along with broker associate Joan Conroy. “This sale is a sign that the downtown Steamboat commercial core is healthy and vibrant.” Baldinger Jr. said the property was marketed nationally during the six months it was on the market, but the buyer ended up being local. Of the 19 units in the complex, including one residential unit, 17 are occupied by businesses and will carry on their leases under the new ownership, Baldinger Jr. said. The low vacancy rate is more evidence of a healthy commercial market, he said. Baldinger said that because of the various commercial areas www.steamboathomefinder.com
across Steamboat and the contrast between each building for sale, it’s hard to make generalizations regarding the commercial market. Despite this, he thinks the market is doing well. “The commercial market is relatively healthy,” Baldinger Jr. said. Other properties currently for sale include the building that houses The Ghost Ranch, at 56 Seventh St. The structure has a 3,100-square-foot bar and dining area and is offered by Keller Williams Realty for $4.8 million. Also for sale is Bob’s Conoco — both the business and the real estate — for $3.05 million. A buyer also could opt for just the business, according to the listing agent, investment broker Brian Olson, of NAI Mountain Commercial. Olson said the property has been on the market since October, but due to its unique nature, it could take awhile to find the right buyer. Olson said that while the residential market has been on the upswing in Steamboat, recent sales like Old Town Square show promise for the commercial and industrial markets. “Commercial and industrial has kind of lagged behind,” Olson said. The broker said he knew of a few other promising pending commercial transactions in downtown Steamboat and another on U.S. Highway 40 west of town. “All good signs,” Olson said. “We went for such a long period where there was just nothing.” SH New Year 2015 • steamboat homefinder | 51

167-acre property home to the Bear River Sand and
Gravel Co. sold in December for $2.1 million. The property at 22695 W. U.S. Highway 40 is west of Steamboat Springs and includes both sides of two-thirds of an acre stretch of the Yampa River. It was sold to Bear River Land LLC, a company registered in Dallas, Texas, who was represented by Chris Paoli, a broker with Colorado Group Realty. The property has ample wildlife as well as ponds, lakes, streams and large cottonwood trees, according to Ronald Wendler, another Colorado Group Realty broker who acted as the listing agent. “There’s incredible fishing, and definitely lots of wildlife — ducks and geese,” Wendler said. Wendler said that Bear River Land LLC’s owner, Greg Brown, also bought the Saddle Ridge Estates subdivision and owns more adjacent land, all near the gravel property. He doesn’t think that Brown plans to use it for more developments, however. 56 | steamboat homefinder • New Year 2015
“I think he’s buying it for personal use,” Wendler said. The $2.1 million sticker price was less than the seller was asking for, and the property had been on the market for about two years, he said. The seller was listed as Lester C. and Ronald Wayne Crawford, who had owned the property since at least 2001, according to county records. An article in the Steamboat Today in 2010 reported that the gravel mine had an operation history dating back to 1978. Wendler said he didn’t think the new owner planned to continue using the gravel mine as a commercial operation, though it had been operating up until the time of the sale. “There is still a lot of gravel remaining to be mined,” Wendler said. “There’s a lot of value in that.” If the gravel on site is cleaned up, Wendler estimated that the value of the property could double. conomists from Denver to Steamboat Springs agree. Colorado’s economic outlook for 2015 is looking rosy. A recent economic forecast from the University of Colorado’s Leeds School of Business predicts the state will add 61,300 jobs next year and rank among the top 10 states for job growth. The assessment, led by economist Rich Wobbekind, concludes that in terms of job growth, 2013, 2014 and 2015 will “be the three best years for the state since the start of the century.” Wobbekind presented his positive outlook for the state’s economy earlier this month at the 50th annual Colorado Business Economic Outlook Forum in Denver. The forecast, which is full of data, predictions and a timeline showing job growth and decline in Colorado since 1950, predicts no industry in Colorado will lose jobs next year. It also predicts such things as an 11.5 percent rise in the value of construction, 2,300 additional jobs in the natural resources and mining industries and a significant jump in the number of jobs in the health care field. Here in Steamboat Springs, economists also are optimistic about the coming year, albeit with a few reservations. ”I see more good things on the horizon for us than challenges,” local economist Scott Ford said. “You always go through ebbs and flows, and we’re on the rising tide of a particular wave.” Ford said he keeps his eye on the consumer confidence index, which he said currently is stronger for consumers with some of the highest household incomes in the country. Ford said these consumers typically represent Steamboat’s winter visitors and the higher confidence bodes well for the visitor side of Steamboat’s economy. On the housing front, Ford said he’s noticed more sales of vacant land and that architects are getting busier. ”Not every drawing you put together turns into a home, but (architects) seem to be getting busier and usually it’s an indication that things are beginning to move,” Ford said. Ford said challenges remain in the local economic picture. He said the ongoing economic recovery is not as even as some of the recoveries the country and the region have seen in the past. ”There are families here who haven’t gotten back on their feet,” Ford said. “There are some who say a rising tide lifts all boats, but there are some boats that are perhaps heavily anchored with debt, and when the tide comes up, it sinks them.” A tightening of the labor force also is presenting a challenge here in Steamboat.

