Kaija Marshall - Property Manager Kaija joined Stean Nicholls in 2014. Her initial career path began over 17 years ago in the NSW Police Force working throughout NSW, and her family background has been in construction and developments. Kaija moved back to Albury eleven years ago and has a great knowledge of the area. The fundamental organisational, negotiation and conflict resolution skills she sharpened in the Police Force has proven an exceptional advantage in the busy world of property management.

STAFF RECIPES
NICK’S CHEESYMITE SCROLLS
Makes approx. 24 scrolls
Method
Ingredients
Dry mix ingredients in a large bowl using hands, then add approx. 650ml luke warm water.
1 kg flour 10 grams bread improver 20 grams salt Approx. 40ml Canola oil 40 grams dry yeast Vegemite 650ml water grated cheese (approx. 750 grams)
Continue mixing dough until it has completely come together to form a stretchy soft dough. Mould the dough into a large rectangle then set aside and rest for approx. 20 minutes. Keep the dough slightly moist by covering with a tea towel. Once rested, roll the dough out flat to make a large rectangle. Cover the dough evenly with vegemite except for a strip at the bottom about 2cm wide. Cover the vegemite with grated cheese.
Roll the dough up tightly length ways to create a large log. Spray the strip at the bottom with water so it sticks together and seals at the end of the roll. Cut along the log every 5cm (or about 3 fingers in width) then turn sideways so the scroll is standing up. Place on a greased and lined baking tray and cover the top of the scrolls with cheese. Rest the scrolls by covering with a damp tea towel for about half an hour and pre heat the oven to 180 degrees. Once rested, bake the scrolls for about 15 minutes or until the cheese has melted and the scrolls are golden brown.

As the selling season for 2019 heats up, we look forward to a positive real estate climate. The economy is robust and interest rates are more likely to fall rather than rise. Despite all the media speculation of a downturn, the current market is very mixed with some properties performing better than expected. While prices are likely to fall at modest levels in the first half of the year, this provides excellent opportunities for people to upgrade their properties at lower costs. It must be remembered that property is a long term investment and areas such as Central Albury with its proximity to schools, transport and shopping villages and its leafy streets will always be in high demand. People still need to buy and sell for the usual reasons and will continue to do so. But in markets such as this, when properties are often passed in and sold later, it is increasingly important to have an agent on your side who is a good negotiator.

The transition over the past six months to a buyer favoured market after at least six years of seller oriented conditions, has led to measured enthusiasm amongst many buyers looking to secure a property. Now is an excellent time to upsize and for first home buyers to make the most of the gap created by exiting investors, causing a ripple effect up the chain. Adjustments in expectations
