February 2025 the median sales price increased to $1,005,000 from $950,000 in February 2024, while price per square foot rose from $797 to $865. Pending sales saw a significant rise from 40 to 103, aligning with the increase in active residential listings from 101 to 199. Sales volume, however, dropped from $109M to $69.58M despite a slight increase in listings sold (50 to 52). Median days on the market improved from 40 to 34, suggesting a faster sales cycle. The increase in pending sales may correlate with the higher inventory, indicating a more active market than this time last year.