On Wednesday, Yampa Valley Data Partners declared a labor shortage in Routt County in its Fast Facts publication. The declaration is based on a statistical analysis that shows employment opportunities are out of balance with the work force. Routt County’s unemployment rate recently hit a sevenyear low. Ford concluded his recent assessment of the local economy with a caveat. ”Even if everything is humming on all eight cylinders up here, we belong to the national and global economy,” he said. “If things hiccup out there, it will impact us. If consumer confidence in the high end (of incomes) has a decline, we feel that. Enjoy the good times, weather the bad times and understand the economy here and nationally goes through cycles.” SH

For the first time since the market tumble in 2007, the Steamboat Springs Multiple Listing Service topped the 1,000 transaction mark by recording 1,017 sales, which was also a 10% increase from the 927 posted in 2013. Even more striking, however, is the 31% increase in dollar volume, rising from $408 million in 2013 to $534 million, and resulting in an average purchase price of $525,000 - the fifth highest ever recorded, and a 19% increase in just one year. Contributing to the price increase could be a lower number of available listings, where 2014 averaged slightly over 1,600 - the lowest supply in six years. Foreclosures, which greatly affected the market since 2009, were only 65 in 2014, a decline of 52% from 2013.
All property types experienced improvements, but some performed better than others. Following are the four main property types with their most significant outcomes of 2014: Single Family Homes Single family homes are still the most popular property in the market. This property type realized 318 purchases in 2014, which is 8% more than in 2013. The most dramatic price shift in 2014 was with one bedroom homes, where six were sold in 2013 at a median price of $50,500, while in 2014 13 were sold at a median price of $219,000…a 334% increase! Representing 39% of the market, three bedroom homes are the most popular, and sold for a median price of $367,000 (+9%). Four bedroom homes captured 32% of the market with a substantial median price jump to $665,000, and a 23% increase over 2013. In 2014 the least expensive home purchase was a three bedroom, one bath, 1,358 square foot, 97 year old residence in Hayden for $40,000. Red Bell Ranch, at a price of $5,700,000, was the most expensive. Located in Strawberry Park and situated on 119 acres, the stately home consists of four bedrooms, five baths and over 10,000 square feet of living space. Town Homes The property type that realized the greatest increase in activity from 2013 was town homes, increasing 39% to 171 purchases. price, from $180,000 to $244,000, up considerably by 36%. The most popular size is in the three bedroom variety, which nearly doubled in demand to 73 purchases. The most affordable townhome purchase is located 20 miles south of Steamboat in the Stagecoach Townhome development. Having two bedrooms, a loft, two baths and over 1,400 square feet, it fetched $99,000. As recently as 2012 a Stagecoach Townhome foreclosure was purchased for $51,000. The most expensive purchase was for a town home located on Indian Summer Drive. Consisting of five bedrooms, five+ baths, over 5,000 square feet of living space the new owners paid $2,110,000. Condominiums Condos made a bit of a comeback in 2014 with 264 purchases, a 14% improvement from 2013. Median price also improved from $255,000 to $272,000. The most significant change in 2014 came with the median price of the 19 four bedroom condos that sold, increasing from $746,000 to $1,310,000. Of those, nine occurred at the exclusive One Steamboat Place and averaged $2,029,000. A slopeside, four bedroom, four + bath, 3,805 square foot One Steamboat Place condominium topped the charts by selling for $3,150,000, or $828 per square foot (/sf), while 21 miles away in Stagecoach a two bedroom, one bath, 864 square foot Wagon Wheel foreclosure was snatched for $36,100, or $42/sf. Land The one real estate type that has taken the greatest hit in the greatest recession was land. Posting over 500 sales in its record year of 2005, land climbed from 127 in 2013 to 136 in 2014, a 7% increase. Quite remarkable, however, is its one-year, 28% increase in median price, from $159,997 to $203,997, which is second only to its record $302,500 in 2008. A three-quarter acre Stagecoach lot was the least expensive land purchase in 2014 for $2,600, while the most expensive land purchase in Routt County was Elk Meadows, a subdivided 356 acre tract seven miles from Steamboat with rolling hills, springs and wildlife. However, the highest priced land sale posted by the MLS was a 2,105 acre ranch sale southwest of Steamboat Springs in Rio Blanco County for $2,947,000. Taking a step back, the Steamboat real estate market in the years between 2004 and 2007 were true anomalies. There was an unbelievable hype in the market and as we found out, financing was ‘too easy.’ The markets reset between 2008 and 2012. Now, however, with supply levels (listings) coming down to pre-hype numbers, and continued demand (purchases) in more of a comfort zone, it is safe to say the market has returned to more ‘normal’ times. Buyers and sellers have both learned hard lessons, and provided they have good memories, and supply and demand remain balanced, this more sustainable and consistent trend should continue. Douglas N. im and Kathy Manolios had traveled to Steamboat annually from their home in Melbourne, Australia, for 20 years when they discovered The Victorian for sale. The owners of the Victorian bed and breakfast have given us peak inside one of Steamboat Springs most well-known homes. The couple had been in the market for a bed and breakfast of their own but never expected to find a property with the level of character and charm the residence offered. “We’d dreamt of owning and running a bed and breakfast,” said Kathy Manolios, who stayed at a Pine Street bed and breakfast for years until it closed. “This was bigger than our dream. We were so excited about it, we just had to have it.” The couple hired two managers who run the business, which opened to the public in 2012. It sits at 2405 Ski Trail Lane, directly under the Steamboat Ski Area gondola and a short walk from the base area. The couple along with managers Michelle Kuntz and Jane Sindell hosted an open house Thursday to show the accommodations to the public. The large Victorian house has a rich, storied history that dates back to 1880, when a judge in Kansas built the roughly 4,000-square-foot structure. A popular story claims that when Judge Brinkerhoff and his wife divorced sometime in the 1880s, the house was physically divided 60-40, so each could have their rightful portion. Manolios said while she originally thought the story was true, a woman who grew up in the home in Kansas visited The Victorian in Steamboat during the summer and explained that while the Brinkerhoffs did get divorced, the house was split by the following owners, and not as part of the couple’s divorce. The house was purchased and split by the Blessing family, who moved one portion to another part of the property and used it as a rental. Ultimately, the smaller half of the building fell into disrepair and was demolished while the larger half landed in the hands of Larry Cole in 1991.

Cole divided the home into five parts and placed them in storage before transporting the home to Colorado via a semi with a 40-foot trailer he purchased himself for the move. The house was reassembled on the lot it sits today and opened to the public for lodging in 1994. Throughout the next two decades, the home has changed owners multiple times and undergone numerous renovations, including rebuilding the missing portion of the house that didn’t make it from Kansas. Manolios said she’s enjoyed learning about the home’s interesting history. “We keep learning new things,” she said. Business at the bed and breakfast has been strong in the summer, but Manolios said winter hasn’t seen as many guests. The home features a Victorian flair with modern amenities, including a basement theater room and a video game room. “It has beautiful period features that are warm and inviting, but it’s modern,” Manolios said. The space has been host to birthday and anniversary parties, and last summer a wedding and a wedding reception were held, Kuntz said. “It’s relaxing, and the breakfast is to die for,” Kuntz said. The luxury accommodations feature six rooms for rent, with prices ranging from $160 to $310 per room in the summer and fall to $240 to $375 in the winter and spring. Guests can upgrade with a romance package for an additional $80, and upon availability, the entire house can be rented. Sindell said her favorite part of the three-story house is the staircase connecting the main level to the upper level. The carved, spiral staircase was salvaged from a Victorian house facing demolition in Hutchinson, Kansas, in the 1990s. “I just love that staircase. The shape is so graceful. ave Sypert said Wild Plum will be the base area’s market for at least the next 40 years. ”We’ve been blown away at the level of response we’ve already gotten from the neighborhood,” the store’s general manager said as a ski patroller from Steamboat Ski Area stopped in to grab something for lunch. “It’s really about being a neighborhood market. We treat it like our family business.” Wild Plum is the revamp of Market on the Mountain, which closed in the spring after operating across the street in the Village Shopping Center for nearly 40 years. The new store is in a roomier, more modern space in the Highmark building and sports a full kitchen. To grasp the scope of all that Wild Plum offers, it’s best to take a tour. On one end of the store, shoppers have their pick of between 400 to 500 wines and a selection of beers and spirits. On the other, diners can have a seat next to large windows with views of the mountain and have a hot lunch served to them. There are several items on the breakfast menu, and the

lunch menu includes gourmet pizzas, scratch soups, hot sandwiches and more items like burgers and fries. A variety of prepared dinners also can be purchased. Sypert credits his head chef, Tom Boyer, for the store’s culinary strength. In the middle of the store, there are aisles and coolers jam packed with grocery items, fresh meats and cheeses and toiletries. Here, there’s plenty to choose from whether you’re on a quick lunch break from work or you’re a vacationer set to spend a week in Steamboat. Wild Plum opened in September and is gearing up for the crowds during the first ski season. It recently started a pizza delivery service that Sypert said will service base area residents and residences as far as the Central Park Plaza area. The store also will deliver alcohol and other items in addition to the pizza. ”We’re not trying to be everything to everybody, but we’re a lot of things,” Sypert said. “We’re trying to be the place for foodies.” SH New Year 2015 • steamboat homefinder | 91
